Kana Pipeline Awarded Wet Utility Contract for LEED Silver Construction Project

Renowned owner and developer of affordable housing, Jamboree Housing Corporation, announced they are holding a ground-breaking ceremony on Thursday, April 5, 2012, at the construction site of what is destined to be a LEED Silver Homes rated, green construction, affordable 70-unit apartment community called, "Park Landing" also referred to as "La Palma Apartments," located in Buena Park, on the former site of a Sears service center, at the corner of La Palma Avenue and Woodland Drive. Kana Pipeline was awarded the wet utility pipeline infrastructure contract from first time client and San Jose-based general contracting firm, SBI Builders, Inc.

This project is one of several projects that Kana Pipeline has done with Jamboree Housing, and "we feel honored to have come highly recommended to Paul Nuytten, President of SBI Builders and his team" stated, Glenn Gaskey, Kana's estimator who bid this project. Gaskey added that "when the market is as competitive as it is, it's a relief to see that the business of contracting is still taken with a large degree of professionalism, respect and mutual consideration for all trades involved." As part of the wet utility pipeline work, Kana Pipeline will be installing new storm drainage systems, fireline and domestic water pipeline as well as sewer pipeline infrastructure to support the new development.

A preconstruction conference was held last Thursday between all relevant trades at Jamboree's headquarters in Irvine to review the project's critical timelines, staging, prevailing wage requirements and value engineering items. Vice President, and Sr. Project Manager, Linda Mele, LEED AP, the owner's representative of S.L. Leonard and Associates, led the meeting, together with Jamboree Housing's project management team, Kamisha McCargo and George Lopez, just to name a few.

This residential project is unique for Jamboree in that it is the first development partnered with the City of Buena Park, which will offer affordable apartment homes for families earning between 30% and 60% of the Orange County Area Median income (AMI). It will feature one to three bedroom apartments, equipped with "Energy Star" appliances, low flow restrictors, tankless water heaters and other sustainable features designed to reduce utility costs for residents, according to Jamboree. It will also feature a community center, which will include a computer-learning lab, laundry facilities, an exercise room, a youth activity center, and other multipurpose spaces.

Mark Wilson, Director of Construction for SBI Builders, indicated that the most unique feature of this project was the "green roof top" amenity, which will be situated above the parking garage and will provide over 20,000 square feet of outdoor recreational space, providing a mixture of native drought-tolerant plants, in a park-like setting. This outdoor space will include a "tot lot," a fireplace, barbeque area and a walking trail.

According to Lopez, this construction project is slated to be completed October 2013.

Linde Robinson Laboratory Platinum LEED Storm Drainage Systems

Kana Pipeline gleefully took part in the pipeline construction of what has officially become the nation's first and only US Green Building Council's highest-rated Leadership in Energy and Environmental Design for New Construction and Major Renovations (LEED-NC), Platinum-certified laboratory facility housed in a renovated historically registered building.

Located at California Institute of Technology (Caltech), in Pasadena, CA, also rated the world's number one university in the 2011-2012 Times Higher Education global ranking of the top 200 universities, under The Ronald and Maxine Linde Center for Global Environmental Science's new facility, the Linde Robinson Laboratory is now known as one of the greenest science facilities on the planet and is constructed to be a model of resource efficiency and material competency.

The original 38,686 square foot Robinson astrophysics laboratory building was built in 1932 and was one of three buildings constructed at Caltech as part of the design and construction that mirrors that of the Palomar Observatory, in north San Diego County, California.

Mitch Hudson, Project Manager for Del Amo Construction, the construction company overseeing this work for Cal-Tech and who contracted Kana Pipeline for the sewer, water pipeline, fireline and storm drainage systems, thanked all subcontractors for their "contribution in restoring this building to its former glory...and a project that we can all take pride in being a part of."

Kana pipeline began the underground pipeline installation back in December 2010. One of the interesting highlights of this project, according to Kana's Project Manager, Eugene Figueros, was the stormwater storage systems. This consisted of installing an underground fiberglass tank measuring 57' long by 12' diameter that can hold up to 40,000 gallons of water. This tank was connected to a network of HDPE drainage pipe to collect stormwater. "The stormwater collected will then be used for landscape irrigation on dry days" added Figueros, "making this a very green application."

In August last year the users settled into their newly renovated building and started conducting business. USGBC officially released certification of this LEED NC Platinum rating January 3, 2012.

To mark the historic transformation of one of Caltech's oldest buildings into a prototype laboratory for the future, a private invitation-only dedication ceremony for the Linde Robinson Laboratory will take place at 4p.m., Tuesday, January 24, 2012, on the north side of the Linde Robinson Laboratory, adjacent to Bechtel Mall and between Arms and North Mudd Laboratories.

The ceremony will include remarks from Caltech President Jean-Lou Chameau, Geological & Planetary Sciences Division Chair Ken Farley, Caltech and Rocky Mountain Institute (RMI) trustee Sue Woolsey, and trustee and donor Ronald Linde. After the program, there will be guided tours of what Farley summed up as "one the nation's most energy-efficient science buildings, complete with state-of-the-art laboratories for oceanography, atmospheric science, and environmental chemistry and technology."

Though this event is by invitation only, the School's laboratory is said to be open to the public. This is surely an experience of a lifetime.

Kana Pipeline, together with key client, Matt Construction, their executives, hosts of other fellow subcontractors, and City Officials including the Mayor and City Council, will be attending the ribbon cutting ceremony to celebrate the completion of the new 450 N. Crescent Drive Underground Parking Garage today from 1:00 p.m. - 2:00 p.m. Complimentary parking for this event will be provided at the Civic Center Parking Structure, adjacent to the Beverly Hills Public Library.

This unique project was awarded to Kana Pipeline back in Fall of 2009 for $1.2M, from Matt Construction. Kana Pipeline relocated and installed new sewer and water pipeline infrastructure on Crescent Drive, in front of Beverly Hills City Hall and surrounding streets to sustain this new underground parking garage.

The Kana Pipeline team, together with their Subsurface Utility Engineering (SUE) division, worked nightly and close together on this project since actual pipeline installation work could not commence until well after all underground utilities were first located and verified. The SUE division conducted approximately 50 vacuum utility potholes and locating services, to ensure there would not be any conflicts with future pipeline installations.

Rizwan Rana, one of Kana Pipeline's Project Managers said, "This was a unique project. Literally, an entire street, existing utilities and everything underground for a depth of approximately 35 feet had to be removed and utilities relocated accordingly, to make way for this underground, 3-level deep, parking garage." Gary Leidolf, Kana Pipeline's Estimator on this project, added, "The majority of our work was in the pipeline utility relocations." Then, after pipeline and other utilities were relocated, a new street was built atop this garage.

Pipeline utility relocations began on Canon Drive and Santa Monica Blvd, north to Crescent Dr. and then to South Santa Monica Blvd. Afterwards, nearly 2,000 linear feet of 18" vitrified clay sewer pipe and sewer manholes were installed in the surrounding streets. Water pipeline work consisted of nearly 1,000 linear feet of 8" ductile iron water pipe installation, fire hydrants and related infrastructures, working on Santa Monica Blvd., Rexford Dr., and Crescent Drive to connect pipelines. Base and cap paving, traffic loops, restriping and slurry seal were the finishing touches Kana made to complete their pipeline installation work in the streets.

Just six inches away from this new underground parking garage awaits another new construction project: the Wallis Annenberg Center for the Performing Arts, located at 570 N. Canon Drive, wherewith Kana Pipeline will be working with Matt Construction, once again. Pipeline construction on this project is expected to start before the end of this year.

Upscale Residential Construction on Fast Track Schedule in OC

Kana Pipeline was awarded a $2.2M contract to build the underground wet utility pipeline infrastructure for a newly developed, 50 acre land called Lambert Ranch in Irvine, CA. This new residential project is located on the north east corner of the intersection of Portola Parkway and Ridge Valley Road, south of the 241 Foothill Transportation Corridor, near the decommissioned El Toro Marine Corps Air Station.

Kana was contracted by owner and developer, The New Home Company, which was founded by four very respected leaders in residential development; Larry Webb, Joseph Davis, Wayne Stelmar and Tom Redwitz. Kana's estimator, Don Cooper, recalls working hard to provide a complete scope of work. After several plan revisions, Cooper was happy to provide a more detailed and accurate pipeline bid, saying, "I really put my heart and soul into this bid." The Kana Pipeline team was elated to hear the news of the award earlier last week, especially after knowing the hard work that Cooper put into his estimate.

"This is a new key client for us," indicated Daniel Locke, President of Kana Pipeline, "and we are pleased to be working in familiar territory, Irvine, which is right in our back yard, especially with a highly regarded firm."

Kana Pipeline will be installing nearly 40,000 linear feet of pipeline infrastructure. Pipeline installation work will be consisting of new domestic and recycled water pipeline, fireline, sewer and storm drainage systems. Kana's pipeline construction work is split into two phases, with the first offsite phase estimated to start by end of this month, pending permit approvals. This new development will be spinning on a fast track schedule to get the new home models up and ready as soon as possible.

Eugene Figueros, one of Kana's project managers whose managed several pipeline projects for Kana recounts that this is not the first time Kana has worked on fast track projects, adding "Kana is especially not new to fast track residential work and installs quality products."

Kenneth Cornell, the project manager overseeing this project agreed, adding "we have field teams that are extremely competent in the area of residential pipeline construction and I am confident that we'll complete this pipeline work safely and on schedule."

The Lambert Ranch project will consist of 169 high-end, single family homes, featuring three different residential communities: The Hill, The Grove and The Field. This new gated community will also feature a private recreational facility for residents. The models are expected to be complete by the Spring of 2012.

Cogdell Spencer ERDMAN, a Charlotte, North Carolina-based, design-build firm, awarded Kana Pipeline a $300K pipeline construction contract to install the underground infrastructure for a new 3-story 120,000-square-foot shell and core, concrete tilt-up medical office building in Mission Hills, CA located off of Sepulveda Blvd., near the I-405, between San Fernando Mission Blvd. and Rinaldi Street.

Kana's construction of the Mission Hills Medical Office Building began in early June and is still underway to complete the remaining underground wet utility pipeline infrastructure consisting of new sewer, fireline, domestic water pipeline and storm drainage systems installation.

Project Manager for Kana Pipeline, Kenneth Cornell, indicated that a major component to this pipeline project is the storm drainage work. Pending permit approvals shortly, Kana will be working within an open flood control channel to replace the existing channel with twin box culverts. "This work for storm drainage systems will be a challenging job but something we'll overcome soon." said Cornell. "We should be out of this channel before the wet season, which begins October 1st."

It will take over 3,000 linear feet of pipeline installation to complete the underground wet utility portion of this project. This will include HDPE, PVC and RCP pipeline materials for the wet utility framework. New fire hydrants, double detector checks, and a fire department connection will be added to ensure access to water for fire protection. All necessary water bacteria testing and chlorination procedures will take place to ensure a safe potable water system. Catch basins and manholes will be put in place to manage storm water runoff.

Unlike some other water and power agencies, Cornell explained that the Los Angeles Department of Water and Power will be installing the water pipeline feed off of Stranwood Ave., located offsite, themselves. Pipeline contractors are usually allowed to install both offsite and onsite pipeline infrastructure for water agencies, but not in this case. From there, at the property line, Kana will be extending the water pipeline onsite to feed the large medical office building. This will complete the potable and fire line pipeline installation work necessary to bring water and fire services to the building.

A medical group is expected to occupy the building, which will be host to several different medical practices. "We're looking forward to the successful completion of this work for Erdman, a new client," indicated Cornell, who added that the Mission Hills project is expected to be completed by June 2012.

Kana Pipeline Awarded Contract with City of Riverside

Pipeline construction contract awarded to Kana Pipeline from the City of Riverside. This Public Works contract is the third contract awarded to Kana from the City this year so far. The project awarded earlier in March, called Airport Industrial Storm Drain Extension, for $261,000 proposes installing storm drainage east of Van Buren Blvd. and Morris Street, crossing underneath the Union Pacific Railroad, at a location just west of the Riverside Municipal Airport. Pipeline construction work is expected to start in late August, pending required permits.

Kana's Subsurface Utility Engineering (SUE) department won the potholing contract from the City of Riverside back in April 2010 for this very project. "That's great news," indicated Sean Estle, Kana Pipeline's SUE Manager, who oversees the company's vacuum utility potholing and private utility locating services, "That is the first time we have potholed a job during design and then won the construction contract later. Coincidental... but still pretty cool."

Kana's Pipeline division will be installing approximately 250 LF of 60-inch reinforced concrete pipe (RCP), boring and tunneling a 60 LF portion of this pipe inside an 84-inch steel pipe casing underneath the Railroad, as well as other related work to complete the installation, and extend the necessary storm drainage systems towards the Airport's way. This work constitutes just a small portion of the larger plans that the City's Redevelopment Agency has been working on for nearly four decades now. The City sites details in their Amended and Restated Redevelopment Plan which was adopted in August 2009 under Ordinance No. 7051, on the Merged Downtown and Airport Industrial Redevelopment Projects with the Merge of the Hunter Park/Northside Redevelopment Project areas.

Currently, Kana is performing two other pipeline construction projects for the City of Riverside: A water distribution main replacement at Eastside and Main Street and a storm drainage pipeline improvement project on Madison Street. As with all Public Works projects bids are awarded to the lowest qualified or responsive bidder. Kana originally placed third on the Madison street bid, but got lucky after the two lower bidders were disqualified, leaving Kana next in line to accept the contract at $467,751.25. So far, Kana has been awarded almost $2.5M in pipeline and SUE combined contract work from the City of Riverside.

Kana Pipeline awarded Pipeline Construction Contract for The Village at Bella Terra

Kana Pipeline was awarded a $1.9 million project for the underground wet utility pipeline installation by long-time client, The Wentz Group, a Newport Beach-based general construction company, contracted by DJM Capital Partners, Inc., owner of the Bella Terra mall in Huntington Beach for the construction of the next phase of development, The Village at Bella Terra; a 14-acre upscale mixed-use urban lifestyle district, consisting of a four story, 467-unit apartment community and 30,000 square feet of retail in addition to a 154,000 square foot Costco.

Bella Terra is recognized as one of Orange County's most distinctive outdoor dining, shopping and entertainment venues. It is an 800,000-square-foot retail center set on 44 acres with more than 70 shops and restaurants located at Edinger Avenue, in Huntington Beach, just south of I-405 and Beach Boulevard in Huntington Beach, CA.

Construction on The Village at Bella Terra kicked-off in December 2010 with a ground-breaking ceremony attended by hundreds of local business, civic and community leaders and city officials. A highlight of the program was the start of demolition of the long-vacant, former Montgomery Ward store.

Kana Pipeline began its work on The Village at Bella Terra in May. The firm will install more than 10,000 linear feet of sewer pipeline, fireline, domestic, reclaimed water pipelines and storm drainage systems. Kana's team developed a plan for the installation that handles groundwater largely prevalent in this area. "We knew pipeline construction would be a challenge" indicated Kana's Project Manager, Kenneth Cornell, "due to the shallow ground water table, which is only about three to five feet deep throughout the project site."

To manage the sewer installation, one of the deepest utilities installed first, Kana required extra materials and equipment to mitigate the groundwater from saturating trenches. Nicolas Alcantar, Kana Pipeline's Superintendent overseeing this pipeline construction project installed several submersible pumps that are running around the clock. "We've had to use pumps and several feet of rock to stabilize the trench bedding," he noted. "Normally, six inches of trench bedding of imported rock and/or sand combination is required for stability underneath pipes. In this case, it has required over five times more bedding than usual."

Alcantar, one of Kana Pipeline's most experienced Superintendents, has been worked with Kana for more than 17 years. "Working in Southern California near a coastal city is nothing new as far as groundwater is concerned but you never really know how much groundwater there is until trenches are dug," said Alcantar. "As a result, pipeline construction generally takes longer to ensure a safe and quality installation, but that should not impact the project's estimated completion dates, added Cornell.

The Costco, to be built on the former Mervyns location, is expected to open mid 2012, while the larger remainder of The Village at Bella Terra development is estimated to be completed in the summer, 2013.

Lennar's California Coastal Division, Kana Pipeline and a host of other trade partners, suppliers and consultants are gathering today at Lennar's West Corporate Headquarters office in Aliso Viejo between 10:00 a.m. and 11:30 a.m. to collect food and supplies in preparation for delivery to the most severely impacted areas of the Midwest's devastating tornado disaster in Joplin, Missouri and Tuscaloosa, Alabama. Trucking has been arranged by Lennar's corporate team. After donated items are dropped off Friday morning, Lennar is encouraging everyone to stay for the Lennar weekly "WOW" event scheduled at 11:45 a.m.

Kana Pipeline initially received notice on Wednesday afternoon from Lennar's Land Development contact, Lisa Galloway encouraging any donation as, "no donation is too small" and reminded everyone to "give from the heart." Lennar included a list of recommended items for donation such as cleaning supplies, paper products, can openers, sheets, towels, wash cloths, baby needs, tarps, suit cases, bags, boxes, sports drinks, pillows - just to name a few items towards these charitable contributions.

"It's difficult to watch from the comfort of our family rooms and witness the aftermath of the deadly tornadoes impacting our fellow Americans." said Galloway. "This should and does stir us to do something."

While there is still time, Kana Pipeline is asking everyone to show their support and participate in this food /supplies drive. Mike Skalla, one of Kana Pipeline's estimators immediately took action and generously purchased many of the items needed, together with the combined efforts of many other field and office employees, considering the relatively short notice.

Kana Pipeline is pleased and privileged to be able to take part in various charitable and philanthropic events that aid in humanitarian efforts to strengthen our communities. Daniel Locke, Kana Pipeline's President added that he is glad to be part of this worthy endeavor together with client Lennar and that "now is as good of a time as any to show our support in helping the tornado victims."

Kana Pipeline Awarded Corona North Main Street Apartments

Kana Pipeline was recently awarded a $1.2M residential sewer, water and storm drain pipeline construction contract by Wermers Multi-Family Corporation, the General Contractor overseeing the construction work in this long awaited, high profile project. The site of what will be the largest apartment community in the entire Inland Empire (IE), is a gated 404 unit, 4-story apartment community project, called Corona North Main Apartments located in a tentative tract just southwest of the 91 and 15 freeway intersection, in Corona, west of N. Main Street, between Rincon St. and River Rd, covering an area of approximately 12.7 acres.

Barry Weber, Wermers Vice President, in a preconstruction meeting with Kana Pipeline indicated this is a "high-profile project," centrally located in close proximity to City Hall and other municipalities. Sam Dawly, Wermers Project Manager, indicated that contract negotiations resulted in Wermers acquiring the offsite sewer and water improvements as well, rather than being let separately by the City. Construction work began end of April, and Kana Pipeline crews are continuing on with onsite and offsite sewer, domestic water, reclaimed water and storm drainage systems improvements totaling over 10,000 LF of pipeline and respective infrastructures as part of the underground wet utility framework. Fuscoe Engineering, the civil engineering firm who designed wet utility plans called for several drainage-friendly installations such as the "Jellyfish" stormwater treatment unit, and Abtech's "Smart Sponge" filter inserts for curb openings, just to name a few state-of-the-art improvements that Kana Pipeline will be installing soon.

Kana Pipeline's Project Manager, Rizwan "Riz" Rana, also a resident of Corona, indicated he welcomed the opportunity to work in his home city and again with Wermers on another innovative project in addressing complex design/build issues. "We are glad to be a part of a revolution in underground construction that recognizes the need for new and better ways to manage storm water runoff, among other pipeline improvements taking place at this site." Previous to this project, Riz managed the San Sevaine Villas, another Apartment Community project for Wermers, which happened to be the largest apartment community project in the IE previous to this one, and one of several winning 2011 construction projects throughout the US which was recently awarded the Gold Nugget Award of Merit.

With a full recreational facility, pool, spa, BBQ areas, children's playground, and a fully-equipped workout facility, offering 1,2 and 3 bedroom apartment options, this new apartment community will give rise to better opportunities to neighboring commercial retailers, livening up the almost desolate shopping center across the street. Its estimated completion is set for April 2013 and surely destined to spur some retail growth.

Kana Pipeline was recently awarded the Chapman Avenue Sewer & Road Reconstruction Project by the City of Fullerton for $1.6 million, as the lowest qualified bidder for this public works contract. Approximately 3,400 LF of existing 6" vitrified clay pipe (VCP) main will be removed and replaced with new VCP sewer main and sewer lateral reconnections, which will be installed alongside several residential streets. The pipeline installation project will take place in the Chapman area, west of Basque, just south of Malvern Avenue, and north of Commonwealth Avenue between Bookhurst Rd. and Euclid St.

Many residents will be affected by this construction, along Diana Place, Elizabeth Way and King Place, both just north and south of Chapman Avenue, as well as part of Jacaranda Place, between Diana Pl and Elizabeth Wy. For this reason, Kana Pipeline's Project Manager, Kenneth Cornell, is working to organize a positive community outreach meeting, tentatively set for Saturday morning May 21st, 2011, in Adlena Park, the closest park in proximity to the future construction zone. "The purpose of this meeting," explained Cornell, "is to make a personal connection with the residents, face to face, and exchange important information about the proposed construction process and address any concerns residents may have that may not have been taken into consideration." While construction work will be heavy, and is not always a welcomed sight, Kana Pipeline wants residents to be well-informed and understand the long-term benefits of this new sewer pipeline main to their neighborhood. Essentially, Cornell wants to maintain open lines of communication throughout the construction progress, working together with residents, while maintaining productivity and safety in everyone's best interest so that this project is completed timely and safely. Cornell is looking forward to a meeting and is hoping to gain positive feedback from the residents.

Cornell plans to address the proposed schedule and layout of how and where Kana Pipeline plans to start construction and provide residents with an opportunity to voice their concerns. Pipeline installation will cause some traffic and other delays as construction crews work to manage traffic control and pedestrian traffic throughout the affected streets, intersections and driveways. Construction work hours will take place during the normal workweek, Monday through Friday, 7:00 a.m. - 4:00 p.m. No weekend work is expected to take place at this time.

Kana Pipeline's Subsurface Utility Engineering (SUE) department will start off the project Monday, May 23rd, by potholing and locating the existing underground utility lines to ensure existing utility elevations are confirmed and that there are no unknown conflicts with the proposed 8" VCP sewer main installation. Construction is scheduled to be completed by September 15, 2011. Cornell reminds everyone that Kana welcomes any communication from residents and officials alike, in efforts to reduce the typical inconveniences generally caused by construction activity to existing neighborhoods.

Force Majeure Causes Plastic Pipe Prices to Escalate

Kana Pipeline received notices from several plastic pipe suppliers such as Vinyltech and Diamond Plastics Corporation, indicating that a major resin supplier to the polyvinyl chloride (PVC) and plastic pipe industry had declared "force majeure ...effective April 14, 2011" due to the highly volatile situation in the resin market. The impacts result in significant price increases by as much as 30-50% in plastic PVC pipelines. This also means that Kana Pipeline and other contractors alike will need to work harder to preserve and lock-in prices as soon as possible.

This adds to the already difficult situation in acquiring this resin locally. Neal Gordon, Vice President of Marketing for JM Eagle, another plastic pipe supplier, added that "the gap between natural gas and oil prices has resulted in resin manufacturers' exporting raw materials at increasingly high levels, further keeping domestic inventories very low." It's been reported that worldwide resin manufacturers are already operating at more than 90 percent capacity.

In addition to the disaster in Japan, "the volatility in the Middle East, coupled with operational issues at several of the U.S. Gulf Coast ethylene producers has resulted in significant increases in the cost of crude oil and other oil/natural gas derivatives used to produce resin," said Frank Seymour, Vice President of Sales for Advanced Drainage Systems (ADS). Global demand has exceeded that of domestic demand, making it much more profitable for manufacturers to export this product than sell it locally.

John Orkish, Sales Representative for JM Eagle, visited Kana Pipeline's office yesterday to speak on the matter indicating that U.S. manufacturing companies use natural gas, a more cost-effective material than petroleum, to make this resin. He clarified further by stating that the rest of the world uses a petroleum-based resin, which gets more expensive, as the price per barrel increases, and this is why it is cheaper to buy it domestically and export.

Plastic pipe increases are not as drastic for high density polyethylene (HDPE) as they are for PVC pipe manufacturers. This was noted by Danny Finnerty, Vice President, S&J Supply, who explained this is due to less amounts of resin typically used in HDPE pipe than in PVC pipe. Nevertheless, both PVC and HDPE pipe suppliers are working to take control of this situation and have explained how they will handle both short term and long term plastic pipe orders.

For example, ADS, who manufactures HDPE pipe as well as other storm drainage systems, indicated they will be increasing their price of pipe and fittings, "effective immediately ... by approximately 7%" and confirmed they would honor existing quotes for the customary 30 day period. Vinyltech indicated they would honor all existing valid purchase orders placed on or before April 14th, delivering "existing orders in full in April and May." Any outstanding quotes would be addressed on a case-by-case basis and would constitute a "bid only" quotation, with "no obligation to sell." Although they are continuing to produce pipe, accept orders and ship material, due to the limited production of resin and rising fuel costs, both circumstances combine to create "significant price increases."

Hurricane Katrina's disaster also caused similar price increases, but "didn't affect the supply as much as the supply chain" added Finnerty. PVC prices were able to drop back down, "but not as quick as they went up" said Glen Mulock, Sales Representative for another pipe supplier, HD Supply. Both representatives are certain that prices will eventually come back down, but not for at least several months, according to resin manufacturer indications.

Finnerty added, "It's like selling a one million dollar home in a $200K neighborhood." While all fittings are nearly the same for both plastic and metal pipe, one can pay as much or even more for plastic PVC pipe than the same pipe diameter size in ductile iron. In this case, it has been generally observed that larger the PVC pipe diameter, the significantly more expensive and competitive it is to metal pipe prices, specifically ductile iron pipe.

"It's getting to that point where 8" PVC pipe is approaching the same price as 8" ductile iron pipe," said Mulock, "and that's a really good price on your ductile iron pipe." Ductile iron, like PVC pipe, can also be used in water and other pressurized pipe applications. This may be something owners, agencies, design and engineering firms may want to consider at this time.

Pipe manufacturers have suggested that this increasing pipeline pricing will be in effect for several months and will keep everyone informed further as events unfold. ADS indicated that while they do not know the impact of resin availability, as the height of the construction season approaches, they are encouraging companies to "immediately place pipe orders."

New Underground Pipeline Construction Starts at Cadenza Apartment Homes on Fastrack Schedule.

Irvine, CA - April 15, 2011, Kana Pipeline started the underground pipeline construction portion of this residential project, beginning with sewer pipelines. The project is not far from the El Toro Marine Corps Air Station base, south of Trabuco Road, between Jeffrey Road and Sand Canyon Avenue; just north of the Interstate 5 freeway. The plans were prepared for The Irvine Company Apartment Communities and Kana Pipeline was contracted to do the underground wet utilities by California Pacific Homes (CalPac), who is performing the general contracting operations for The Irvine Company.

This particular project encompasses a 15-acre site, called Cadenza, where a 262-unit apartment home community is to be built in part of an area that is known as Cypress Village Planning Area 40, Site 2. The estimated completion of these new apartment homes is slated for a grand opening to the public next year, in February.

Approximately 4,500 linear feet of 6" and 8" PVC sewer pipeline, raven-coated sewer manholes and cleanouts will be part of the sewer infrastructure. Additionally, domestic, reclaimed and fire water pipeline will be part of the water pipeline system, totaling approximately 5,000 linear feet of pipe, water services, fire hydrant assemblies, backflows, fire department connections and double detector checks. Precise grading area storm drainage pipeline and other drainage system construction work consists of approximately 5,000 linear feet of PVC and reinforced concrete pipelines (RCP) ranging in size from 4" to 36" inch diameter pipe, yet to be installed.

"The schedules put forth by CalPac are very tight," said Kana's Project Manager, Eugene Figueros, "but Kana Pipeline has been able to perform and make it happen." Eugene is confident that, although there are 50 working days given to substantially complete all pipeline infrastructures on this project, with its track record in having worked for the Irvine Company before on other residential projects, such as Stonegate East, Kana will deliver its portion of the project as scheduled, to make way for other critical path construction schedules. Kana Pipeline has proven teams that are dedicated to achieving results in following with the Company's core values.

Pipeline Employees Step In to Avoid Clogged Sewer from Flooding their Community.

Placentia, CA, April 1, 2011 - City of Placentia residents Stephen Child and Austin Locke observed a foul odor in their neighborhood, a residential community not far from Cal-State Fullerton, from what they suspected was coming from a sewer pipeline main. They also work for Kana Pipeline, who recently completed installing two new sewer laterals for the City of Placentia. They contacted their Superintendent Jose Garcia to investigate further.

When Superintendent Garcia arrived at the site to examine the situation that evening, he popped open a nearby sewer manhole lid and noticed that the sewer was not flowing. "This was not a good situation. If we didn't act fast to remove the clog, the sewer could potentially overflow into the streets." Mr. Garcia decided to call for a jetvac truck to remove the obstruction before matters became worse. He also contacted the City to inform them of the problem and ensure they approved of investigative work that needed to take place that night."We wanted to ensure this situation did not get worse."

The sewage reached near the top of the manhole, but fortunately, the pipeline forces were able to relieve the blockage in time. Afterwards, Kana Pipeline ran a video camera to confirm that the immediate problem was resolved and sewage flow had resumed. Stephen and Austin expressed interest to help and assisted with traffic control measures. "We're glad we could help" said Stephen Child and Austin Locke added, "I'm glad we spoke up and were able to head off a major problem."

Lots of debris, including newspapers, maps and plastic bottles, but mostly grease was found as the main culprit of the stoppage. The City will examine the sewer pipelines to assess whether any further sewer maintenance may be required. Rizwan Rana, Kana Pipeline's project manager, appreciated Stephen and Austin's teamwork to help where they could. "It's good to have employees that care enough to ask questions and assist their neighborhood in the process."

Newport Beach, Fashion Island is going green with new advancements in storm drainage systems.

NEWPORT BEACH, Ca., March 10 / It's big. It's green and it absolutely cannot stand stormwater pollutants. Meet the "Stormwater Management StormFilter®," an environmentally-friendly, state-of-the-art filtration system solutions that uses natural minerals and volcanic ash to capture and render harmless storm water pollutants that otherwise might end up in local ocean waters.

As part of the Irvine Company's ongoing commitment to environmental stewardship, a storm filter was installed several days ago beneath the parking lot outside Macy's at Fashion Island®. The large StormFilter will trap and treat stormwater runoff at a significant portion of Fashion Island, preventing pollutants from reaching the ocean.

The company committed to installing a high-tech stormwater-pollutant removal system at the center as part of long-term efforts to further protect and enhance local water quality. Other innovative methods for capturing and treating stormwater runoff, such as bio-retention areas, will be put in place in the future elsewhere at Fashion Island. Orange County Coastkeeper, a non-profit environmental organization, served as a technical advisor to the Irvine Company on the StormFilter project.

Adding to the StormFilter's environmental pedigree is its actual physical composition. The filter's exterior structure is composed of "green" concrete. Unlike regular concrete, green concrete is made from recycled materials such as fly ash and silica fume. Green concrete produces far less carbon dioxide (CO2) than regular concrete during the manufacturing process and throughout its life cycle. (In total, regular cement production is responsible for about 7 percent of the world's CO2 emissions.)

The Fashion Island StormFilter is one of the first green-concrete drainage vault filters of its kind in use in Southern California, and Kana Pipeline is honored to take part of this historic construction event.
