14 Loblolly Is Sold!

14 Loblolly Ct. sold recently, and I’m super excited for my buyer clients! I sat down with my clients to get there view of why they think people shouldn’t wait to buy on Lake Martin.

A lot of people tell me they’re waiting for the right time to buy at Lake Martin. They’re waiting for the perfect house. I understand those reasons because buying a lake place is a big decision. But sometimes I think buyers should ask themselves a different question. What’s the worst that could happen if you buy now?

The Downside Might Not Be That Bad

Maybe values don’t rise as quickly as you hoped they would. Maybe interest rates move around a little, or another property comes on the market later that you also like. But at the end of the day, you still own a place at Lake Martin.

Everybody talks about the risks of buying real estate. Very few people talk about the risks of waiting. Waiting feels safe because you’re not making a decision today.

Every summer you wait is one less summer at the lake. That’s one less Fourth of July, one less season of sunset boat rides, and one less year of memories with family and friends. You don’t get those summers back.

Margaritaville at Lake Martin?

The big news at Lake Martin Alabama right now is Margaritaville. Some people are excited about it, and some people aren’t so sure. Either way, it’s one of the biggest development stories the lake has seen in years.

Before we go any further, let me make one thing clear. I have no affiliation whatsoever with Margaritaville or the developers. I’m an independent real estate agent here at Lake Martin, but this is big news, so I wanted to take a closer look.

What a Margaritaville Resort Actually Includes

When people hear the name Margaritaville, they often think of a restaurant or maybe an RV park. In reality, the concept is much bigger than that. Margaritaville developments typically combine lodging, dining, entertainment, and recreation into a resort-style destination.

One of the examples I looked at most closely was Margaritaville at Lake Lanier in Georgia. Since Lake Lanier is an inland freshwater lake like Lake Martin, it offers a useful comparison. The developments generally include RV sites, cabins, restaurants, pools, splash parks, and the Jimmy Buffett-inspired tropical atmosphere people expect from the brand.

The Proposed Location on Lake Martin

The proposed location sits at the end of Young’s Ferry Road near Alabama Power’s D.A.R.E. Power Park. The developers reportedly purchased approximately 59 acres for around $6 million in 2022. The site sits in the Young’s Basin area on the northeastern side of Lake Martin.

If you’re looking at a map, it’s north of Chimney Rock and east of the Kowaliga area. It’s also relatively close to Blue Creek and several of the lake’s major attractions. The location places it on a part of the lake that many people currently consider quieter than the southern end.

Why This Project Is Bigger Than Many People Realize

I’ll admit it—I like Jimmy Buffett. He’s from Mobile, went to Auburn, and if you’re from Alabama, it’s almost a sacrilege not to appreciate Jimmy Buffett a little bit.

The plans being discussed suggest this will be much more than a simple RV destination. Current discussions include an 80-room hotel, lakeside cabins, approximately 289 RV pads, and a Margaritaville-themed restaurant. That combination makes this look much more like a year-round destination than a seasonal campground.

People could arrive by road or boat, spend the day at the restaurant, use recreational amenities, and then head home. Others could stay overnight in the hotel, cabins, or RV sites. That’s a very different concept from anything currently operating on Lake Martin.

RV Sites, Pools, and Resort Amenities

From what I’ve heard, the RV pads may be sold individually to private investors. The numbers I’ve heard suggest those sites could sell for around $100,000 each, with Margaritaville managing the rental program.

If the project follows the model used elsewhere, these won’t function as long-term RV sites. The company typically maintains standards regarding the age and condition of RVs. The goal is to create a consistent resort experience.

The plans I’ve seen also include amenities such as a pool, lazy river, pickleball courts, and additional entertainment options. All of that points toward a destination designed to attract visitors throughout the year.

The Restaurant and the Boat Slips

One of the most talked-about elements is the proposed restaurant. The plans I’ve reviewed describe a roughly 10,000-square-foot restaurant with seating for approximately 300 to 400 guests.

The proposal also includes approximately 180 boat slips. That’s a significant number, and it’s one reason many people have questions about the approval process.

When projects involve marina facilities of that size, multiple agencies often become involved. Alabama Power would certainly have a role, but projects involving large numbers of boat slips can also require review through the Federal Energy Regulatory Commission because FERC licenses Martin Dam.

Why Some People Support It and Others Oppose It

Like most major developments, Margaritaville has supporters and critics.

Groups such as the Lake Martin Hobos have publicly expressed concerns about the proposal and encouraged residents to voice opposition. At the same time, I’ve talked with other people who are extremely excited about the project.

Some residents near the proposed site worry about how it could change the area. Others see it as an exciting addition that could bring new amenities and opportunities to Lake Martin. Opinions are all over the spectrum.

How Could Margaritaville at Lake Martin Affect Property Values?

The biggest question I get is how Margaritaville might affect property values.

I think there will absolutely be impacts. First, there will almost certainly be increased road traffic along Young’s Ferry Road. There will also likely be increased boat traffic because hundreds of RV sites, rental cabins, hotel guests, restaurants, and boat slips will bring more people to the area.

That additional activity will probably be felt most immediately in Young’s Basin. Over time, however, some of that increased boat traffic could spread throughout other parts of the lake as visitors head toward destinations like Chimney Rock, Acapulco Rock, and Kowaliga.

The Pros and Cons for Nearby Property Owners

The areas closest to the development, including Sandy Creek and nearby coves, will likely experience the biggest changes. More boat traffic could be viewed as a negative by homeowners who currently enjoy a quieter environment.

On the other hand, many people place a premium on being close to restaurants and amenities. We’ve already seen examples of this around destinations like The Social in Kowaliga Bay and The Landing at Harbor Pointe in StillWaters.

Some owners appreciate being able to say they’re close to popular destinations. That’s one reason it’s difficult to predict exactly how values will respond. We simply haven’t seen a project of this scale on Lake Martin before.

Why This Development Is Different

Lake Martin has certainly seen new development over the last several years. Communities such as Magnolia Cove, The Hideaway, and other newer neighborhoods have added homes and residents to the lake.

The difference is that those projects are primarily residential. Margaritaville combines hotel rooms, cabins, RV sites, restaurants, recreation, and commercial activity into one mixed-use development.

We also don’t currently have a true waterfront hotel on the shores of Lake Martin. That’s another reason this proposal stands apart from previous projects.

Could It Change the North Side of the Lake?

One thing that stands out to me is the location.

Just across Young’s Basin sits The Heritage and the new Wicker Point golf course development from Russell Lands. The proposed Margaritaville location places a major commercial destination directly across from some of the newest luxury development on Lake Martin.

Many people think of the north side as the quieter side of the lake. Friends of mine who live there certainly do. If Margaritaville moves forward, increased activity on that side of the lake seems likely.

Whether that change ultimately helps values, hurts values, or balances out over time remains to be seen. We simply don’t have a Lake Martin example to compare it against.

Is It Actually Going to Happen?

I’ve had a lot of people ask whether this project is really going forward.

The honest answer is that I don’t know. I’m not a lawyer, I’m not on a county commission, and I’m certainly not associated with Margaritaville.

Based on my understanding, I think there’s a good chance it moves forward. That said, plans can change, approvals can change, and projects can evolve over time. If people with more direct knowledge want to correct me, I’m always willing to learn.

What Comes Next?

Right now, Margaritaville remains one of the most interesting questions facing Lake Martin. It could become a major destination that changes how people experience the lake. It could also evolve significantly before construction ever begins.

If history tells us anything, Lake Martin will continue to grow and change. Whether Margaritaville becomes part of that future remains to be seen.

A Pretty Tough Location to Beat

One of the biggest advantages of this condo is where it sits on Lake Martin.

Niffer’s is right next door. And when I say close, I mean you can walk over for dinner, a drink, or Thursday night trivia and walk back home when you’re done. Singleton Marine at Blue Creek is right there, too, which is awfully convenient when you own a boat.

The location works just as well from the water.

Hop in your boat and you’re only a short ride from Chuck’s Marina, The Landing at Harbor Pointe, Bluff’s Daiquiri Bar, Chimney Rock, and plenty of other places around Lake Martin.

That’s one of the nice things about this part of Blue Creek. You don’t have to choose between being convenient by car and convenient by boat because you’re in a good spot for both.

Lake Life Without All the Lake Work

Owning a house on Lake Martin can be wonderful. But houses also come with roofs, yards, landscaping, exterior repairs, and a seemingly endless list of things that decide they need attention right when you’re ready to get in the boat.

Condo living can be different.

At Marina Point, the HOA takes care of exterior maintenance including the roof, windows, doors, railings, exterior walls, and landscaping. There’s also a gated entrance, lakeside pool, elevator, sidewalks, on site garbage collection, and more than 450 feet of waterfront.

That means you can come to relax and not have a Saturday morning chore list.

Top Floor Has Its Advantages

Unit 305 is on the top floor, and that’s a nice place to be. You get the elevated lake view without anyone living above you. Step outside, look across the water, and you’re quickly reminded why you came to Lake Martin in the first place.

And when you’re ready to get out there, your boat slip and Sea-Doo port are waiting. No trailering the boat every weekend. No wondering where you’re going to keep the Sea-Doo. Just head downstairs and go.

A Community Instead of a Rental Complex

There’s another part of life here that doesn’t really show up in the pictures. Short term rentals aren’t allowed.

That means you’re not meeting a different group of vacation renters every weekend. People tend to know their neighbors, and Marina Point has a peaceful, established feel that fits the way a lot of people want to enjoy Lake Martin.

It even carries over next door at Niffer’s. Owners talk about walking over regularly enough that the folks there know them and know their orders.

That’s a pretty good description of lake life.

Could This Be Your Lake Martin Toothbrush Move?

If you’ve been looking for a place where you can spend more time enjoying Lake Martin and less time taking care of property, 100 Bay Point Drive Unit 305 deserves a look.

It’s furnished. The boat has a place. The Sea-Doo has a place. Niffer’s is next door. The lake is right outside.

Bring your boat and your toothbrush. Then figure out where you’re going for your first boat ride.

Should You Hire an Interior Designer?

Can an interior designer help in the real estate process? I think so in some conditions, and that’s why I wanted to discuss the topic. Whether you’re a seller thinking about redesigning before you sell or a buyer wondering what it takes to make a house feel like your own, interior design can play an important role in the process. Keep reading to learn if you should hire an interior designer on Lake Martin Alabama.

To help answer those questions, I sat down with Erin Baker of Liz Charles Interiors. Erin works with homeowners to create spaces that feel more functional, more comfortable, and more appealing to buyers.

Erin Baker’s Most Cost-Effective Design Advice

According to Erin, many buyers walk into a house and immediately think, “Wow, I need a little bit of change, but I don’t want to spend a lot of money.”

In those situations, Erin says the first thing she would do is paint. She considers paint one of the most cost-effective ways to make a home feel warmer, more comfortable, and more personal.

Erin also points out that many buyers either inherit furniture from the previous owner or already have furniture they plan to use. Before spending money on new pieces, she likes to walk through the space and think about how existing furniture can be rearranged to better fit the home.

She explained that sometimes moving a piece from one room to another, adding a chair, or changing a sectional can completely change how a room feels. The goal is to help buyers stop thinking about the previous owners and start seeing the house as their own.

Erin’s Advice on Furniture Scale and Room Balance

One design mistake Erin sees frequently happens in condos and smaller homes. Many people assume a small space requires only small furniture, but she believes most rooms benefit from a mix of larger and smaller pieces.

Erin explained that furniture scale is important. A room feels more balanced when different sizes work together instead of everything being the same size.

She also described a design exercise she learned while studying interior design. The exercise involved evaluating a room in terms of black-and-white balance. That way you can identify which areas felt visually heavy and which felt visually light.

According to Erin, homeowners should avoid concentrating all of the visual weight at the bottom of a room. For example, a black sofa, dark rugs, and dark wood furniture paired with a white ceiling can make a room feel visually pulled downward.

Instead, she recommends carrying darker colors higher into the room through artwork, wall treatments, or other design elements. Doing so helps create a more unified and balanced look.

Why Proportion and Depth Matter

Erin says another common mistake involves furniture that is either too large or too small for the space. Good interior design relies on proportion. Not every piece should share the same width, height, or depth.

She recommends mixing and matching furniture sizes, textures, fabrics, paint colors, and lighting fixtures. Those layers create visual depth and help a room feel more inviting, more comfortable, and more thoughtfully designed.

Why the Kowaliga Boat Ramp Expansion Matters to Lake Martin

If you’ve ever tried to launch a boat at Kowaliga on a summer weekend, you already know the problem. Kowaliga is one of the busiest boat ramps on Lake Martin, and for years the demand has outgrown the available space. That’s why so many people are excited about the Kowaliga boat ramp expansion project that’s underway.

Kowaliga sits along a major corridor on Highway 63 and serves one of the oldest and most popular areas of Lake Martin. There wasn’t much parking, and on busy Saturdays boats and trailers would line the highway just waiting for access. On major holiday weekends, traffic could become a major jam.

A Second Ramp and a Better Layout

One of the biggest changes is the addition of a second boat ramp. Many people don’t realize that the old Highway 63 and Kowaliga Bridge alignment used to run through this area before the current bridge configuration existed. The new ramp sits on the opposite side of that old highway location.

The redesign also improves the overall layout. The additional launch area should help move boats more efficiently and reduce the bottlenecks that people have dealt with for years.

Safer Access from Highway 63

The improvements aren’t just about launching boats faster. They’re also about making the area safer for everyone who uses it.

Previously, drivers heading north across Kowaliga Bridge had to make a difficult left turn into the ramp area near the bridge. The new entrance sits farther north, giving drivers more room and better visibility.

Drivers heading south toward the bridge will also benefit from a new dedicated turn lane. That lane allows vehicles pulling boats to enter the ramp more safely and with less disruption to through traffic.

Expanded Parking Improves Safety

To me, one of the most important improvements is the parking expansion. The old parking area simply couldn’t handle the number of people using the ramp.

The new design adds multiple rows of trailer parking and significantly increases capacity. That matters because people previously parked up and down Highway 63, creating safety concerns for both drivers and boaters.

The area around the ramp is hilly, and vehicles often crest those hills while pulling trailers. Removing parked vehicles from the roadside should make a big difference in overall safety.

How the Expansion Project Came Together

While filming at Kowaliga, I ran into Elmore County Commissioner Brad Davis and asked him about the project. Davis represents District 2, which includes Lake Martin in Elmore County, and he explained how the effort came together.

According to Davis, local leaders recognized that the boat ramp had become a serious safety concern. On busy weekends, trailers lined the highway, creating risks for both travelers and boat owners trying to launch and retrieve boats.

The project became possible through a partnership between Russell Lands, Elmore County, and the Alabama Department of Conservation and Natural Resources. Russell donated property adjacent to the existing ramp, while grant funding helped make the expansion possible.

Phase One: New Ramp, Parking, and Infrastructure

Phase one includes the paved parking areas, expanded infrastructure, and the additional boat ramp. The excavation work has already been completed, and the project includes new docks and wake-reduction features.

These improvements will allow boaters to launch, move their boats out of the way, and retrieve trailers more efficiently. Previously, there was very little room to stage boats after launching, which often created backups at the ramp.

The expanded layout should increase efficiency and make the entire launch process smoother for everyone involved.

Phase Two: New Restrooms

The next phase includes restroom facilities at the site. Elmore County plans to fund that portion of the project.

For a heavily used public access point, restroom facilities are a welcome addition. They improve the experience for visitors and make the ramp more practical for families and tournament anglers alike.

Phase Three: A Pavilion for Tournaments and Events

The final phase includes construction of a pavilion overlooking the lake. The Department of Conservation plans to fund that portion of the project.

The pavilion will provide a gathering place for fishing tournaments and weigh-ins. It will also create a public space where visitors can enjoy some of the best views in the Kowaliga area.

As someone who’s spent a lifetime around Lake Martin, I think that’s a great addition. There aren’t many public-access locations where people can gather and enjoy a vista like this.

What This Means for Lake Martin Visitors

Even if you never fish a tournament, the expanded Kowaliga Boat Ramp gives you another excellent place to start your day on Lake Martin. Better parking, safer access, additional launch capacity, and future amenities all make the area more useful for residents and visitors alike.

If you’re watching this a year from now, there’s a good chance you’ll simply take these improvements for granted. That’s usually the sign of a successful infrastructure project—it quietly makes life better for everyone who uses it.

What Kowaliga Boat Ramp Expansion Means for Nearby Property Owners

A lot of people have asked whether the improvements could affect nearby property values. That’s a reasonable question considering how much activity already takes place in the Kowaliga area.

The neighborhoods closest to the ramp include Trillium, Willow Point, The Willows, Willow Glynn, Glynmere, The Ridge, Windermere, Windover, Windover West, and many of the homes around Kowaliga Bay, Little Kowaliga, and Parker Creek. For property owners in those areas, improved public access and safer infrastructure are certainly worth paying attention to.

Why Kowaliga Matters to Me

I have a soft spot in my heart for Kowaliga. My dad’s cabin is still here after three generations, and I’ve driven by this boat ramp literally my entire life.

When my sisters and I crossed Highway 63 as kids, we’d compete to be the first one to spot the lake. The place where we’d finally see it was right here at Kowaliga Bridge.

That’s why this project feels important to me. Kowaliga sits at the heart of one of the main corridors of Lake Martin, and these improvements are both needed and appreciated.

Final Thoughts

Lake Martin keeps growing every year. As that growth continues, public access areas become increasingly important. That’s why the Kowaliga boat ramp expansion is a good thing for Lake Martin.
