So you are selling your home! Congratulations! And you have young kiddos! Good for you! Except….young kids and staging do not mix well.

Here are some tips that will help you stage while staying sane with young children in the home!

1. Purge and Store

You may have lots of extra toys and kids clothing that your kids do not even use anymore! Get rid of them! Not only does this clear out unneeded “stuff” to help your house look more organized, it will help jump start your packing since it will be less to move!

2. Baskets and Bins!!

So, realistically, you cannot get rid of all the toys. I mean, what are your kids going to do until your home sells?? But buyers do not want to see kids toys when they walk in for a showing. So practically, having extra bins and baskets to toss in the toys that are strewn around before you run out of the house for a showing can really help save you time and help keep your sanity.

3. Friends, Family, Babysitters, Park, Chuck E Cheese

Use any help you can get! When a showing comes up, you may have only 30 minutes to an hour to get ready and out the door. Make sure you have a list of places you can go for an hour or two until your showings are done.

4.Magic Erasers!

Markers on the wall? Smudges on the table? Scuffs on the floor? Make sure to have a stock of magic erasers for those quick fixes! You will not be able to live with kids in a sparkling house, but you can try very hard to maintain the sparkliness!

5. Go TEAM!

If your kids do not have chores, this could be a good time to instill some hard work. You get a call or text that you have a showing in 1 hour…. Johnny knows he needs to clean up all the shoes, Sarah picks up all the toys and Tommy vacuums! Then you parents can worry about the other things you need to touch up quickly. Team effort can make showings much less stressful!

My husband and I had a great experience working with Lauren Heisey during the house-hunting and purchase process of our very first home! We had interviewed quite a few realtors in order to find the perfect fit for our first-time home buying experience. From the very beginning of our interactions  with Lauren, she had an easy-going personality that was a perfect match with ours.

Some realtors we had interviewed were extremely pushy and wanted us to sign the exclusivity contract before we could even ask questions to determine if they were a good fit — but not Lauren! She understood that the home buying process (especially for first timers) is stressful but having a realtor that is compatible with the buyers can make a tremendous difference!

We were so excited about the house that we called Lauren right away to put in an offer since we knew it was a very popular home and had a lot of interest. She was prompt in running comps and put together an offer that we felt comfortable with (including the escalation clause). She recommended that we hold off submitting our offer until the Monday morning following the open house weekend since the sellers would not be reviewing offers until that Monday and we didn’t want to provide the seller agent with ammunition of being able to say “we already have offers on the house” at the open house on Sunday.

There were a total of four offers and the sellers selected ours! Lauren did a great job putting together a competitive offer and went above & beyond to provide the sellers with some background on us as a couple to make the offer more personal. (FYI – All of our documents were signed digitally via DocuSign which was so convenient and expedited the process!) Lauren was also able to provide us with recommendations for lenders. We ended up utilizing one of her recommendations and it worked out great having a realtor and a lender that had worked together previously. Lauren joined us at closing at the title company. All went smoothly and we closed on time! We will utilize her services in the future and will definitely recommend her to friends & family. Thank you, Lauren!

I hope everyone had a great Fourth of July and is having a wonderful summer.  Our local real estate market is definitely having a great summer, as it is much stronger this year as compared to this time last year.

Low interest rates

My instinct is that this is largely due to the still very depressed interest rates, which only dropped further with the recent news out of the EU.  Those low rates are causing many first-time buyers to decide to enter the market, and are causing many established owners to do ‘move-ups,’ both wanting to lock in at such historic low rates.  My prediction is that we will continue to see a hot summer market, which will give us some momentum as we enter the typically slower fall and winter months.

What Types of Homes are Selling
We are seeing much more activity on houses that are remodeled with premium upgrades than on houses lacking those updates, even when priced accordingly.  The reason for this is simple: homes, unlike other forms of investment, are typically where families live, and therefore there is often a lot of emotion driving the decision of what house to buy.

Many buyers will only pull the trigger on a home that they can happily see themselves living in (i.e. their “dream home”), and many people lack the ability to picture what a house would look like after being updated.  So, only those houses that already have that ‘model home’ feel are commanding top dollar.

Improvements that make and Impact

Although every house is different as to what would be necessary to give it that ‘model home’ feel, typically we recommend the following upgrades before listing: neutral paint colors (Benjamin Moore’s Revere Pewter is popular); nice flooring (hardwoods are still preferred) and updated kitchen with granite or silestone countertops and stainless steel appliances.

Those updates (together with any unique update recommendations we make upon seeing the property) will make a huge impact with our online marketing strategies and on potential buyers’ first impressions, helping to command top dollar for our listings.
