"I see this farmhouse style everywhere - I really like it! How can I get this look in my home without buying all new furniture?"

You are right! The farmhouse look does seem to be everywhere! The great news about this style is two fold.

One - when it comes to the farmhouse look there are many options, levels and directions you can choose.

Two - it is a cozy and timeless look, so you don't have to worry about being trendy.

We also love the versatility of this style. The farmhouse look blends easily with the industrial look and also a rustic look. But you can easily blend farmhouse with some traditional pieces and some modern elements too.

So how can you get this look (on a budget) at home?

You are in luck - to get this look you don't need to spend a lot. You can achieve this look with adding a few elements and pieces.

Here are some of our suggestions:

Farmhouse Art - art, photography and even country inspired signs are an easy addition to your space to help you get that farmhouse look.

Chalkboard - the ease and casual look of chalkboard gives a space a warmth of a country farmhouse. It's relaxed and simple - we love chalk board paint - it's easy to use and apply.

Galvanized metal - easy pieces like buckets, chairs, even light fixtures in this material add to that country feel. Be sure to have a dull finish and even a few dings is totally OK.

Ladder displays - add another rustic touch plus they are a eat way to store blankets and even books and magazines. They are great in bedrooms, bathrooms and living rooms. We love this ladder display with framed family photos!

Layer textured rugs - again keeping a very casual look and mixing up textures adds another element to the laid back farmhouse style. We love to mix a cowhide with a natural fiber like sisal or even seagrass.

Lighting - simple lighting fixtures in a metallic and dull finish add a farmhouse character to a space. Look for pendants with simple and clean lines with a rustic feel.

Textiles - in pillows, drapery and blankets are another easy way to get this farmhouse look. Look for knits, flannel, plaids and soft stone washed fabrics. Mix them up - farmhouse is a very simple and laid back look. Layer them and don't get caught up in symmetry.

Add 'practical' pieces - so decorate with items like laundry wash boards, old farm tools, bowls, baskets, pickle jars and mason jars. These rustic pieces play into the farmhouse feel.

Wood - the farmhouse look is really focused on texture. Wood is a texture that is closely connected with farms and the outdoors. Add some wood elements to your space like bowls, boxes, trays, shelving and even a fireplace mantle. Opt for reclaimed pieces with lots of character.

With this farmhouse style you can 'dial it up' or 'dial it down' as much as you like. You can go very literal with farm pieces like signage and wire baskets OR you can take some influence from this style and play with the different textures and add the farmhouse essence into your space.

"Spring is almost here. What are your favourite spring home decor ideas?"

Spring really is a wonderful time of year! Both us of have spring birthdays...but that's not the only reason why we love spring! Spring is fresh, fun and a new start. Spring offers so much colour - just look around and you will see it every where.

We have a few favourite ways to bring spring into home decor.

Kristi's favourite spring home decor ideas:-

Greenery -

yes, this is THE colour of the year but for me, the first spring home decor piece I add to my home is a beautiful floral arrangement (or potted plant). It just brings a burst of life into your space especially after these long and snowy winters. It's so fresh to see 'green' again! I love to see fresh flowers on a kitchen or dining table but I also love them in my bedroom - it's so lovely to wake up and see a touch of nature!

Let the light in (and the air, too) -

we are stuck at home all winter long and when that warm spring sunshine is out I want to bring it in - along with the fresh air. I pull back the drapes and pull up the blinds and open the windows (even if it's just for a little bit). Our spring season here is still pretty brisk but letting that light and fresh air gives the home a good boost. That beautiful natural light and fresh air can really make a difference!

Switch up my textures -

if you don't know this about me yet, you will soon figure it out. I don't decorate my home with a lot of colour (unlike Maddie) but I love texture! Faux fur, leather, wood, wool knits, cow hide, metal and well any texture. But once spring is here - I tuck away my furry pillows and blankets. I give them a wash and hide them away until the fall. They just add a winter-like feel to my space and who needs winter all year long? Instead I have added some Stonewashed Belgian linen pillows in some different earthy tones and a few with some print.

Maddie's favourite spring home decor ideas:-

Colour -

I love colour. I love all colours. One of the reasons I have a lot of white and grey in my house is so I have a lot of freedom to play with colour. Since I have lived in my home (coming up on 3 years now) I have played with shades of aqua and blue, teal and orange and now I'm on a pink kick! (My office has a bold and bright pink accent wall) Colour is a great way to bring spring into your space. Take some cues from your spring flower garden, green grass, robin eggs and all that the spring season presents. Use colour with decor items, art, and pillows.

Pattern -

I also love pattern. I feel a room without pattern is pretty much incomplete. Every room needs some pattern. For spring think floral pattern - you might be thinking that it's not modern enough for you or it's too feminine - think again! There are so many options for floral pattern, I love and have some of these Bluebellgray pillows at my place. I have it mixed with some other more geometric prints and my bold abstract art. I love the bold colours mixed with an abstract watercolour print against my gray sectional. If florals aren't for you, try adding a bold pop of colour - one colourful print item can total change up your look (and maybe inspire you to add even more to your space).

Spring is such a great time to refresh your home decor - many of the new collections are out in stores at the end of winter and that's when we have a ton of choices - colour, texture, print and pattern - you don't need a lot to make an impact ...just a few pieces can put a spring in your step!

We Answer Wednesday - What is Ship lap?

"I have been hearing this term a lot lately and I don't know what it is ....what is shiplap?"

You are right! This is a term that we have been hearing a lot these days especially if you are someone who watches a lot of Home design and Decor shows on TV or reading magazines.

So what is it - you ask, well there is a little bit of debate on what some TV hosts are calling shiplap.
shiplap is essentially a style of wood paneling - no, not that 70's style that you may have lived with at some point in your life - this is different....

Shiplap are long and smooth plain wood boards that are installed on a wall adding a slight texture, a visual interest and with the spacing between the boards you get a strip effect. We are definitely seeing this in the design shows especially the ones that have a slight country influence.

The debate in really on the install of these long and smooth wood panel boards.

In some cases we see these long wood straight panels that are nailed to the wall adding a slight bit of texture and a stripe effect in a room. These boards are often painted in almost a chalk paint consistency. We are seeing this a lot in homes that want a bit of a country or farmhouse look (this can also work with a home that is after a nautical feel).

Now 'actual' shiplap looks very similar (which I would say is why the term is being used) but the install is different. This shiplap is like a tongue and groove system giving the boards self-spacing - to get that striped look. the idea with this installation was to get a water tight 'seal'.

If you didn't see the install of the wood panels you likely wouldn't be able to tell the difference.

Shiplap is a great way to add some texture to a space. It looks great painted in any tone (the paint colour choice can really help determine the style you want in the room). You can opt for a flat finish paint in a warm white, soft grey or even a light blue for a country look but if you chose a darker paint like a charcoal or even a deep navy you could get a bit of an industrial feel. Of course the items like accessories, textile and lighting will also help with the overall look.

Shiplap can also be used as a great feature wall in a family room or even a bedroom. It's a wonderful way to make an impact without over whelming the entire room. For those of you that feel reclaimed wood walls are just a bit too much this is a good alternative.

If you are looking for some subtle texture and visual interest, consider shiplap.

We Answer Wednesday - Front Door and Garage Door paint

"I'm going to paint my front door a new colour something with some pop but do I need to paint my garage door in the same colour, so they match?"

Great question and a bit of a tricky one....it really comes down to how bold you want to be with your exterior's statement, the architectural style of the home, the colour you choose, the exterior materials and overall personal preference.

For instance, if you are choosing a classic paint colour like black - this looks great on the front door and garage door - it's a more traditional style but a classic never goes out of fashion. This also works with a a minimalist or modern home- clean lines and simplicity are key and generally that style isn't about being overly colourful.

If you want to be a bit more adventurous with your front door colour, we suggest keeping the garage door more tame. The garage door colour should match another colour on the home's exterior. A good idea is to have it match the framing around the door and windows. If the house has shutters, we like the shutters to match either the garage or the front door - this gives consistency to the exterior. Too many colours on a home's exterior is distracting and it is confusing for the eye!

For homes that have a lot of texture like stone, brick, shingles, beams etc...we like to see a wood front door and garage door - the allows the materials to shine. In this case. a home exterior with a lot of natural materials we suggest making a statement with a beautiful wood door (the garage doors can also be wood or they can coordinate with another colour on the exterior). When it comes to picking your front door colour - be sure to pick a colour that is flattering with your exterior materials.

You don't need to match your door colours but you want to take into consideration a few factors (mentioned above) and also the statement you want to make. If you want a really bright and bold colourful door - let that be the focal point and let the other elements including the garage door play a complimentary role.

The Best of IDS 2017

One of my favourite weekends of the year is the weekend of the Interior Design Show in Toronto. This year, after a quick last minute decision to go, I was on my way Friday morning to IDS Trade Day.
Compared to last year – I thought the show was fantastic. That’s not to knock last year, but this year was beautiful. So much colour and pattern and new textures… I couldn’t wait to take it all in!

I noticed some new trends for 2017 that I instantly fell in love with and of course, snapped tons of pictures of!

Colour was everywhere! Faucets, rugs, light fixtures, pillows – you name it! It was everywhere! I loved it. There were so many companies that bright colours were prominent, Weavers Art Rugs, Grohe Faucets, Urban Barn's Spring Collection (coloured chandeliers – amazing!)

Flooring is getting lighter again. The past few years we’ve been seen a lot of darker flooring, whether it be black, darker greys or a classic dark brown. This year – light was everywhere! Light flooring with wider planks, in a herringbone pattern, with a grey wash. I LOVED IT. I love the lighter floors, its such a fresh contemporary look that goes well with so many different colour palettes.

Lighting is always such a hit with me. I love the beautiful, interesting fixtures with all the interesting shapes, colours, textures and everything in between! This year, a new lighting retailer was there from Minnesota and I just couldn’t stop staring! They carried such amazing products, I immediately added to my ‘must have’ list.

Cambria is always one of my favourite booths to visit. For the past few years they have brought in slabs of their newest product before its even available to the public. This year – the new products didn’t even have names yet (so fresh and exciting!!!) Last years ‘feature’ was back again, and I loved it just as much as I did last year. Cambria had built there booth desk out of it and it was like looking at art. I cant imagine if that was in my kitchen – I’d never want to use it, it would only be for show!!

We Answer Wednesday - 10 Classic Colour Combinations

"We are looking to update our space. It's very neutral and we want to add some colour. We have a medium sized budget and are willing to spend on some quality pieces but we want to make sure we have colours that aren't too trendy. What would you suggest?"

When it comes to updating your space, accessories is an easy and affordable solution. A new pop of colour can really transform the look and feel of a space. When it comes to updating your space - don't worry too much about trends, if you love something (a colour, texture, print etc...) than bring it into the room. The great thing about having a neutral palette to start with is that it will work with anything! Colour can really set the tone and the mood of a space - so take a look at colour and think about how it makes you feel as it will bring that feeling into that room.

We definitely have some classic colour combinations that will never go out of style. Take a look at these combinations and see how they make you feel.

1. BLACK AND WHITE - of course this is top on our list, it is a classic like no other! black and white can be too much contrast for some but you can add to it to soften up the look - in this image we love the addition of the natural elements and textures. But this combo is so incredibly versatile, it really depends on the pieces you choose. This can be super glam, it can be country and everything in between! This is really about the pieces you choose.

2. TURQUOISE, COBALT AND SKY BLUE - These colours work with all neutrals and any style. Just because we are working with blues doesn't mean you have to have a coastal look. We love these fresh blues paired with a glass table with clean modern lines. We also love mixing the various tones of one colour.

3. BEIGE, BLUE, GREEN AND GREY - mixing soft neutrals and then adding some pop of colour is a great way to liven up a room! Forget the old rule of not mixing green and blue unless it's in the washing machine - these hues look great together! We also love to see these colours in prints - it really gives the room a designer feel.

4. CHARCOAL, CREAM AND BEIGE - you cannot go wrong with neutrals! Some think that beige and grey cannot be mixed together but they absolutely can! This room is full of neutrals but mainly a deep charcoal, white and beige. To keep it from being boring this room has some great texture (see the decorative twigs, the sisal area rug, marble fireplace surround, mirrors and the matching rattan ottomans). The pattern pillows also add some great visual interest to keep the space from looking boring.

5. WHITE, BROWN AND GREEN - Green is a very fresh colour and adds instant life to any room. Paired with white and brown it adds a nice pop to a simple palette. We love how it is versatile with styles. In this image we see a modern eclectic spin but this would work so well with a country decor style.

6. GREY, BLUE AND WHITE - Colour is great in the kitchen too! Such a fresh and clean combination! Look at this fabulous kitchen with the grey/blue island and soft white/grey cabinets, white stools, white walls and those blue and white pattern stools make this whole kitchen space and eating area look welcoming and chic. This is a great colour palette for any room and we love how the wood adds warmth and character, too!

7. WHITE, ORANGE AND NAVY - this is a fresh combination and it really works with any style. If you like a nautical vibe try adding some natural elements like sea grass or sisal on the floor, some wicker pieces too. We alos love this colour combo in a boys' bedroom. But this also works with a classic contemporary look like this image. This is a very clean look.

8. WARM GREY, WARM WHITE AND BURNT ORANGE - we love this gender neutral palette and it is perfect for every room including nurseries! We have been seeing a lot of orange in home decor but we love it in nurseries. We are seeing more and more gender neutral rooms for babies, so that mom, dad and baby (and future babies) all feel great in the space. The burnt orange is a bit softer than a true and pure orange. The warm white and warm grey are still very popular neutrals as well.

9. SILVER AND AQUA - you may think that aqua is on the trendy side and yes there have been years where we have seen a lot of this hue but it never seems to disappear completely, which is why we are including it in our classic combinations. Blend this soft aqua tone with silvers and grey, this is so soothing and stylish. This is perfect for a bedroom, we love it in a guest bedroom but it is wonderful in main living spaces too.

10. GRASS GREEN AND YELLOW - this is a fresh colour combination that also has a lot of warmth. If you are a nature lover, this is a great palette for you as it really combines those lovely spring tones. If you feel this looks a bit country but you like the colours....think about opting for some gold and glass accents like lamps, coffee and end tables. Add some more classic pattern as well. These colours work with any style.

When it comes to adding colour to your space, you can add a much or as little as you like. We suggest starting off slow - especially if you are trying a new colour and you aren't a risk taker. Take a look at these classic combinations and pick the one that really 'speaks' to you and go for it - it only colour!

We Answer Wednesday - How to Improve the lighting look in your room (any room)

"I have overhead lighting in my living room but it still looks and feels dark most of the time. How can I improve the lighting in my living room?"

This is a great question and actually a very common concern. More often than not, homes are not designed and built with a lighting plan in mind. Some builders are now offering that opportunity to buyers who have purchased from plans, to meet with an in-house design/decor consultant and review the lighting plans and they can make adjustments and some additions (at an extra cost). But what about someone who has purchased an existing home? What can you do?

You still have options. You could meet an electrician and see where you could add some extra ambient lighting sources such as pot lights. But that can be costly.

What you want to do and can do quite easily is layer your lighting. Think of your lighting plan a having 3 layers. Each layer plays a role in the whole plan. Layering your lighting means to have different sources of lighting in one room. Each source has a different function but they each contribute to the look and feel of the room. This way you can change up the lighting scheme throughout the day and to set the mood you like. This is also a great idea for a room that serves multiple purposes (which is the case for most of us).

This space uses different types of lighting - the ambient light from the ceiling fixtures and task lighting from the kitchen island pendants and the table lamps. Look closely there are some candles on the coffee table too.

So what are the 3 types of lighting that should be in a room?

LAYER 1- Ambient lighting: this is the room's overall light wash, this could be natural light streaming in from a window or it could be from overhead lighting. This is your basic layer of lighting. This type of light illuminates open areas, walls and main furniture pieces. For overhead ambient light, a dimmer switch is a great idea as it offers you options throughout the day to change it up with your mood. Examples of Ambient lighting include: overhead fixtures, pot lights, natural light beaming in from a window, and torchiere.

LAYER 2- Task lighting: this type of lighting is designed to help you perform activities at close range. This type of lighting is more area specific. For example, wall sconces or a swing arm floor lamp behind a chair is great for reading or a hanging pendant over a kitchen island are some examples of task lighting. Task lighting is another layer in your lighting plan. Examples of task lighting include: table lamps, floor lamps, wall sconces, and swing arm lamps.

LAYER 3- Accent lighting: this style of lighting adds a touch of drama to your space. This really allows you to change up the mood in your room quite easily. Accent lights really let you direct the eye to objects you want to draw attention to, for instance picture lights or candles. This type of lighting adds warmth (as well as drama) to a space. Examples of accent lighting include: picture lighting, library lights, spot lights, track lights, mini chandeliers and candle light.

Another great example of layering your lighting. We see here the overhead lighting from the ceiling fan (double duty piece) and the pot lights. The table and floor lamps add some great task lighting, perfect for reading. And the wall mounted candle sconces add some accent lighting when needed.

Playing with the 3 layers of lighting helps create the mood in the room. So for a gathering of friends and family, to create a cozy mood use layers 1 (on a dimmer) and 2. For a more romantic mood, try blending various types of layer 3 (only spotlights mixed in with some candle light is very seductive).

When you are making your lighting plan you can mix up the styles of lighting from one category. So a room could have a large picture window letting in lots of natural light (depending on time of day) with a beautiful overhead fixture and a few pot lights in the bookcases with a matching pair of table lamps flanking the sofa and a floor lamp or wall sconce behind a reading chair. Add in some candle light or even twinkle lights by the fireplace and you have a room with a layer lighting plan that allows you to set any mood you like. Plus this way you have light throughout the entire room, so it will never feel dark.

We Answer Wednesday - 6 Best Trim Paint Colours

"My house needs a fresh paint job. I feel good about picking a wall colour but do you have any suggestions for the perfect white trim paint colour?"

You are so right, picking the right white can be tricky. The look of a fresh coat of paint is spectacular and painting that trim really completes the feel. But like every other colour - there are many qhites to choose from. Not knowing which paint colour you will choose, your safest best is you use a pure and true white tone, you can't go wrong with that. We have a few favourites to share with you.

1. Simply White by Benjamin Moore - this was BM colour of the year for 2016.

2. Cloud White by Benjamin Moore - this is a designer (and painter) go-to.

3. Decorator's White by Benjamin Moore -just like the name, it is a decorator's (and painter's) favourite. It's clean and crisp.

4. Ultra Pure White by BEHR - so clean and so crisp -this is one of the purest whites you will see.

5. Extra White by Sherwin-Williams - a great white trim choice, bright white!

6. All White by Farrow & Ball - a perfect white

Other trim painting tips:

Caulking - be sure that before you start painting that trim to caulk any gaps

Order - paint the trim first and then the walls

Finish - be sure to use a semi-gloss when it comes to choosing a finish for your trim. A semi-gloss adds even more brightness but also when it comes to cleaning, the dust doesn't stick!

We Answer Wednesday - Lightening up a dark wood kitchen

"We renovated our kitchen about 10 years ago. We chose a dark espresso stain cabinet. Even though we have decent natural light, we feel the kitchen looks a bit on the dark side. How can we lighten up the kitchen without replacing the cabinetry doors?"

The lighter and brighter kitchens are definitely trending right now but the espresso look is still a choice that people are drawn too, not everyone likes the airy feel of a white kitchen. But if you want to lighten up your darker kitchen there are some easy and simple changes you can make (or hire someone to install for you) that won't break the bank!

Try adding a backplash tile that is light in colour and even explore the idea of a glossy finish (this will allow light to bounce off of the tile and into the room). even a glass tile can do wonders - it's like adding jewelry to an outfit....Another tip, try installing (or have a professional) install some under valance lighting - this will add more light to your kitchen.

Try replacing your counter top with a stone counter top in a light tone. This is also a popular trend for 2017. With a lighter counter top the whole kitchen will look lighter, think of all of the surface space in a fresh and lighter tone....

Try brightening up your kitchen with some lighter paint - you will be amazed at the low cost and the big difference it can make.

Consider a partial kitchen update...yes this is more expensive but it might be worth it if you feel your kitchen is just too dark. this might also be a good idea down the line if you are looking to make updates for resale...replace or paint your upper cabinets in a lighter paint. some call this a two tone kitchen other call this a Tuxedo kitchen and we will be seeing more of this look in the coming years. this can really open up and brighten up the look in your kitchen.

Other tricks....
- take a look at the wattage of your light bulbs and go brighter!
- burnt out light bulb? be sure to replace them!
- do you have pendant lighting? Maybe swap out our pendants for something with a glass or chrome finish to allow more light in the room
- if you have dark stools, swap them out for a lighter colour or even a chrome
- opt for appliances with a reflective surface
- can you add more pot lighting to your kitchen?
- lighten up that floor, whether it is wood or tile a lighter tone will make a big difference

We Answer Wednesday - Christmas Tree Ideas for Small Spaces

"I really want a Christmas Tree but I'm in a small apartment. Any ideas how I can still have a tree without taking over my whole space?"

You can absolutely have a tree in your space - Christmas trees aren't just for large homes!

Depending on the size of your space and where you want to put your tree you may need to get a little creative but we have some ideas for you.

A smaller tree can still make a big impact! To make it look even larger without all the bulk try placing it on a stool. This image has a mini tree placed in a steel bucket (for a bit of a rustic feel) and propped up on a stool. this gives the tree height but the stool isn't big and full.

Instead of a whole tree why not make use of some branches? They are easy to find this time of year and they are an affordable option. We love the simplicity of some evergreen branches in a glass vases, add some colourful decor and you are set.

5 Home Staging Tricks - that work!

We have been staging homes for the resale (and new home market) for a number of years now and while styles and trends change there are definitely some tried and true home staging tricks that work every time!

1. Inviting entry with potted plants or flowers - this little trick makes everyone feel welcome, it adds a splash of colour and a 'breath of fresh air'. The front door is the first impression so you want to start off on the right foot! Be sure to maintain these plants/flowers and keep it seasonal for maximum effect.

So it was just announced by Pantone that the Colour of the Year for 2017 is Greenery.

Pantone describes this shade as "greenery is a fresh and zesty yellow-green shade that evokes the first days of spring when nature’s greens revive, restore and renew. Illustrative of flourishing foliage and the lushness of the great outdoors, the fortifying attributes of Greenery signals consumers to take a deep breath, oxygenate and reinvigorate."

This colour definitely makes us think of spring and really brings us in tune with nature.

We knew that 2017 trends would definitely have a real connection with nature with the resurgence of wood and wood grain and a real draw towards warmer and natural textures this colour fits right in with that scene.

This colour is on the bolder side with a lot of energy but you can bring it into your space with ease....

1. Shades of Green - when it comes to decorating with the colour of the year (any year) make that colour fit into your style so that might means finding a shade that is less saturated and one that is softer (or the opposite) and then bringing that into your space. Hosting out of town guests is a part of the holidays and you definitely want your guests to feel comfortable. When it comes to hosting house guests you really want to think of the details - it really is the small things that make the difference!

It's always nice to have a guest room that looks and feels like a bedroom - you really want your house guests to feel like they are welcome and a part of your home. A cohesive looking bedroom is always a welcoming touch. We always recommend decorating a guest bedroom in a soothing and calming theme and in neutral colour tones.

These elements are musts when having guests stay over for a few days:

1. Fresh bedding and an extra blanket and pillows
2. Night stand with lamp and alarm clock
3. Trash bin

"We are selling our home and our agents wants to book our photos. Should we have them done before or after we decorate for Christmas? Our house looks so beautiful with the tree up and the stocking hung on the mantle. We love it and we think others will too!"

Christmas is right around the corner and it is such a wonderful time of year! Decorating is one of our favourite parts of the season, too - it's festive and fun! But when it comes to selling your home, holiday decor presents more negatives than positives....and there are definitely buyers out there looking for their new home during the Christmas season, so you don't want to turn them off!

We love the welcoming exterior - it's seasonal but not over done. But be sure not to leave it up too long....

What are the negatives of seasonal decorating (for any holiday) while selling your home:

1. Distracting. Yes, Christmas and other holiday decor is beautiful but it can really distract buyers from seeing the beauty and features of your home as they will be focused on the tree, wreath, lights, stockings and more.....and not the flooring, windows, layout....

2. Clutter. Although we never really view or consider holiday decor pieces to be clutter when they are out on display they do take up room and can make a space look and feel cluttered and over stuffed. Think about how much smaller a room looks with a 7 - 8 ft tree in it - it takes up space!

The most beautiful Christmas trees aren't necessarily the largest trees! Consider a smaller tree - you still have a stunning Christmas tree to decorate but it visually (and physically) takes up less room.

3. Dating. Holiday decor can really date your online photos and make your home look like it has been sitting on the market a lot longer than it has. Let's say you have your photography done in early Dec with all of your decorating done. By mid January these photos will already look dated and it will send the message to buyers (and their agent) that your home has been sitting even though it has only been 30-40 days.

4. Personal. When you decorate for Christmas or really any holiday, it can be a very personalized touch to the space especially if you have family heirlooms, religious items and handmade ornaments and other crafts made by your children or grandchildren. It personalizes the space and that can make buyers feel uncomfortable (or like they are just visiting) as they are trying to picture their lives and building memories of their own in this house.

So definitely have your photos take BEFORE you decorate.

When it comes to seasonal decorating before showings and open houses - really try to eliminate or at least limit the decor - for the same reasons listed above. But if you must decorate for Christmas while your home is on the resale market - here's what we suggest.

We love the simplicity of this room's Christmas decor. It celebrates the season, it has a consistent colour scheme and style and it doesn't over power the room.

1. Do NOT decorate BEFORE your photos.

2. Do keep it simple and tasteful with a consistent theme (for example: mixed metallics or traditional green, white and red; or country or modern). This year keep it simple by only bringing out some decor - the house shouldn't look like Christmas town!

3. Do NOT keep the decorations up too long or too late. Or decorate too early either. Aim to have the decor packed up by Jan 4 (approx)

4. Do NOT hang up or display really personal decor such as family photos, religious items, handmade ornaments and crafts by children or grandchildren

5. Do keep it welcoming and inviting with a small vignette by the front entry and then some decor in main living areas (try to limit to a room to two, for example the family room as the main Christmas decorating space and maybe a few items in the dining room and/or formal living room - stay consistent with that theme)

Celebrate the season without going totally over board. Remember in your new home (the next one), you can decorate as early as you want and keep it up as long as you like and you can go all out!

"We have bought our first home and we need to make a lot of furniture purchases. We see the price tags and the costs add up, and quickly. When it comes to buying furniture - which pieces are worth splurging on and where can we save?"

Congratulations of your home purchase ! What an exciting time! Furnishing and decorating your first home is a fun experience, it is a great way to bring your sense of style into
YOUR space. But you are right, the costs can really add up and very quickly.

The first thing you need to do - is figure out your budget. Your budget is determined by what you feel comfortable spending.
Figure out:
What you need to buy?
What (if anything is coming with you from your last place)?
Are you getting any furniture pieces from friends or family?
What would you like to have but it's not needed now.
This is a great guide to figure out what you need to spend now and what to focus on later.

When it comes to actual items that are worth the extra cost, we have some suggestions.

- Sofa, it is worth to spend on a sofa but again be sure it is an amount you feel comfortable with. Not everyone feels good about spending $5,000 on a sofa. But when it comes to sofas, there is a quality and comfort difference that is attached to price. We also suggest 'test driving' a sofa in person - make it is comfortable and supportive - don't just buy a great deal because it is a great deal.

- Mattress, you will sleep every night on that mattress so find the right one and be sure to check them out in person. Buy the best mattress that you can afford. You don't want to live with neck and back pain everyday because the mattress was a great deal!

- Flooring, if your current home has ugly or dated flooring or flooring that is is terrible shape, it is worth spending now on the update (before you move in).

- Labour, when it comes to work that's being done in your home, don't skimp - it will be noticeable and you will end up spending more to have someone else come in and fix what was already done.

- Window coverings, we would put this on the 'maybe later' part of your list but that does depend on your size and style of windows. If you have a standard size window, store bought pre-packaged panels with a rod will be just fine. Custom window drapery varies in price but if you have oversized windows, or odd shaped windows - the extra cost is worth it.

Where can you save?

On just about everything else. You might be at a point in your life where you are figuring out your taste and style and this is a great time to experiments with less expensive pieces like dining chairs, armchairs, rugs and bedding.

When you move into your first place it is exciting but also a bit overwhelming. Many feel that they need to drop a fortune to furnish their place. Don't spend anymore than you are comfortable with and don't invest in anything that you don't love or is uncomfortable - it's not worth it! This is a great question! And this is something that we are seeing more and more of...whether it's inheriting family heirlooms or the merging of two people - mixing different styles of decor can seem very overwhelming but don't let it stress you out! What we love about merging different styles together is that you get a different end result every time. Say good-bye to those cookie cutter rooms - this is where true individuality blooms!

Now that you know our own style is more modern, we assume that you have some modern pieces in your space already or you plan to purchase. You have options how to incorporate this set into you life depending on how open you are to change. When it comes to modernizing a space you don't necessarily have to change the furniture sometimes just updating the pieces around it can be enough!

CHAIRS - .
Upholstery - a traditional set of dining room furniture would have some pretty traditional upholstery on the chairs so to make it more modern, get those chairs re-upholstered in a modern fabric. You really can do anything - pattern, print, texture, colour - it's up to you! This gives your dining chair a fresh look. You don't have to go totally wild, you could stick with a timeless stripe but in a more current colour way or try an animal print like cheetah, oversized and bright florals can also modern up a more formal chair.

* This old chair gets new life with a tie-dye upholstery in a charcoal and white - so unique, truly a one of a kind piece.

This is something we can definitely help you with. We have staged lots of properties for clients to help get them sold.

Home staging is a great tool to help buyers visualize how to live in the space, it helps to highlight the features of your home and also show off the size of your home. Home staging isn't just about furniture that's only one part of it. Selling an empty or vacant property is actually really tough. Empty rooms are cold and emotionless - that means buyers aren't connecting with the house. Have you ever seen photos of an empty room? It's really hard to tell if the room is large, small or just the right size...Many people do not have the ability to picture their things and their life when looking at a vacant property. There is no WOW factor with a vacant property so buyers don't take notice.

A good home stager will come and view the vacant property (usually with you and often with your agent) and he/she will give suggestions on any repairs, cleaning, depersonalizing, decluttering and updates that are needed. Hot Home Decor Trends for 2017

As we slowly approach the end of another year, there is an excitement in the air! A new year means renewal, a fresh start but also new and fresh ideas! For home decor, we are excited to see what 2017 will bring to store shelves and magazine pages but we do have some predictions as to what we will be seeing in the new year for interior decorating.

1. Neutrals: usually there is a 'hot' colour that we see emerge each year but this year expect to see a lot of neutrals. White and black are classics and are never out of style but expect to see a lot of black and white trends for home decor. Shades of grey will still be popular as well as cooler beige tones.

2.Wood: we have already seen a comeback of wood in late 2016, we expect that trend will continue. We will see wood in flooring, furniture, art and accessories. Wood with lots of texture and tones.

3. Global influences: every year it seems that interior decorating takes on some inspiration from somewhere in the world. this year is no exception, this year expect to see a big surge of Scandinavian design. There is more to Scandinavian influence than IKEA - white (like the snow), wood, simple design with a modern minimal edge are just some of what you can expect to see.

4. Ashy filter: all of the woods, fabrics and other textures will all have a touch of a grey to them. Almost as though they have been grey-washed or a grey filter to them. This gives everything a toned down and cooler look - like driftwood.

5. Finish: expect to see a lot of matte or dull finishes in metals but also wood stains and paint. High gloss is out.

6. Warm textures: smooth and sleek textures like glass and marble were once the hottest trends on the market but this year warm and natural textures will be hot for 2017. Such as wood, cork, sisal, rattan leather, and knits.

7. Defined living spaces: the 'super' open concept plans for living spaces where everything is in one big room won't be as popular. We won't have tiny compartment rooms but we will have floor plans that are a mix of open and more traditional living offering some privacy and also designated spaces.

8. Purple, Blue and Green : although 2017 will be very much about neutrals we predict that purple, blue and green will be very visible this coming year. This deep jewel inspired tones such as - plum, eggplant, blackberry, emerald, sapphire and amethyst. We will see this in accessories more than furniture.

A new piece of furniture is a great update for any space and any style of decor. Wood is always a great option as it is durable and adds a natural texture to any space. When it comes to wood, you don't need to match and we really recommend that you don't match it makes everything blend and look a little washed out and you won't draw attention to the new dining table.

We suggest adding some contrast with your new table. So if you have light floors opt for a darker stain table and vice-versa.

Other ways to get contrast with your wood flooring is to opt for a table that isn't wood at all! Metal or glass are ways to get contrast and add some interesting textures to your space.

when it comes to your chairs, try a chair in a different tone or a different material all together - this gives the room some contrast as well but also shows off your personal style. Depending on the style of chair you select this can either dress up or dress down your stable and give you the feel you want in your dining space. A dining room set with matching pieces tends to make less of a statement.

How to Get the 'Model Home' Look in your Home

If you have ever been to a model home you have probably asked yourself - 'why doesn't my home look like this?' Well it can! There are some easy and simple styling tricks that you can use at home to get that 'model home' look.

1. Keep it clean and de-clutter: so you are living in the house and it can be tricky to keep clean but put together a cleaning schedule and do your best to stick to it - regular wiping down, cleaning or dishes and floors makes a huge difference. Find some cute baskets or boxes to hold every day clutter like mail and flyers from school. Commit to a purge (seasonally would be ideal) to get rid of the extra stuff that you aren't using and haven't used in a long time! You will be amazed at how much junk you hold on to - it feels great to let it go!

2. Floating furniture : not levitating furniture, but floating - in other words not pushed up against the walls. Sure in some floor plans this is really the only choice but even just pulling it away an inch or two makes the space look and feel more intimate and designed. In a big open floor plan, separate the space with floating furniture that serves two distinct purposes, say a seating/conversation space and then a TV hang out space for a large and open living space.

3. Lighting: let there be light and lots of it! Not only does a brighter space feel bigger and cleaner but it's a great way to update a space. When you are adding lighting in your space think layers! So overhead lighting mixed with table and floor lamps, candles etc...Layered lighting looks sophisticated but you can also play with the ambiance using your lighting. Relying on one light source is a bit tired and one dimensional. also aim to have the light evenly distributed in the room (so not everything in one side or corner of the room).

4. Outdoors indoors: take a look at model home they always have some natural element - it could be a plant (large or small), natural herbs or a bowl of lemons in the kitchen, branches or sticks in a vase, natural sponge in the bathroom - just some small natural touches can do wonders in a space. It adds warmth and authenticity to the space.

5. Area rugs: are used to add colour and texture plus warmth but they also add a great visual effect in terms of creating designated spaces and functions. An open concept space with out any area rugs with floating furniture looks very lost but by adding the correct size area rug (even just in the living room) automatically grounds and defines the space. Area rugs really are a must!

6. Headboard: Like the area rug - the headboard really grounds or anchors the bedroom, this really is non-negotiable for a master bedroom. You want the room and the furniture to have a strong presence. Even a beautifully made/styled bed looks weak without a headboard.

7. Bookcases: when it comes to bookcase we tend to see these 2 options. 1- complete jammed and over stuffed with books falling out, or 2 - sparse, bare and empty. To get the designer 'model home' look bookcases are a great piece but they have to be balanced. So books stacked in an organized fashion with some decor added in. Carefully styled but still functional. This gives the space style but it also isn't over whelming. Many think books in a bookcase is organized but when they are over stuffed the room feels heavy and cramped, and when they are falling out, it's a mess! A bare bookcase looks light but it also looks weak and kind of pointless.

8. Drapery: a great decorative feature that can also serve a function. Yes, shades and blinds are go-to's for privacy but add some simple drapery panels on either side of the window and you've got 'wow-factor'!

"I love the sparkle and shine of metallics but I'm worried about going over board with the look. Any tips?"

The sparkle, shine and texture of metallics gives any room an instant boost of luxury and glamour but you are correct, you need to find the right balance.

1. Softness. So metallics have a distinct shiny quality and they have a hard and smooth texture, so balance that out with some softer textures. Try adding some cashmere knits, velvet, and wool to counter balance the hard quality of metallics.

2. Neutral. Metallics can really add a punch to a room and they are timeless so don't get too crazy with your palette. a few pops of colour is a nice touch but we really love pairing metallics (one metallic or a mix) with a neutral back drop and don't forget those soft textures!

3. Classic. Keep it classic when it comes to metallics - brass, silver and gold are totally chic and timeless. Sure, copper is cool right now but it tends to float in and out of fashion.

4. Mix. Keep it modern by mixing your metallics. Like wood, metallics go with metallics. So play around with the finishes. But we really recommend sticking with the same colour metal but we like to see chrome mixed with brushed nickle and satin nickle same goes for the golden tones.

5. Small. New to metallics? Start with small steps - some smaller decor pieces on a tray or bookcase and build it from there.

Metallics are a great addition to add some sophistication to a space and they can also make a room look and feel larger and brighter. That reflective surface allows the light to bounce around the whole room plus it adds sophistication and glamour to a room.

"Our home is on the resale market, the kids love Halloween and they love to decorate the house. Should we decorate for Halloween while the house is up for sale or not?"

It's fun to celebrate the holidays with decor and kids love it too but you need to keep in mind that holiday decor can be distracting for buyers.

We definitely recommend staying away from religious decor as it could offend or turn-off some buyers and you never know who is coming to look at your home.

We also recommend you don't go 'over the top' when it comes to decor for the holidays. Decor can add a lot of clutter into a space making it feel and look cramped which isn't a positive for buyers. Plus really over the top decor can be a huge distraction - buyers want and need to see the true features of the home like the room sizes, natural light, beautiful kitchens, bathrooms and flooring .

If you MUST decorate for the holidays, consider this:

1. Do NOT decorate for the holidays before photos. This will date your photos and they won't show off the actual features of your home.

2. Do keep it simple and tasteful. For Halloween, put up some simple pieces on the exterior. Nothing scary or gory - if you are in a family friendly area this will work for the buying clientele.

THIS IS A GREAT EXAMPLE OF A DON'T FOR HALLOWEEN DECOR - IT IS PRETTY GORY AND BLOODY AND SCARY.

3. Do NOT decorate too early and keep up the decor for a long time. Think about decorating for the holidays just before and removing everything a day or two after the holiday - don't decorate weeks early and keep it up for months.

4. Do decorate for the season. So having some fall decor like pumpkins or fall wreath is neutral and welcoming but remember to keep it simple.

Remember once you are settled in your new home you can go all out for holiday decor so maybe this year just collect lots of great ideas.

"I have two places in my home that are just ‘small nooks’ and I have no idea what to do with them! One is at my entry way and the other is a ‘loft space’ at the top of my stairs. What do you suggest?"

Great question! I think we all have that one space in our home that we just don’t know what to do with. Depending on the size of your space – you have lots of versatility!

A console table- always a great option and the good thing about a console is that it comes in many shapes, sizes, finishes, colours, materials etc etc. You are definitely going to be able to find something in the correct size you need. Depending on your space you may have the opportunity for a DIY too! Customizing furniture to fit your homes décor and space is always a fun way to personalize your home.

Bookcase- I know I speak for many of us when I say you can never have too much storage. Plus bookcases are fantastic space for displaying books, personal photos, accessories and much more.

A desk space- depending how much traffic flow you would have, adding a small desk and a chair is a great idea for an extra home work space. Its nice to be able to utilize all your spaces in your home in a useful way.

Dresser- A little more unconventional but still a great piece that has closed storage!

Built in shelves – this is a more expensive option BUT also a great one for getting exactly the use of the space you need. Need shelves, hooks and cabinets all in one? I would suggest investing in a custom piece and tailoring to your exact needs.

Floating Shelves – depending how small the space is, adding floating shelves can serve as extra storage in a small nook. Having floating shelves also doesn’t take up the floor space that a bookcase would so it will appear larger. Just make sure you mount them well and don’t add anything too heavy!
