{vozmestart}
It's time to get serious about selling your home and choosing an agent. What's next?

Many people have friends, relatives, and acquaintances who either are a real estate agent, or knows someone who is a real estate agent. Others shop online to find an agent in their area, or call the agent who helped them purchase their new home.

* It is good practice to interview 2-3 agents minimum.

{vozmestart}If you’ve started looking for a home—and a real estate professional to assist you—your buyer’s representative may ask you to sign a Buyer Representation Agreement. What is this form? Why should you sign it?

Buyer Representation Agreement is a legal document that formalizes your working relationship with a particular buyer’s representative, detailing what services you are entitled to and what your buyer’s rep expects from you in return. While the language used in the document is formal, homebuyers should view it as an important and helpful tool for clarifying expectations, developing mutual loyalty, and most importantly, elevating the services you will receive.

{vozmestart}
Some short sale practices are controversial in an industry already battered by rising numbers of foreclosed or distressed properties, and a recent history of questionable mortgage practices. So, regulators and real estate brokers say homeowners must be alert to a slew of potential risks and consequences of a short sale.

There is no industry standard for best practices and there is no specialized training currently required for real estate practicioners. There are special designations that the real estate professional can receive once they have gone through extensive training on the process of Short Sales. Be sure to look for designations such as Certified Default Resolution Specialist(CDRS), Short Sales and Foreclosure Resource Certification(SFR), Certified Distressed Property Expert(CDPE) and several others. It is imperative that you have a trained professional handling your Short Sale.

{vozmestart}
A homeowner found himself in a bind last year after moving to Atlanta for a new job.

He couldn't sell his condo for what he owed on the mortgage. And he couldn't find a renter who would pay the $730 per month mortgage payment plus $150 per month association dues at his Donelson two-bedroom townhouse.

So, he sold the home as a short sale —

Homeownership is Still a Smart Decision

{vozmestart}Many Americans have taken a hit to their home equity over the past couple of years, and some may wonder if it’s really the smartest financial decision to own a home. Good news—a recent analysis of Federal Reserve data by the NATIONAL ASSOCIATION OF REALTORS® shows the answer is yes. Accoring to the latest survey, 90 percent of homeowners say that their home is a source of comfort in their life, while only 6 percent say it is a burden.

In comparison with renters, home owners have much greater household wealth, says NAR’s April commentary on the Fed’s Survey of Consumer Finances. Owners’ wealth exceeds that of renters by a factor of 50-to-1: a median of $205,200 versus a median of $4,200. The main wealth difference between the two is home equity, of course. No news there. But even for households who’ve owned their home only since 2003, home equity gains are the rule rather than the exception.

All About Middle Tennessee

{vozmestart}Middle Tenessee is defined as the area from the Tennessee-Kentucky border to the north to the Tennessee-Alabama line to the south. And, it includes the area from the Tennessee River in the West to the Cumberland Plateau in the East. Middle Tennessee is one of the nation's fastest growing regions. While the landscape is often rolling countryside, the northern and eastern boundaries tend to be more hilly. Lakes provide boating and fishing recreation in many counties. And, the Smoky Mountains in the eastern part of the state and the Mississippi River and Memphis in the west are less than a day trip away. Residents enjoy four distinct seasons. Fall is colorful with often brilliant foliage, winters are relatively mild, spring is cool and green, and summers are warm, but retain the greens of spring late into the season.

The Economic Climate...
Middle Tennessee, with Nashville as its anchor, has long been noted as the world's center for Country Music. However, it also offers much more. There is a growing and diverse business climate that now includes a burgeoning auto production industry. Also, major national health service providers, printers, green industries developing solar and wind power, and insurance companies comprise only a small part of the varied business scene. Excellent public and private education, overall lower property tax rates, favorable work laws, have led many national companies to call the Middle Tennessee home. The regional draw of the Tennessee Titans NFL football team and Nashville Predators NHL hockey, along with strong support for major state and regional college sports, makes recruiting employees from all parts of the nation easy.{vozmeend}
