&lt;h1&gt;Different Types of Grow Ops - The Remdiated Kind&amp;nbsp;&lt;/h1&gt;
I am going to start off this post by letting you know this is the first in a series of 3 blogs dedicated to educating the masses on what a grow op is, was and will be.&lt;br&gt;&lt;br&gt;There seem to be a lot more of these properties coming on &lt;a href="http://www.kelleyskar.com/Blog.php/category/Video%20Blogs/calgary-house-prices-economic-factors" target="_blank"&gt;the market in Calgary&lt;/a&gt;,&amp;nbsp;now more than ever they actually seem to be selling. I feel the reason for this is the ever increasing pressure on housing prices in Calgary and the 'affordability' factor.&lt;br&gt;&lt;br&gt;A grow op, depending on the level of remediation, will sometimes sell upwards of $100k below market value. I am sure you can see why this might be desireable.&lt;br&gt;&lt;br&gt;In the short video below I talk about what remediation means as well what some of the the ramifications of are of potentially purchasing a former grow op.&lt;br&gt;&lt;br&gt;

This is a kind of wake up call for the Calgary real estate industry and maybe the industry as a whole. &lt;br&gt;&lt;br&gt;Do you feel the earth moving beneath your feet yet? &lt;br&gt;&lt;br&gt;That is the 'Shift'. The shift in our industry moving towards the release of more information to the general public as well as greater transparency in our industry and in my mind the seperation of the True Professional REALTOR&amp;reg;&amp;nbsp;from the 'part time' Agent.&lt;br&gt;&lt;br&gt;How do we do this? Not as simple as I would like because of our issues with the Competition Bureau, however, I feel a start would be the publishing of the results of hearings that are held at the Calgary Real Estate Board when a member has been found to be in violation of our Rules or Code of Ethics.&lt;br&gt;&lt;br&gt;There are some that will challenge this and say that it will 'hurt' our industry. I challenge those to come up with an answer that would satisfy a member of the public, our clients. How would the publishing of ones indiscretions with regard to Ethics or Rules violations EVER hurt our industry. In my mind it is going to do nothing but help to change an industry.&lt;br&gt;&lt;br&gt;Besides...you can already search on www.reca.ca for results of hearings, they are published and go back at least 2 years. If I want more info on an industry member all I have to do is pay $25 to RECA and I can get an entire history of the industry members career. We know however, that not all complaints go direct to RECA, A Lot of them go to the board level first.&lt;br&gt;&lt;br&gt;Watch the video below for my opinion in 2.5 minutes or less. &lt;h2&gt;What is Condo Insurance Exactly?&lt;/h2&gt;
There seems to be a lot of confusion about this.&lt;br&gt;&lt;br&gt;Condo Insurance that is included in your condo contributions or fees, is insurance for the whole building and all the common areas.&lt;br&gt;&lt;br&gt;So for example, if your builiding gets hit by hail and there is all kind of damage to the property, then the insurance would kick in and likely pay for all the necessary repairs.&lt;br&gt;&lt;br&gt;The other type of insurance is the insurance that I explain in the video below. &lt;h2&gt;Conditionally Sold in Calgary-What does it Mean for the Buyer?&lt;/h2&gt;
Ok...back up....What exactly am I talking about is this just more REALTOR&amp;reg;&amp;nbsp;and industry jargin? If you are a buyer or a seller, than no. If you have never bought and sold a home before...than maybe!&lt;br&gt;&lt;br&gt;Conditionally sold refers to your home being taken off the market once you have accepted an offer from a buyer. There are typically conditions that the buyer has to meet that are written into the offer, with a time limit set of somewhere between 7-14 days.&lt;br&gt;&lt;br&gt;Prior to the notice we, as a memebership received yesterday, your home would be pulled from the market and Realtor.ca. &amp;nbsp;&lt;br&gt;&lt;br&gt;Your home is Conditionally Sold. It is up to the Professional REALTOR representing the buyer to make sure their buyer is qualified to purchase the home. It is up to the seller to make sure the home is in tip/top shape so that nothing unusual comes out in a home inspection that would make the buyer walk away.&lt;br&gt;&lt;br&gt;
