The Big MISTAKE People Make When Moving to Lake Martin Alabama

People that want to relocate to Lake Martin sometimes make a really big mistake when moving. In this blog, I’d like to tell you what that is and give you the solution.

Lake Martin is a second home community. About 80% of waterfront homeowners have their lake home as their second home. Only 20% of waterfront owners are full-timers.

I talk to people all the time. I showed a house to people from Arizona the other day as well as Texas and South Carolina. People come from all over the place. I even had someone from Hawaii about eight months ago. I think the biggest mistake people make when relocating to Lake Martin is they don’t think about what little town they’re going to base their life around.

The Big Mistake

We’re in the middle of nowhere in Lake Martin right. We’re about an hour and a half to Birmingham on one side of the lake, two hours to Atlanta on another side, an hour to Montgomery, and about 45 minutes to Auburn from another part of the lake. Therefore, when you relocate here, the mistake I think people make is they don’t make the time to check out these small towns.

There are all kinds of things you need to know about where you want to base your life. It’s a mistake to not make the time to check out each town because you need to figure out things about the town you want to live in. These things might include the following: where you’re going to shop, where you’re going to go to church, or where you’re going to go to the doctor.

When I have people that are coming in from out of town and give me two days, I try to do as much upfront work with them as possible. I talk to them about what their real estate choices are so that we can narrow it down to probably seven or eight things to look at on one day. Then, my advice is to take a whole day and look at these small towns.

The Small Towns Around Lake Martin

The small towns that surround Lake Martin include Alexander City, or Alex City, Dadeville, and Eclectic.

Alex City is the largest of these small towns with a population of about 15,000. So, it’s still a really small town. We just got a Publix which my wife says is the harbinger of civilization. So, she’s super excited about that. Alex City also has the Russell hospital system which has partnerships with UAB.

Dadeville is a smaller town, but they have a lot of stuff going on there. Downtown they have a lot of restaurants. Dadeville is also close to Auburn. Therefore, a lot of people that base their lives out of Dadeville will go and do major shopping and medical stuff in Auburn. That being said, Dadeville also has Renfro grocery store and Lake Martin Grocery.

Eclectic is a small town by my standards, because I’m from a small town. However, they don’t have as much retail as Dadeville. Eclectic is also 30 minutes away from Montgomery.

That’s kind of the differences in the three small towns that surround Lake Martin. Also, to just give you an idea, it’s going to take you a couple of hours to drive all the way around Lake Martin. For instance, if you’re on the east side, then it will take you about an hour and 15 minutes to drive to the west side of the lake.

Therefore, I think it’s really important to spend at least half of your time on your first trip to Lake Martin trying to figure out the small towns. Go downtown to these little towns, and scope it out. See what you think.

Home Inspections on Lake Martin

In this blog, you’ll discover exactly what home inspections really feel like on Lake Martin Alabama. I will walk you through the house, septic system, and dock with my previous buyers.

I will also talk about my buyer clients and the emotions involved with that. It kind of sounds intense, but yeah, it

can be. But that’s what I’m here for. It’s also fun and we can have some laughs. We can have some surprises. We’ll also have some moments of thinking, “Hey, what did I get myself into?”

Inspection Day Expectations

Inspection day is full of emotions, surprises, and important decisions. Every detail matters when finding the perfect Lake Martin lakefront property. My previous clients and I toured several Lake Martin homes before focusing on the right one. When we got under contract, it was time for Inspection Day!

Walking through Lake Martin waterfront homes and checking each property carefully made a big difference in their decision-making. Lake home buying is a little different, and it means paying attention to Lake Martin lifestyle factors, like dock access and location. As a real estate agent here, I often find that those factors are just as important as the home itself.

My clients expressed that being able to come in one day and get all their questions answered really helped them out. I was able to help them zone in and focus on what they really cared about. Learning about how the septic worked and pointers about how to maintain it also really helped my clients.

They also learned about the area of the lake they wanted to be in. Their want for a covered dock also helped them choose a location that was good for them. In their contract, they wanted to verify the type of dock that would be possible to put in on the lot. Through inspection, they were able to verify that with the dock company.

In Conclusion

Inspection day showed how critical a Lake Martin home inspection is, especially for first-time lakefront buyers. From checking the septic system to exploring dock options, this particular inspection day captured all the moments that make buying a home exciting.

This is an annual event that kicks off the summer with a celebration of creativity and lake lifestyle. Whether you’re spending the long weekend at your lake home or visiting for the holiday, Art on the Lake is a must-see stop on the calendar.

Event Details

Art on the Lake takes place at the Town Green at Russell Crossroads in Alexander City. It runs both Saturday and Sunday of Memorial Day weekend, May 23–24, 2026, from 9:00 A.M. to 4:00 P.M.

Nolabama Bistro Is Back Open

Good news Lake Martin locals and visitors! Nolabama Bistro is back open and ready for business. After some time being closed, this awesome restaurant had its grand opening on May 1st.

If you’ve spent any time at the lake over the years, there’s a good chance you’ve either been there or heard someone mention it. I’m super excited for Nolabama Bistro to be back open. You should definitely check it out if you find yourself in the area!

Located in Dadeville

Nolabama Bistro is located downtown Dadeville, Alabama. If you are visiting Lake Martin, it is definitely worth the short trip to downtown for some great food.

The menu is centered around that New Orleans meets Alabama angle. You’ll find seafood, po’boys, and so much more. Their menu before was amazing, and they have some returning favorites. It will also be updated weekly with great options to choose from. Make sure to follow them on their Facebook Page to stay up to date on their menu.

Dining Near Lake Martin

Lake Martin has a mix of dining options, and Nolabama Bistro is a great place that offers something different. If you visited Nolabama before it closed, the experience should feel familiar. Similar menu direction, similar pace, and a setup that works for a range of situations.

If you’re like us here at Lake Martin Voice Realty, you know that summer on the lake isn’t officially underway until the first notes of live music fill the warm Alabama air. That’s why we’re excited for one of the best Lake Martin season kick-off events happening soon in 2026, the RXR Fest!

Mark your calendars for May 22, 2026, from 6:30 PM to 9:30 PM at Russell Crossroads. The RXR Fest 2026 is a free, family-friendly live music event. It is back and ready to set the tone for a summer of unforgettable evenings on the lake.

Event Details

RXR Fest brings together great tunes, good company, as well as that one-of-a-kind Lake Martin vibe we all love. Held on the Town Green at Russell Crossroads, this two-night celebration of live music is perfect whether you’re sipping a cool drink on the lawn, dancing with friends and family, or just soaking up the relaxed lake lifestyle with neighbors and visitors alike.

Past years have seen a mix of fantastic regional and local talent — from beloved cover bands to dynamic acts blending rock, Americana, as well as blues, and more. So, you can expect the same high-energy, feel-good performances that make RXR Fest a Memorial Day Weekend staple.

This year’s lineup is a good one! First taking the stage on Friday is Josiah Rodda Band followed by Wax Monkey at 8 PM. On Saturday, Russell Craig will play at 6:30 PM, and Erin Mitchell Band will close out the festival.

Mother’s Day at The Social

Looking for something fun to do this weekend for Mother’s Day? With a full weekend of fun live music events, The Social at Lake Martin is a great spot to celebrate Mother’s Day with the moms in your life.

Weekend Full of Fun

Starting on Friday, May 8th, they will have live music featuring Smith & Buck from 6 PM to 9 PM. On Saturday, Suzanne & Dan Adams will take the stage at 6 PM. So, there is definitely a great lineup of music to check out this weekend at The Social.

To finish off the weekend and to help celebrate, they will have their Beignet Bar for Mom all day Sunday. This will be a great way to celebrate and treat all the moms in your life to something sweet. If you’re on Lake Martin this weekend, definitely go by there for some fun and great food and drinks.

The Social

This is a great spot on the lake that has a variety of food items and drinks. It’s located at the old Castaway Island location, aka Anchor Bay Marina, in Eclectic, Alabama. They’ve recently rebranded to The Social Lakeside Cantina, so they still have a lot of the same great menu items but have added some new offerings as well.

Lake Martin Had a Record Year last year. In this 2025 Lake Martin Market Report, I will tell you what that really means. I’m going to go over everything — home sales, number of homes sold, lot sales, pricing trends, condo sales. We’re just going to hit it all.

The Big Picture: How Many Homes Sold

Last year, Lake Martin had two of the biggest sales ever seen on the lake. The top sale was $8.5 million and the number two sale was $7.7 million.

Now, let’s look at the big picture. How many waterfront homes were sold on the entire lake in 2025? 277 waterfront homes sold across 880 miles of shoreline, three counties, and about 400 real estate agents, and that number is up about 6% from 2024.

I always like to zoom out and remind ourselves how we got here. In 2020, like in any market in America, it was the absolute nutty peak, with 480 homes sold. Then things cooled off in the following years. Now, in 2025, we’ve climbed back to 277, which puts us roughly back around 2018 levels.

So yes, we beat last year, but we’re still below our 5-year average and even our 4-year average if you remove the COVID spike. When people ask me how the market is doing, one of the biggest metrics for me is whether we are beating last year or not, and in 2025, we did.

Inventory and Days on Market

Inventory in 2025 was higher than 2024 in almost every month. Days on market increased about 4%, which means homes are taking longer to sell. Right now, when I talk to sellers, I tell them to plan on about 90 to 95 days, because that’s the reality of this market—it’s not bad and it’s not slow, it’s just normalizing.

Where the Sales Are Happening

A trend that continues is that about 70 to 75% of all sales are happening on the north and east side of the lake in Tallapoosa County. What’s interesting is that we’re still only about 30% developed along the shoreline, which is one of the long-term stories of Lake Martin.

Prices and Cash Trends

The average waterfront home price jumped from about $1.23 million to $1.45 million, which is a pretty substantial increase. Of all those sales, about 36% were cash. For properties over $1 million, that number increases to 41%, and honestly, I think it’s probably even higher in reality.

The Extremes: Lowest to Highest Sales

At the extremes, the lowest sale was a $220,000 condo. The lowest single-family home sale was $500,000, and the highest sale was $8.5 million. That $8.5 million sale, along with the $7.7 million sale, are the two highest sales ever recorded on Lake Martin, which is pretty crazy when you think about it.

Conclusion

When you step back and look at all of this together, 2025 was a really interesting year. We had rising sales compared to last year, higher inventory, and longer days on market. At the same time, we had a big jump in prices and record breaking top end sales. That’s not something you see every year.

To me, what it says is this market is starting to feel more balanced than it has in the last few years, but it’s still very strong, especially on the high end and in the most desirable areas of the lake. And like always, the details matter. If you’re thinking about buying or selling, then understanding these trends and how they apply to your specific property is where the real advantage is.
