<p style="font-size:17px"><strong><a href="https://www.miamipenthousesandestates.com/info/properties/sunny-isles-beach-condos-for-sale/" target="_blank" rel="noreferrer noopener">Sunny Isles Beach condo</a></strong> inventory&nbsp;today reflects&nbsp;<strong>805&nbsp;</strong>total condos for sale and&nbsp;<strong>152</strong>&nbsp;closed sales in the last 90 days, with a median&nbsp;<em>sale price</em>&nbsp;of&nbsp;<strong>$503</strong>&nbsp;per square foot. With the market shifting in favor of buyers this year, the condo inventory absorption along the Miami coastline has slowed. Price increases will likely continue to slow, but the sales volume (buyer pool) is shrinking. Our oceanfront residential condo market values noticed considerable price gains over the years spanning from 2009 to 2016. Then from early 2016 to the latter part of 2020, we found ample supply with limited demand in a strong buyer’s market. The market had a frenzied run-up from the pandemic in 2019 to mid-2022.</p>



<p>With new developments selling well in Sunny Isles Beach, we find supply slightly on the rise and yet with consistent demand. This is especially so within the baseline of the high-end market segment ($1M to $3M). The residential condo market shifted post-COVID in favor of sellers but has stabilized since the summer and is now back in favor of buyers adding leverage to the deal.</p>

<p style="font-size:17px"><strong><a href="https://www.miamipenthousesandestates.com/info/properties/sunny-isles-beach-condos-for-sale/" target="_blank" rel="noreferrer noopener">Sunny Isles Beach condo</a></strong> inventory today reflects <strong>791 </strong>total condos for sale and <strong>192</strong> closed sales in the last 90 days, with a median <em>sale price</em> of <strong>$536</strong> per square foot. With the market shifting in favor of buyers this year, the condo inventory absorption along the Miami coastline has slowed. Price increases continue to show, but the sales volume (buyer pool) is shrinking. Our oceanfront residential condo market values noticed considerable price gains over the years spanning from 2009 to 2016. Then from early 2016 to the latter part of 2020, we found ample supply with limited demand in a buyer’s market. The market had a frenzied run-up from the pandemic in 2019 to mid-2022.</p>



<p>With new developments selling out in Sunny Isles Beach, we find supply steady and consistent demand. This is especially so within the baseline of the high-end market segment ($1M to $3M). The residential condo market shifted post-COVID in favor of sellers but has stabilized this year now back in the favor of buyers. </p>

<p>The <strong>Jade Signature penthouse sells</strong> at what TRD reports in today&#8217;s news as a 19% loss, selling at $15M. BH Group&#8217;s Isaac Toledano purchased a 5503 at Jade Signature at 16901 Collins Avenue at a significant discount off its 2019 sale price and the original list price. </p>



<p>Property records show Gabius Miami Properties LLC, led by Silvia L. Rosen, sold the nearly 9,200-square-foot penthouse after purchasing in January 2019 for $18,000,000. The <strong>Jade Signature penthouse</strong> was relisted a year later at $27,320,000 and had several price adjustments over the last two years to finally concede to a significant <strong>45%</strong> markdown of this new <strong><a href="https://www.miamipenthousesandestates.com/info/condo/jade-signature/" target="_blank" rel="noreferrer noopener">Jade Signature condo</a></strong> sale.</p>



<p>BH Group and Toledano have become active here in South Florida and recently partnered with Israeli billionaire Teddy Sagi and developer the Related Group on three projects, including an ultra-luxury condo development planned for <a href="https://www.miamipenthousesandestates.com/info/site/fisher-island-real-estate/" target="_blank" rel="noreferrer noopener">Fisher Island</a>, the Transit Village project in West Palm Beach, and a planned condo project on the bayfront site of the closed White House Inn in <a href="https://www.miamipenthousesandestates.com/info/site/north-miami-real-estate/" target="_blank" rel="noreferrer noopener">North Miami</a>. Last month, BH Group paid $11M for the site of a planned 30-story, 400-unit apartment tower in North Miami Beach.</p>

It was designed by Pritzker prize-winning architect Herzog &amp; de Meuron.</p>

Then from early 2016 to the later part of 2020, we found ample supply with limited demand in a strong buyer’s market. </p>



<p>With new developments selling out and Sunny Isles Beach’s resale absorption on the rise, especially within the baseline of the high-end market segment ($1M to $3M), we find supply low and consistent demand. The residential condo market shifted post-COVID in favor of sellers but has stabilized since late April of this year and is back in the buyer&#8217;s seat for leverage. </p>

<h3><a title="Sunny Isles Beach Luxury Condo" href="http://www.miamipenthousesandestates.com/info/site/sunny-isles-beach-real-estate/" target="_blank" rel="noopener noreferrer">Sunny Isles Beach</a> Sales &amp; Statistics</h3>
<p>Sunny Isles Beach condo inventory today reflects <strong>931 </strong>total condos for sale and <strong>508</strong> closed sales in the last 90 days, with a median <em>sale price</em> value of <strong>$409</strong> per square foot. With continual inventory absorption along the Miami-Dade coastline, condo units sold and the prices continue both in setting area records and increasing<em> median values</em>.</p>
<p>Our Oceanfront residential market values noticed considerable price gains over the eight years spanning from 2009 to 2016. From early 2016 to the later part of 2020, we found ample supply with limited demand in a strong buyer’s market. For instance, in March of last year, dividing 46 condo sales (30-day sales) into the inventory of 1,606, we had a <strong>35</strong>-month supply. Today, we take <strong>169</strong> approximate condo sales each month and divide them by the current condo inventory of 931 to find a <strong>5.5</strong>-month supply remaining &#8211; a healthy market is 6 to 9 months of inventory.</p>
<h3>Sunny Isles Beach New Development</h3>
<p>With new developments selling out and Sunny Isles Beach&#8217;s resale absorption rising, especially within the high-end market segment at $1M to $3M, we find supply low and demand high. In addition to the residential condo market shifting last year in favor of sellers, we’ve also witnessed the gorgeous new luxury developments such as <a title="Jade Signature" href="http://www.jadecondossunnyisles.com/condo/jade-signature">JADE Signature,</a> <a title="Muse Condos Sunny Isles Beach" href="http://www.miamidreamrealty.com/realestate/condogallery/MUSE-Condos-Sunny-Isles-Beach/">MUSE</a>, <a href="http://www.miamipenthousesandestates.com/info/condo/residences-by-armani-casa/">Armani Casa Residences</a>, <a href="http://www.miamipenthousesandestates.com/info/condo/ritz-carlton-residences-sunny-isles-beach/">Ritz-Carlton Sunny Isles</a>, <a href="http://www.miamipenthousesandestates.com/info/condo/turnberry-ocean-club/">Turnberry Ocean Club</a>, and the soon-to-be <a href="http://www.miamipenthousesandestates.com/info/condo/estates-at-acqualina/">Estates at Acqualina</a> performing VERY well. This new construction has taken over Collins Avenue with a surreal experience driving over the causeways, and it&#8217;s truly a sight to behold with this new market. The $3M+ condo resales still have over 200 options, with a median <em>list price</em> value of <strong>$1,510</strong> <em>psf,</em> a high of <strong>$3,330 </strong><em>psf,</em> and a low of <strong>$732</strong> per square foot.</p>

The major short-term concerns are the East side terraces <em>and</em> swimming pool completely closed off with a blue translucent film covering the glass and limiting the desirable ocean views. The Westside is reopened with the small pool and west side terraces available again for use.</p>

<h2><a title="Sunny Isles Beach Luxury Condo" href="http://www.miamipenthousesandestates.com/info/site/sunny-isles-beach-real-estate/" target="_blank" rel="noopener noreferrer">Sunny Isles Beach</a> Sales &amp; Statistics</h2>
<p>Sunny Isles Beach condo inventory today reflects <strong>1,606 </strong>total condos for sale and <strong>148</strong> closed sales in the last 90 days, with a median <em>sale price</em> value of <strong>$307</strong> per square foot. With excessive inventory available along the coastline, condo prices continue setting area records and declining<em> median values</em>.</p>
<p>Our Oceanfront residential market values noticed considerable price gains over the eight years spanning from 2009 to 2016. From early 2016 to today, in early 2020, we found ample supply with limited demand in this strong buyer’s market. For instance, dividing 46 condo sales over the last 30 days into our inventory of 1,606, we find a 35-month supply, whereas a healthy market is 6 to 9 months of inventory.</p>
<h3>Sunny Isles Beach New Development</h3>
<p>New developments and Sunny Isles Beach resale inventory have been rising, especially within the high-end market segment at $3M+. In addition to the residential condo market shifting since 2016 in favor of buyers, we’ve also witnessed the gorgeous new luxury developments such as <a title="Jade Signature" href="http://www.jadecondossunnyisles.com/condo/jade-signature">JADE Signature,</a> <a title="Muse Condos Sunny Isles Beach" href="http://www.miamidreamrealty.com/realestate/condogallery/MUSE-Condos-Sunny-Isles-Beach/">MUSE</a>, <a href="http://www.miamipenthousesandestates.com/info/condo/residences-by-armani-casa/">Armani Casa Residences</a>, <a href="http://www.miamipenthousesandestates.com/info/condo/ritz-carlton-residences-sunny-isles-beach/">Ritz-Carlton Sunny Isles</a>, and soon-to-be <a href="http://www.miamipenthousesandestates.com/info/condo/turnberry-ocean-club/">Turnberry Ocean Club</a>, and <a href="http://www.miamipenthousesandestates.com/info/condo/estates-at-acqualina/">Estates at Acqualina</a>. New construction has taken over Collins Avenue this year, with the $3M+ oceanfront (resales) having a median <em>list price</em> value of <strong>$1,409</strong> <em>psf</em> and as high as <strong>$4,155</strong> per square foot.</p>

<p>In 2018, <strong>242</strong> Sunny Isles oceanfront condos sold (<em>over</em> $500,000) with an <em>average sale price per square foot</em> of <strong>$600</strong> and at <strong>91%</strong> of the list price. During these initial two months of 2020, 39 Sunny Isles Beach condos were sold (<em>over</em> $500,000) with an <em>average sale price per square</em> foot at <strong>$600 </strong>psf (SP$/PSF). Of those 39 condo sales, it has taken the seller <strong>195</strong> days to sell, yet still at 91% of the list price.</p>
<h3>Sunny Isles Beach Luxury Condos</h3>
<p>In a similar comparison of <a title="Luxury Oceanfront Condos" href="http://www.miamipenthousesandestates.com/info/properties/sunny-isles-beach-luxury-condos-for-sale/">luxury oceanfront condos</a> on Collins Avenue and available <em>over</em> $5M, we see <strong>82</strong> condos for sale today <em>averaging</em> <strong>$1,733</strong> per square foot with an <em>average list price</em> of <strong>$8.950m</strong>.</p>
<p><strong>Sold Condos</strong> priced $5M+ noted <strong>8</strong> sales in 2019 with the Median <em>sale price</em> value at <strong>$1,732</strong> psf. Of the eight sales, the Jade Signature Penthouse set a new area record, as we will see below.</p>
<p style="text-align: left">Values will climb again with time &amp; inventory absorption, but for now, the market is in strong favor of the buyer with exceptional values noted. Buyers may cherry-pick this year for excellent properties &amp; unique opportunities for Miami&#8217;s coastal real estate.</p>

With this Jade Beach restoration, we’ve experienced ongoing construction debris &amp; noise nuisances which have impacted values both for rent and resale. The major short-term concerns are the East side terraces <em>and</em> swimming pool completely closed off with a blue translucent film covering the glass and limiting the desirable ocean views. The Westside is reopened with the small pool and west side terraces available again for use. This construction has created a significant damper on renting as tenants simply don’t have the mental capacity and patience to deal with concrete restoration, limited views, and the inability to use their terrace and pool.</p>
<p>It will be interesting to see rental values continuing throughout 2020 as we now see limited inventory for rent as cautious consumers choose to rent before ownership. While short-term concerns have many alarmed, savvy buyers with a long-term outlook, see past the noise and towards the future upside of Jade Beach and Sunny Isles Beach. Jade Beach will continue to reign as the leading tower for location combined with value, and many are leasing long-term to lock in today&#8217;s great value.</p>
<h3>Jade Beach Resales</h3>
<p><strong>Jade Beach</strong> today has <strong>27</strong> resales (<strong>11%</strong> inventory) available, ranging from $739,000 (B1 Model) to $3.3M for #4608 (E model). The most impressive 3-Story Penthouses <em>each</em> sold back in 2015. Jade Beach condos offer one of the most attractive Collins Avenue locations, plus <em>excellent value</em> when seeking the oceanfront lifestyle experienced only in Miami.</p>

The discounts and deals are apparent now post-delivery as actual market values are apparent from multiple price reductions and lack of sales results. On the flip side of continued discounts, a turn-key Jade Signature Penthouse #5503 sold in 2019 at $18.5M ($2,015 psf), setting the area record for an existing Sunny Isles Beach condominium.</p>
