Every Thursday our office gets together to tour through some of the new listings. I decided this week I'd bring the video camera along and tape a little of each home. We started with an amazing property located on Camp River Road...listed for $1,590,000. Absolutely stunning home. I'll post a link to each property on Realtor.ca at the bottom of this page so you can get more information if you need it.

Enjoy,

Kyle Hislop
Royal LePage

My kids really wanted to have a Vancouver Play Dome experience. Surprising as it seems, they have never been on any big rides in their lives (apparently our kids are very sheltered). Even though this video is sort of teasing the fact that it was a scary experience, I was really impressed at the rides they were willing to go on. Seriously had a great time. If you need something to do with your kids I would highly recommend taking them in to Vancouver to the Play Dome.

I've had some people ask if I could post the video slideshow from the awards banquet. The video was presented without any music...because it was on a continuous loop and there was already music playing in the room. Today I added some music so it's a little more exciting to watch then with complete silence - Enjoy :)

P.S. The girls in the cheerleading outfits and the firefighter guys were 100% real photos...without any photoshop by the way. Very impressive!!!

Using Webforms with your iPad

Here is a short 3 minute video showing you how easy it is to use the new webforms with your iPad. Before this update it was a nightmare getting contracts on your iPad to sign. Now it's just a few short steps.

In this video you will see:

1. Working on Webforms via RealtorLink.ca
2. Choosing the forms needed
3. Editing the forms directly on your iPad
4. Downloading the forms from Webforms to an editing app on your iPad
5. Signing a contract
6. Emailing the signed contract from your iPad.

 Couple items to note:

1. To use Webforms on your iPad properly you must go through RealtorLink.ca NOT Fusion. For some reason, at the time of this blog post, using Webforms through Fusion will not let you download the contract into your iPad editing app.

2. When downloading from Webforms you will have the choice to download a "Read Only" version or an "Editing" version. I use iAnnotate to sign my contracts so the "Editing" download will NOT work with this app. So for that I edit entirely on Webforms then download as a "Read Only" to my iAnnotate app. If you use PDF Expert you can download either way because it has the fill form feature that will allow you to edit the contract and sign. The question I get the most is why don't I use PDF Expert then?? I find my clients enjoy signing with iAnnotate better, plus in my opinion, it's a more stable app.

3. Even though I am signing with my finger in the video I ALWAYS have my client sign with a stylus. I've tried tons of different pens and find the Bamboo Stylus to work the best. Which locally in Chilliwack can only be purchased at London Drugs.

4. And finally, yes, I actually sign on my iPad. I am pretty much paperless...don't even own a file cabinet anymore!!

If you have any questions please feel free to email me at kylehislop@gmail.com

Thanks,

Kyle Hislop
Royal Le Page

Over the last few years REALTORS® have had the importance of measuring a home correctly jack hammered directly into our skulls. There have been brochures printed, articles written, even seminars spoken on the subject. It pretty much ranks right up there with a fire and brimstone sermon preached on Sunday morning. Probably for good reason too. I remember showing a BC box one time, you know the typical 1970's rectangle shaped home we see everywhere, and the upstair's measurement was 200 sqft bigger! Now I know what you are thinking...it had a garage. Nope. No garage. Standard BC box home, carport on the side. In the words of my grade 10 math teacher, Brad Hutchinson, "that's impossible, now sit down Kyle your interupting my class".
Luckly for us REALTORS® technology is starting to make life pretty darn easy. Today's video will be looking at an app call TOTAL. It's free, which already makes it awesome, plus it's super easy to use...awesome again. When you first download TOTAL you will be asked to download FormMobi as well and the 2 programs work together.

Here is a link to the app --> http://itunes.apple.com/us/app/total-for-ipad/id372048588?mt=8

The app itself is huge and is actually designed for appraisers. The only feature I use is drawing out my floorplans to find the total square footage. As with the example I'm using, some homes have a lot of bump outs, 45 degree angled walls etc. Normally figuring out the square footage would take some time, squaring off rooms, adding them all together...this app eliminates all that work. Plus it's accurate, gives you proof that you did your due diligence, and provides you with a PDF document to use online or in printed material. Would I use TOTAL on a BC box? No. But with certain properties this can be a life saver...well...at least a time saver.

Kyle Hislop
Sutton Group Showplace Realty Ltd.

I received a text message today from my sister asking if it was true that I left RE/MAX. She apparently found out from Facebook. I apparently need to do a better job of keeping people in the loop :) So for those of you who don't already know...and haven't clued in from the first sentence of this blog post...I've left RE/MAX.

I started my real estate career with RE/MAX way back in the spring of 2005. You know, before they had iPads and you had to sign contracts with pen and paper ~Crazy, right?~ I remember Alex showing me my first office, which at the time consisted of a green leather chair placed in the middle of a room and a phone conveniently located on the floor next to the chair. The desk was on back order and eventually arrived at the end of the week. I remember how excited I was to officially have my own office, with my name on the door - though the name on the door said Gary King...mine would take another couple of weeks to come in. Gary now works with the Bob Plowright Team...he's a very cool guy by the way. Sitting in that room with my brand new 15" Toshiba Satellite laptop, purposely poised on my lap (cause I didn't have a desk), I had no idea what I was getting myself into.

Building and construction had been in my blood for generations. My grandfather owned his own hardware store in Calgary, and my dad was a tradesmen and eventually a builder. I've always loved real estate and construction, but my dad warned me at an early age that knowing a trade is great, but eventually a body wears out and he wanted me to choose a different direction than he did. Thus becoming a real estate agent seemed a perfect fit. Also both my grandfathers and my dad had lopped off a finger in construction and I was next in line. So really I'm just a huge wuss and I'm hoping the family curse will pass me by and hit my little brother instead...sorry Larry :) However, sitting in my first office, on my green leather chair, with my phone by my feet, laptop on my lap and Gary's name on my door...I struggled to know what I was supposed to do next. For those of you who have never started your own business and have instead had the joy of working a 9-5 and collecting a paycheque twice a month regularly...this is a scary moment. Apparently buyers and sellers don't just walk into your office off the street randomly. I had a cell phone, typical Nokia flip phone...blue with silver accents, however it seemed no one knew the number. One thing to really take note of is, I had just joined RE/MAX NYDA. In the peak of the real estate market. Agents were flying all over that office. People on their phones making deals. Running to the fax machine (hahaha...fax machine). Eating lunch in one hand while typing on the computer with the other. It was freaking crazy in there. Then there was me...did I mention Gary King's name was on my door.

The one thing I remember most about my first few months working at RE/MAX is that no matter how busy the other agents were...they always took time to answer my questions. And if I think back hard enough...I'm pretty sure I had a few questions. Poor Bill Mitchell - seriously...no matter how busy he was he always had time for a "quick" question. Now the odds of Bill reading this is pretty slim...but if you do Bill, I really appreciated all your wisdom over the years. But that is how the RE/MAX agents are...all of them...alway have time to talk, learn and assist their fellow colleagues - very cool.

I've grown a lot over the past 7 years. I've been part of the real estate board, acting as president for 2010. Been on tons of real estate committees, everything from government relations to social media task force. Lobbied on Parliment Hill in Ottawa on behalf of real estate. Have totally embraced technology and worked to implement it into my business on a daily basis. Also started my own online real estate paper...which is awesome by the way, check it out here ---> iHomesWeekly (shameless plug, I know) I've even won a few awards along the way. But to everything there is a season and a time to every purpose under Heaven (turn turn turn). Oh ya...I pulled out the Byrds.

My decision to leave RE/MAX wasn't an easy one. Like a said, it's a great office filled with great people, but I felt a change was needed for my family and I. I'm very excited to start something new, and very excited to join Sutton, which incidentally is a great office, filled with great people as well. Getting in touch with me is pretty much the same, phone number is the same 604-795-1616, website is the same www.KyleHislop.com, just a new logo and my office is way further from my house now :)

If you got all the way to the end of this blog post...I'm impressed. In case you weren't aware, I tend to ramble. However now you probably know a little more about me and it's always nice to learn about other people. Also, if you know of someone looking to buy or sell - send them over - people still don't just walk in off the street randomly!!

Kyle Hislop
SUTTON

This is such a great property for sale at 19748-71B Ave in Langely BC (MLS® F1210015), and I'm going to share with you a few reasons why it may be the home for you.

First and foremost it is located on a cul-de-sac. What is the value of living on a cul-de-sac you ask? Well, for starters, it's really really quiet. This cul-de-sac only has 4 homes on it so traffic is basically a non-issue. Also the adjoining street is a cul-de-sac...so basically it's a cul-de-sac within a cul-de-sac which means it's even more quiet and private. Unless you live in one of the 10 homes in the area...there is no reason to drive down this street. Quiet and private. What else are cul-de-sac's good for? Great if you have small children. Learning to ride a bike or play some street hockey is way better in a cul-de-sac. They are basically an extension of your yard. They are often more sought after and generate a higher value than homes that are not located on cul-de-sac's. As everyone knows, location is the single most important variable when making a home purchase. The reason is simple, you can change your flooring, paint color, kitchen cabinets...but it's pretty hard to create your own cul-de-sac in the middle of a busy road. However...if you try - please let me know, i'd love to come by and see it :) If you have any interest in this type of home, a good start is to drive by this property and get a feel for the area.

A little about the home. I'm a big fan of video tours so please click the video at the bottom of this page and take a tour through this property. A couple of things to take note of. The doors through the main floor are extra tall. Now, I'm 6', pretty much the average for males, however when I walked into this home I felt small. With the high door frames and vaulted ceilings this home shows grand. You will feel like you have entered a palace. There is also large chunky mouldings throughout the home - door casings, windows, crown mouldings, coffered ceilings...again very grand.

The kitchen is stunning. White cabinets accented with a dark hood and island. Granite counters, inlaid kitchen sink tile backsplash and stailess steel appliances. The kitchen opens to the dining area and also a large family room. One thing to take note of in this home is the size of the rooms. So often these homes have usless family rooms off the kitchen which can barely handle a chair and TV. Not this home, every room is very large. There is also a den, powder room and large laundry room on this floor.

Heading upstairs the master bedroom is designed to impress. Heigh vaulted ceilings and can easily accomodate large furniture. However the best part is the spa like ensuite. French doors lead you into your own private oasis. Looking for a great end to your long hard day? Spend some time in this giant soaker tub. His/hers sinks, large shower and huge walk-in closet. Stunning...absolutely stunning. The rest of the upstairs has 3 more bedrooms and another full bathroom.

The basement is completely unfinished and ready for whatever you can imagine. There is a seperate entry which would accomadate a large 2 bedroom basement suite. Or keep one of the rooms for yourself and rent the other half of the basement...lots of options.

Again, take the video tour below, take a drive by the home, then give me or your own REALTOR® a call for your own private viewing. This home will not disappoint.

Kyle Hislop
RE/MAX

If you have seen my "MLS pics gone Wrong" page, which you can see here by the way http://www.kylehislop.com/MLSpicsGoneWrong.php, you know that I am very picky about the pictures I use to market my listings. As professionals, when marketing a product that in most cases is someone's most valuable asset, I believe they deserve the best service. And quality photos is one of those services.

Now I completely understand that after you have taken pictures of your listing and get back to your office sometimes the pictures didn't turn out the way you hoped. Maybe there is poor lighting, or it's off center, or there is a GIANT finger in the shot. Trust me, I've been there myself. However there are ways to fix it. Of course you could go back and re-take the photo, but I'm going to show you how to use Photoshop to quickly and easily fix your photo.

The GIANT finger problem is one that I've seen sooooooo many times when looking for properties on the MLS® System, that I thought it would be a good example to use. Plus it is a really easy problem to fix. Unless you finger has gone across the entire photo, usually finger shots happen on the corners of your pictures. If you happen to be taking a picture of the outside of the property it usually happens over the sky, or the grass or something that isn't all that important to the picture. Because it usually happens over a part of the picture that isn't really important you can fix it without anyone being the wiser.

I actually mention this in the video but I once took out a broken down car that my client couldn't move at the time from the driveway. I wish I kept the before shot to show you but the picture was obviously much improved without a broken down car right in front. Now, before you get excited and decide you're gonna start editing the crap out of your photos...there are a few guidelines. Below is an excerpt from the Professional Standards Manual on what can and cannot be edited out of a picture:

"(v) Photo Enhancing Software

With more widespread use of photo enhancing computer software (such as Adobe Photoshop or Corel Photo Paint), it has become relatively easy and inexpensive to manipulate photographs in a variety of ways. When using photographs in advertising materials, licensees must use caution so as to not alter or enhance photographs in any way that would misrepresent aspects of the property.

Section 4-7 of the Council Rules provides that:

A licensee must not publish real estate advertising that the licensee knows contains a false statement or misrepresentation concerning real estate, a trade in real estate or the provision of real estate services.

While editing out such items as a garbage can or an automobile parked in a driveway would be acceptable, removing nearby power lines or changing any physical characteristic of a property such that it results in a misrepresentation would not be acceptable."

So remember to use your new editing skills for good not for evil. We all know the power lines standing majestically behind your house won't help sell the house...however you may not be able to sell any house again if you remove it :)

Hope this helps...if you have any questions please feel free to email me at kylehislop@gmail.com.

Thanks,

Kyle Hislop
RE/MAX

I have been doing video tours of my properties since 2006. Back in the day with my crappy still camera, and no HD, it was pretty much a useless service at the time. Today I use my iPhone 4S combined with an olloclip lens and Steadicam Smoothee, and the result it something that needs to be shared.
Let's start with the phone. The iPhone 4s takes HD video and to be honest, I think it does a better job then my Canon HD camcorder (which I never use anymore). The olloclip is 3 lens' in one. Cost is about $80, but worth every penny. I use the olloclip for videos and still pictures...and rarely leave home without it. The 3 lens' included are, Fisheye - WideAngle - and Macro. All 3 lens' are in one small package so you don't have to carry around 3 separate lens'. It easily clips onto the top of your naked iPhone and can easily be removed. In the video I'm using the Fisheye lens which distorts the edges of the video a little bit, but a small price to pay for such a wide angle view. The wide angle lens and macro lens also work really really well. Finally the Steadicam Smoothee. This is such a great addition to my videos. I hated taking videos, walking through a house and every step I took the camera shook. The Smoothee is similar to what the fancy Hollywood camera guys use. It's a small rig that your iPhone sits on and minimizes the shake and walking motion. The cost for the Smoothee was approx. $199, but again well worth the money.

In the video you will see 2 videos, walking the same route through my new listing. By the way, if you want to take a look at that listing here is a link to it ----> 1st Ave. Listing, Chilliwack Now back to this blog...the top video is shot with my iPhone the standard way...the bottom shot with the iPhone and the olloclip and Smoothee attached. Obviously night and day difference between the two. In both videos I'm walking the same route, standing the same distance away from my subject and doing my best to keep the camera steady. For starters the olloclip allows people to see more of the room than without. Before I used to have to pan the room in order to see everything, now I simply stand at the door and take it all in. The Steadicam Smoothee pretty much eliminates the jerking and bumping that comes from walking through a listing. Every shot is really smooth and crisp. Working the Smoothee takes a little practice, especially because most of it is being guided by your thumb, but it doesn't take long to master.

Both these items work well together but I will say that because of the extra weight from the olloclip, finding the balance with the Steadicam can be a bit of a challenge. I find myself having to adjust the Steadicam often which at times does get a little frustrating. I guess the only real solution would be to have some extra weight on the other side of the iPhone to balance it out...but I've kinda gotten used to making it work.

If you are starting to take video tours of your listings...I highly recommend buying an iPhone 4S, olloclip and Steadicam Smoothee. Buyers are spending way more time searching for property online, and this is a great way to have your homes viewed without even having to bug your clients. I have had tons of people tell me they have bought my listings after viewing the video online, and then taking the next step and calling for their own private tour. I believe it's a must have in your listing services to your client.

If you have any questions or comments please email me at kylehislop@gmail.com

Links:
olloclip ---> http://olloclip.com/
Steadicam Smoothee ---> http://www.tiffen.com/steadicam_smoothee_pr.html

Just updated my website with the latest issue from iHomesWeekly. A great way to view properties for sale in Chilliwack. This week they made all the pictures of the homes even BIGGER which is awesome. Before they used to cram 16 pics onto a single page and had a bunch of 1/4 page ads...now they are much larger and no more 1/4 page ads. Which, by the way, is great for me...cause I used to have a 1/4 page ad, and now I have a 1/2 page ad!!!!
You can click on this link to view the paper right now...but remember, every Friday I publish the recently updated paper on my site under the tab iHomesWeekly.

Open publication - Free publishing - More chilliwack

Couple of things to note about the paper. You can click the big blue button and go directly to the agent's website. Not just to a landing page but to their actual listing page for more information. Some agents, like myself, have video tours of the home, more pics etc. You can also click on the red framed open houses within the paper and see a google map to help you find the property. Great, because lets be honest...some of those homes are hard to find :)
This weeks paper also has the stats for the Chilliwack real estate market from March 2012. Some great numbers!! More homes sold in this past March then March 2011. Also detached home values have gone up a bit. Mind you...don't read too much into the monthly reports, they are after all a small snapshot of the year as a whole. But if you want to take a look they are on pages 24-25.
 Cheers,

Kyle Hislop
RE/MAX

'SOLD' I'm always excited to put this sticker on one of my listings. It's the best part of what can be a very long challenging process, especially in the current market. However, this time it's a little more special. This time I sold a listing that came directly from my vehicle wrap.
I get asked all the time. Literally, all the time. Matter of fact I get emails from across the country and even the United States about my vehicle wrap. Is it worth it? How much did it cost? Where did you get it from? Normally I answer, I don't believe the wrap has made me any money directly but rather indirectly. What I mean by that is...in no way do I expect people to see my car, pick up a phone and get me to list their house. However I do believe there is value in name recognition and referrals. It's pretty easy to refer me to your friends and family. "Ya, my REALTOR® is that guy who drives around town in the RE/MAX car with his picture all over it". It's also mobile and more obvious than park benches and billboards.
However, today is a different day. Today I officially sold a property that I listed 100% because of my car. Here's the story. I finished showing some buyers a house and on my way back to the office received a phone call. In BC we are no longer allowed to talk on a non bluetooth device and since I fogot mine at home, I pulled down a side street and parked on the side of the road. While talking on the phone a gentleman came up to my car and started chatting with me. Obviously seeing what profession I was in, the conversation travelled down the real estate path. He was thinking of selling his house and wanted to know my marketing strategy. We talked for a 1/2 hour, I left him with my card, and said give me a call when you decide what you want to do.
Couple of weeks later he called me up, I did a proper market evaluation of his home and put my sign in his front yard. Today is subject removal day on his house, and all the papers where just sent to my email account. Done. My first deal that was 100% generated from my vehicle wrap.

Kyle Hislop
RE/MAX

I have had a ton of questions asking how to sign a contract on my iPad. Instead of walking around to everyone's office and doing a demo, here is a short 2 minute video instead.

In this video I am using 2 apps. Dropbox, which is free. iAnnotate, which at the time of this blog was $9.99 on the app store. I am using my iPad 2 for the demo and a Hard Candy stylus for writing. To shoot the video I am using my iPhone 4s, olloclip wide angle lens, and a Joby gorilla tripod.

First the apps. Dropbox is free cloud storage. You get 2 gigs for free when signing up and you can purchase more space by paying a monthly rate. Simply go to the Dropbox website, download the software, create a user name and password. Once you have it on your desktop you can download it onto your other computers and also the apps for your other devices ie: iPad, iPhone, blackberry etc.

iAnnotate is a paid app, however, worth the money. With it you can sign documents, highlight PDF's, control documents, etc. it also syncs with Dropbox, but with this video and not showing the Dropbox syncing.

As you will see in the video the process is really quick and easy. The video is only 2 minutes and I am actually signing a document and emailing it to myself. You can access iAnnotate through the Dropbox, emails and many other apps...very useful.

If you have any questions please feel free to drop me an email kylehislop@gmail.com

Kyle Hislop
RE/MAX
