This is such a great property for sale at 19748-71B Ave in Langely BC (MLS® F1210015), and I'm going to share with you a few reasons why it may be the home for you.

First and foremost it is located on a cul-de-sac. What is the value of living on a cul-de-sac you ask? Well, for starters, it's really really quiet. This cul-de-sac only has 4 homes on it so traffic is basically a non-issue. Also the adjoining street is a cul-de-sac...so basically it's a cul-de-sac within a cul-de-sac which means it's even more quiet and private. Unless you live in one of the 10 homes in the area...there is no reason to drive down this street. Quiet and private. What else are cul-de-sac's good for? Great if you have small children. Learning to ride a bike or play some street hockey is way better in a cul-de-sac. They are basically an extension of your yard. They are often more sought after and generate a higher value than homes that are not located on cul-de-sac's. As everyone knows, location is the single most important variable when making a home purchase. The reason is simple, you can change your flooring, paint color, kitchen cabinets...but it's pretty hard to create your own cul-de-sac in the middle of a busy road. However...if you try - please let me know, i'd love to come by and see it :) If you have any interest in this type of home, a good start is to drive by this property and get a feel for the area.

A little about the home. I'm a big fan of video tours so please click the video at the bottom of this page and take a tour through this property. A couple of things to take note of. The doors through the main floor are extra tall. Now, I'm 6', pretty much the average for males, however when I walked into this home I felt small. With the high door frames and vaulted ceilings this home shows grand. You will feel like you have entered a palace. There is also large chunky mouldings throughout the home - door casings, windows, crown mouldings, coffered ceilings...again very grand.

The kitchen is stunning. White cabinets accented with a dark hood and island. Granite counters, inlaid kitchen sink tile backsplash and stailess steel appliances. The kitchen opens to the dining area and also a large family room. One thing to take note of in this home is the size of the rooms. So often these homes have usless family rooms off the kitchen which can barely handle a chair and TV. Not this home, every room is very large. There is also a den, powder room and large laundry room on this floor.

Heading upstairs the master bedroom is designed to impress. Heigh vaulted ceilings and can easily accomodate large furniture. However the best part is the spa like ensuite. French doors lead you into your own private oasis. Looking for a great end to your long hard day? Spend some time in this giant soaker tub. His/hers sinks, large shower and huge walk-in closet. Stunning...absolutely stunning. The rest of the upstairs has 3 more bedrooms and another full bathroom.

The basement is completely unfinished and ready for whatever you can imagine. There is a seperate entry which would accomadate a large 2 bedroom basement suite. Or keep one of the rooms for yourself and rent the other half of the basement...lots of options.

Again, take the video tour below, take a drive by the home, then give me or your own REALTOR® a call for your own private viewing. This home will not disappoint.

Kyle Hislop
RE/MAX

STOP Fingering Your Pictures!

If you have seen my "MLS pics gone Wrong" page, which you can see here by the way http://www.kylehislop.com/MLSpicsGoneWrong.php, you know that I am very picky about the pictures I use to market my listings. As professionals, when marketing a product that in most cases is someone's most valuable asset, I believe they deserve the best service. And quality photos is one of those services.

Now I completely understand that after you have taken pictures of your listing and get back to your office sometimes the pictures didn't turn out the way you hoped. Maybe there is poor lighting, or it's off center, or there is a GIANT finger in the shot. Trust me, I've been there myself. However there are ways to fix it. Of course you could go back and re-take the photo, but I'm going to show you how to use Photoshop to quickly and easily fix your photo.

The GIANT finger problem is one that I've seen sooooooo many times when looking for properties on the MLS® System, that I thought it would be a good example to use. Plus it is a really easy problem to fix. Unless you finger has gone across the entire photo, usually finger shots happen on the corners of your pictures. If you happen to be taking a picture of the outside of the property it usually happens over the sky, or the grass or something that isn't all that important to the picture. Because it usually happens over a part of the picture that isn't really important you can fix it without anyone being the wiser.

I actually mention this in the video but I once took out a broken down car that my client couldn't move at the time from the driveway. I wish I kept the before shot to show you but the picture was obviously much improved without a broken down car right in front. Now, before you get excited and decide you're gonna start editing the crap out of your photos...there are a few guidelines. Below is an excerpt from the Professional Standards Manual on what can and cannot be edited out of a picture:

"(v) Photo Enhancing Software

With more widespread use of photo enhancing computer software (such as Adobe Photoshop or Corel Photo Paint), it has become relatively easy and inexpensive to manipulate photographs in a variety of ways. When using photographs in advertising materials, licensees must use caution so as to not alter or enhance photographs in any way that would misrepresent aspects of the property.

Section 4-7 of the Council Rules provides that:

A licensee must not publish real estate advertising that the licensee knows contains a false statement or misrepresentation concerning real estate, a trade in real estate or the provision of real estate services.

While editing out such items as a garbage can or an automobile parked in a driveway would be acceptable, removing nearby power lines or changing any physical characteristic of a property such that it results in a misrepresentation would not be acceptable."

So remember to use your new editing skills for good not for evil. We all know the power lines standing majestically behind your house won't help sell the house...however you may not be able to sell any house again if you remove it :)

Hope this helps...if you have any questions please feel free to email me at kylehislop@gmail.com.

Thanks,

Kyle Hislop
RE/MAX

I have been doing video tours of my properties since 2006. Back in the day with my crappy still camera, and no HD, it was pretty much a useless service at the time. Today I use my iPhone 4S combined with an olloclip lens and Steadicam Smoothee, and the result it something that needs to be shared.
Let's start with the phone. The iPhone 4s takes HD video and to be honest, I think it does a better job then my Canon HD camcorder (which I never use anymore). The olloclip is 3 lens' in one. Cost is about $80, but worth every penny. I use the olloclip for videos and still pictures...and rarely leave home without it. The 3 lens' included are, Fisheye - WideAngle - and Macro. All 3 lens' are in one small package so you don't have to carry around 3 separate lens'. It easily clips onto the top of your naked iPhone and can easily be removed. In the video I'm using the Fisheye lens which distorts the edges of the video a little bit, but a small price to pay for such a wide angle view. The wide angle lens and macro lens also work really really well. Finally the Steadicam Smoothee. This is such a great addition to my videos. I hated taking videos, walking through a house and every step I took the camera shook. The Smoothee is similar to what the fancy Hollywood camera guys use. It's a small rig that your iPhone sits on and minimizes the shake and walking motion. The cost for the Smoothee was approx. $199, but again well worth the money.

In the video you will see 2 videos, walking the same route through my new listing. By the way, if you want to take a look at that listing here is a link to it ----> 1st Ave. Listing, Chilliwack Now back to this blog...the top video is shot with my iPhone the standard way...the bottom shot with the iPhone and the olloclip and Smoothee attached. Obviously night and day difference between the two. In both videos I'm walking the same route, standing the same distance away from my subject and doing my best to keep the camera steady. For starters the olloclip allows people to see more of the room than without. Before I used to have to pan the room in order to see everything, now I simply stand at the door and take it all in. The Steadicam Smoothee pretty much eliminates the jerking and bumping that comes from walking through a listing. Every shot is really smooth and crisp. Working the Smoothee takes a little practice, especially because most of it is being guided by your thumb, but it doesn't take long to master.

Both these items work well together but I will say that because of the extra weight from the olloclip, finding the balance with the Steadicam can be a bit of a challenge. I find myself having to adjust the Steadicam often which at times does get a little frustrating. I guess the only real solution would be to have some extra weight on the other side of the iPhone to balance it out...but I've kinda gotten used to making it work.

If you are starting to take video tours of your listings...I highly recommend buying an iPhone 4S, olloclip and Steadicam Smoothee. Buyers are spending way more time searching for property online, and this is a great way to have your homes viewed without even having to bug your clients. I have had tons of people tell me they have bought my listings after viewing the video online, and then taking the next step and calling for their own private tour. I believe it's a must have in your listing services to your client.

If you have any questions or comments please email me at kylehislop@gmail.com

Links:
olloclip ---> http://olloclip.com/
Steadicam Smoothee ---> http://www.tiffen.com/steadicam_smoothee_pr.html

Just updated my website with the latest issue from iHomesWeekly. A great way to view properties for sale in Chilliwack. This week they made all the pictures of the homes even BIGGER which is awesome. Before they used to cram 16 pics onto a single page and had a bunch of 1/4 page ads...now they are much larger and no more 1/4 page ads. Which, by the way, is great for me...cause I used to have a 1/4 page ad, and now I have a 1/2 page ad!!!!
You can click on this link to view the paper right now...but remember, every Friday I publish the recently updated paper on my site under the tab iHomesWeekly.
Couple of things to note about the paper. You can click the big blue button and go directly to the agent's website. Not just to a landing page but to their actual listing page for more information. Some agents, like myself, have video tours of the home, more pics etc. You can also click on the red framed open houses within the paper and see a google map to help you find the property. Great, because lets be honest...some of those homes are hard to find :)
This weeks paper also has the stats for the Chilliwack real estate market from March 2012. Some great numbers!! More homes sold in this past March then March 2011. Also detached home values have gone up a bit. Mind you...don't read too much into the monthly reports, they are after all a small snapshot of the year as a whole. But if you want to take a look they are on pages 24-25.
 Cheers,

Kyle Hislop
RE/MAX

'SOLD' I'm always excited to put this sticker on one of my listings. It's the best part of what can be a very long challenging process, especially in the current market. However, this time it's a little more special. This time I sold a listing that came directly from my vehicle wrap.
I get asked all the time. Literally, all the time. Matter of fact I get emails from across the country and even the United States about my vehicle wrap. Is it worth it? How much did it cost? Where did you get it from? Normally I answer, I don't believe the wrap has made me any money directly but rather indirectly. What I mean by that is...in no way do I expect people to see my car, pick up a phone and get me to list their house. However I do believe there is value in name recognition and referrals. It's pretty easy to refer me to your friends and family. "Ya, my REALTOR® is that guy who drives around town in the RE/MAX car with his picture all over it". It's also mobile and more obvious than park benches and billboards.
However, today is a different day. Today I officially sold a property that I listed 100% because of my car. Here's the story. I finished showing some buyers a house and on my way back to the office received a phone call. In BC we are no longer allowed to talk on a non bluetooth device and since I fogot mine at home, I pulled down a side street and parked on the side of the road. While talking on the phone a gentleman came up to my car and started chatting with me. Obviously seeing what profession I was in, the conversation travelled down the real estate path. He was thinking of selling his house and wanted to know my marketing strategy. We talked for a 1/2 hour, I left him with my card, and said give me a call when you decide what you want to do.
Couple of weeks later he called me up, I did a proper market evaluation of his home and put my sign in his front yard. Today is subject removal day on his house, and all the papers where just sent to my email account. Done. My first deal that was 100% generated from my vehicle wrap.

Kyle Hislop
RE/MAX

I have had a ton of questions asking how to sign a contract on my iPad. Instead of walking around to everyone's office and doing a demo, here is a short 2 minute video instead.

In this video I am using 2 apps. Dropbox, which is free. iAnnotate, which at the time of this blog was $9.99 on the app store. I am using my iPad 2 for the demo and a Hard Candy stylus for writing. To shoot the video I am using my iPhone 4s, olloclip wide angle lens, and a Joby gorilla tripod.

First the apps. Dropbox is free cloud storage. You get 2 gigs for free when signing up and you can purchase more space by paying a monthly rate. Simply go to the Dropbox website, download the software, create a user name and password. Once you have it on your desktop you can download it onto your other computers and also the apps for your other devices ie: iPad, iPhone, blackberry etc.

iAnnotate is a paid app, however, worth the money. With it you can sign documents, highlight PDF's, control documents, etc. it also syncs with Dropbox, but with this video and not showing the Dropbox syncing.

As you will see in the video the process is really quick and easy. The video is only 2 minutes and I am actually signing a document and emailing it to myself. You can access iAnnotate through the Dropbox, emails and many other apps...very useful.

If you have any questions please feel free to drop me an email kylehislop@gmail.com

Kyle Hislop
RE/MAX

In September of 2011 we planned to have a community fair in Chilliwack. There were to be games, entertainment and really just some awesome fun for the whole family. The plan was perfect in every way except for one minor detail...didn't plan on it raining. I know...what are the odds of it raining in Chilliwack when you have planned for an event??? Had to be like a million to one. I mean looking at environment Canada, Chilliwack only receives rain 184 days of the year on average. Basically that's every second day. I think we were all pretty shocked.

This time we are ready. We have decided to secure an indoor facility to host the event. Now that is thinking outside the box (sarcasm intended). The event will take place on November 5th, 2011 from 11-3 at the Chilliwack Landing Sports Center. I've included a map at the bottom of this blog just in case you don't know where that is.

The event is being put together by Chilliwack REALTORS® as a way of giving back to the community. Every event is 100% free but we will be charging $1 for each food item or beverage. All the donations will be going to the Chilliwack Community Services and more specifically the Olympic Legacy Housing Project. To learn more about the project, which is located on School St. in Chilliwack please click on the link provided: http://www.chilliwacktoday.ca/?p=8600

You can read about all the events on the poster provided but the final goal is simply to have a fun day for the family for free. I actually believe the event will be more fun in November than in September. September is always such a busy month with kids getting back to school, everyone getting back from summer holidays. November is often a little more drab, winter is starting to kick in...we need a little family fun in November.

So give the kids something to do, bring out the family and enjoy a fun community fair.

One of the great things about Chilliwack is it's community support. Someone comes up with a good idea and tons of people seem to jump on board without any hesitation. Case in point, the Chilliwack Connect Community Event that just took place on October 15th. The idea - give an entire day of support to those who are in need within our community. An entire day!

Starting at 8:30 in the morning the doors to First Avenue Christian Assembly opened up and hundreds of people where pampered until 4:30 in the afternoon. And I mean pampered. Let's talk a little bit about what went on. Probably the most popular station within the church was the hair washing and hair cutting area. Hairdressers from around our community donated their time and awesomeness to provide clean follicles and wicked new dos. Also very busy was the station right beside the hair care area - foot washing and pedicures. Foot washing and pedicures!!! How fantastic is that? They also had the cosmetic make-over room (which wasn't very popular with the dudes) but the ladies sure loved it. Then there was the photography area where people could get a family photo taken and then have the photo printed and ready to take home immediately. Very cool.

There were tons of community support people in attendance and I'm not going to be able to mention them all. So if you are not mentioned please don't hate me, I'm doing this from memory. However, there were people who dealt with addictions, mental health, housing, illiteracy. There was a oral hygienist, pastors, and councellors. A credit union teaching people how to open a bank account. REALTORS®, business owners, city staff, church members, and those who just love to help out. Very impressive turnout.

There was also a large clothing drive and clothes were displayed like a clothing store with everything on hangers and racks. I have to be honest though...I donated a really awesome van Heusen dress shirt that sat there for most of the day...I was starting to feel sad for it. I would have to say the whole event was overshadowed by the spectacular food that was being served. One of our very own local chefs prepared some absolutely incredible meals. Breakfast with sausage, eggs, fruit etc...but for lunch...roast beef dinner. Now I'm not talking your moms roast beef dinner...I'm talking professional chef, freaking awesome, makes your mom's roast beef taste like feet, roast beef dinner. Yum - yum - yum.

A couple of other things I should mention. There was child care, so all the single moms could really enjoy themselves without having to keep an eye out for their kids (which by the way some moms were almost in tears over). The kids had tons of fun being entertained and no kid left empty handed. They were giving away backpacks and books, toys and candy, serious fun for the whole family. There was also a stage set up where Elvis made an appearance as well as some other music throughout the day.

This is what I'm talking about people! This is supporting your community! I was so honored to be part of this day and so impressed with the support from local businesses. Donating time - money - and food...it was truly a community event. One very important thing that often gets overlooked in these events is those who worked behind the scenes making it happen. I'm not gonna name names, because I'll miss someone and then sadness ensues but the people who organized this event are truly amazing. They all have full time jobs. They all have families. They don't get paid a dime. The hours they put in to make an event like this happen is incredible. Me...I show up on the day, greet people, show them around, have a good time...but these people put in some serious long hours. You know who you are, and just so you know, we all really appreciate your hard work.

This is an annual event here in Chilliwack, this being the second year. If you want to get involved next year, donate money, time or services...I'm not really the guy to talk to...but I can help point you in the right direction so feel free to toss me an email. kylehislop@gmail.com You will feel truly blessed after watching a day like the Chilliwack Connect Event unfold before your eyes. Seeing the smiles, and tears, hearing the thank-you's and wow's makes it all worth it. Good job Chilliwack!!

I haven't heard the final numbers of those served but when I do I will add it on to this blog.

Kyle Hislop
Re/max

I'm not trying to start a debate, mainly because in all my years of Bible school the one thing I remember most is you can't change someones opinion. But I've seen this picture circulate around Facebook and I've got to say that it's in pretty poor taste.

Put yourself in the sandles of Jesus for a moment. Jesus of today, with His Facebook account, blogging the Word to the masses. Do you really think this picture is something Jesus would have put on His Facebook status? Do you think this is the statement He would like to make - at this moment? Or do you think the Jesus of the Bible would rather spend His time in prayer for the Jobs' family?

Millions mourn the death of man they haven't even met and I understand for some that may seem a bit odd. I personally was surprised at how sad I was to hear of Jobs' death. Not because I met him, or knew him and not because I love Apple products (which I do) but because I appreciate the man that he was.

I appreciate someone who loves what they do, because in this life, often that is a rare thing. So many of us work simply to survive or simply to buy products they don't need (like iPads) but Steve Jobs worked with the things he loved. I admire that. His dedication to creating the best, whether through Pixar or Apple, inspires me to do my best in my business. I like the attitude that second best isn't good enough. Whether in business or life...I think that's a lost attitude today.

So because I'm posting this does it mean I hate the starving kids in Africa? Obviously not. Matter of fact my family sponsors a child in Africa. One child. That's what we do. Is it saving the world? Nope. Is it ending world hunger? Nope. Is it the best we can do? Yes. And I guess if we all did a little something maybe we would see a change, maybe not...I don't know. But posting a picture like this only days after someones death is not the way to organize sympathy for world problems...what it does do is show poor taste.

Kyle Hislop

Now I know what you are thinking...hardwood floors - Awesome! New countertop - Excellent! 3 bedroom, 2 bathroom condo - Insane! But is the Canucks beer fridge included?? I don't know...maybe. A man's fridge is vital during an 82 game schedule. I realize the regular fridge is 14 steps away, but a lot of things could happen in 14 steps...or really 28 - by the time you get back to the couch.

For example Luongo let in 2 goals within 35 seconds during game 6 of the Stanley Cup playoffs...on his way to letting in 4 within 5 1/2 minutes (which by the way is a NHL record!) Now, if you didn't have this beer fridge , it is quite possible that you would have missed this historic moment. Mmmm...maybe not a good example.

Let's see...Dan Cloutier let in a goal from centre - no. How about when the Canucks traded Cam Neely - no. Humph. Ok, let's live in a world of pretend for a moment. Let's pretend that the Canucks make it to game 7 of the 2012 Stanley Cup finals and it's the last minute of the 3rd period. And let's say that Burrows makes a cross ice pass to H. Sedin who then hacky sacks the puck up to his helmet and heads the puck to his brother Daniel streaking down the right side. 38 deaks later Daniel deposits the goal in behind Bryzgalov (ya, I think the Flyers will make the finals). Now...how will you feel if you miss this moment in time because you were walking to your regular fridge??!! Huh??

You need this beer fridge. However, as I said before, I'm not sure if we can include it in the price of the condo. But I will tell you this...you make me an offer...and I will do everything in my power to make it happen. I promise. You better not ask for the pillows though, I'll simply lose it if I see an offer for this condo including Canucks pillow!! Lose It!!!

I'm not a big fan of the 'new' BC Place Stadium...let's just get that out of the way right off the bat. I know it has tons of new features like the retractable roof, the 2 giant HD video screens that are equal to 450 42" tv units, the 800 wifi points throughout the building, 1,150 digital screens, new wider seats, amazing turf, better acoustics...yes, yes the list goes on and on.

But here's my beef if you will. Any city in the world can design an amazing structure with enough cash in their pockets. Case in point, the Dallas stadium that cost 1.15 Billion dollars approx. State of the art this - freaking awesome electorstatic that - giant HD video screens so even the people living on the moon can watch Cutler fake an injury during the playoff game against Green Bay (no I'm not still bitter). Oh, ya...my point. The one thing other cities can't do...is replicate the amazing scenery that Vancouver has to offer. I mean am I the only one who can't understand why they built the giant Budweiser cap looking stadium which provides no views??? Perhaps maybe a mountain view, or city view or water view...OR ALL THREE!! That's what Vancouver is known for...awesome views...oh...and maybe that girl who showed the penalty box a good time during the playoffs last year.

Again, getting back to what I can't understand. Vancouver had a guy named Greg Kerfoot offer them a brand new facility, paid for out of his own pocket, and they said, "ummm, no thanks, we'd rather do a Mike Holmes reno on BC Place and make it look like a dead spider". WTF!!?? Have you ever seen the stadium in San Francisco? Now that thing makes sense. Got yourself a nice little bay...let's build an outdoor stadium OVER LOOKING THE BAY!! Vancouver's got some nice mountains, basically surrounded by water...let's build a stadium that looks like the utensil you use to pick up spaghetti. C'mon!!

Ok. I think I'm done my rant. I put together some mock ups of what I think an awesome outdoor stadium would have looked like had Vancouver decided to incorporate some of the views. I used the Quest field in Seattle because it's a bitch'n field and with the one open end it would have allowed the people sitting in the seats to enjoy some pretty fantastic views. I'm out.

Kyle Hislop
RE/MAX
