Letting Out-of-Town Agents Post Your Listing on Websites

With the power of the internet, we are able to do many things from anywhere in the world. For instance, I can get a contract signed in my bathing suit sitting on the beach in Cancun. (Sorry for the visual there!) That's good for my buyers and sellers because my availability and ability to continue moving forward with purchases is increased.

On the flip side, in real estate, you can also be an agent in California and offer FSBO (For Sale By Owner) listers in Henderson a package where you put their home on Realtor.com and give it an MLS number. The advantage to a home seller is that you pay a smaller fee for the agent to put your home on Realtor.com. The disadvantage is that 79% of people find their home through a real estate agent according to the National Association of Realtors. Realtors look for homes for potential buyers in their local MLS, supporting local agents with listings and giving their buyers a large variety of listings with one search. If your home isn't in the local MLS, you're missing a big chunk of the market as a seller.

Also, you're still doing all the marketing for your home as well as all the legal legwork that an agent could be doing for you. When you use a REALTOR, you get someone who knows the in's and out's of the market, can deal with the buyer or buyer's agent for you, will deal with all of the showing and inquiry traffic, pays for the signs for your yard and all the advertising, knows what to ask of buyers and mortgage companies, knows how to keep the transaction moving along smoothly, and deflects much of the legal ramifications off you onto themselves as a licensed professional. That's worth something. I've heard people say, "I'll never buy or sell without using an agent." These have been folks who have done it that way before and know the headaches it can cause.

Selling your home can be an emotional experience already. Throw in some buyers who want to buy only if you throw in your wedding portrait over the mantle or leave the grandfather clock in the hallway, and it can turn into an even more personal battle. Why should you deal with negotiating all of this? Trust a good agent to do this for you and act as a mediator in this transaction.

QR Codes in Marketing Real Estate

If any of you grab the Henderson Homes magazine and flip it open to see my ad, you'll see a wierd barcode-like square plastered on my page. This is a QR Code. If you pull up to a house I have listed and pull out a flyer, you'll see one of those wierd square things on my flyers as well. This is called a QR Code and it's something I do because I think it's value-added for the way technology is advancing today. You don't see other REALTORS in Henderson doing it right now, at least none that I can think of, and that's good for me. While most people may not know what that square-thingy is or does, those who do will appreciate that it's there.

A QR Code enables anyone with a smartphone to download an app from their app store for free(I suggest an app made specificially for QR Codes) and scan this square. Once scanned, the barcodes contains information to take you to a website or other type of media that enables you to interact with the product or service or brand that is being advertised.

In the case of my Homes Magazine ad, when you scan my QR Code, it will take you to my mobile website where you can find any home listed in the area. It even works for Evansville, Newburgh, etc. areas. It also has a cool GPS feature that tells you where homes are located for sale within a 10 mile radius of your location. If you scan the ones on my flyers, it takes you to that home's virtual tour where you get to see in vivid detail, the inside of the home you are sitting outside of. I think this is all pretty cool.

Market Watch April 2011

If you remember the Market Watch I sent in December, I made several specific predictions about how our local real estate market would perform the first several months of this year compared to last year. Those predictions have been accurate to-date but what is probably more telling is how we are doing compared to 2009. As I have mentioned before the homebuyer tax credits in the first half of last year distorted sales. There were no homebuyer tax credits in the first half of 2009. Closed sales in the first three months of 2011 were up 11.7% in units and up 18% in total sales dollars compared to the corresponding period in 2009. The local housing market has improved and will continue to get better.

The number of active listings on the market continues to stay at historically low levels. Housing affordability which is influenced primarily by the price of homes and interest rates is at historically high levels. If you are thinking about buying, waiting will inevitably mean you pay more for your home, either in terms of price, interest rates or both. If you are thinking about selling, it is better to get your house on the market now before inventory levels begin to rise.

If you are selling your home, it is important to understand that buyer behavior has changed significantly in the past few years. Now virtually all buyers look at homes online before physically visiting a house. In other words showings happen online. Today the number of times a home is viewed online is as, or more important than the number of physical showings and is a better barometer of buyer interest. The Future is Here

Whether we like it or not, change is inevitable. The real estate industry is not exempt from that. While the meat and potatoes of selling homes is still the same (make an offer, negotiate, agree, sign, and buy & sell), the way we do our jobs is continuing to change.

I recently signed up for Docusign, which is an online way to sign documents. The days of having to run all over town to sign documents are nearly over. If my client has a computer and an email address, they can sign on the computer! Now, there aren't too many of us in this area that do this, but it's a real advantage. My clients love it!

I try to stay on top of the new technology as much as possible. And, while I don't know everything, I do realize that times are changing. My clients use text messaging, email, and the internet for the most part. I still like to have the face-to-face contact and the personal phone calls, but we are increasingly moving away from information that requires long amounts of time to relay.

I believe that we'll see a shift in the types of agents still practicing their craft within a 5-year period. As it becomes more of an edge for an agent to use technology, those that aren't willing or able to change with the times will fade away. Those of us who are different and open to change will steam roll ahead of the competition by offering our clients what they want.

This month I would like to discuss home inspections. These are an important part of virtually every real estate transaction. Unfortunately many buyers and sellers do not consider inspections before purchasing or selling a home. I always recommend home inspections for buyers. This is an opportunity for the buyer to hire a 3rd party professional to evaluate both structural and mechanical systems in a home before the transaction closes. When significant, unknown problems are discovered this gives the buyer an opportunity to ask the seller to make an allowance or repair defects in the home prior to closing. The inspection is not intended to sour a transaction because of minor, inexpensive defects. Too often I see buyers asking for a laundry list of minor repairs especially when considering an older home. Keep in mind that inspectors will, and should, point out items for the buyer’s benefit that are not necessarily major defects but simply minor repair or maintenance items.

I try to remind sellers that most buyers will ask for an inspection. In many cases the inspection will uncover some legitimate defect(s). In these cases, it is often in the seller’s best interest to make the repair because any known defects must legally be disclosed by both the seller and the Realtor. The next buyer will likely ask for the same repair.

Do you prefer an eat-in kitchen and a formal dining room?

Just taking a poll! Do you prefer an eat-in kitchen and a formal dining room? How many people prefer to have an eat-in kitchen that you can fit a table in AND a formal dining room in their home? And what price home do you think should have both?

This is an interesting question. There was a time when newer built homes were being built with both. I personally have a formal dining room that I took my table out of and put a couch and bar and television in for entertaining. It seemed we were doing more finger food gatherings than sit-down formal dinners. No need for a big table. But, we also have a large kitchen that fits a six-seater table. So, we have room not to have a formal dining room table.

But, what do most people prefer? Please give feedback for your market and tell me where your market is.

For those who don't know me, I love commercials. My mom said when I was little the only time I'd shut up was when commercials were on TV. I'm always on the lookout for some awesome 30-second break from reality. There are some companies known for their commercials, which is great because that what commercials are for--advertising. If they don't get your attention, then what's the point.

Every year during the Super Bowl, I'm like a kid again. I chit chat during the game (which I could care little about, sorry football fans), but am all eyes and ears during commercials. Last year, I was actually in one! Much to my surprise. I really mean it, I was in one. Thanks to Toyota. This year, I doubt you'll find me in one, but I'm sure there will be some great ones, like this one from Etrade, who always seems to have something interesting to show us. Watch this and crack up like I did.
