Candidates must have successfully completed, or be in the process of completing, a R.I.C.S. accredited course. &lt;p&gt;Our Residential Valuation and Surveying Department specializes in the top end of the residential market and our clients include private individuals, royal families, companies as well as governments. We undertake formal valuations for litigation, loan security, tax and charitable purposes as well as acting and advising in negotiations for lease extensions and buying freeholds. Due to our client profile discretion, attention to detail and an inquisitive mind will be essential. Much of our work is for court or tribunal and this means candidates must be well prepared at all times and ready for hostile cross examination.&lt;/p&gt;
&lt;p&gt;Our two year training scheme concentrates on one-to-one mentoring and hands on experience. Whilst most training will be conducted in-house there will also be an opportunity to study from experts in the relevant disciplines. Graduates will be expected to deal with clients from an early stage. Therefore candidates must have good interpersonal skills and a keen analytical mind.&lt;/p&gt;
&lt;p&gt;Near to the time of your interim and final assessment APC Interviews, you will be given advice on your required submissions and will be prepared for your APC Interview with mock assessments.&lt;/p&gt;

		<description>&lt;p&gt;When I first started working in the lettings industry some 16 years ago, the sector was completely unregulated with scant regard paid to the rights and interests of tenants.  Lettings agents worked, quite rightly, solely in their clients&amp;rsquo; interest, with tenants left to fend for themselves.  Over the years, this has led to an inordinate amount of complaints against lettings agents and latterly to a clarion call for the sector to become fully regulated.&lt;/p&gt;
&lt;p&gt;The quality of service in the lettings industry varies wildly from responsible agents who work hard to provide a professional service, to rogue agents whose sole interest is to drive profitability at the expense of their customers.&lt;/p&gt;
&lt;p&gt;2013 will likely prove to be a watershed as all the stakeholders concerned are finally united in their desire to see regulation.  The Office of Fair Trading, the Association of Residential Letting Agents, the Ombudsman and others are putting increasing pressure on the government to take action.  Whilst the current government has more immediate priorities in terms of the economy, and they are keen to avoid red tape where possible, it appears that some form of regulation will come into force sooner rather than later.&lt;/p&gt;

		<description>&lt;p&gt;I hope that you will enjoy browsing through our new website and like its improved functionality.   Whilst the warmer weather has been late in arriving the traditional &amp;lsquo;Spring&amp;rsquo; market has certainly begun. All our offices have been extremely busy during the first quarter of 2013. The current round of quantative easing has weakened Sterling resulting in increased international activity, and I have no doubt that the current unfortunate financial turmoil in Cyprus will drive further investment to our shores.&lt;/p&gt;
&lt;p&gt;The Budget announced the Government&amp;rsquo;s commitment to promoting the UK as a place for global business encouraging growth and jobs.  The rate of corporation tax has been reduced by 1% and will decrease by the same amount again down to 20% from April 2015.  The UK now has the joint lowest rate of corporation tax by comparison with current rates of tax in the G20.  The budget also shows the focus on supporting investment and fund management in the UK. This is good news as wealth and jobs created here will stimulate the economy and with it, support the housing market.  The Government has also introduced measures to aid those struggling to raise a deposit through the &amp;lsquo;Help-to-Buy&amp;rsquo; scheme.  This will offer equity loans and mortgage guarantees for those unable to raise more than a 5% deposit.  Whilst this scheme is only available for new build properties under &amp;pound;600,000, it should kick start the bottom end of the market and cause a beneficial ripple effect up through the market. Our financial services team will be able to help and advise. I also anticipate that the move away from RPI will increase inflation which in turn will put upward pressure on property values.&lt;/p&gt;

		<description>&lt;p&gt;The genius of Grade II-listed Clock House at Cowfold, near Horsham, West Sussex- currently for sale through John D. Wood &amp;amp; Co (020-7908 1108) at a guide price of &amp;pound;2.5m-is its designer, the Arts-and-Crafts architect Richard Barry Parker, who, with his partner Raymond Unwin, designed Hampstead Garden Suburb. Commissioned in 1913 by James Rolls-Hoare as a wedding present for his eldest daughter, Muriel, on her marriage to Sir Edmund Loder, Clock House was the heart of a model country estate that originally incorporated farm buildings, a water tower, a pumping station, hunting stables, garages and houses for the coachman, head gardener, chauffeur and head cowman. The estate cost &amp;pound;20,000 to build and employed 100 men.&lt;/p&gt;
&lt;p&gt;No expense was spared in creating the 10,000sq ft main house, which, although a mere 100 years old, looks authentically Elizabethan, and incorporates 16th-century timbers and stonework recovered from a nearby farmhouse, and the frame of a massive timber-framed barn that was cut in half to form the two projecting north elevations.&lt;/p&gt;
&lt;p&gt;The bricks used in the construction were made in a nearby field. Barry Parker was an ardent supporter of William Morris, and Clock House is a sublime expression of the finest Arts-and-Crafts principles. Inside the house, these include fine oak panelling and carvings, notably the intricate Moorish screen in the impressive entrance hall. The main family rooms radiate from the panelled entrance hall and the grand staircase, and the great hall, drawing room and dining room have far-reaching views across the Edwardian gardens to the South Downs.&lt;/p&gt;
&lt;p&gt;When Lord Loder was killed in the First World War, the estate was left to his son, Giles. The house was requisitioned by the Canadian Army during the Second World War, and in 1942, a log falling from an untended grate is thought to have started the fire that gutted the second floor. In 1951, Clock House was rebuilt and leased by the Loder family before being sold in 1976. But it was only in 2011 that listed-building consent was obtained by Alan Woods, founder of his family's fleet of luxury Thames river-cruisers and the current owner of Clock House, to reinstate the second-floor dormer windows and provide a further two bedrooms, two bathrooms and a dressing room. &lt;p class="MsoPlainText"&gt;Life is returning to the country property market as the Government&amp;rsquo;s Funding for Lending Scheme is yielding results.&amp;nbsp; The increased liquidity in the financial sector is enabling banks to lend more freely which is creating greater competition within the mortgage market.&amp;nbsp; Our clients&amp;rsquo; purchasers now have access to some of the lowest fixed rate residential mortgages in history through our in-house mortgage brokers which presents an excellent opportunity for people to upsize or to get their first foot on the property ladder.&amp;nbsp; Investor enquiries have been increasing, especially in our Surrey offices.&lt;br /&gt;&lt;br /&gt;&lt;/p&gt;
&lt;p class="MsoPlainText"&gt;There remains a shortage of property on the London market as both national and international purchasers compete. The Bank of England&amp;rsquo;s Quantitative Easing programme has not only boosted the stock market but also weakened sterling so improving foreigner&amp;rsquo;s purchasing power. With this shortage, many estate agents are mistakenly over pricing properties in order to win instructions.&amp;nbsp; This is detrimental to the property sale and not in the client&amp;rsquo;s best interests, even if they are open to offers.&amp;nbsp;&lt;br /&gt;&lt;br /&gt;Today&amp;rsquo;s purchasers are extremely price savvy, as recent comparable sales values are freely available on the internet. Many potential purchasers are not even willing to view a property if they perceive it as overpriced.&amp;nbsp; Our statistics show that properties which come to the market at the correct level, attract competitive bidding, achieve a speedy sale and sell for as much as 10% over the guide price.&amp;nbsp; However those that are priced 10% in excess of the perceived value take twice as long to sell and achieved less than the perceived value due to the lack of competitive interest. As they say, less is more.&lt;br /&gt;&lt;br /&gt;This April sees the introduction of the new Annual Residential Property Tax on properties worth more than &amp;pound;2 million which are not run as businesses and held by &amp;lsquo;Non Natural Persons&amp;rsquo;. i.e. companies and some trusts.&amp;nbsp; The new legislation on the Capital Gains Tax charges relating to this new annual charge has just been published.&amp;nbsp; I would advise anyone with any such interests to seek professional advice on how you will be affected.&amp;nbsp;&lt;/p&gt;
