The Iowa City Community School District covers Iowa City, Coralville, North Liberty, Hills, University Heights and some surrounding rural areas. Because of the closeness of the community there is some overlap. It’s not uncommon for instance for children from some elementary schools on the west side of Iowa City to attend Northwest Junior High in Coralville.

107 homes sold in North Liberty January through April 2013 compared to 120 in the same time period in 2012. Those numbers don’t reflect the real picture in the North Liberty real estate market as they don’t take into account the number of homes under contract.  With lots of buyer activity in North Liberty the number of homes sale pending or contingent is high and rising daily. There are 184 homes currently either contingent or pending on the Iowa MLS.  That’s compared to 143 homes contingent or pending  in the March Market Update. The absorption rate gives us more proof that the North Liberty real estate market is in great shape with homes spending an average of 2.9 months / 88 days on market.

 The charts show you exactly how the number of homes sold in North Liberty break down in the last four months. The first chart compares home sales to the same period in 2012. The second chart shows the trend for the last three months. Condo sales and single family home sales are almost even in North Liberty so far this year. That’s good news for condo owners! The inventory of homes in North Liberty is very low at the moment with just 135 homes listed as active on the Iowa City MLS. If you have a condo or a house to sell in North Liberty now is definitely the time to list it!

The second chart shows the trend for the last three months and includes the style of homes sold. Single family home sales are the strongest in Coralville, that’s not unusual. The good news is that condo sales are also on the rise. (25% of the homes under contract are condos, 25% zero lots and 50% single family homes).

The absorption rate for  single family homes in Coralville is 5.6 months, that’s an average of 170 days on market. For condos it’s 6.3 months, 192 days on market.  Around 6 months is termed a balanced market – A market that is good for both buyers and sellers.

The charts show you exactly how the number of homes sold in Iowa City break down in the 1st quarter. The first chart compares home sales to the same period last year. The second chart shows the trend for the last three months. Single family home sales are higher than condo sales in Iowa City, that’s not unusual. The good news is that there has been a steady month for month increase in condo sales this year and as I mentioned in the last paragraph, there are currently 67 ondos under contract. A sure sign that condo market is coming back after a few rough years. That’s good news as there are a lot of condos in Iowa City!

The absorption rate for  single family homes in Iowa City is 4.4 months, that’s an average of 133 days on market. For condos it’s 5.3 months, 160 days on market.  The absorption rate takes the number of active listings into the equation and at the moment the inventory of homes on the market is rising as more homes come on the market for spring. Technically less than 6 months days on market is a sellers market, but it’s a little early to be calling it that. We are however in a transitional market and it’s transitioning in the sellers favor. Sellers can be happy that the prospects are better than they have been for a while when they put their houses on the market.

Does this help you if you’re looking at the weather as a motivating factor for your relocation to the Coralville and Iowa City area? Maybe not. What it does tell you is that you should expect the unexpected. I know that’s probably true of more places than just Iowa. Talking about the weather is a national past time in most places I’ve lived, but take it from me, (a seasoned world traveler), nowhere more than in Iowa where the shift from hot to cold or dry to torrential rain are always extreme. My guess is that when this long and cold winter does end it will be sudden and the shift in the other direction will be swift – Stay tuned for that!

13 homes sold so far this month in Coralville compared to 16 sold in all of March last year. That number is looking good, what’s even better is the number of homes contingent or sale pending. 58 homes are showing as Contingent or Sale Pending on the Iowa City MLS. That’s more homes under contract than we usually see in March and shows that more buyers are out and about making offers.

The absorption rate is at 6 months, that’s an average of 182 days on market. The absorption rate is calculated by looking at both the number of homes sold and active listings. As more sellers list their homes for sale in Coralville the number of active listings goes up and with it the absorption rate. In this busy spring market it’s likely that the market will “absorb” homes quicker and the absorption rate will go down during the spring and summer months.

What makes Coralville a great relocation destination? 

There are many advantages to living in Coralville. The first is the easy access to the Interstate. This is a huge advantage if your daily commute requires a trip to Cedar Rapids or North Liberty as ours did. Coralville is also just 20 minutes away from The Eastern Iowa Airport. Both the Airport and the Interstate played a roll in our decision to buy a home in Coralville in 2000. Easy access to the University of Iowa was the last piece of the puzzle. My young sons were set to go to the University of Iowa and Coralville put us in the perfect location to fit in with everyone’s day to day routine.

Coralville is a smaller community with around 20,000 residents. It’s considered part of the greater Iowa City area – So close that the boundary lines meet in several places. This was very appealing to us when we relocated here too. My sons had a 10 – 15 minute commute to the UIOWA. The commute to the UI Hospitals is about the same, making Coralville popular with many of the Fellows and Residents that come to the UI Hospitals for their Residencies every year.

Location isn’t the only thing Coralville has got going for it! The rolling hills and the pretty tree lined neighborhoods are things clients have commented on when they first visit the area. I’ve had several clients looking at the west side of Iowa City when they arrived, but buying a home in Coralville, because they’re so impressed with the nice small town feel of this little town.

There are some very nice, newer neighborhoods in Coralville. The popular styles include ranch homes, two story and multi-level homes. There are an abundance of condos and zero lots in Coralville too.

There are four Elementary Schools in Coralville, (the 4th one being the new Borlaug Elementary School, right on the edge of Coralville and Iowa City). Northwest Junior High is also located in Coralville. Schools draw a lot of home buyers to Coralville. The small town atmosphere with the library and the aquatic center in the heart of town along with many parks and walking and biking trails make it a very family friendly place to live.

What Coralville has in Common with Iowa City is that it has something for everyone. I’ve already mentioned the Residents who like the location and the proximity to the UI Hospitals. Families like the green and rural feel of Coralville.

To top it off Coralville also offers the perfect solution for home buyers looking for somewhere to settle down ready for retirement. Living close to a college town gives Coralville residents the best of both worlds. In Coralville you get the many benefits of living close to Iowa City and the many cultural benefits of living close to a college town, while enjoying the space and freedom of living in a less populated area with all the amenities you need close by…. And if the Iowa Winters are not to your liking, the Airport is handily close by for Snow Birds to take off for warmer climates when the going gets tough…..
