Even my wife and her parent hide her medical condition before marriage. We got to know about it after marriage. Also my wife took all jewellery from marital house and kept it with her parents without letting anyone know in marital house. After every few months there are arguments among us, even she threatened that she will drag me to court her parent also told the same. She does not respect my parents. We might proceed for separation. So wanted to know can she claim right in the property those were purchased by me before marriage. Can she claim 50% right on the property.]]></description>

Hi Adil,

Don’t worry, if you’ve restarted your regular EMIs and are reducing the overdue, the bank will not seal the house or take legal possession.
A home loan becomes NPA only after 90 days of continuous non-payment. Technically you did not pay 90 days EMI but in real life no bank does take such strict action. I suggest you meet the bank manager once.

Their complaint team often uses strong language to push for faster recovery, but as long as you keep paying and stay in touch, they won’t take action. Just continue EMIs and clear the overdue gradually.]]></description>

We got missed the 3 emis on our home loan and fortunately we have paid 2 months of emis now I got the call from respective ban&#039;s complaint team and he said to pay the entire outstanding dues with penalties. I said it could not be possible so he said he had to forward the case for legal proceeding. We are continuously paying the home loan plus doing the part payment of overdue amount as well. Can bank still proceed with sealing our house and legal action and sending our home loan on npa?]]></description>

SBI just increasing 2% in rate of interest if the construction is not started which is fare than Bank of Baroda charging 17.75% from day 1 if we close the loan without starting the construction. Even BOB is not ready to go with personal loan rate of interest. I dont know how the BOB listed in public sector bank in india.]]></description>

<p>SBI just increasing 2% in rate of interest if the construction is not started which is fare than Bank of Baroda charging 17.75% from day 1 if we close the loan without starting the construction. Even BOB is not ready to go with personal loan rate of interest. I dont know how the BOB listed in public sector bank in india.</p>

Same happened with me just now, yesterday I got a call from HDFCLIFE SERVICE TEAM, he told me that as you complaint regarding your policy documents not received and you are not happy with your policy as after 10 year of policy as your stopped payment after 4 year Company will not give you any bonus and the money you have invested, hence i am  registering a complaint HDFCLIFE_004459 (Same as your). and today I got a call from Manish malhotra (calling himself GBIC officer # 9310238314) and insisting me for TPA (third party authorisation) and told me that he will help in recovering money from HDFCLIFE and as direct money can not recovered I have to choose a new policy. I was thinking why a governing body will insist to buy a new policy. hence asked him to give me some time to think. and see on googled i found your story similar to me. thanks]]></description>

					<description><![CDATA[One of the bank from which I took home loan forced me to buy shares of the bank, but even after nearly 2 years they are not giving me my shares and now I am nearing completion of my loan, 180 months according the sanction letter.  Now they are say that you have to pay extra 6 months.  When I asked them reason they said there was a increase in rate of interest so you have to pay more installments . Funny thing is that around 10 years ago they increased the interest rate and it continued until 2022 when I asked to revised my interest rate, which was lower than I was pay.  So they agreed to lower my monthly EMI.  What I should do?]]></description>

I do have one question.
I have set up a spreadsheet for doing performance analysis on mutual funds to help me determine which ones to use for my non-individual stock investments.  As part of this I us the 3m, 1yr, 3yr, and 5yr returns as part of my calculations.  But when I get these results with the =GOOGLEFINANCE() command, they are quite different from the results from Google Finance or my brokerage account (or in Excel using the stock data type).

For example, using a mutual fund with the ticker OLGAX I get:

One thing that gets missed while communicating the long term nature of stocks is constant ‘evaluation’. 

This requires a separate post which I will write next week. But here’s a little gist. 

Suppose you make 30% gains in the stock, how will you evaluate the stock? 

You will book profits and the stock continues to go up. So you are now looking for something else. It’s a gross waste of time because you again start to wonder whether that ‘Sell’ decision was correct or not.

But you can always check the fundamental thesis behind why did you buy that stock in the first place. 

Holding the stock means constant evaluation. Not buying and sleeping it out. Unfortunately, it’s not like that. It’s just glorified wrongly.

Here you are constantly evaluating your stock thesis. If HDFC Bank was good at 100. It should be good at 130, then it should be good at 180 and so on. 

With this process, you can hold the stock for the long term. You have to do all the work all the time. That’s why compounding for decades is hard and very few do it. 

It’s a lot of work. You have to evaluate the company based on financials, corporate governance, valuation and its competitive advantage. 

Think about it - HDFC Bank has made money because it has remained relevant and competitive for the last 2 decades. While many small banks came and went, only a few survived. 

It’s not simply buy and hold. While holding you are doing tremendous amount of work. 

My thumb rule is Hold decision is much more difficult than Buy or Sell. Because you have to learn to accept the profits or losses on the basis of valuation of the company and not on the basis of our portfolio position. 

But I can definitely tell you that, if you take care of the first which is the stock valuation, your portfolio performance takes care of itself. It takes time, but it definitely does.]]></description>
