2011 Market Report

As the end of 2011 approaches, I decided to do my year end blog a couple of days early. The following table shows the year to date sales of real estate by agents during 2010, followed by 2011 figures. I can't say it was an exciting year, but we did sell afew mor homes, 105 to be exact. Some things also remain relatively constant, the percentage of list to sales price for example. As it was last year, the biggest factor this year for both selling price and days on the market is single family homes are much more desireable to today's buyer. In past years condos and houses sold at roughly equal numbers, and just a few dollars difference in price per square foot. Days on the market also verify this preference.

It's a Major Problem

Jobs and joblessness are a major problem for our industry. If our young don't have jobs, we can't sell them starter housing. If the owner of starter housing can't sell it, we can't sell them upgraded housing. If the owner of upgraded housing can't sell it we can't sell them retirement housing. What is my point? ABC News has had a campaign for several months making people aware of how many things are imported, ofte from predatory trading partners, and emphasizing how many new jobs could be created if we turned this around. I remember when products proudly carried a "Made in the U.S.A." label, prominently displayed. How nice it would be if manufacturers did that again. Please consider joining this movement. I MISS HALLOWEEN!

I love living in Sun City AZ, but we don't get the kids trick or treating here. I miss being young, deciding on my costume and going throught the neighborhood getting treats, also miss the elementary school Halloween carnival. I miss getting the kids ready to go, and staying home giving out the treats. I miss my favorite town, Sierra Madre Ca. at Halloween. There was one street, Allegria that went totally crazy. All the houses decorated with graveyards, flying ghosts, pumpkins the size of a house. One house had over 150 carved pumpkings. It was a weeks work for the entire family. HARP, not a musical instrument!

HARP, just a cute acronym for Home Affordable Refinance Program. This plan is to allow people to refinance older loans at today's lower interest rates, thereby reducing the required monthly payment. The President thinks the average borrower will save as much as $2000 on interest and will spend that money. Hence, this is an attempt to help the homeowner and act as a stimulus also. HARP extends the old acccess to refinancing of the President's last attempt to help through 2013. Sounds like a win/win doesn't it? Now let's look at some details. You must have been current for 6 months. You can only have missed 1 payment in the last year. No appraisal required. Unlimited loan to value ratio. This is to allow those who are seriously underwater access to refinance. Your loan must be owned by Fannie Mae or Freddie Mac. (in other words conventional only, FHA and VA borrowers need not apply.) This is for loans originated before June 2009. So, what's the catch? (Yes there are some) The plan is governmental, but the banks are allowed to create OVERLAY requirements. One such requirement you can expect is lenders will set a loan to value ratio, in spite of the intent of the rule. We don't know what the overlay requirements will be until sometime in November. It appears that if a person had a "Liars Loan" before, they will re able to refinance under the same conditions. In other words, no verifyable income or assets. Each year about this time, my bagpipe band gets to play for the University of Phoenix Graduation ceremonies. This is one of my favorite gigs, everyone is happy, the audience, graduates and faculty acts like we were rock stars. As is normal, each year there is a featured commencement speaker, so I am somewhat of a connoissuer of speakers. This year we were lucky to have Tom Brokaw speak. We have know the mechanism of supply and demand since Adam Smith wrote "The Wealth of Nations", first published in 1776. "And Glory Guards with Solemn Rounds, the Bivouac of the Dead..." That was a line from the poem, Bivouac of the Dead by Theodore O'Hara, an officer of the United States Army during the Mexican/American war. Also an officer of the Confederate Army. They should remind us to teach our children what it means to live free, and the responsibility that freedom demands. On the note of remembrance, I was leaving for work today and my wife was watching "All My Children". A character was holding a Blue Star Flag, preparing to raise it with the Stars and Stripes to honor a member of her family preparing to deploy for combat. This at the same time the Discover channel was showing "American Chopper" as a marathon. My hat is off to the soap opera, and I give an epic FAIL to the Discover channel. At least I live in Sun City where the population flies the flag, Stands for it when able, and knows what it has cost to keep it. Kevin Thomlinson makes a very good point, like him, I like to read the Daily Drop on my phone. I am sure I miss some very good posts because of this. Another thought, how about writing the Rain Gods asking for a mobile reader?Most of you reading this may not know me. I was back here a lot in 2007/2008. I may not participate much, though I wish I could, but I do get the ActiveRain newsletter and usually I get it on my phone between appointments---as I guess many of the agents like me do. I have just one bit of advice: If you make the newsletter, and if your post is a Member's Only post, please consider that all of us on our phones may want to read your post but logging in to read a Member's Only post is quite tedious while "out and about." So, if you make the newsletter and want your post read PLEASE CONSIDER MAKING YOUR POST NOT "MEMBER'S ONLY" FOR THE DAY OF THE NEWSLETTER. Many times I logout or go to the next post that may not be locked down. Just some insight.

TECHNAPALOOZA! Strange Name, Great Experience.

Yesterday, the Arizona Multiple Listing Service, (ARMLS) held their TECHNAPALOOZA training event. Once a year ARMLS does this, making training in a wide variety of subjects available to us. REALTORS are required to have continuing education classes which are commonly available, but TECHNAPALOOZ give us the opportunity to learn new skills in subjects like smartphone usage, new programs available, MLS tips, and many other subjects. If you didn't go, try to make the next one, you won't regret it. My favorite class was Google Universe, taught by William James. I am linking to his web site HERE. He teaches his classes on Google and handheld computer use (smartphone) nationwide. His speaking schedule is on his site, as well as many free tips. Catch him if you get the chance. WHY AREN'T THEY IN JAIL?

An interesting article in the March 3, 2011 issue of Rolling Stone. The author writes of the current economic crisis. You can check it out here. The author posits that nobody went to jail except Bernie Madoff, and many people deserved to. A position I agree with. In fact, I'll take it a little farther, if banks were too big to fail, why do we now have BIGGER banks? Here are a couple of my favorite quotes on the subject. "History records that moneychangers have used every form of abuse, intrigue, deceit and violent means possible to maintain their control over governments" James Madison Madison was our first Treasury Secretary. AND " I believe that banking institutions are more dangerous to our liberties than standing armies." Is This a FRAUD?

It may or may not be fraud, but it is a total scam. Many people who bought homes last year are receiving letters that imply you should buy a copy of your property deed. The problem is this company is charging $157 to get a copy of the deed to send you. Why is this a problem? You got one shortly after escrow closed. If you didn't the escrow/title company will gladly get one for you, or you can go to the Maricopa County Recorders Office and order an official copy for a nominal fee usually about $1.00 per page. When you buy a property, the transaction becomes public record and you will receive many offers for products and services. Most are of some value, but this one is not, don't fall for it. What a surprise! The article below was written by Melissa Zavalla, a San Diego County real estate agent and expert on short sale and distressed property. Melissa quotes a report by the Congressional Oversite Panel stating that President Obama's loan modification program isn't working well. I wrote a post The President Speaks! A Good Start or a Cruel Hoax? the day after the President announce this plan. Of course it took congress almost 2 years to discover what an hour of research and arithmetic would have told them. Just the other day, on Tuesday, December 14, 2010, the Congressional Oversight Panel (www.cop.senate.gov) issued a report that provided a scathing commentary on the HAMP program (Obama’s loan modification program)--stating that it has not been nearly as effective as previously hoped. The report states that the government’s loan modification program (HAMP) has not provided assistance to the 3 or 4 million homeowners that Barack Obama stated would receive more sustainable mortgage loans when the Home Affordable Modification Program (HAMP) was launched in March of 2009. Instead, only about 700,000 will have benefitted from this program. It is interesting to note that while the Treasury initially committed $75 billion of Troubled Asset Relief Program (TARP) funds to the HAMP initiative, it now appears Treasury will spend only $4 billion on HAMP incentives. The members of the panel even stated that government’s loan modification program was “ineffective,” and they claimed that the Treasury’s reluctance to address flaws of the program has had “real consequences.” The report made by the Congressional Oversight Panel also states that the Treasury has failed to hold loan servicers accountable when they have repeatedly lost borrower paperwork or refused to perform loan modifications. While the latest report on HAMP goes into more detail, it clearly corroborates what most borrowers and real estate aficionados have already experienced—that the concept of a loan modification for troubled borrowers is not as successful or effective as everyone would have hoped.
