Part Two - Subpod - Feeding the Compost Bin

noreply@blogger.com (Kasey Prince) — Mon, 17 Aug 2020 13:26:00 +0000

I've Got Worms!

My composting worms have been delivered and now I am going to walk you through the process of Feeding the Compost Bin.

#Subpod

There are three main steps of "Feeding the Compost Bin".

Step 1. Dry Carbon: Create bedding for the worms using dry cardboard. The boxes that the Subpod Composting Bin was shipped and delivered in can be used. You can also use scraps of newspapers, etc.

The whole family is getting in the act of Composting! We have all helped set up the Subpod Composting Bin and have all enjoyed learning more about composting and getting to participate.

Step 2. Wet the Carbon and Worm Blankets: Use a bucket of water to wet the scraps of paper (carbon) and also wet the worm blankets included in the #Subpod Composting Bin Kit.

Step 3. Add Worms: Add your composting worms! Subpod recommends about 2,000 worms to start with. See previous post (Part One) of this series for help in ordering compost worms.

WORMS!!

Happy Worms!

Tucking the worms in for the night with the wet worm blanket that we soaked before. This goes on top and helps keep in moisture and allows the worms to get settled in.

**Adding Food Waste to the Compost Bin

*Subpod recommends waiting about a week before adding food scraps, waste to the bin to allow the worms to get established.

More Compost tips coming soon! Let me know if you have any questions!

SUBPOD - Learning to Compost! - Compost + Garden (Part One)

noreply@blogger.com (Kasey Prince) — Thu, 13 Aug 2020 20:54:00 +0000

EEK! So exciting! Our #SUBPOD Composting Kit was delivered this week!

Meet Subpod - The growth hub for your garden that turns food waste into living soil with no smells or mess.

Subpod is a simple way to compost your food waste and grow new nutrient-dense foods in your own space. They have taken the hard work out of composting! Flat-packed for easy worldwide shipping (mine came from Australia), and easily assembled.

We are located in Georgia, United States. We do not have a garbage disposal, so I was excited to have a way to dispose of food waste and organic matter. It's also a great way to reduce one's footprint on the planet and also use to make killer fertilizer! We are hoping to harvest some nutrient rich soil in a few weeks to use as fertilizer around our property and also use the #Subpod hub for a raised bed garden.

Here is a Fast-forward look of the installation Process:

The Subpod Kit Arrives

Assembly: Unpack & Unfold

Unpack your Subpod from the box, then simply fold out the 4 panels from the base and push firmly until you hear the click at each corner.

Click lid On

Align the hinges with the lid sockets and press firmly to click them into place. Look from the inside and make sure the hinge has locked in.

Stand Hinges Upwards

Make sure the 3 hinges on the rear wall of the Subpod are all standing upwards.

Insert Divider.

Slot the internal divider panel as shown into the guides, which are located inside the Subpod in the middle. Be sure to push divider in all the way.

Attaching the Support Hinge.

Lean the lid against a wall to hold it upright or use a friend! Then, follow these 3 Steps:

1. Screw the axle bolt into the divider, 3rd hole from the rear on top row. Look for a yellow sticker.

2. Insert 1 bolt and attach the hinge and nut. Repeat for second one.

3. Pull Hooks to release Hinge.

PRO TIPS:

If you find you prefer a video guide, we found the Subpod Youtube installation videos helpful.

https://youtu.be/pmehKPbMllU

Now you are ready to Assemble the Subpod Grow Garden Bed.

Our Subpod Hub Kit also came with a galvanized perimeter that creates the Garden Bed.

You can get your garden bed setup and ready for your Subpod by visiting www.subpod.com/start for more info and tips.

Start with a long wall (longer Panels). Using the bolts and nuts, attach 2 corner brackets to both ends of a long wall piece, then lean it against a wall or chair.

Attach short walls. Attach the 2 x short wall pieces. This helps it stand upright, allowing you to attach the final long wall.

PRO TIP: This part was easier to assemble after watching the Subpod YouTube video:

https://youtu.be/298z5XcsePc

*We also bought sand and pavers to create a level, hard surface to install the Grow Garden Bed.

You may Need:

-6 Bags of Play Sand

-12 , 12x 12 pavers

-7+ Large bags of potting/gardening soil

Subpod Installation Complete!

Now it's time to order my worms! That's right..... You can order Worms in the mail!! Subpod recommends 2000 worms to get started. Red worms or Red Wigglers are the most recommended for composting. Here is the Link I used to order worms:

VIDEO: Beautycounter ~ A Fun, Safe Line of Kid's Products

noreply@blogger.com (Kasey Prince) — Fri, 24 Apr 2020 00:53:00 +0000

It’s no surprise that we formulate safer options for children and babies, right?

Whether you have children yourself, or friends or family members with children, I think we can all agree that all children deserve the best options out there. What we put on children has a tremendous effect on their development and well-being. With a rise in allergies, asthma, eczema and more, we really need to start paying attention to our kids and taking care of their health by looking at the products we use on their skin. Beautycounter has a tremendously rigorous screening process, sourcing only the safest ingredients, especially for children’s products.

Our baby line includes an All Over Baby Wash, Calming Diaper Cream, Baby Oil and Baby Balm. These products are also great multi-taskers: the balm is also for chapped lips, cuts, wind burned cheeks and more!

Our kids line includes Shampoo, Conditioner and Body Wash - all in a yummy citrus scent! Again, a little goes a long way, and if you have a child with curly or tangly hair, that conditioner will be your new best friend!

Know someone who is about to have, or just had a baby? Our baby bundle set is a great gift for new moms. I know they’ll appreciate the quality of the products, as well as the care that goes into creating these safe, high-performing products for their most precious little bundles.

6 Reasons Why I LOVE Real Estate

noreply@blogger.com (Kasey Prince) — Fri, 07 Feb 2020 22:47:00 +0000

We can’t help who we fall in love with, and even more frustratingly, who falls in love with us. It’s simply one of life’s mysteries. And we might not know exactly why we fell in love with real estate, but we probably have our suspicions. Here are six reasons why I fell in love with real estate:

1. The people

You have to enjoy working with people in order to be a successful real estate agent. Coworkers, clients, baristas who recognize you as you bring in a gallon-sized travel mug for your daily caffeine dose — you’re always around people. It would be dishonest to say that it always goes smoothly, but the relationships and interactions are a huge part of the overall experience, and allow you to connect with people in a way you don’t get to in many other careers.

2. No two days are ever the same

If the drudgery of five days a week at the same office, with the same snack machine, and the same coworkers telling the same lame jokes kills your spirits, then the novelty of working in real estate will be the wind in your sails. No two days will ever be the same in the business, which means every day you’ll embark on a new adventure that could lead to a closed deal, or a trip to the park to meditate and clear your head. If you like variety, you will fall in love.

3. The thrill of the chase

While we may convince ourselves that we hate prospecting or showing up to appointments that go nowhere, it’s those very things that make us appreciate our successes that much more. The pursuit, the hopes and dreams of success, the sweat you have to put in to make things happen — all of these are the ingredients for a successful real estate career, and we appreciate the work more than we are willing to admit.

4. Just me and the open road

While real estate requires working with lots of different people in different capacities, it also has its share of solitude, and is, at its core, an independent profession. Nothing will happen unless you make it happen yourself, so if you’re an independent-minded person who enjoys being out on your own, not only will you be successful but you’ll also fall in love with the feeling of getting in your car and creating your own destiny.

5. The highs are amazing

While the lows are painful, the highest are exhilarating. If you’ve never experienced the joy of a signed contract, or a clear to close, then you have no clue just how energized and happy a signature or a few words can make you feel. Any doubts about the profession can be immediately wiped out, and you can fall in love with real estate all over again after you get to celebrate one of your triumphs.

6. Because I care

They say that if you do something you love, then you’ll never work another day in your life. Well that’s not exactly true, you’ll still have to work, but it will feel different. In real estate, even though you’re helping other people buy and sell houses, it still feels like something that’s yours. And because it’s yours, you will care. And because you care, you will appreciate it in a way that’s different than almost any other job you could possibly have, which is all the more reason to fall in love with it.

How to Host A Stress-Free Thanksgiving!

noreply@blogger.com (Kasey Prince) — Sat, 16 Nov 2019 19:10:00 +0000

If you are new to hosting Thanksgiving or looking for ways to make your day less stressful, check out the following tips for hosting a Thanksgiving that friends and family members will remember for years to come!

Set your table the night before. This will eliminate a huge amount of stress on Thanksgiving day. If you have a larger home with plenty of space, you could even plan as far ahead as a few days before. Need some tips on setting the perfect Thanksgiving table? Click here

Create a menu. A few weeks before Thanksgiving, figure out how many guests you will have attending and create a menu of the food you will need. This will help you create your grocery-shopping list. Need some inspiration for creating a great menu? Check out these ideas.

Ask guests to contribute. Once you have created your menu, do not be afraid to ask your guests to bring food or drink items. Making everything yourself can be time-consuming and expensive. Just make sure to find out what everyone is bringing ahead of time so you do not end up with multiples.

Decide which dishes can be made in advance. Food that can be served cold or heated up can often be made a couple of days before Thanksgiving. For make-ahead Thanksgiving recipes, click here.

Don’t stress about the turkey. Does the idea of cooking a turkey seem daunting? Follow this simple guide to preparing a Thanksgiving turkey.

Systemize cleaning. Make kitchen cleanup easy! Follow this guide to systemizing your post-meal cleanup to make it stress-free.

Enjoy the company! At the end of the day, Thanksgiving is about being with your loved ones. Enjoy the time you have with each other as you share the warm spirit of the holiday season.

For more tips on minimizing the stress of hosting Thanksgiving, click here.

Do Thanksgiving preparations remind you that it’s time to find a bigger dining room or a home with a guest room? Call me! I would love to discuss your home-buying options.

DIY Fire Pit - Weekend Project ~ Adding Value to your Home!

noreply@blogger.com (Kasey Prince) — Thu, 07 Nov 2019 02:29:00 +0000

After we put the pool in, we knew we wanted to create another outdoor space to add more seating and allow us to enjoy the outdoors even more. After getting a few outrageous quotes, we decided we would try a DIY Fire Pit.

The original idea and goal was to build a fire pit over the weekend for $500 or Less....

While we did go over our goal (it was mostly the pavers and our choice...EEK!), the fire pit itself is totally doable for $500 or less and able to do over a weekend.

Here's what you need to know:

The Actual Fire Pit is a "Kit". It still needs to be assembled, but it is sold at Home Improvement stores with exactly what you will need to build a fire pit. For example, the one we bought
at Lowe's cost $219.00. It is a Flagstone Block Fire Pit Kit. The color we chose was Ashland. Three tiers of blocks will create a fire pit 47" in diameter, and comes with a 31" black metal (steel) fire ring insert.

We recommend using a High-Heat Spray Paint on the Fire Ring insert to protect it and prolong it during use. The paint like the one we used can be purchased at an auto parts store.

The pavers we used were Portland Pavers. The color we chose was Smokey Mountain Blend. These heavy pavers were $5.58 a piece. We started with 28. We sat the fire pit on the pavers, so several were used for that. We wanted more of an outer perimeter for the fire pit, so we got another 28, then eventually ended up with 108. ** (This is where we went over our expected budget). You can also use mulch or other landscaping items if you don't want to buy more pavers. This can definitely keep the cost down, but we like the overall completed look.

Start by making sure that your space is level. We used a machine to help flatten and smooth out the area and prepped with lots of raking before beginning our project.

Here is a video describing in detail how we assembled the fire pit, the exact materials used, and some helpful tips:

Once the fire pit is complete, it's time for landscaping!!

We hope you found these tips and our video helpful! We sure did have a lot of fun creating this project and would love to see yours and other outdoor ideas to help create an inviting outdoor space and also add value to your home! We'd love to hear from you! ~ Kasey & Jonathan

noreply@blogger.com (Kasey Prince) — Tue, 24 Sep 2019 15:48:00 +0000

A Post from Susan Prince (My Mom) 9/20/11 - started as any other day. Kasey Prince & I were at the office & had decided to go together to get a mani & pedi - right before leaving the office, a couple who I have never seen since, came to office wanting to see a house. I told Kasey to go ahead & go by herself to get mani/pedi & I would go later. About 30 minutes after that, I got a phone call from Gwinnett Police that she had been in a terrible accident & that I should come to hospital. I called Ham Prince who was in Atlanta & he said “I’ll be there as quick as I can but don’t go to hospital alone, call Austin Prince to go with you”. Austin got to me quickly and we prayed all the way to the hospital - I remember the only prayer I could say was “Lord, I trust you, but I’m scared” To this day, I’m glad I trusted Him first even if I was scared. We got to hospital to find Kasey with a head injury and broken pelvis on both sides - she kept saying “”i don’t want to be paralyzed” - I said “has anyone told you that you are paralyzed” - “No” “Then, let’s just wait and see” Also, as a kind of funny side note - she was upset because they had cut her blouse and new bra 😇 But there were so many blessings that day also 1) the accident happened right in front of Shelley Prince’s salon & although she could see ambulance & knew it was a wreck, she did not see that it was Kasey. 2) Austin got to me quickly & prayed with me the entire time & had the presence of mind to remind me that Kasey was newly married & someone should call Jonathan Wooley. (I was too frazzled to even think about that) 3) Austin was able to get in touch with Jonathan & let him know what was happening. 4) when Kasey first got to hospital before we arrived, she opened her eyes to see her friend from high school Genesis Ford who was an ER nurse & who was wonderful with Kasey. 5) No one else in the other car was seriously injured. 6) I have mixed feelings about this one - but the police on duty said that if I had been in the car with her I would surely have been dead since car was t-boned on passenger side. ( glad I am still here but hate that Kasey went through it alone) 7) Our KW family was quick to respond with visits, phone calls, food, flowers & prayers. Ms Ann Turnure came to the hospital when Kasey was still in the ER & told them she was family so she could come back there ( well, she really is - she loves Kasey like a daughter) and she came a second time that evening to check on her. And Pat and Michelle Renee Jones who were some of the first hospital visitors. 8 ) our church family surrounded us with love and prayers - Jan Garrison Davis who prayed so beautifully over Kasey; Ronnie Kendall who called & gave me strength over the phone & Jimmy Wilson for your love and prayers - Joseph C. Wright and Judy Wright ; Chris Croley and Kathy Hardy Croley and all our small group prayer warriors - and so many others who surrounded us 9) the doctors kept asking me to give permissions for treatments & I had to say “here is her husband. You will need to ask him” - really hard for a Mom to relinquish to a new son-in-law. But Jonathan was great & included us in decisions. And during her long recovery, Jonathan & Shelley Prince stepped up to the plate to give her the daily shots in the stomach that she had to have. (I didn’t want to have to do that ) 10) The Chevy emblem from the other car struck Kasey in the side of her head & left the imprint of that Chevy emblem on her temple. In just the right light, I can still see where it left a faint scar. Most people would never notice it - but whenever I catch a glimpse of it, I silently praise God again. 11) Kasey would have a long recovery time & lots of PT but she was alive! I realize that there are other families that have gone through a similar experience or even worse and not had a loved one survive and my heart breaks for them. There are no words except to say that God is close to the broken-hearted and is a source of strength and healing. I had the bracelets you see pictured below made while Kasey was recovering & gave them to family members to wear to remind us all to pray every day and praise God for sparing Kasey. I keep them as a reminder of God’s faithfulness but also that life is fragile and we are not promised tomorrow - love deeply - trust God - Treasure every day & live a life of gratitude.

Existing Home Sales Hit 3 Year High!

noreply@blogger.com (Kasey Prince) — Fri, 22 Mar 2013 20:22:00 +0000

It was announced that sales of existing homes have hit a three year high. The National Association of Realtors reported that existing home sales increased 0.8 percent to an annual rate of 4.98 million units last month, the highest level since November 2009. The rise in sales is just one more indication that the housing market is in the midst of a strong recovery.

Realtor.com CEO Steve Berkowitz went on Fox News Thursday to discuss the current market and why speed is of the essence when you are shopping for a home today. “The shortness in supply makes our website and mobile apps more important,” said Berkowitz. Some houses are coming on the market and leaving in the same day. “You are seeing the vitality of the market take place on our site and apps,” he added, noting that the site can update the home status before the agent has time to remove the “for sale” sign from the lawn.

There’s no question it’s a very busy time in the housing market and being quick and ready to move is very important. Home searchers leafed through billions of images on Realtor.com alone last month while looking for their dream homes. We’ve already predicted a busy home buying season and numbers like the one released by the NAR show that the trend is looking very strong.

Multiple Offers, Under Contract, Highest & Best - - Oh My!

noreply@blogger.com (Kasey Prince) — Tue, 05 Mar 2013 00:31:00 +0000

Today I spoke with a fellow agent as I was preparing to send an offer over to her. She informed me that the property already had 9 offers, 7 of which were over list!

I said, "Yikes!"

And she said, "Yikes is Right!" - - She couldn't wait until Wednesday when the Highest & Best was due and it would all be over....

As a Realtor, I have been experiencing a "shift" in the market once again. Multiple offers, Under Contract, Highest & Best, are just a few of the terms we are hearing over and over.

I know I am not alone! I have heard this from countless agents in GA and even other states and have had to explain to my buyer clients that the situation is real and needs to be understood so that they are armed and prepared.

So what does that mean?

As an agent, it means that the market is shifting back to a "seller's market" and that inventory is getting extremely low. = Good for the Overall Market, but frustrating for those of us out in the trenches.

As a Buyer, home prices are on the rise and so are interest rates. If you are looking to buy, you need to act quickly and make aggressive offers. = Again, frustrating.

It might take previewing several properties and making several offers in order to secure one.

Again, this is a good sign for the overall market, but can be frustrating unless you are working with a professional Realtor that can explain WHY this phenomenon is happening.

A brief explantion below outlines the WHY of the market shift and the inventory shortage.

If you are thinking of placing your house on the market, NOW is a GREAT time!

Keller Williams Realty - Agents Rally Together!

noreply@blogger.com (Kasey Prince) — Fri, 22 Feb 2013 19:15:00 +0000

My Dear Keller Williams Family,

We are so proud of the incredible generosity you displayed during our Inspirational Brunch on Wednesday.

We were honored to share the story of the amazing associates in our Greater Des Moines market center. Ever since the market center opened, they have been struggling against a competitor with dominant market share who is paying only $1 of commissions on listings. These Keller Williams associates have been unfairly denied approximately $100,000 in commissions they rightfully earned for helping their clients move into the homes of their dreams. We challenged you – our Keller Williams family – to make our brothers and sisters whole.

And, WOW, did you ever respond! Within 60 seconds, you wrote checks and stuffed envelopes with donations totaling $107,684! We received pledges for an additional $36,200. (Darlins, you better pay up on those IOUs!)

All of these contributions are going to the KW Family Fund that Mary Tennant set up expressly for this purpose. We are committed to making our Greater Des Moines family whole – and we’re going to continue to help them until these unfair business practices end.

Keller Williams family, we need your continued support. While this is an amazing start, the situation is far from over. Our Greater Des Moines associates have a lot of pending transactions. And they’re doing all of this with no guarantee that they’ll ever get paid and with little reason to believe that our competitor will see the light. (Actually, there is some reason to be optimistic: Our market center brought more that 60 people to Family Reunion – pretty amazing considering they only have 58 associates!)

Today, we are encouraging each of you to donate 50 cents of every commission you earn to the KW Family Fund through the Greensheet. Of course, you don’t need to feel limited to 50 cents. You can give a dollar if you’d like … or $10 … or $100!

Please take the high road. Do not mention our competitor in your conversations or social media postings. The last thing they deserve for their shameful behavior is free publicity.

Keller Williams family, your actions truly show commitment in all things. Where in the world but KW could such an outpouring of generosity take place? It capped an historic Family Reunion and your response will be remembered forever. We not only announced that we’re the #1 real state company by agent count in the United States – but we showcased for the world the extraordinary culture that got us to this point and the passion and determination that are going to power us forward. You stood up as a real family and covered the backs of our brothers and sisters in need.

Thank you for your generosity. Thank you for your commitment. And thank you for proving that we’re #1! We feel blessed to be part of your family.

With love and appreciation,

Mo Anderson
