According to data from the United States Census Bureau, Minnesota’s overall homeownership rate was 74% in 2023, which is significantly higher than the national rate of 65.9%.

This year, Jarrod Peterson is celebrating 20 years in real estate! In honor of this anniversary, we’re sharing a short history of his career, from how he first became involved with the industry to his current status as Maple Grove’s Favorite Realtor. Follow along with us to learn more about Jarrod’s journey in real estate!

Introduction to the Industry

Prior to working in real estate, Jarrod Peterson had a successful corporate career working for Target, Berlin Packaging, Thomson Prometric, and Capella Education Company. He traveled around the world for his work, managing thousands of employees and gaining valuable experience while visiting new places. But after several successful years in the corporate world, Jarrod desired a change of pace and found himself wishing he could work for himself. That desire laid the groundwork for his eventual transition into real estate, although it would be a few more years until that career change was fully realized.

In 2001, Jarrod and his wife, Linda, were searching for a new home when they fired their realtor after just 38 days before hiring a new one. This experience prompted Jarrod to begin studying the real estate market and industry obsessively, and it also impressed upon him the importance of working with a realtor who understands the market on a deeper level.

In 2005, Jarrod committed himself to helping people with their real estate needs full-time, becoming a licensed realtor and joining Edina Realty’s Maple Grove office.

The First 10 Years in Real Estate

Word of Jarrod’s professionalism and high level of client service quickly spread, and he was soon helping many clients buy and sell their homes. He fell in love with helping first-time home buyers, seeing their smiles, and sharing in their joy as they purchased their own homes. It wasn’t long before Jarrod began receiving awards and recognition for his service in the industry, being named Super Real Estate Agent and Maple Grove’s Favorite Realtor, titles he has held for 19 years and 18 years, respectively.

Jarrod soon developed his own brand, Retro Realtors, together with his business partner, Holli Parenteau.

“Working with Jarrod was so much fun,” Parenteau said. “Meeting clients together, selling their homes quickly during the 2008–2012 financial crisis, and creating long-term relationships was something I will never forget.”

Retro Realtors continued to find success in the industry, and Jarrod sold several homes for high-profile clients, including professional athletes, CEOs, and relocation professionals. His expertise even landed him eight national television appearances on HGTV and DIY Network shows.

Jarrod solidified his reputation as an excellent realtor during the financial crisis years of 2008–2012. During a period when it took most realtors 4–8 months to sell a property, Jarrod was selling his in half that time. His services had never been more in demand.

The Next 10 Years: 2015–Present

As Jarrod grew his reputation, he also grew his team, adding more licensed partners and enabling the Jarrod Peterson Real Estate Group to serve Brainerd, St. Cloud, and the Twin Cities.

“I’m so proud to be part of this team and serve clients the way we do,” said Lynn Chheang, current business partner celebrating 9 years with the practice. “We educate, serve, and celebrate their accomplishments along the way. Jarrod has taught me how to run a real estate business while building a valuable investment portfolio.”

Jarrod’s wife, Linda, joined the practice in 2016, and she continues to serve as business manager. Jarrod and his team also continue to sell with Edina Realty, the region’s dominant real estate brokerage.

Jarrod is committed to serving his clients to the best of his abilities and is always looking for new ways to do so. For example, he stopped taking spring break vacations in recent years, realizing that the spring market is too vital to his clients and that he needed to be present locally to best serve them.

Throughout his time in real estate, Jarrod has prioritized giving back to his community, contributing more than $246,000 to the communities he serves. He also joined the board of directors at Park Nicollet Foundation, raising more than $1 million for community health initiatives.

Jarrod loves helping people with their real estate needs and has had the opportunity to do so for more than 1,800 clients, families, and new friends during his 20 years in the industry. He appreciates seeing their happiness and satisfaction when their needs are met. 2022 was another busy year for the Jarrod Peterson Real Estate Group of Edina Realty. Jarrod Peterson, Lynn Chheang, Jonathan Brenny, and their support staff, sold enough property to rank them in the top .5% of the nation (out of 1.6 million licensed realtors) for the 13^th year in a row. It was a challenging year that saw interest rates rise, buyer momentum shift, lower-than-planned inventory levels, and continued slow construction builds. Of course, rent rates rose too and the largest pool of buyers continues to be strong in the marketplace – the millennials. What will 2023 Bring? More of a Normalized Market: 

So, what will 2023 bring?  Experts like the Jarrod Peterson Real Estate Group and other national professionals expect a more normalized and balanced market, returning to what was happening pre-pandemic. 

1. The spring real estate market will begin in February:  For over 16 years in business, our team has led the industry in predicting the kickoff to the very busy spring market. This year, that special kickoff date is February 19^th. The spring parade of homes will follow a few short weeks later this year, starting March 4^th. Jonathan Brenny, a real estate consultant for the Jarrod Peterson Real Estate Group, says “We are already busy meeting with many sellers who are ready to take advantage of the early spring market. At these meetings, we really deliver on our promise by listening to the needs of the seller and informing them of their many options for timing, staging, home preparation, and getting the most money out of their sale.” 

Recommendation:  Meet with a member of the Jarrod Peterson Real Estate Group now to prepare and take advantage of the spring market. 

2. It will continue to be a Seller’s Market: Sellers will continue to benefit from the low inventory on the market.  However, it will not be what it was like over the past two years with COVID-19 home buying levels. Low inventory will continue and buyers who understand the process know this means homes will go fast, so they need to bid quickly and aggressively. Sellers who have hot homes in hot neighborhoods can still expect multiple offers if their home is conditioned well and market priced. Lynn Chheang, a consultant on the Jarrod Peterson Real Estate Group predicts we will see more multiple offers this year. “The winter season continued with multiple offers, and the spring and summer markets in 2023 will have them as well.”

Recommendation:  Work with an expert listing agent who prices and presents your home to gain multiple offers.

3. Luxury real estate market: In 2022, homes on the local luxury market sold nearly at the same pace as lower-priced homes. That was something new in 2022 and as we head into 2023, luxury homeowners are in a great position to sell.  You can request a copy of our luxury market report, here.

Recommendation:  Work with realtors who have the CLHMS (Certified Luxury Home Marketing Specialist) designation. They have more resources, tools, and are better prepared to help you get a higher price for your luxury property.

4. Outer ring suburbs will offer the most value: Across the nation, as home prices rose dramatically, buyers were able to get more home for their money in farther remote locations, away from urban cities. Locally, you can continue to see popularity in the outer-ring suburbs like Eden Prairie, Woodbury, and Maple Grove, where the Jarrod Peterson Real Estate Group has been named Favorite Realtor fifteen times by consumers and various media publications. In addition, for more pricing affordability, you will see further buyer reach to areas such as Hudson, Wisconsin, Waconia, North Branch, Jordan and Monticello, and Otsego. 

Recommendation to home buyers:  Consider further outlying metro areas for housing affordability and more choices.  

5. Mortgage rates will remain constant:  In 2022, mortgage rates were volatile, and we saw them rise as high as 7.2%. While that is historically a normal mortgage interest rate, it put many buyers into shock and softened their home-buying desires. HousingWire recently cited the following: “The red-hot housing market of the past 2 ½ years was characterized by sub-three percent mortgage rates, fast-paced bidding wars, and record-low inventory. But more recently, market conditions have done an about-face…now is the opportunity for everyone to become re-educated about what a ‘typical’ housing market looks like.” 

Recommendation: Buyers should get preapproved as quickly as they can and discuss their financing options with a trusted mortgage lender. Jarrod and his team work with leading mortgage lenders. Access the list, here.

6. Prices will continue to rise: The supply and demand equation is driving prices and will continue to do so. First-time homebuyers will need to ensure they are qualified and ready to compete for the entry-level price. Young millennials will continue to be a huge buying pool, and in 2022 made up 32% of all purchases (National Association of Realtors). Sharry Schmid, president of Edina Realty, cited that the average age of the first-time home buyer is now 36 years of age. 

Recommendation:  Don’t wait.  Homes will continue to appreciate, and you will most likely pay more for that same home a year later.

7. Rent rates will continue to rise: The rental market is showing no signs of slowing down. Look around, you can see apartment homes being built in every major city. In fact, multi-unit housing is accounting for approximately 34% of all commercial projects nationally in 2022, according to Todd Richardson, General Deputy for Housing and Urban Development. It is fueled by housing demand and there is no slowdown in sight for the next few years. As a result, rent rates are at an all-time high across the nation. 

Recommendation:  Meet with a qualified loan officer who can show you how much money you can save by owning a home rather than renting.

Giving Back to the Community  

Another year has come and gone. As the end of 2022 approaches, we are taking this time to reflect on our community contributions. This year, the team made their 291^st career donation to a charitable organization, making a difference in our community. 

“Giving back to our community, providing excellent services, and having a good time while doing it has always been our guiding principles for our business,” said Jarrod Peterson, CEO, and founder of the award-winning team. He added, “We continued that support during the COVID-19 pandemic and increased it over the past year. We served many clients in 2022 and made certain to donate to charities that matter to them.”

For example, when a client has a deep connection to a certain charitable organization, the team will make a donation in that client’s name after they complete the purchase/sale/investment transaction. 

Repeat Contributions to the Crimson Organization

Jarrod is fortunate to be named Maple Grove’s Favorite Realtor for 16 years consecutively, according to Press News and Maple Grove Magazine. During this time, Jarrod and his team have served community leaders, many school teachers, staff, administration, and of course, hundreds of sports families. For over fourteen years, the Jarrod Peterson Real Estate Group has been the leading real estate donor to the Maple Grove Crimson athletic and extra-curricular programs.  “Crimson families are deeply passionate about their child’s sports and clubs”, said Jonathan Brenny, a real estate consultant on the team. “As a result of that passion, we are asked often to support their programs.”

Doug Stang, a local Crimson father and booster member, said, “It is well known that Jarrod Peterson and his team donate generously to the community. More Organizations Receiving Help and Care

This year, the team made new contributions to many organizations including the St. Cloud State University (SCSU) Alumni Association. The entire real estate team all graduated with their undergraduate degrees from St. Cloud State University, so when the association asked for a donation, they did so with pride. 

They also contributed to Stand with Ukraine, an organization that is helping send needed medical supplies to their country and citizens. Another new organization that the team supported was Tribute to the Troops. This organization creates awareness and offers support to veterans and their families who have lost their lives while defending freedom for our country. Peggy Johnson, a local resident and past client of the Jarrod Peterson Real Estate Group, is involved in this organization. When talking with Peggy, she offered this about Tribute to the Troops and Jarrod’s involvement, “I love what Tribute to the Troops stands for and I knew Jarrod would support it because I believe in the cause. I asked if he would donate, he said yes, and another veteran’s family is benefitting from his generosity.”

One of the special contributions the Jarrod Peterson Real Estate Group made this past year was financial support to Rush Creek Elementary’s Media Center.  This allowed the media center to purchase a book vending machine for the 1,200 students attending grades K-5. “We did this in honor of Donna Ohlgren, Media Specialist, who taught our son about the love of reading,” added Linda Peterson, Business Advisor to the team.

Giving back financially is not the only thing the group does to support non-profit organizations. Each of the team members holds leadership positions as advisors or board members to various organizations. Lynn Chheang, a real estate consultant on the team, is an advisory member of an organization called The Link, which focuses on helping underserved youth and young families overcome the challenges of poverty and social injustice.  Chheang said, “I grew up in a challenging environment, without the network of good people in my local community and supporting non-profit organizations, my life could be very different. I know the impact we are making every day in society, and I am proud of it.”

As 2022 is coming to a close, it is safe to say this year continues to be like no other. The real estate market is normalizing, and inflation/interest rates are rising. Although we have all been faced with challenges and hardships, recovery and triumph have happened every day.  These times remind us of the importance of community involvement and support. We’re proud of the communities we serve and love to call home, and proud of all the clients we help buy/sell/invest every day.

Selling a house is never an easy process. Especially when it’s a home that has housed so many cherished family memories. The Jarrod Peterson Real Estate Group of Edina Realty has helped hundreds of families sell and make the transition they want to. But one family sticks out to us and was really special: The Ancheta family. With most of our “Be Like” blog series, we have protected our client’s identities by using fictitious names. However, the stories, stats, and emotions have always been real. This time, with permission from our clients, the names shared match their emotional journey. Continue reading to hear more about the Ancheta family as they sold their family home.

Humble Beginnings

Monico and Rosita Ancheta were blessed with three beautiful children: Jocelyn, Al, and Stan. After living in Minneapolis for many years, they decided to embark on a new journey and build their dream home. They built it from scratch in 1972, buying the land from a farmer in Andover. At the time, Andover was nothing more than dirt roads, and open fields—a growing family’s dream. Monico, a skilled engineer, designed the home himself, even installing the insulation in the attic and walls. Monico and Rosita were great entertainers, and it was important they had a home large enough to host their regular Filipino community gatherings. 

The home was Mediterranean-inspired, located on several acres. It had five bedrooms, four baths, and over 3,700 finished square feet. It consisted of many windows, fireplaces, and a walkout rooftop deck above the attached, two-car garage. Their house even had a central vacuum system (very progressive for 1972). The walkout lower level featured a full kitchen/wet bar, which was used often for entertaining.  

Lasting Memories

As you can imagine, there were a lot of memories created in that home between 1972 and 2020, when it was sold. Jocelyn and Stan enjoyed the acreage and yard the home provided. Al held his wedding at the home in 1981. But sadly, the home was more than Monico and Rosita could maintain as they aged. When Rosita passed away in 2018, and Monico followed in 2019, it was time for the three siblings to figure out what to do next. 

Let’s Talk About Options

Jocelyn, Stan, and Al, were hoping the home could stay in the family. Would a grandchild want it? Would someone else in the family want to purchase the home while carrying on the Ancheta name? When those options were not possible, the next question was: Should we rent it? Should we sell it? They had a lot to consider.

The siblings decided not to rent the property and instead sell it to someone who would be proud to call it home, as their mother and father had all those years. Jocelyn coordinated the emptying of furniture and personal property, as well as clearing out the home. As they went through the emotional process of sorting through their parents’ belongings, they had common questions such as, “What do we do with all this stuff? What do we do with all the photographs?” Sorting through the items was emotional yet fun as the siblings often chuckled wondering why their parents kept all this stuff.

Al and Stan were figuring out the next steps to selling the home. They contacted an Instant Offer group; you know the type: “We buy your home for cash.” The offering price was discounted by over $100K. The siblings were worried because it was the start of COVID-19 and they didn’t know the impact that would have on real estate sales and the economy. While this was going on, the family decided to sell 12 of the 16 landlocked acres to a neighbor. They did that so other developments wouldn’t be built on that land. Stan coordinated this activity and the buyer of those 12 acres was the Eveland family of The Eveland Family Farm. The Eveland Family Farm held events and fall festivals and did so much for the Andover community. For the sale of the property and the remaining four acres, Al suggested they contact Jarrod Peterson of Edina Realty, whom he trusted and with whom he had previous experience. Since Jarrod and his team had helped over 1,600 clients in nearly two decades, Jarrod was confident in his assessed market value, and it was $100K above what the Instant Offer company was offering. 

The Sale

The home was prepared and cleaned by the family, while Jarrod and his team ensured the best aerial and professional photography was conducted to tell the true story of the home. COVID-19 was creating a huge demand for homes with acreage, and the timing of the sale was perfect. The home hit the market on June 5, 2020, and within 48 hours (52 showings later), the family had over a dozen offers to review. Many of the offers were cash offers, which are always beneficial since they typically don’t create any appraisal challenges. After selecting an offer, the home sold for $35K above its listing price. Choosing the right buyer was important to the family who wanted the new homeowner to care for the home and appreciate what their parents had built.

A Final Goodbye

Shortly before the scheduled closing, the entire family gathered one last time at the home. They shared stories, cherished memories, and even honored their mom/grandmother in a special way. Rosita collected rocks over her lifetime, and the family took turns throwing various rocks into Coon Creek, a tribute to the home they had built for the family.

Spring has sprung! The busy spring real estate market is well on its way. The past few years, real estate trends have been a hot topic – with no end in sight for the seller’s market. Thinking about selling your home or making a change can seem a bit daunting. Maybe you don’t even know where to begin. Our recent Be Like blog series with Jon and Katie H. has followed their different experiences of buying and selling homes in 2015 and 2021.

With most of our “Be Like” blogs, we choose to protect our client’s identity by using fictitious names; however, their stories, statistics, and emotional responses are authentic. But with this three-part story, with permission from our clients, the names are real.

The next and last installment of this series is the story of some of the in-between parts of homebuying and selling. What home improvement updates need to be done before you list a home? How do you know if it’s the right time to make a change? Does it make a difference to have a trusted realtor? Read on for the answers.

Story Recap of Jon and Katie

In part one we followed Jon and Katie as they were looking to get off a busy street, have a home with more room, and find a place for their growing kids to play with other kids. They knew they needed to find the right realtor for the job – which led them to Jarrod. Jarrod’s connections and knowledge of the Twin Cities real estate market really helped put Jon and Katie at ease. And Jarrod hit their expectations out of the park. They found the perfect home for the next phase of their lives.

In part two we picked up with Jon and Katie in 2021. They knew they needed Jarrod’s expertise again. Not only did they want to sell their home for the best price, but they also had a very specific location where they wanted to move. This location would allow them to be closer to school, jobs, friends, etc. Even though it was a low inventory market, Jarrod was there to help counsel and guide them. Again, he hit a home run for them. Jon and Katie have been so thrilled with his work, that they recommend him to all their friends and family.

Home Improvement Recommendations

Each time Jon and Katie thought about selling their home, they met with Jarrod a few months before putting the home on the market. During these initial meetings, he got to know them, their current home goals, and toured each home. After each meeting he left Jon and Katie with his home improvement recommendations.

Ask Jarrod He Knows

As the saying goes “ask Jarrod he knows!” During his walk-throughs Jarrod creates a homeowner’s to-do list. Jarrod doesn’t simply give suggestions for getting your home ready to list—he checks in on your progress and gives additional ideas along the way. Professional photos and videos are also included when the Jarrod Peterson Real Estate Group sells your home. As Katie said, “The photography of our home was better than real life!”

Katie also believes that all of Jarrod’s recommendations and suggestions is why both homes sold on the first day listed, well above asking price. Jon and Katie were so happy with the work Jarrod did for them. They felt he knew exactly what he was doing.

When is the right time to sell your home? How hard is it to buy and sell a home at the same time? Does today’s real estate market make it extra challenging to do that? When you start thinking about making a move whether to upgrade to a bigger home, to downsize, or to move to a certain location, questions like these are quite common. Having the right realtor on your side can make all the difference.  But in today’s market, how do you buy and sell a home at the same time?

The Next Chapter for Jon & Katie

In our previous blog, Jon and Katie just purchased and moved into their next ideal home. To recap, as their kids were growing, they sought a quiet neighborhood with families like them. And they found it ─ hockey rink and all. This blog continues their home-buying journey in 2021.

Although they loved their neighborhood, the needs of their family had changed. Now, they set their sights set on a specific area in the Twin Cities Metro to which to move.

Jon and Katie understood this move would be challenging. Not only was the real estate market very different from their last move in 2015, but they also had a very specific area where they wanted to buy. This meant they needed a well-connected, knowledgeable, results-driven real estate agent. Jon & Katie knew who to call.

How to Buy and Sell a Home at the Same Time

The 2021 real estate market presented its own set of challenges. Buying a home to move into could be difficult, the low inventory meant houses could be harder to find. It was more common to have plans to sell, possibly rent, and then buy. Or to buy, then sell. This was one of the first conversations Jarrod had with Jon and Katie. To get a clear picture of their timeline, objectives, and aspirations.  

As Katie said “We had a very tight one-to-two-mile radius in our home search. We ended up a little outside of it a bit, but not far at all. We knew it was like looking for a needle in a haystack.”

Homebuying Stresses

The first step for them was selling their home. While this task was a little easier in 2021 than 2015, they also needed time to find a home for themselves. As luck would have it, we were able to find Jon and Katie a buyer who agreed to a contingency that would allow them more time to find a home for themselves.

The stress of trying to find a home was more challenging than either Jon or Katie thought it would be. One home captured both of their hearts. It had everything they were looking for and in the general vicinity where they hoped to move. So, Jarrod helped them put in a competitive offer ($60,000 over asking), but the competition for that home was too great. Jon and Katie’s offer was not accepted.

The hunt for a home was still on. Jon and Katie said, “We kept [Jarrod] busy.” Jarrod also gave them advice to move on from that house, and to be open to other possibilities. But time was not on their side. Not only with the contingency with their buyer, but being a schoolteacher, Katie wanted to find a place before the busy school year began. The pressure was on. Jon said “We felt like we had a really strong realtor and advocate on our side. I always felt Jarrod was able to work things out.”

Throughout the whole process Jon and Katie felt like they could lean on our team. Their buyers almost backed out of the deal, but we were able to get things straightened out. Our drive to help our clients meet their real estate needs and goals was ultimately what helped Jon and Katie find their next home. They found their home around the Fourth of July. Although Jarrod was on vacation, one of the benefits of working with our team is that we are a team. Seeing a home first or early was a big benefit in the market. Jon and Katie were grateful to be able to still see possible homes, and to even put in an offer. As Katie said, “Jarrod set us up with a realtor colleague, she also helped counsel us through how to make an offer.”  

In the end, the teamwork paid off and Jon and Katie got the house! They were so pleased, the house was exactly what they wanted, plus it was around the location where they wanted live. Their whole family was excited to be closer to school, friends, sports, work, etc.
