The fact that we have a price driven market means that there are still great opportunities if you are buying a home in North Liberty. Couple that with the extremely low interest rates – 4.25% for a 30 year fixed rate loan – it’s really hard to imagine a better combination of factors when it comes to buying a home in North Liberty.

For sellers of course it’s not quite as rosy. The price driven market means you probably won’t make as much as you would like on the sale of your home. On the up side, the turnover rate for homes is better in North Liberty and it is likely that your home will spend less time on the market than in Iowa City or Coralville.

Homes sales in Coralville IA are starting to pick up. Coralville did not benefit too much from the first time homebuyer credit. Now that the demand for higher priced homes seems to be returning we could see more strength in the Coralville market. Too early to tell yet. Watch for my market updates and you’ll see how this story unfolds.

Home sales in Iowa City picked up a bit in August. If you check out the links to the monthly reports below you’ll see what I mean. We still have the winning combination of lots more homes than buyers in the market place + historically low interest rates. In fact they’re lower than ever – 4.25% for a 30 year fixed rate loan! Iowa City Real Estate Market Report 2nd Quarter: April – June 2010

27 homes sold in North Liberty in August 2010 compared to 40 homes sold in August 2009. Not great numbers. On the up side, this is an improvement over July when the number of homes sold in North Liberty took quite a dip.

The source for the data used in all my market reports is from the Iowa City MLS. For the days on market/absorption rate I take numbers from the MLS and insert them into a simple Excel spread sheet to avoid manipulating the data. According to that calculation we have 4.8 months of inventory on the market, that’s 145 days on market. Much better than Iowa City and Coralville, although I would still hesitate to call it a sellers market, even though technically based on the absorption rate it is. The fact is that we have a price driven market. You probably have the opportunity to sell your home quicker in North Liberty, but only if you price it right. Market conditions in the last few years have lead to us seeing a rise in “value shoppers” and they’re not going away any time soon.

25 homes sold in Coralville in August 2010 compared to 29 homes sold in August 2009. Nice to see the market is balancing out after the dip we saw in July.

The source for the data used in all my market reports is from the Iowa City MLS. For the days on market/absorption rate I take numbers from the MLS and insert them into a simple Excel spread sheet to avoid manipulating the data. Right now we have 8.4 months of inventory on the market, that’s 256 days on market. This calculation does not take into account the different types of homes, location or different price ranges, so it’s not a huge help to you if you’re selling your home. If you’re selling a home in Coralville, you would need to look at the number of homes sold in your specific neighborhood in the same price range to figure out how many days on market you can expect when you list your home for sale.

61 homes sold in Iowa City in August 2010 compared to 84 homes sold in August 2009. Not great numbers, but a significant improvement over July when the numbers were way down compared to 2009.

The source for the data used in all my market reports is from the Iowa City MLS. For the days on market/absorption rate I take numbers from the MLS and insert them into a simple Excel spreadsheet to avoid manipulating the data. According to that calculation we have  7.5 months of inventory on the market, that’s 227 days on market. This calculation does not take into account the different types of homes, location or different price ranges, so it’s not a huge help to you if you’re selling your home. If you’re selling a home in Iowa City you would need to look at the number of homes sold in your specific neighborhood in the same price range to figure out how many days on market you can expect when you list your home for sale.

Yep. As if the upcoming home game – Iowa Hawkeyes vs. Eastern Illinois Panthers wasn’t big enough news, we have more. We’re definitely going to kick off the season in style this year with FRY Fest in Coralville. This is the second annual FRY Fest. Coralville doesn’t host as many events as Iowa City, but we certainly host the big ones. (If you weren’t at the 4th of July celebrations in Coralville this year, then mark your calendar for next year, because it really epitomizes everything you would expect for a July fourth celebration).

FRYFest will be celebrating all things Hawkeye all day Friday, September 3, on the Iowa River Landing at the Marriott Hotel and Conference Center. The schedule is below. The event is named after Hayden Fry, the highly successful coach of the Iowa Hawkeyes from 1979 – 1998 . (A bit before my time of course). It goes without saying that FRY Fest will celebrate everything Hawkeye. A tribute to College Football in Iowa City and a wonderful kick-off to the new season.

FRY Fest will start at 9.00am with the opening ceremony at the Krause Family Plaza (Kinnick Stadium) when Stadium Drive will be renamed Evashevski Drive in honor of Iowa Hall of Fame coach Forest Evashevski who passed away in October 2009. Evashevski coached the Hawkeyes from 1952-1960 and led the squad to three Big Ten championships and Iowa’s Rose Bowl wins in 1957 and 1959. Members of “Evy’s” 1960 team will be at FRYFest on Friday and be signing autographs between 2.00pm – 3.00pm.

At 10.00am it all moves over to Iowa River Landing at the Marriott Hotel and Conference Center with fun and celebrations all day long. The autograph sessions aside, other highlights include the Show & Shine Car Show from 10 until 2.00pm. Then at 6.00pm there’s going to be a huge turn-out putting their best foot forward to break the Guinness world record for doing the Hokey Pokey Dance. The whole shebang ends with the Three Dog Night performance at 9.00pm…

Mama Told You Not To Come… But this is the way to have fun! (Couldn’t resist that – call it a throwback to my youth. I very much remember buying that single when it came out back in 1970… Aah, the memories).
