      <title>How To Get Investors For Private Money Real Estate Without Picking Up The Phone</title>

&lt;p&gt;&lt;span class="Apple-style-span" style="color: #333333; font-size: 24px; font-weight: bold; background-color: #eef4f9;"&gt;Where can I get investors for real estate?&lt;/span&gt;&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p style="padding-left: 30px;"&gt;&lt;span class="Apple-style-span" style="color: #333333; font-size: 12px; line-height: 18px; background-color: #eef4f9;"&gt;Hi! I'm a real estate agent in L.A. County and I know many low-priced homes, both foreclosed and regular sales. Now that market is down, prices are low, it is just about the right time to buy. I would like to put together investors to buy a house, fix it and rent it out, and wait for it to appreciate in the next 3 to 5 years. Where can I find such investors? Thank you for your help.&lt;br&gt;&lt;br&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;Here are two reason no one responded with the proper answer.&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;The person is a real estate agent using the same tired line, "It's just about the right time to buy."  &lt;/li&gt;
&lt;li&gt;The person has never attended real estate investors assocation. In Arizona, we have a great group  which is creatively called Arizona Real Estate Investors Assocation. &lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;The best way to find such investors is to follow SEC Rule Regulation D and chat face-to-face. However, one unique way to have identify private money income property investors is using public records.&lt;/p&gt;

      <description>&lt;p&gt;Just finishing up this weekend watching some great video from Eban Pagan  about "perceived value." It is a great small business plan example of turning what you know into cash.&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;
&lt;p&gt;And the good thing about being a real estate agent is that we know everything, right?&lt;/p&gt;
&lt;p&gt; &lt;/p&gt;

&lt;p&gt;&lt;br&gt;Perceived value, when it comes to  selling property, is the difference between selling plenty so you can  send your spouse away for a month to take care of her sick parents  (which I was able to do) or selling nothing and waiting for the  foreclosure notice. &lt;br&gt;&lt;br&gt;These past few weeks, I have been working  hard on increasing my perceived value.&lt;br&gt;&lt;br&gt;1) Improving my profile  pictures. Do you like this one? I took at the driving range?&lt;br&gt;2) Adding  better graphics and backgrounds. I got rid of those weird buildings in the header.&lt;br&gt;3) Be more authentic in my online  communication. Determining if I want to sound like Professor Klump or be  the life-of-the-party Buddy Love?&lt;br&gt;4) Hiring five support staff team  members, because I realize I can't do this business by myself anymore.&lt;br&gt;&lt;br&gt;This  weekend, I've realized that people will pay more for perceived value.  They will listen more to perceived expertise. They will take action from  those with perceived authority.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;Would you agree with me that some buyers can't see the value what you do or the time it takes to do it? They feel that all you need to do is jump in the car and unlock the door for them.&lt;/p&gt;
&lt;p&gt;Two reasons why they feel this way about you.&lt;/p&gt;
&lt;p&gt;1) You didn't express to them the value that you bring to the table.&lt;/p&gt;
&lt;p&gt;2) See number one&lt;/p&gt;

      <title>Review: Marketing Email Software - Follow Up With Prospects Simply</title>
      <description>&lt;p&gt;I was talking to a fellow real estate agent in Scottsdale, Arizona about creating systems for a new business  opportunity.&lt;/p&gt;
&lt;p&gt;He found himself with a possible Fannie Mae REO listing specialist who did not want the 200 buyer leads that were coming his way.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;My main question to my friend was how was he going to sift-and-sort through them and follow up with those who are serious?&lt;br&gt; &lt;br&gt;Following up with leads is more than just a process - it's an art. In order to be effective, you need to design a follow up system, and stick to it, EVERY DAY! If you don't follow up with your prospects consistently, INDIVIDUALLY, and in a  timely fashion, then you might as well forget the whole follow up process.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;How I Use Marketing Email Software&lt;/strong&gt;&lt;br&gt;&lt;br&gt;I use it for all my online and offline promotions. It also stores all my email lists. I use it to distribute my reviews, e-books, software and even recipes from my restaurant in St. Louis.&lt;br&gt;&lt;br&gt;&lt;br&gt;It collects the email address of any person who downloads the free report and I then keep in contact with a series of autoresponse emails. I also collect the details of anyone who submits the contact form for my different real estate offerings and partnership courses, like Improve Credit Score.&lt;br&gt;&lt;br&gt;&lt;br&gt;It is the engine under the hood of my latest project, Go-Zone Team. It allows me to distribute my business growth tips newsletter to all my subscribers on a week-by-week basis and I can do once-off broadcasts whenever I need to.&lt;br&gt;&lt;br&gt;&lt;br&gt;The service is not branded either and I have complete control over the presentation of the broadcast emails which makes it superior to almost all the other RSS to email services out there.&lt;br&gt;&lt;br&gt;&lt;br&gt;I also have various other small lists to keep in touch with certain groups. It makes it a lot easier to control your email contacts. I use to have Top Producer, yet from a scalability point-of-view this is a much more powerful resource because it keeps you connected with your prospects and clients, and it's half of what I was paying before.&lt;/p&gt;
&lt;p&gt;&lt;br&gt;&lt;strong&gt;How Technical Is It?&lt;/strong&gt;&lt;br&gt;&lt;br&gt;It took me about 30 minutes to get it up and running. My experience from By Referral Only and Keller Williams Realty has helpful. However, it has been built to be with the busy entrepreneur in mind and you certainly do not need to know HTML to implement it. The set-up is simple forms you fill out and once you have a play you will understand how everything works...&lt;br&gt;&lt;br&gt;&lt;br&gt;And they have live chat-support and phone support if you need it.&lt;/p&gt;

&lt;p&gt;&lt;br&gt;3)  I eliminated everything in my business that did not generate income and saved a lot of time using systems like &lt;a href="http://www.investmentrealestatecorner.com/review-of-reqall%20" target="_blank"&gt;http://www.investmentrealestatecorner.com/review-of-reqall&lt;/a&gt; or http://www.evernote.com. Now my business expenses look as hollow as the main character in H.G. Wells The Invisible Man.&lt;/p&gt;

I would no longer need to help someone find that perfect dream kitchen, corner lot home with a pool. I would be free to be my own best client, right? Wrong!&lt;br&gt;&lt;br&gt;The very next day I received a very good referral from an important past client. I told the referral how I worked, what my plans were and I only work with passive investors now. He still wanted to work with me, to help his family find that perfect retirement home with a pool and a nice kitchen. After-wards, I slammed down the phone. Went outside. Walk to the curb. Rescued my real estate chauffeur hat out of the trash can.&lt;/span&gt;&lt;/span&gt;&lt;/p&gt;

      <title>So You Want To Be A Real Estate Agent?</title>
      <description>&lt;p&gt;Waking up at 10 am, hopping in the BMW, swinging over to the local Starbucks, ordering a non-fat decaf tall latte, spend the afternoon showing a few houses like on you see on &lt;a href="http://www.bravotv.com/million-dollar-listing"&gt;Bravo's Millionaire Dollar Listing&lt;/a&gt;, then at the end of every month picking up a $32,000 check for all your efforts.&lt;/p&gt;
&lt;p&gt;A certain image has been promoted of the real estate agent. It’s often glorified as the great dream, leaving your old job, with the long hours and annoying boss in exchange for a flexible lifestyle that you are in control of.&lt;/p&gt;
&lt;p&gt;Well, let me tell you – it’s all true!&lt;/p&gt;
&lt;p&gt;Well sort of. Real estate is a simple business. It’s not by any means easy to do. You lose many things you might have not realized you valued in your old secure job. Let me point out the things you lose that you might want to think about before quitting your day job.&lt;/p&gt;
&lt;h2&gt;&lt;span style="color: #800000;"&gt;&lt;strong&gt;1. Kiss Reliable &amp;amp; Predictable Income Good-Bye&lt;/strong&gt;&lt;/span&gt;&lt;/h2&gt;
&lt;p&gt;The are only two jobs that are 100% secure jobs, the funeral director and an IRS agent.&lt;/p&gt;
&lt;p&gt;You've heard the argument, "Avoid downsizing, Control Your Income, start your own small business." However, controlling your income doesn't feel like that in the beginning.&lt;/p&gt;
&lt;p&gt;Jay Thompson announced some interesting facts on his website, &lt;a href="http://www.phoenixrealestateguy.com/how-much-do-real-estate-agents-make/" target="_blank"&gt;The Phoenix Real Estate Guy&lt;/a&gt;:&lt;/p&gt;
&lt;blockquote&gt;
&lt;ul&gt;
&lt;li&gt;At the end of 2008, there were 33,500 agent subscribers to ARMLS.&lt;/li&gt;
&lt;li&gt;20,466 of those agents (61%) had at least one sales transaction.&lt;/li&gt;
&lt;li&gt;Conversely, that means 39% of agents in the Phoenix area sold nothing in 2008.&lt;/li&gt;
&lt;li&gt;7,156 agents (21%) had $1 million or more in sales volume.&lt;/li&gt;
&lt;li&gt;Those 7,156 agents had $23.6B of the areas $29.4B in sales transactions (80.1%)&lt;/li&gt;
&lt;li&gt;In short, it’s the age-old “80/20 rule” – 20% of the agents do 80% of the business.&lt;/li&gt;

&lt;p&gt;The only consistent thing of owning a business is the waves of emotional highs and lows. Even the oldest business in the history of the world still has to hustle for sales.  For most, a check every two weeks&lt;strong&gt; FEELS more secure&lt;/strong&gt; than the peaks and valleys of your own business.&lt;/p&gt;
&lt;h2&gt;&lt;span style="color: #800000;"&gt;&lt;strong&gt;2. You Have No Life But Work&lt;/strong&gt;&lt;/span&gt;&lt;/h2&gt;
&lt;p&gt;For most employees, when they punch-out on the time clock, when the whistle blows, when clock strikes 5 p.m. -- they're done physically. Most likely, at 4 p.m. they already checked out mentally.&lt;/p&gt;
&lt;p&gt;Small business owners don't have a time clock to punch. They live and breath their business. They don’t ever really leave work, like Freddy Kruegar or Halle Berry work follows them into their dreams.&lt;/p&gt;
&lt;p&gt;Now I’ve got it pretty good at the moment because I love what I do. It is not necessary for me to work as long as I do. That being said I am trapped to checking my email day in and day out, 24 hours a day, which is not ideal.&lt;/p&gt;
&lt;p&gt;Chances are when you start your business you won’t be working 9-5 or even 8-6. Forget burning the midnight oil. At 1 a.m. you'll be crushing caffeine pills into white powder, mixing them with Red Bulls and a slice of veggie pizza. &lt;p&gt;You are the CEO, shipping clerk, and janitor.&lt;/p&gt;
&lt;p&gt;Until your revenue can justify hiring others your hours will be long and you won’t have a weekend. It took me a long time to realize this, yet it is necessary to set realistic expectations. Life is like a walking balance bar and you don't want to rack yourself. When I bought my Lexus a few years back, I talked with friends who already owned one. I called the service department to find out about maintence. Then I went to the sales department. Turned out a buying a car at Scottsdale Lexus was a pleasant experience.  The same thing goes when you want to know how to get a 1 800 phone number.&lt;/li&gt;
