Apa sih retak rambut itu ? Retak rambut adalah istilah munculnya retak-retak di dinding tembok yang memiliki lebar kurang dari 1 mm sehingga mirip ketebalan rambut.&lt;br /&gt;
&lt;br /&gt;
Retak rambut tidak akan sampai tembus ke sisi dinding sebelahnya, sehingga bukanlah tergolong kerusakan parah pada bangunan rumah. Penyebab munculnya retak rambut bermacam-macam, misalnya saja :&lt;br /&gt;
&lt;br /&gt;
1.komposisi campuran plesteran dinding bangunan kurang baik sehingga saat kering, menyusut dan menjadi retak-retak&lt;br /&gt;
2.saat pengerjaan acian, kondisi plesteran belum kering sempurna sehingga saat proses hidrasi, uap air terhalang acian/cat dan muncul retak-retak pada dinding bangunan untuk jalan keluar uap air&lt;br /&gt;
3.saat pengerjaan acian plesteran sudah kering namun tidak dilakukan pembasahan sehingga acian kurang menempel sempurna dan menimbulkan retak-retak.&lt;br /&gt;
&lt;br /&gt;
Menurut pengamatan kami kebanyakan kasus retak rambut selalu ada pada dinding bangunan yang pengerjaannya dilakukan secara terburu-buru alias mengejar deadline. Memang tuntutan jaman sekarang mengharuskan semuanya maunya serba cepat biar nggak rugi bayar tukang. Namun sebenarnya pihak kontraktor bisa mengantisipasi retak rambut dengan menggunakan cat dasar atau sejenis cat sealer yang bisa berfungsi sebagai penutup retak rambut pada dinding.&lt;br /&gt;
&lt;br /&gt;
Jika anda membeli rumah di perumahan atau membangun sendiri dengan menggunakan jasa biro bangunan, segera komplain aja mumpung masih garansi perawatan (biasanya 6 bulan). Pihak kontraktor atau developer yang bertanggungjawab tentu akan segera melakukan pembenahan untuk menghilangkan retak rambut pada bangunan rumah anda. Namun kalau anda menggunakan jasa mandor atau tukang yang tidak kenal istilah garansi perawatan, gimana hayooo….&lt;br /&gt;
&lt;br /&gt;
Jangan keburu pusing berlebihan karena sebenarnya bisa anda atasi sendiri dengan bantuan tenaga tukang, dimana tahapannya adalah sebagai berikut :&lt;br /&gt;
&lt;br /&gt;
1.kerok seluruh lapisan cat dan lapisan plamir dengan kapi atau sikat besi.&lt;br /&gt;
2.lanjutkan dengan pengampelasan hingga permukaan acian terlihat seluruhnya.&lt;br /&gt;
3.bersihkan dinding dengan roll atau lap basah untuk menghilangkan kotoran dan debu sekaligus melakukan pembasahan dinding.&lt;br /&gt;
4.tutup celah pada lokasi retak rambut dengan wall filler (anda bisa beli di toko bangunan), bila susah mencarinya bisa digantikan dengan semen khusus untuk pengisi nat keramik lantai.&lt;br /&gt;
5.setelah kering (+/- 7 hari), bisa dilapisi dengan plamir yang bermutu baik&lt;br /&gt;
6.setelah plamir kering, bisa dilanjutkan dengan pengampelasan agar halus&lt;br /&gt;
7.lapisi permukaan dinding dengan cat dasar atau cat sealer&lt;br /&gt;
8.nah, sekarang dinding bisa dicat lagi dengan warna cat yang diinginkan&lt;br /&gt;

1.Usahakan untuk membeli rumah dari pemiliknya sendiri. Cara membeli rumah second yang terbaik adalah langsung dari pemiliknya sendiri/tanpa perantara, karena disana anda bisa memperoleh informasi secara detail tentang rumah yang hendak dibeli. Selain itu dengan membeli langsung, harganya akan lebih murah karena penjual tidak perlu memberi komisi kepada broker/perantara.&lt;br /&gt;
&lt;br /&gt;
2.Pilih broker/perantara yang tepat. Jika terpaksa anda harus membeli rumah melalui jasa broker/perantara, maka pilih broker yang sudah anda kenal/bisa anda percaya. Alternatif lain adalah dengan meminta referensi broker property dari saudara/relasi-relasi anda. Jika tidak, sebaiknya gunakan jasa broker porperty terkenal yang sudah memiliki kredibilitas baik, yang akan sangat membantu saat pengurusan dokumen jual beli, bahkan saat pengajuan KPR seandainya anda berencana membeli rumah tersebut dengan cara mencicil ke bank.&lt;br /&gt;
&lt;br /&gt;
3.Tanyakan usia bangunan rumah. Secara sederhana anda bisa mengklasifikasi usia bangunan rumah yaitu : baru (kurang dari 10 tahun), sedang (10 s/d 20 tahun) dan tua (lebih dari 20 tahun). Jika pernah dilakukan renovasi, tanyakan kapan terakhir kali dilakukan renovasi. Tentunya ini bukan patokan baku, karena tentu akan sangat dipengaruhi oleh kualitas bahan bangunan, tipe struktur dan kualitas pengerjaan yang dipergunakan pada rumah tersebut. Yang jelas, semakin tua usia bangunan maka performa-nya semakin menurun, dan berarti anda harus bersiap menganggarkan dana untuk merenovasi rumah tersebut.&lt;br /&gt;
&lt;br /&gt;
4.Periksa kondisi fisik rumah. Periksa secara detail kondisi fisik rumah pada setiap bagian-bagiannya, bila perlu buat check list agar lebih mudah dalam melakukan pemeriksaan. Akan lebih baik jika anda mengajak kontraktor untuk menilai kondisi rumah saat ini. Beberapa hal yang harus anda perhatikan antara lain :&lt;br /&gt;
- Kondisi struktur rumah, periksalah barangkali ada retak-retak di pondasi, dinding, kolom dan balok&lt;br /&gt;
- Periksalah dinding, barangkali ada flek-fek bekas rembesan air tanah&lt;br /&gt;
- Periksa kualitas lantai, apa masih baik atau sudah mengalami penurunan/retak-retak lantai&lt;br /&gt;
- Periksalah barangkali ada bekas-bekas serangan rayap pada kusen, jendela, pintu, plafon dan atap rumah.&lt;br /&gt;
- Pastikan bahwa struktur atap masih dalam kondisi baik, lihatlah barangkali ada balok/gording yang keropos, atau kebocoran serius pada talang&lt;br /&gt;
- Jangan lupa cek pula kondisi jaringan listrik PLN di rumah, masih baik atau sudah awut-awutan&lt;br /&gt;
- Apakah kualitas airnya masih layak, dan cek pula jaringan air apa masih dalam kondisi baik&lt;br /&gt;
- Rasakan kondisi ruangan-ruangan, apakah segar, lembab atau malah terasa gerah ?&lt;br /&gt;
&lt;br /&gt;
5.Cek lingkungan sekitar rumah. Dapatkan informasi tentang kondisi lingkungan sekitar rumah, terutama jika rumah itu hendak anda tempati bersama keluarga. Jangan sampai anda kecewa karena ternyata lokasi rumah tersebut sulit diakses, rawan keamanan, jauh dari sarana pendidikan atau bahkan ternyata sering kebanjiran !!&lt;br /&gt;
&lt;br /&gt;
6.Cek dokumen kelengkapan rumah. Periksalah keaslian sertifikat rumah (SHM), sertifikat Ijin Mendirikan Bangunan (IMB), bukti Pajak Bumi Bangunan (PBB) dan kemudian lakukan cross check pada semua dokumen tersebut. Apabila ternyata nama yang tertera disitu tidak sama dengan nama penjual rumah, tanyakan status hubungannya. Bila katanya belum dilakukan proses Balik Nama, mintalah Akta Jual Beli yang sah atas rumah tersebut. Untuk rumah yang berstatus harta warisan, tanyakan berapa banyak ahli waris sahnya. Poin ini penting sekali buat anda, demi menghindari masalah hukum yang tidak diinginkan di kemudian hari.&lt;br /&gt;

7.Cek harga. Carilah informasi sebanyak mungkin tentang harga pasaran tanah dan rumah di sekitar lokasi rumah tersebut, sehingga anda bisa melakukan penawaran dalam kisaran harga yang sewajarnya. Terlebih-lebih jika anda berencana membeli rumah tersebut untuk kemudian menjualnya lagi.&lt;br /&gt;
