			<title>Interest rates on hold</title>
			<description>&lt;p&gt;
  While the Reserve bank has chosen to keep the interest rates on
  hold at this time, the banks made a difficult decision to
  increase their rates.  It is only when you look at the
  underlying issues the banks face, like, higher funding costs,
  slowing global growth and an escalation in the European sovereign
  debt crisis leading to high market volatility; that the true
  picture emerges.
&lt;/p&gt;
&lt;p&gt;
  The public relations fallout alone shows that increasing interest
  rates out of cycle is a decision that the banks have not taken
  lightly. Furthermore while many criticise the banks for
  announcing billion dollar profits, banks need cash buffers in
  order to be able to loan money in the first place. If they didn’t
  raise rates and the cost of borrowing (internationally) continued
  to increase, the banks might find themselves in a position of not
  being able to lend in the future. This would make things a lot
  worse for borrowers and the property market in general.
&lt;/p&gt;
&lt;p&gt;
  On a positive note, against the backdrop economic uncertainty
  there are still glimmers of hope in the property market.
  Successful real estate agents are reverting back to old fashioned
  customer service and selling techniques to win new business and
  get sales over the line. Laguna is achieving fantastic results
  from the Auction and Tender methods.
&lt;/p&gt;
&lt;p&gt;
  We are finding properties are still being listed and sold and an
  agent is more likely to succeed in this market when they are
  adding greater value to their clients, by providing them with
  professional market appraisals, suburb reports and regularly
  following-up. Clients appreciate this level of service. This is
  one of Laguna’s strong selling points to our customers, and as a
  result we are finding that our clients will be more likely to
  stay loyal when the good times return.

			<title>The Value of your property</title>
			<description>&lt;p&gt;
  Property investors and home owners alike generally have a strong
  interest in the value of the property they are holding. Apart
  from it being a topic of passionate national interest, the value
  of a property will determine whether you choose to buy, hold,
  sell, or reinvest.
&lt;/p&gt;
&lt;p&gt;
  The lenders employ professional valuers to price properties so
  they know how much they can safely lend. Hence these valuations
  as a rule, err on the side of conservatism.
&lt;/p&gt;
&lt;p&gt;
  The Real Estate industry in QLD is one of the most tightly
  monitored in the nation there are a strict set of rules agents
  must follow when listing a property for sale. The seller has to
  sign a document called a 22a, authorizing the agent to sell the
  property. The agents under law have to attach what is called a
  CMA to the form – a comparative market analysis. The CMA is proof
  of the research undertaken by the agent to put the correct price
  on the home. It exists for the protection of the seller – who may
  be unrealistic about the property’s value, it also prevents
  agents from overpricing properties unrealistically to ‘buy the
  listing’. The CMA report should include a list of similar
  properties sold recently in the area, and the price range. It can
  get tricky at times because there are intangible factors in
  determining a property value as well as the local sales history.
&lt;/p&gt;
&lt;p&gt;
  The land value is a large part of determining the value of a
  property – often driven by location and crucial in the criteria
  of savvy investors. Fixtures, fittings, bathrooms, number of
  bedrooms and capacity of the garage also determine a valuation
  report.
&lt;/p&gt;
&lt;p&gt;
  There are a few things you can do economically to increase the
  value of the property. Look at the overall presentation and
  appearance of the property from a buyers perspective. Declutter,
  clear rubbish from the gardens, splash on a coat of paint and
  visit the auctions for some bargain tap fittings. They can all
  make a difference in the bigger scheme of things.

  More young Australians are now combing funds to buy a home
  jointly, enabling them to make a first step towards owning their

  Co ownership basically involves two of more people such as
  friend, family or business associated pooling funds and sharing
  the ownership of a property, but for those choosing to buy a home
  this way must take important steps to make sure the pitfalls are
  avoided and that the process works for all parties. Make sure
  when entering into this type of arrangement it is with someone
  you can trust and who is reliable. You should seek legal advice
  and have an agreement in place before purchasing your investment.

  A big advantage of co ownership is that the combined borrowing
  capacity is larger than you would have on your own. A number of
  lenders are promoting this type of lending and usually have a
  loan structure that is suited to “co-ownership” borrowing.

  while all borrowers are still responsible for the whole debt the
  loan can be split so each party can make separate repayments to
  cover their share.

  The kids have gone back to school, bringing a close to the
  festive season as life returns to a state of normality, the
  torrential weather of the past few weeks has not deterred the
  buyers and we have enjoyed a strong selling period and are
  thrilled to report we are also seeing good numbers through our
  open homes and auctions. We have achieved an excellent clearance
  rate on our auctions, with some properties selling prior to
  auction and with others there are post auction negotiations
  happening
&lt;/p&gt;
&lt;p&gt;
  Upon review of our sales we have determined that investment
  apartments under $500,000 have been particularly well
  represented, with owners now meeting the market.  Those who
  purchase an investment property and decide to place it with the
  highly experience management team at Laguna relish in the best of
  both worlds. These properties provide them with a Noosa Escape,
  high capital growth, usually substantial tax advantages. Many buy
  an investment property with the long range forecast of retiring
  here, quite rightly thinking that escalating prices may make
  owning a Noosa property unobtainable when it comes time to
  retire, so hence now is the perfect time to buy. Our Real Estate

			<title>Now is the time to make your move</title>

  Here in Noosa we sometimes follow the lead of cities on a smaller
  scale. There is currently a wait and see sentiment amongst the
  buyers. The opportunistic buyers are the ones capitalising on the
  opportunity, using the market conditions to negotiate,  as
  the best time to buy is when the supply is there but with less
  demand. So I can reiterate as I have said in past columns that we
  are seeing a buyer’s market in Noosa overall, with some great
  properties on our books which are quality buying at realistic
  prices.
&lt;/p&gt;
&lt;p&gt;
  It may be time to make your move and start seriously looking, as
  the overall confidence is returning and prices will strengthen
  again. Our buyers are certainly doing their homework and they are
  very aware of what the market has been doing, where it is going
  and where to buy and what they are willing to pay for a property.
  Most buyers have even gone a step further and secured their
  finances prior to approaching the Real Estate Agent….. “a very
  positive sign indeed!”

&lt;p&gt;
  For some Sellers with properties on the market it may be time to
  assess the price you have listed your property at, or if you are
  thinking of selling  now is the time to get on the market.
  We are finding well priced properties are finally selling quickly
  and I would like to take this opportunity to congratulate our
  Sellers who have responded well to our current market conditions.

  Some of the negativity we see in the press continues to astonish
  me as there is a lot of positive activity about, with the Laguna
  Team writing a healthy number of contracts in December and with
  January looking even more positive. Anyone who follows the bigger
  picture will be aware of the confidence in the growth in
  Queensland.

			<title>New Year New Hope</title>

  The New Year has arrived and with it new hopes and aspirations,
  resolutions have been made and there is a definite positive
  attitude in the air.
&lt;/p&gt;
&lt;p&gt;
  We have already noticed throughout our four offices along the
  coast that the buyer inquiry rate has increased. We have a lot of
  first home buyers checking out our listings along with investors
  creeping back into the market.
&lt;/p&gt;
&lt;p&gt;
  Local Real Estate Institute of Queensland zone chairman said last
  week that there were signs that the Coast could be on the ‘cusp’
  of a real estate resurgence. He said “the perception is that the
  market has bottomed out, interest rates are down and now’s the
  time to get into the market”
&lt;/p&gt;
&lt;p&gt;
  Buyers are not yet out in huge numbers but they are certainly
  showing much more interest than they have been in the past few
  months.
&lt;/p&gt;
&lt;p&gt;
  A local mortgage broker has also confirmed that first home buyers
  have now had time to save to meet financial institute
  requirements and are now in a position to enter the property
  market, seeing that they can get value for money in more
  properties as sellers meet the market. More people are buying
  what is becoming known as stepping stone properties in the lower
  end of the market which they then hope to convert to an
  investment property when the market really takes off.
&lt;/p&gt;
&lt;p&gt;
  We have very realistic sellers on our books at the moment who are
  prepared to meet the market and have become very realistic in
  their asking prices. We have buyers who are cashed up and ready
  to buy as soon as they see the right property.
&lt;/p&gt;
&lt;p&gt;
  Over the next four weeks we will be running our auction
  programme, with at least 10 properties going to Auction from
  investment properties to lifestyle properties, there is bound to
  be one to suite an astute buyer.
&lt;/p&gt;
&lt;p&gt;

			<title>Christmas Cheer</title>

  Just two more sleeps till the much anticipated wait is over for
  Santa to deliver his cheer! Christmas has come early for us at
  Laguna after having just enjoyed a wonderful Christmas Party
  luncheon at the beautiful Noosa Waterfront Restaurant &amp;amp; Bar.
  The festivities kicked off at 11.30. Noosa Waterfront Restaurant
  staff played a great host, keeping the glasses topped up and the
  food was delectable and timely as well as impressively presented.
&lt;/p&gt;
&lt;p&gt;
  There we many laughs had, dances danced and songs sung by all as
  we enjoyed our Merry Christmas bringing close to an eventful
  year.  Whilst 2011 has proved to be a very challenging year
  in real estate Laguna Real Estate is in an enviable position to
  override the lows as we have a huge rent roll of over 600
  properties which will once again be the focus of ours to grow in
  2012.
&lt;/p&gt;
&lt;p&gt;
  We are currently experiencing a shortage of available rentals but
  have ever increasing enquiries, so if having your property listed

  Property Investors are returning back to the housing market, with
  investors having accounted for two out of every five mortgages
  (38.4%) written in November for Australia as recently quoted in
  The Australian.  This report has a direct correlation to
  what the Laguna team are experiencing first hand with 8 of the 13
  contracts written last month being sold to investors.
&lt;/p&gt;
&lt;p&gt;
  The November interest rate cut proved to be a real turning point
  for the property market here in Noosa with the buyers’ outlook
  looking more positive. We are enjoying a stronger than normal
  enquiry for properties in most price ranges allowing us to be in
  a position to write good numbers of contracts with negotiations
  on others still in the pipeline.   
&lt;/p&gt;

  Our buyers are certainly doing their homework and they are very
  aware of what the market is doing, where it is going and where to
  buy and what they are willing to pay for a property. Most byers
  have even gone a step further and secured their finances prior to
  approaching the Real Estate Agent….. “a very positive sign
  indeed!”

  Since the government introduced the Sustainability declaration
  early last year making it a compulsory part of paperwork when
  placing your home on the market for sale, it has inevitably led
  to all of us thinking along the “greener” path.
&lt;/p&gt;

  It is worth all of us having our homes evaluated by an accredited
  assessor to enable us to demonstrate how energy efficient our
  home is or where we can make improvements. Homes showing a high
  energy rating are much more efficient when it comes to showing
  the properties thermal performance. “What is thermal
  performance?” I hear you say, thermal performance is measured by
  how much additional heating and cooling a property requires – the
  less the property uses the more energy-related gases are omitted
  and this in turn leads to better energy ratings.
&lt;/p&gt;
&lt;p&gt;
  There are plenty of simple things you can do every day to use
  your energy more efficiently. You will not only be reducing
  energy related greenhouse gas emissions but you can also reduce
  how much you spend on your monthly energy bills.
&lt;/p&gt;

  Begin by sealing off your home against the heat and cold by
  making sure you have the correct insulation, change windows to
  double glazed, install rainwater tanks, change your shower head
  to a water saving one to improve water efficiency, install a
  thermostat on your hot water unit, install energy efficient light
  globes, turn your appliances off at the wall when not in use even
  when they are not doing anything they may still be using power.

  Suddenly spring has sprung and with that, out of the woodwork
  come buyers to our open homes. My agents have been reporting an
  increase in buyer enquiry at their open homes within the last
  couple of weeks.
&lt;/p&gt;
&lt;p&gt;
  We predicted that the warmer weather was going to bring people
  out of hibernation and give them the encouragement to get
  involved in the real estate property market and start looking
  again.
&lt;/p&gt;
&lt;p&gt;
  Sales are expected to rise with both buyers and sellers
  encouraged by the positive news from the banks in regards to
  interest rates.
&lt;/p&gt;
&lt;p&gt;
  The Reserve Bank of Australia has kept official bank rates on
  hold, with no increase since November of last year and we are now
  hearing of the possibility of an interest rate cut, if this were
  to happen it would inject a very positive boost for the real
  estate industry. So buyers get off the fence and start
  negotiating.
&lt;/p&gt;
&lt;p&gt;
  I can honestly say that it has been a long time since I have had
  the pleasure of working with so many waterfront buyers in Noosa.
  Buyer enquiry comes down to competitively priced properties being
  the ones attracting the inspections. We have realistic vendors in
  our homes at Noosa Waters and now we are getting buyers who have
  been watching the market,  now wanting to view and negotiate
  on these properties. My job comes in getting the two parties
  together, something 30 years of experience is making a little
  easier.
&lt;/p&gt;
&lt;p&gt;

  This week Noosa celebrates the 19&lt;sup&gt;th&lt;/sup&gt; year of the Noosa
  Jazz Festival and this one promises the usual line up of talented
  artists from river cruises, concerts, and food to Jazz in the
  park parties.

  There is so much to do, so much to see and so much fabulous food
  to eat it’s no wonder the organisers bring it back again and
  again.
&lt;/p&gt;
&lt;p&gt;
  Here at Laguna we all hope to have a great time and participate
