<h1>Ward Three Boundries in Northwest and Northeast Calgary</h1>
If you are new to the area you might need to know if you fit within ward 3...it would be kind of important when going to vote and also to know just what is happening in your neighbourhood.<br><br>There are many neighbourhoods in NW and NE Calgary that make up Ward 3. &nbsp;According to Jim Stevenson, the Alderman for Ward 3, the ward is split in half in terms of population with about 50,000 residents on the East side of the Deerfoot and the other 50,000 on the West side of the Deerfoot.<br><br>The neighbourhoods on the West side that make up Ward 3 include:<br>

<h1>Curious to Know What is Happening North of Stoney Trail?</h1>
<a target="_blank" href="http://nwcalgaryliving.com"><img style="float: left;" alt="Keystone Hills" src="http://storage.ubertor.com/nwcalgaryliving.myubertor.com/content/image/2836.jpg"></a>So was I! I live in Panorama Hills and have loved being so close to Stoney Trail. <br><br>In fact I probably drive it at least 1-2 times per day, getting to my NE or NW destination in a quicker amount of time than taking the dreaded Deerfoot. But I digress.<br><br>I got to thinking the other day that NW Calgary will eventually run right into Balzac and wondered what that would look like.<br><br>So to satisfy my curiosity, I did some digging.<br> <br>I called a couple of builders in the area to see if they had any idea what was happening with all that land north of Stoney Trail. <br><br>I also called the City of Calgary to see if they had any information on future planning for the area.<br><br>I am very happy to say that everyone was very forthcoming and I was able to get you some good solid information.<br><br>
<h2>Where am I Talking About? North of Stoney is a BIG Area!&nbsp;</h2>
I know I hear ya! Ok here are the boundries:<br><br>South Boundry is Stoney Trail<br>160th Avenue to the North<br>14th Street NW to the West<br>And the Noise Exposure Forecast Contour to the East.<br><br>The name for the project right now is called the Keystone Hills. <a target="_blank" href="http://www.calgary.ca/_layouts/cocis/DirectDownload.aspx?target=http%3a%2f%2fwww.calgary.ca%2fPDA%2fLUPP%2fDocuments%2fPublications%2fkeystone-hills-asp.pdf&amp;noredirect=1&amp;sf=1">Here is more information on the Keystone Hills Area Structure Plan.</a> It is expected to be developed by Brookfield, Genstar, The Hong Family and Mattamy homes, Walton Development and Management, The Esposito Family, Ahmidyya Group, Pacific Investments and Delopments and Melcor Developments. The structure plan has been approved and is going through the motions right now to figure out how to get the services into the area.<br><br>
<h2>How Big and How Long?&nbsp;</h2>
This project is going to be HUGE. I am talking about the potentail for 60,000 residents with potential employment numbers around the 18,000 mark. This development is not only going to be residential but a mix of commercial and industrial, along with future LRT development into the area (which will be great for the Northern Hills as well).<br><br>How long are we talking here? Well to get the services put in the ground, I have been told a good projection would be around 2014-2015. As for how long it will take to build the area....think the next 15-20 years.<br><br>As a point of reference for the NW, Panorama Hills has taken 15 years to this point, building started in 1997 and they are almost completely built out now. <br><br>It should be an interesting development, I for one will be keeping my eye on it as it progresses.<br><br>&nbsp;If you have any questions about living in NW Calgary be sure to <strong>give us a call at 403-827-7527<br><br>&nbsp;</strong>]]></description>

<h1>Carlisle Group Cancels Emerald Sky Project in Kincora</h1>
<a target="_blank" href="http://www.nwcalgaryliving.com/ForBuyers.php"><img style="float: left;" alt="Emerald Sky Kincora" src="http://storage.ubertor.com/nwcalgaryliving.myubertor.com/content/image/2257.png"></a>So what happened to this development by the Carlisle Group (Formerly Point of View) in Kincora?<br><br>Judging by the email that was sent out to purchasers of the project by the companies CEO, Randy Klapstein, it sounds like they had issues with the City of Calgary planning department approving their project.<br><br>What the Calgary Planning Commission wanted the developers to do was: <i>&nbsp;"...that&nbsp;we work with Calgary Planning to move all of the surface parking for the residents underground, build townhomes along 37th street., and remove bedrooms that do not have a window, and they gave Calgary Planning three months to deal with these issues."</i><br><br>The window issue seems to be a major point of contention with the Carlisle Group as they see City Council as trying to 're-write' the Alberta Building Code. <br><br>According the the Carlisle Group the CPC (Calgary Planning Commission) has been very difficult to deal with and have asserted a number of changes to the development of the site that were first put forward by the builder.&nbsp;<br><br>The CPC even went so far as to suggest that the site was not properly zoned for this type of development. This issue was resolved when the original developer of Kincora was brought in and confirmed that this area of the community was indeed properly zoned and the land was to be used for this type of development.<br><br>
<h2>What Does This Mean to the Buyer's?</h2>
This is kind of two pronged...Fortunately for the buyer's, according to the email that was sent out, their deposits have been held in trust and they will be receiving them back.<br> <br>Unfortunatley the project has been delayed for the forseeable future until the Carlisle Group can get everything worked out with the CPC.<br><br>This sounded like a great project for one of Northwest Calgary's premier family communities. I mean, they had 2 bedroom, 1 bathroom condos for $180,000 including all the upgrades and the GST! <br><br>Pretty hard to go wrong with an investment like that in Northwest Calgary where prices are typically higher than the other quadrants of the city.<br><br>I hope they are able to resolve these issues with the CPC and get this project back on track and hopefully give first right of refusal back to the original buyer's that stood in line to secure a great property in a fantastic neighbourhood.<br><br>

Like one of the 4 communities of the Northern Hills.<br>Know what they are? If you don't here you go: Panorama Hills, Coventry Hills, Harvest Hills and Country Hills. &nbsp;<br><br>Now, you've done your research, driven through the neighbourhoods and they all have some great amenities right? Close to schools, close to major thoroughfares, lots of shopping, restaurants, etc...<br><br>But what about the crime rate? <br>*Some pretty interesting stats here...some kind of minor stuff and a few things that I would consider major.&nbsp;<br><br>Now..if you are to compare this with the rest of the Northwest I would think as a community (4 neighbourhoods) I would venture to guess that we would rank as one of the safest in the city.<br><br>One thing that you have to realize when looking in a nice neighbourhood to live in, and one that I truly just figured out recently, the 'Bad Guys' aren't going to do their 'business' in their own backyards.<br><br>So...if you don't have a garage, or if you do and it is packed full and you are unable to park inside:<br>
<ul>
<li>Make sure you are locking your door EVERY night!&nbsp;</li>
<li>Make sure you are not leaving any valuables in your vehicle</li>
<li>Leave the exterior lights on at night</li>
<li>Get a BIG dog to guard your home for you or higher a body guard....ok....just kidding.</li>
</ul>

      <description><![CDATA[<h2>Are you in the market for a condo in Calgary?</h2>
Before you jump in to make the investment, take the time to learn more about the working&rsquo;s of the management. Condo living can be a great experience especially if you&rsquo;re prepared and you know where your funds are going.<br>
<p>As a tenant, you will need to be giving condo contributions that go to a reserve fund.</p>
<p>But what exactly is a reserve fund and why do you need it?</p>
<p>In <a href="http://www.youtube.com/watch?v=iaIU9NOqcwQ&amp;list=PLA6C9972A6AF97923&amp;feature=view_all">Calgary Realtor Kelley Skar&rsquo;s interview</a> with condo expert Jan Porteous of <a href="http://www.condo-smart.ca">www.condo-smart.ca</a>, they discuss what exactly a reserve fund is, and why it is important for every condo owner to know the significance of having a healthy reserve fund.</p>

<h4><br>What is a reserve fund?</h4>
<p>Jan likens a reserve fund to a savings account which every corporation would normally have. This reserve fund is allocated specifically for the improvement of capital assets which include, roofing, lighting, painting, carpeting, landscaping and other related assets.</p>
<p>So keep in mind that your condo contributions, not condo fees, go to this reserve fund.</p>
<h4><strong>How much are those contributions normally?</strong></h4>
<p>Condo contributions for the reserve funds usually vary and there is usually no specific amount. She explains that every 5 years, a reserve fund study must be done by a qualified professional to be able to gauge the needs of the property. By law, a reserve fund study should be made for corporations with more than 12 units.  This study would then be the basis for assessing what needs to be done for the next 25 years, and the contributions will be based on that assessment. </p>
<h4><strong>Why is a healthy reserve fund important?</strong></h4>
<p>Having a reserve fund is actually part of your asset and part of the equity that you have as a unit owner. Buying a condo is actually akin to buying a business and realistically speaking you wouldn&rsquo;t want to buy into a business that doesn&rsquo;t have enough cash flow. That cashflow is the same as your reserve fund. If your reserve fund is low and something needs to be fixed, if the condo unit doesn&rsquo;t have enough money then they will turn to the unit owners and ask for a bigger sum of money, considering the total cost of repairs. </p>
<p>This is called &ldquo;special assessment&rdquo; which is discussed in a separate video.&nbsp;</p>
<h4><strong>How does a reserve fund affect sales?</strong></h4>
<p>If you&rsquo;re selling your unit you&rsquo;d want to ensure that you have an adequate reserve fund because this would affect any potential buyers, buying decision. Practically speaking, the buyer would not want to buy a condo that does not have enough money saved. The buyer knows that if some repairs are suddenly needed, s/he would be the one asked to shell out money for those previous repairs.</p>
To put it simply, even if your unit looks flawless and in tip top shape but the overall building isn&rsquo;t in good shape, it&rsquo;s saleability would still be greatly affected.<br><br>

<h2>Why do we Need an Updated Real Property Report?</h2>
Good question! I am glad you are asking yourself this, because I think that I have the perfect answer for you.<br><br>You cannot sell your house without it. Well ok you can, so long as the buyer agrees to accept your old RPR or so long as the buyer accepts Title Insurance.<br><br>As a buyer's agent, I am not going to council my client to accept either of the above scenarios. Think about it from the buyer's perspective, they are paying you the seller hundreds of thousands of dollars for your home. The last thing they want to worry about is another expense and the potential problems with not having the RPR updated.<br><br>Do yourself a favor, if you are looking to sell your home, one of the first things you should do is determine whether your Real Property Report needs an update. If it does, get it updated asap, you'll thank me when the closing process is nice and smooth with no hiccups.<br><br>
