seronok jugak saya nak bercerita tentang satu lagi rumah sewa saya punya cara nak pastikan pemilik rumah bayar maintenance. Cara ini memang efektif untuk kediaman berpagar dan jugak berpengawal.&lt;br /&gt;
&lt;br /&gt;
Apa yang dibuat oleh pejabat maintenance adalah mengeluarkan sticker khas setiap 3 bulan. Hanya kereta yang memiliki sticker yang pada bulan berkenaan sahaja yang dibenarkan masuk. Selepas 3 bulan, untuk dapatkan sticker baru, kenelah settlekan maintenance terlebih dahulu.&lt;br /&gt;
&lt;br /&gt;
Sanggup tak tinggalkan kereta dekat luar pagar dan tanggung pelbagai risiko terhadap kereta yang bernilai berpuluh ribu. Atau, bayar maintenance yang tak sampai pun rm100 sebulan? Jawapannya tentulah bayar maintenance.&lt;br /&gt;
&lt;br /&gt;
Jadi utk dpt sticker kereta baru, maka perlulah settlekan dahulu maintenance. nampak kan cara halus utk paksa pemilik bayar maintenance.&lt;br /&gt;

Moto no big deal, sebab biasanya yg ada moto pun ada kereta jugak. still kene settekan maintenance.&lt;br /&gt;

&lt;span style="color: #674ea7;"&gt;kalau yang tak berpagar dan xde guard macam mana?&lt;/span&gt;&lt;br /&gt;
1) Dulu biasanya meter air pejabat maintenance yg control, so kalau yg tak bayar, pihak maintenance ada hak untuk cabut meter air. Kalau nak sambung perlulah bayar.&lt;br /&gt;
2) Rasanya sekarang meter air ialah individual dengan syabas, so pihak mtce xleh kacau meter. Apa yang boleh pejabat maintenance lakukan adalah dengan buat panggilan telefon, selagi tak bayar selagi itulah buat panggilan untuk peringatan. Ini akan lebih efektif dgn memberi surat maintenance&lt;br /&gt;
&lt;span style="color: #674ea7;"&gt;tapi matjoe, kalau pemilik dah kenal number, dierorang sure tak angkat punya?&lt;/span&gt;&lt;br /&gt;
mungkin berlaku, tapi tidak semua orang taknak bayar, ada yang mungkin terlupa dan ada jugak yang memang tak tahu pun berapa perlu dibayar dan dimana perlu dibayar&lt;br /&gt;
3) Salah satu alasan ialah bekerja dan mtce office cuma buka pada hari bekerja. Jadi mtce office perlu ada inisiatif untuk buka pada masa orang cuti, Kalau boleh buka kaunter khas dikawasan lift pada hari ahad untuk collect.&lt;br /&gt;

Tak kiralah apa sebabnya, sibuk, atau memang kedekut atau lebih tak berguna lagi, orang lain dah tolong bayar jadi buat apa aku nak bayar.&lt;br /&gt;
&lt;br /&gt;
Perkara ni berlaku hampir disetiap rumah rumah flat dan juga apartment, walau bagaimanapun, untuk salah satu rumah sewa saya, peratusan yang membayar sangat sedikit. Pada satu hari sebelah lift rosak, pejabat maintenance tak baiki kerana tiada duit. Tapi penduduk masih tidak merasakan masalah, boleh guna yang satu lagi.&lt;br /&gt;
&lt;br /&gt;
Malangnya sebelah lagi rosak, jadi kalau hendak naik ke rumah terpaksalah menggunakan tangga. Kalau tingkat 1,2 dan 3 kira ok lah, kalau sampai tingkat 15, memang nayalah. Masa itu lah dengar keluhan, ada OKU laa, ada nenek tua yang uzur la, isteri mengandung yang dah saratlah, tapi bukan boleh buat apapun, sebab pejabat maintenance tak ada duit utk baiki.&lt;br /&gt;
&lt;br /&gt;
Apapun tetap salah pemilik rumah yg tak bayar. Bila ditanya, cuma 30% sahaja yg bayar (termasuk saya), memang la cukup - cukup untuk menyara kos penyelenggaraan common area, electrik dan air. Bila terjadi kes yg memerlukan banyak wang seperti lift rosak, memang tak ada duit. Kos untuk baiki rm13k.&lt;br /&gt;
&lt;br /&gt;
So nak masuk minggu ketiga, tahupun seksa nak panjat tangga setiap, barulah ada inisiatif nak collect setiap rumah rm120 (cover maintenance bulan 1 &amp;amp; 2), ketuk setiap pintu rumah, dan of course, dengan rasa rela hati &amp;nbsp;bayar sebab nakkan lift beroperasi semua. tu la manusia, dah terdesak baru nak bayar!&lt;div class="blogger-post-footer"&gt;&lt;img width='1' height='1' src='https://blogger.googleusercontent.com/tracker/6941117453257439455-973663445424662121?l=www.matjoe.com' alt='' /&gt;&lt;/div&gt;

Hehe, pulangan memang menarik (32 % annually! wow), cuma syaratnya strict untuk pendapatan isi rumah max rm3k. Which mean, mereka yg berpendapatan lebih rm3k tak dapat.&lt;br /&gt;

Make me think, why not suruh parent matjoe apply, they both jobless dan tiada pendapatan berpenyata. Haha.&lt;br /&gt;

But come to think of it, dengan gaji sebulan rm3k, apa sangat yang mampu dibeli, kalau once dah settle pinjaman rumah dan kereta possible untuk simpan rm5k untuk permulaan pelaburan. Tapi kalau commit dengan sewa rumah dan kenderaan, memang cukup bulan habis lah duit itu.&lt;br /&gt;

Bumiputera - 50%;&lt;br /&gt;
Cina - 30%;&lt;br /&gt;
India - 15%; dan&lt;br /&gt;
Lain-lain - 5%&lt;br /&gt;
Hanya salah seorang isi rumah yang layak memperolehi pembiayaan pinjaman&lt;br /&gt;

Isi rumah yang layak memohon adalah individu dengan jumlah pendapatan kasar bulanan antara RM500-RM3,000 yang merangkumi kategori berikut:&lt;br /&gt;
Berkahwin - kombinasi pendapatan kasar suami dan isteri; dan&lt;br /&gt;

&lt;/div&gt;&lt;div class="separator" style="clear: both; text-align: left;"&gt;&lt;b&gt;Malam pertama&lt;/b&gt; - Memang mencabar dan memenatkan, sejak mula admit, suhu cuma turun akibat effect ubat, lepas ubat dah tak masuk, suhu naik balik. Irfan memang restless, nak berdukung sahaja. Berak dan cirit memang kerap, sewaktu petang dan malam agak susuh untuk dia tidur sebab demam, saya kene kejutkan dia untuk salin pampers, kena makan ubat dan cek suhu, dan jugak pesakit sebelah yg ramai pelawat dan bising.&lt;/div&gt;&lt;div class="separator" style="clear: both; text-align: left;"&gt;&lt;br /&gt;
&lt;/div&gt;&lt;div class="separator" style="clear: both; text-align: left;"&gt;Menjelang malam, badan memang dan penat, dalam pukul 12:30 saya berjaya tidurkan dia, rasa macam boleh tidur lama la. Then pukul 1:20 dia dah merengek, cuba peluk dan tepuk peha dia pun masih gagal nak tidur kan dia balik. At the end dlm kepala bengong dan pening dpt tido sekajab, saya kene dukung dia jugak. Once rah dukung tu, dia macam tertidur tapi bila letak dia mula jaga dan menengek balik.&lt;/div&gt;&lt;div class="separator" style="clear: both; text-align: left;"&gt;&lt;br /&gt;
&lt;/div&gt;&lt;div class="separator" style="clear: both; text-align: left;"&gt;Jenuh jugak nak mendukung dan membuai supaya dia tidur, tangan dah lenguh, pinggang dah sakit, dalan pukul 2:30 baru terfikr nak sandarkan badan pada katil, dapat jugak tidur walaupun tak selesa, irfan ada gak once in a while jaga, tp memang tak boleh tido sangat.&lt;/div&gt;&lt;div class="separator" style="clear: both; text-align: left;"&gt;&lt;br /&gt;
&lt;/div&gt;&lt;div class="separator" style="clear: both; text-align: left;"&gt;Dalam pukul 5 lebih ubat smpi, bagi ubat, dalan pukul 6 lebih barulah dapat letak irfan dan tido sebelah dia, dalam pukul 8 saya dah jaga, itupun sebab ifran dan merengek. So mmg kejab je dpt tido. dalam pukul 12 wife sampai, tukar shift. That pretty much it.&lt;/div&gt;&lt;div class="separator" style="clear: both; text-align: left;"&gt;&lt;br /&gt;
&lt;/div&gt;&lt;div class="separator" style="clear: both; text-align: left;"&gt;&lt;b&gt;Malam Ketiga&lt;/b&gt; - Tak sesusah mana, dan malam tahun baru, irfan masih mengantuk2 dan banyak tido. Cuma perlu bagi ubat dan basuh cirit, condition pun dah improve, but still ada demam sikit. Best part dapat layan bunga api tahun baru china dari tingkap bilik. Best jugak dpt tidur selesa dan jaga sikit2 jer hingga pagi. Dan awesome jugak jiran sebelah dah balik, so tiada bunyi bising.&lt;/div&gt;&lt;div class="separator" style="clear: both; text-align: left;"&gt;&lt;br /&gt;

ifran masih ditahan di wad, suhu mmg tinggi, kadang2 smpi 4 cirit pon kerap. waktu malam saya jaga dia, memang dia susah nk tido. nak berdukung saja. tak pasi bila boleh balik,tapi doktor dah bagi antibiotik yg sepatutnya. kami gilir2 jaga, hari ni my turn pulak sampai besok pagi.&lt;br /&gt;

harap tak la lama sangat kat ward ni, bukan best sangat, 1 bilik dgn india, agak bising dgn tv india dan jugak perbualan bila saudara mereka datang. nak dijadikan cerita jugak, tangan irfan yang cukuk jarum jugak bengkak, maybe waktu first time buat tu, org yg buat tu macam tak berpengalaman, darah nak keluarpun susah, semalam dalam kul 4 wife perasan tgn dah bengkak. so kene buat dekat satu tangan lain. kesian irfan.&lt;br /&gt;

&lt;i&gt;Program ini dilaksanakan melalui akaun amanah yang dikenali sebagai Kumpulanwang Amanah Pinjaman Perumahan kepada golongan yang berpendapatan rendah.&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&lt;br /&gt;
&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;Kumpulanwang ini telah diluluskan pada 17 Disember 1975 di bawah Akta Acara Kewangan 1957 (pindaan 1972) dan mula berkuatkuasa pada tahun 1976.&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&amp;nbsp;&lt;span class="Apple-tab-span" style="white-space: pre;"&gt; &lt;/span&gt;&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;Akaun ini merupakan Kumpulanwang Pusingan berjumlah RM70juta untuk memberi pinjaman kepada golongan berpendapatan rendah bagi membina rumah sendiri atau membeli rumah kos rendah yang telah siap.&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&lt;br /&gt;
&lt;/i&gt;&lt;br /&gt;
&lt;b&gt;&lt;i&gt;Tujuan&lt;/i&gt;&lt;/b&gt;&lt;br /&gt;
&lt;span class="Apple-tab-span" style="white-space: pre;"&gt;&lt;b&gt;&lt;i&gt; &lt;/i&gt;&lt;/b&gt;&lt;/span&gt;&lt;br /&gt;
&lt;i&gt;Skim Pinjaman Perumahan bertujuan untuk memberi pinjaman perumahan kepada golongan berpendapatan rendah yang tidak mendapat punca pinjaman lain untuk membina atau membeli rumah kos rendah yang siap dalam usaha meningkatkan taraf kehidupan mereka.&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&lt;br /&gt;
&lt;/i&gt;&lt;br /&gt;
&lt;b&gt;&lt;i&gt;Rasional&lt;/i&gt;&lt;/b&gt;&lt;br /&gt;
&lt;span class="Apple-tab-span" style="white-space: pre;"&gt;&lt;i&gt; &lt;/i&gt;&lt;/span&gt;&lt;br /&gt;
&lt;i&gt;Skim ini adalah salah satu usaha Kerajaan untuk membantu golongan berpendapatan rendah membiayai kos pembinaan rumah supaya golongan ini sekurang-kurangnya mempunyai tempat kediaman yang asas.&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&amp;nbsp;&lt;span class="Apple-tab-span" style="white-space: pre;"&gt; &lt;/span&gt;&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;Melalui kemudahan ini pihak Kerajaan dapat memberi bantuan untuk persediaan tempat kediaman yang bersesuaian dan memuaskan dalam usaha untuk meninggikan taraf kehidupan golongan ini.&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&lt;br /&gt;
&lt;/i&gt;&lt;br /&gt;
&lt;b&gt;&lt;i&gt;Pendekatan&lt;/i&gt;&lt;/b&gt;&lt;br /&gt;
&lt;span class="Apple-tab-span" style="white-space: pre;"&gt;&lt;i&gt; &lt;/i&gt;&lt;/span&gt;&lt;br /&gt;
&lt;i&gt;Skim pinjaman ini dilaksanakan oleh Kementerian Perumahan dan Kerajaan Tempatan secara terus dengan peminjam dan dibiayai daripada tabung pusingan Kumpulan Wang Amanah Pinjaman Perumahan Kepada Golongan Pendapatan Rendah.&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&amp;nbsp;&lt;span class="Apple-tab-span" style="white-space: pre;"&gt; &lt;/span&gt;&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;Kadar pinjaman maksimum ialah sebanyak RM20,000.00 dengan RM10,000.00 pertama dikecualikan daripada bayaran perkhidmatan manakala baki sebanyak RM10,000.00 kedua dikenakan bayaran perkhidmatan sebanyak 4%.&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&amp;nbsp;&lt;span class="Apple-tab-span" style="white-space: pre;"&gt; &lt;/span&gt;&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;Golongan sasaran skim ini adalah isirumah yang berpendapatan di antara RM500.00 hingga RM1,200.00 sebulan yang tidak mendapat punca pinjaman lain untuk membina rumah sendiri atau membeli rumah kos rendah yang telah siap.&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&lt;br /&gt;
&lt;/i&gt;&lt;br /&gt;
&lt;b&gt;&lt;i&gt;Sumber Pinjaman&lt;/i&gt;&lt;/b&gt;&lt;br /&gt;
&lt;span class="Apple-tab-span" style="white-space: pre;"&gt;&lt;i&gt; &lt;/i&gt;&lt;/span&gt;&lt;br /&gt;
&lt;i&gt;Kumpulan Wang Pinjaman Perumahan Kepada Golongan Berpendapatan Rendah di bawah (SPP).&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&lt;br /&gt;
&lt;/i&gt;&lt;br /&gt;
&lt;b&gt;&lt;i&gt;Syarat-syarat Pinjaman&lt;/i&gt;&lt;/b&gt;&lt;br /&gt;
&lt;i&gt;&amp;nbsp;&lt;span class="Apple-tab-span" style="white-space: pre;"&gt; &lt;/span&gt;&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;Pinjaman Skim ini tertakluk kepada syarat-syarat seperti berikut:-&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&lt;br /&gt;
&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&amp;nbsp;Warganegara Malaysia berumur di antara 18 hingga 48 tahun.&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&lt;br /&gt;
&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&amp;nbsp;RM 20,000.00&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&lt;br /&gt;
&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&amp;nbsp;Antara 5 hingga 20 tahun&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&lt;br /&gt;
&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;Pinjaman RM 10,000.00 pertama dikecualikan daripada bayaran perkhidmatan manakala baki sebanyak RM 10,000.00 kedua dikenakan bayaran perkhidmatan sebanyak 4%.&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&lt;br /&gt;
&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&amp;nbsp;Di antara RM500.00 hingga RM1,200 sebulan&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&lt;br /&gt;
&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&lt;br /&gt;
&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;Untuk membina rumah baru yang kosnya tidak melebihi RM 25,000.00 atau membeli rumah kos rendah yang siap mengikut harga rumah kos rendah berdasarkan kawasan/lokasi.&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&lt;br /&gt;
&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&amp;nbsp;Untuk pembinaan rumah baru, peminjam mesti mempunyai tanah untuk tapak rumah yang akan digunakan sebagai cagaran.&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&lt;br /&gt;
&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&amp;nbsp;Untuk pembelian rumah kos rendah yang telah siap, tanah dan rumah yang dibeli hendaklah digunakan sebagai cagaran.&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&lt;br /&gt;
&lt;/i&gt;&lt;br /&gt;
&lt;i&gt;&amp;nbsp;Pemohon belum mempunyai rumah sendiri.&lt;/i&gt;&lt;br /&gt;

&lt;i&gt;&amp;nbsp;Pemohon bukan kakitangan kerajaan, badan berkanun dan Institusi Kewangan.&lt;/i&gt;&lt;br /&gt;

Mengenali AE in person, dia pernah bercerita yang dia kagum ada perserta seminar di Shah Alam datang dari jauh, sudahlah kene tanggung kos perjalanan, kos penginapan dan jugak bayaran untuk seminar. Dengan kata lain, adalah lebih baik utk dia sendiri datang dan buat seminar di Penang dan peserta seminar tak perlu untuk nak tanggung kos perjalanan dan penginapan tinggi.&lt;br /&gt;
&lt;br /&gt;
Katakan 1 seminar 20 orang, travel cos + lodging rm300, dah rm6000, kalau buat disana, cost lodging xde dan travel cost adalah minima. Berbanding hanya speaker sahaja yang travel dan menginap. Dan untuk itu, rasanya yuran utk seminar yang biasanya bernilai rm88 tidak boleh dikekalkan.&lt;br /&gt;
&lt;br /&gt;
What's more dalam entry tu, siap boleh tanya lagi Fee yang dicadangkan. Rasanya kenaikan tu minima sahaja, untuk menanggung kos perjalanan dan penginapan speaker.&lt;br /&gt;

Saya pernah hadiri seminar ini dan merasakan ianya berbaloi. Sesi Q&amp;amp;A saya rasa yang paling bermanfaat selain presentation, dimana pada waktu ini kita akan dpt dengar 'real life' punya situasi dan masalah. Ok, now, saya taip semula di PC. Setelah masukkan gambar, dah tak boleh nak tulis selepas gambar. Anyway, album diatas adalah album Inggeris pertama yang saya beli, (album melayu yg saya beli adalah kompilasi lagu terbaik wing) sewaktu di tingkatan dua.&lt;br /&gt;

Menariknya semalam ada kawan 1 pejabat berbual2 pasal lagu2 zaman membesar, sampailah perbualan tentang band helloween. Happen to be, the kaset tu ada dekat dalam ofis ni jer. Yang jadi masalah, xde kaset player.&lt;br /&gt;

Looking back, memang antara album yg paling berbaloi saya beli. sebab kebanyakan lagu sedap. Maklumlah buka ada duit untuk beli kaset sangat pun masa tu. Menariknya band ni berasal dari german dan popular di US.&lt;br /&gt;

Sekali sekali recall 'good time' memang best. tak salah sandarkan pada kenangan macam Liverpool.
