<h3 data-start="0" data-end="79"><strong>2025 Lake Martin Market Report</strong></h3>
<p data-start="0" data-end="79">Lake Martin Had a Record Year last year. In this 2025 Lake Martin Market Report, I will tell you what that really means. I’m going to go over everything — home sales, number of homes sold, lot sales, pricing trends, condo sales. We’re just going to hit it all.</p>
<h4 data-section-id="je9s11" data-start="605" data-end="646"><strong>The Big Picture: How Many Homes Sold</strong></h4>
<p>Last year, Lake Martin had two of the biggest sales ever seen on the lake. The top sale was $8.5 million and the number two sale was $7.7 million.</p>
<p data-start="648" data-end="911">Now, let&#8217;s look at the big picture. How many waterfront homes were sold on the entire lake in 2025? 277 waterfront homes sold across 880 miles of shoreline, three counties, and about 400 real estate agents, and that number is up about 6% from 2024.</p>
<p data-start="913" data-end="1247">I always like to zoom out and remind ourselves how we got here. In 2020, like in any market in America, it was the absolute nutty peak, with 480 homes sold. Then things cooled off in the following years. Now, in 2025, we’ve climbed back to 277, which puts us roughly back around 2018 levels.</p>
<p data-start="1249" data-end="1558">So yes, we beat last year, but we’re still below our 5-year average and even our 4-year average if you remove the COVID spike. When people ask me how the market is doing, one of the biggest metrics for me is whether we are beating last year or not, and in 2025, we did.</p>
<h4 data-section-id="y6fce" data-start="1560" data-end="1593"><strong>Inventory and Days on Market</strong></h4>
<p data-start="1595" data-end="1956">Inventory in 2025 was higher than 2024 in almost every month. Days on market increased about 4%, which means homes are taking longer to sell. Right now, when I talk to sellers, I tell them to plan on about 90 to 95 days, because that’s the reality of this market—it’s not bad and it’s not slow, it’s just normalizing.</p>
<h4 data-section-id="1fz55fx" data-start="1958" data-end="1992"><strong>Where the Sales Are Happening</strong></h4>
<p data-start="1994" data-end="2311">A trend that continues is that about 70 to 75% of all sales are happening on the north and east side of the lake in Tallapoosa County. What’s interesting is that we’re still only about 30% developed along the shoreline, which is one of the long-term stories of Lake Martin.</p>
<h4 data-section-id="tm46dv" data-start="2313" data-end="2340"><strong>Prices and Cash Trends</strong></h4>
<p data-start="2342" data-end="2672">The average waterfront home price jumped from about $1.23 million to $1.45 million, which is a pretty substantial increase. Of all those sales, about 36% were cash. For properties over $1 million, that number increases to 41%, and honestly, I think it’s probably even higher in reality.</p>
<h4 data-section-id="1kzkyyy" data-start="2674" data-end="2716"><strong>The Extremes: Lowest to Highest Sales</strong></h4>
<p data-start="2718" data-end="3059" data-is-last-node="" data-is-only-node="">At the extremes, the lowest sale was a $220,000 condo. The lowest single-family home sale was $500,000, and the highest sale was $8.5 million. That $8.5 million sale, along with the $7.7 million sale, are the two highest sales ever recorded on Lake Martin, which is pretty crazy when you think about it.</p>
<h4 data-section-id="14ivhnq" data-start="3065" data-end="3080"><strong>Conclusion</strong></h4>
<p data-start="3082" data-end="3375">When you step back and look at all of this together, 2025 was a really interesting year. We had rising sales compared to last year, higher inventory, and longer days on market. At the same time, we had a big jump in prices and record breaking top end sales. That’s not something you see every year.</p>
<p data-start="3377" data-end="3767" data-is-last-node="" data-is-only-node="">To me, what it says is this market is starting to feel more balanced than it has in the last few years, but it’s still very strong, especially on the high end and in the most desirable areas of the lake. And like always, the details matter. If you’re thinking about buying or selling, then understanding these trends and how they apply to your specific property is where the real advantage is.</p>

<h3><strong>September 2025 Market Update for Lake Martin Real Estate</strong></h3>
<p>All right, the summer 2025 is in the books and over. So, what&#8217;s happened with Lake Martin real estate sales? In this blog, I will give you the September 2025 market update. I’m going to go over the sales for waterfront homes and lots. I&#8217;m also going to hit what I think is skewing the numbers a little bit and just give you the big themes. This is because it&#8217;s been an interesting summer.</p>
<h4><strong>2025 Lake Martin Real Estate Trends Explained</strong></h4>
<p>To give you the big picture, home sales are up actually 10% when you compare it to last year in number of homes sold. Inventory is actually down about 10% when we look at the numbers of homes for sale on the waterfront on the lake. But, the inventory is still 20% higher than our 5-year average.<span class="Apple-converted-space"> </span></p>
<p>Lots are a different story at Lake Martin right now. The number of lots sold are actually down 15% from last year. What I&#8217;m doing is I’m looking at the Lake Martin Multiple Listing Service. That&#8217;s all agents, all brokerages, everybody.<span class="Apple-converted-space"> </span></p>
<p>Sales are down 15%. So, what does that mean? Well, your inventory is down 40% from last year. That is a huge impact on waterfront lot sales, especially if you look at June and July which are the main selling months for us. Those are the two big numbers and trends.<span class="Apple-converted-space"> </span></p>
<h4><strong>September 2025 Market Update: Inventory Trends on Lake Martin</strong></h4>
<p>Another thing to know about Lake Martin is most of our sales happen from March to October every single year. This means when we look at inventory trends that we look at sales trends. When we get to the end of September, we can pretty much make a call on which way the market is going to go. However, we cannot call which way prices will go, because this is where the bulk of our sales are.<span class="Apple-converted-space"> </span></p>
<p>I do have a lot of buyers looking right now. They ask, &#8220;Is it even worth looking right now?&#8221; I think so. Even though you have a fewer number of homes for sale and certainly a fewer number of lots for sale, it&#8217;s definitely worth looking. This is because there are still homes out there for sale.</p>
<h4><strong>Home Sales Breakdown for September 2025 Market Update</strong></h4>
<p>I wanted to kind of drill down into some of the home sales here and tell you what I&#8217;m seeing as an agent. This helps buyers and sellers trying to figure out which way the market is going because really that&#8217;s what it comes down to. It comes down to looking at the good, comparable sales.<span class="Apple-converted-space"> </span></p>
<p>Our market is a really small market. We were up to 227 home sales through the end of September. That’s nine months with 227 sales and 400 agents getting those 227 sales.<span class="Apple-converted-space"> </span></p>
<p>Anyway, when we have big huge sales with that small a number of home sales, it can sometimes skew the averages. This quarter, or the three months we just went through, had four key sales that I think are really instructive to take a look at.</p>
<h4><strong>September 2025 Market Update: Key Home Sales on Lake Martin</strong></h4>
<p>Let’s take a look at the key sales that we&#8217;ve had in July, August, and September of 2025 that I think are really kind of bell ringers for this market.<span class="Apple-converted-space"> </span></p>
<h5><strong>#1 Sale on Lake Martin in 2025</strong></h5>
<p>Number one, we had an $8 million sale in a neighborhood called <a href="https://lakemartinvoice.com/neighborhoods/the-willows/" target="_blank" rel="noopener">The Willows</a>. It&#8217;s on the west side of the lake. It&#8217;s a very nice Russell Lands neighborhood. It actually was the top sale that we&#8217;ve ever seen recorded inside our multiple listing service. So, that&#8217;s the number one sale ever, and it happened in The Willows.</p>
<p>It&#8217;s notable for that alone but also to know that Russell Lands has a newer neighborhood called <a href="https://lakemartinvoice.com/neighborhoods/the-heritage-on-lake-martin-alabama/" target="_blank" rel="noopener">The Heritage</a>. Because it&#8217;s new, a lot of new stuff that&#8217;s been happening at the lake has been happening in The Heritage.</p>
<p>This sale was in The Willows, which is a relatively new neighborhood, but not the newest. And so, that was over $8 million and certainly is affecting our averages here. But, I do think it was interesting that our number one sale ever came from there.<span class="Apple-converted-space"> </span></p>
<p>A high percentage of our sales get recorded in a multiple listing service, probably 95%. I do get questions from people about off-market sales. They’re FSBOs and developer sales like we have in any market, but a high degree of sales happen inside our multiple listing service.<span class="Apple-converted-space"> </span></p>
<p>When I say to you this is the highest one ever recorded in our multiple listing service pretty much, then you can just say it&#8217;s the highest one at Lake Martin ever. The reason you need to know this is for when we look at average sales and to give you a relative overlook on the whole one because it&#8217;s in The Willows.<span class="Apple-converted-space"> </span></p>
<h5><strong>#2 Sale on Lake Martin in 2025</strong></h5>
<p>Our number two notable sale was almost $8 million, and it happened in <a href="https://lakemartinvoice.com/neighborhoods/willow-point/" target="_blank" rel="noopener">Willow Point</a>. Willow Point is one of the oldest neighborhoods first developed by Russell Lands around 1970. They&#8217;ve got a private golf club. This sale was almost $8 million, and it was the top sale in Willow Point ever.<span class="Apple-converted-space"> </span></p>
<h5><strong>#3 Sale on Lake Martin in 2025</strong></h5>
<p>Another notable sale was around $4 million, and it was in the <a href="https://lakemartinvoice.com/neighborhoods/blue-creek/" target="_blank" rel="noopener">Blue Creek</a> area off of County Road 34. Blue Creek is a geographic area and is not a neighborhood. If you go to my website, I&#8217;ve got a <a href="https://lakemartinvoice.com/neighborhoods/" target="_blank" rel="noopener">Neighborhoods</a> page. You can go click on that and select Blue Creek. It&#8217;ll get you a history of the neighborhood. I have a lot of neighborhoods on there, so check it out.<span class="Apple-converted-space"> </span></p>
<p>Anyway, this sale was in the $4 millions in Blue Creek. That was notable because it was not in a formal neighborhood. So, I&#8217;m calling this one as a record also of the highest home sale inside the multiple listing service ever that was not in a formal neighborhood.<span class="Apple-converted-space"> </span></p>
<h5><strong>#4 Sale on Lake Martin in 2025</strong></h5>
<p>My fourth key sale for the summer of 2025 was around $3 million, and it was in a neighborhood called the <a href="https://lakemartinvoice.com/neighborhoods/russell-cabins-at-kowaliga-on-lake-martin-alabama/" target="_blank" rel="noopener">Russell Cabins at Kowaliga</a>. That is notable because it&#8217;s a new area that Russell is developing. It’s right by Kowaliga restaurant.<span class="Apple-converted-space"> </span></p>
<p>By the way, Kowaliga Restaurant is the oldest and most famous waterfront restaurant on Lake Martin. So, if you&#8217;re new to Lake Martin and want to eat somewhere that&#8217;s on the water, then Kowaliga is a popular one. Check out their menu on my free <a href="https://lakemartinvoice.com/app/" target="_blank" rel="noopener">Lake Martin Voice App</a>.</p>
<p>The Russell Cabins at Kowaliga is a new area that’s right by Kowaliga Marina. That&#8217;s notable because, at this count, they developed about 22 lots in there. So, I think we&#8217;re going to start seeing the home sales in this area that are going to be sort of semi-records for the Kowaliga Bay area outside of <a href="https://lakemartinvoice.com/neighborhoods/trillium-on-lake-martin/" target="_blank" rel="noopener">Trillium</a>, which is another neighborhood in there.<span class="Apple-converted-space"> </span></p>
<p>These four key sales all happened this summer of 2025 on the lake. Next, I will tell you why I think we&#8217;re in a little bit of a confusing area in our market and I think some of these sales may be contributing to that. So hang on for that.</p>
<h4><strong>Big Themes: What’s Really Happening in the Lake Martin Alabama Homes for sale in the Real Estate Market</strong></h4>
<p>As we sit here at the end of September, all the sales are in. What are the big themes that I&#8217;m looking for from the fourth quarter of this year. Also, how will our market be affected next year?</p>
<p>I think big thing number one is about what was happening with prices. Where&#8217;s our waterfront home market? Because I think it&#8217;s a bit confusing.</p>
<p>Average price is actually up from last year. It is at $1.46 million.<span class="Apple-converted-space"> </span>If you just took all the sales average from all 227 homes that have sold so far this year, it’s $1.46 million. That&#8217;s up quite a bit from last year.<span class="Apple-converted-space"> </span></p>
<p>Of these 227 home sales, 40% of them have had price drops. Therefore, it’s hard for me to say that we&#8217;re back in a seller’s market. Our average prices are up and our number of homes sold are up slightly. Then, we have 40% of them that have experienced a price drop. Well, what&#8217;s normal?<span class="Apple-converted-space"> </span></p>
<p>Last year, about 32% of the houses that sold had a price drop and that 32% was up from 2023. So, 40% is actually a 25% increase from last year. It would be accurate to say that of the waterfront homes sold on the lake so far this year, 25% more of those homes had to drop their price to sell. So, that&#8217;s a lot.<span class="Apple-converted-space"> </span></p>
<h5><strong>Buyer&#8217;s Offer</strong></h5>
<p>It kind of plays out with what I&#8217;m seeing with buyers, too. Even if they didn’t have price drops, in some of those cases, we&#8217;ve been able to negotiate more than 10% off of their list price. I&#8217;m at the stage with my buyers where I&#8217;m advising them to make an offer but make it based on what we think the comparable sales show and not just what the seller&#8217;s asking.<span class="Apple-converted-space"> </span></p>
<h5><strong>Seller&#8217;s List Price</strong></h5>
<p>When I&#8217;m sitting down with my sellers, I&#8217;m giving them the same news. But, I&#8217;m saying, “Look, let&#8217;s base our list price on the data. Let&#8217;s look at what things have sold for and let&#8217;s be aggressive.”</p>
<p>Just last week, we went to market with a house and had a lot of interest. We had six showings on the first day and sold it in a day. We ended up having a backup offer right after that. So, if you price it well, I still think you get good interest. But, sellers have to really pay attention to price more than they used to, I think.<span class="Apple-converted-space"> </span></p>
<h5><strong>Lot Sales are Tight</strong></h5>
<p>What’s another big thing with lot sales? I think lot sales are super tight right now. Meaning that the inventory is so low right now with lots, you just don&#8217;t have much choice.<span class="Apple-converted-space"> </span></p>
<p>Also, if you&#8217;re a person that says that you want to have a lot and don&#8217;t want to be in a neighborhood with the architectural review committee, and if you want to have, what I call, the gravel road experience in a woodsy area, then watch out. This is because only about 20% of the lots that have sold so far this year in 2025 have been in those kind of situations.<span class="Apple-converted-space"> </span></p>
<p>Again, 80% of them are going to be in formal neighborhoods. So, that’s why I&#8217;m saying lot sales are tight, because a lot of my lot buyers do kind of want to do their own thing with a &#8220;non-neighborhoody&#8221; feel.<span class="Apple-converted-space"> </span></p>

<h3><strong>Lake Martin June 2025 Market Report </strong></h3>
<p>It&#8217;s halftime here at Lake Martin. The first six months are over, so I thought I&#8217;d give us a mid-year update for the June 2025 market report at Lake Martin real estate wise. In this blog, I&#8217;m going to cover what the average home sales were, what the average price is, and cover lot sales.<span class="Apple-converted-space"> </span></p>
<h4><strong>Homes Sold in 2025 on Lake Martin</strong></h4>
<p>We always like to look at raw numbers of home sales. So, what happened compared to last year? So far, from the beginning of this year to June, we’ve had about 136 waterfront homes sold. That&#8217;s the entire lake, all agents, and all brokerages.</p>
<p>The number of homes sold is up about 2% from last year, because last year was 133 homes the first half of the year. I was kinda surprised by that, but we are still 10% below our 5-year average.<span class="Apple-converted-space"> </span></p>
<p>However, this is not really a half of our sales because the bulk of our sales happen from March to October on Lake Martin. Really the hot months of May, June, July, August, and September are the bulk of our sales. So, we are trending slightly ahead of last year but still 10% lower than our 5-year average.<span class="Apple-converted-space"> </span></p>
<h4><strong>Average Prices of Homes in 2025 on Lake Martin<span class="Apple-converted-space"> </span></strong></h4>
<p>So, what are some pricing trends that I see so far through June 30th of this year? Well, we’ve got $195 million worth of waterfront home sales on Lake Martin through the end of June.<span class="Apple-converted-space"> </span></p>
<p>Now, if I average that out on those sales that comes to about $1.4 million as our average sales price for this year so far. I was kind of surprised by this, because last year the average was about $1.21 million the entire year. So, we’re trending about 10% higher than our average sales price for 2025.<span class="Apple-converted-space"> </span></p>
<p>One thing that I track is the number of homes that have sold that had to have a price drop and the numbers of homes sold that sold above list. Last year, 32% of all homes that sold had a price drop. This year, in 2025 is 36%. So, that&#8217;s actually about a 10% increase in the numbers of homes sold that had to drop their price, which is a buyer’s market indicator. That&#8217;s good for buyers.</p>
<p>What about over list? In 2024, about 8.3% of homes sold above list price. This year It&#8217;s 3.6%. That&#8217;s actually lower than our prior year average of homes selling over list about 50%. That’s a pretty big drop, and so I think that&#8217;s another buyer market indicator pricing wise.<span class="Apple-converted-space"> </span></p>
<p>What I&#8217;m seeing is that pricing is in a little bit of a wacky area right now, especially in this average price range from about $1.1 million to about $1.5 million. Sometimes it can be hard to price homes because you get surprised on some things. This is sort of a Jackal and Hide slide I think to me. On one hand, you see increased average price and on the other you see these.</p>
<h4><strong>Pricing for Homes: Lake Martin June 2025 Market Report</strong></h4>
<p>I took a look and counted residential sales on the waterfront through the end of June. About 18% sold for below $750K. Now, this stat includes condos. I did not pull out condos for this stat. However, my history tells me that if you pull out condos from that and just look at single family homes, that number would be way lower.</p>
<p>Right now, I&#8217;ve got a condo under contract in Harbor Pointe that would fit in this category. I&#8217;m also about to list a home that would fit into that category, but it&#8217;s pretty few and far between.<span class="Apple-converted-space"> </span></p>
<p>If you just look at residential sales in general from $750,000 to a $1.5 million, it’s 47% of the market. So, that is the big huge hunk of the big middle part of the bell curve. That means there’s a 47% chance if you buy a residence on Lake Martin, it&#8217;s going to be between $750K and $1.5 million.<span class="Apple-converted-space"> </span></p>
<p>We’ve had 12 homes that sold for over $2.5 million, and we had a closing that was a little bit over $8 million inside The Willows neighborhood. I think that might be pretty close to a record in MLS at least of a home anywhere on the lake over $8 million.<span class="Apple-converted-space"> </span></p>
<h4><strong>Days on the Market </strong></h4>
<p>All right, so what about inventory? What about homes for sale? So far this year, in 2025, our days on market averaged about 92 days. In 2024, that was 88 days on the market. So, we slightly increased about 3%. I get that question from sellers all the time about how many days will the house be on the market before it closes, and 90 days is the answer for right now.<span class="Apple-converted-space"> </span></p>
<p>For our particular market, it can be a little bit tricky. This is because, like I’ve said before, we’re a seasonal market. So, sometimes it depends on when you&#8217;re putting your house, lot, or condo up for sale. If you put it on right at Thanksgiving, those first three months could be pretty slow. That could add 90 days on the market.<span class="Apple-converted-space"> </span></p>
<p>I don&#8217;t really think buyers, in our market at least, really harp on days on market. If something&#8217;s been through the winter, I really don&#8217;t think it matters.</p>
<h4><strong>Inventory: Lake Martin June 2025 Market Report</strong></h4>
<p>What are the inventory numbers? I was a little surprised because May and June averaged about 10% lower than the same month in 2024.<span class="Apple-converted-space"> </span></p>
<p>We’re still 25% above our 5-year average. So, if you just looked at May and June, you would think inventory is trending down year to year. But, if you step back and look at the 5-year average, then we can see that we&#8217;re 25% above our 5-year average.</p>
<p>When people say there&#8217;s nothing to buy on Lake Martin, that&#8217;s not accurate. Our total inventory numbers are higher. However, if you start looking in really tight segments such as a house on the west side of the lake for under a million dollars, then you&#8217;re going to probably come down about 4 or 5 sales per year out of 260. When you slice it down real thin, that&#8217;s why sometimes it feels like there&#8217;s not many things to sell.<span class="Apple-converted-space"> </span></p>
<h4><strong>Lots: Lake Martin June 2025 Market Report</strong></h4>
<p>What about waterfront lots? Our sales are actually down a little bit. In June of 2024, we sold 29 lots through the MLS. This year, it&#8217;s only 26. So, that&#8217;s a decrease of about 10% of numbers of lot sales.<span class="Apple-converted-space"> </span></p>
<p>This June we sold zero. There were no waterfront lot sales registered for June. The last time that happened was June of 2012. So, for the first time in 13 years, we’ve had a month where no lot sales were recorded.<span class="Apple-converted-space"> </span></p>
<p>The low price on lot sales was $95,000 on a lot in Manoi Creek on the east side of the lake. The highest was about $2.32 million in <a href="https://lakemartinvoice.com/neighborhoods/the-heritage-on-lake-martin-alabama/" target="_blank" rel="noopener">The Heritage</a>. It&#8217;s a really popular new Russell Lands neighborhood that has been selling a lot of lots recently.<span class="Apple-converted-space"> </span></p>
<p>So, how does a 10% decrease in the sales affect lots? Well, I think it&#8217;s more than made up with the lack of inventory for lots. Now, I&#8217;m going to agree with you if you say there&#8217;s nothing to buy on Lake Martin when talking about lots.</p>
<p>This time last year, we we were averaging about 70 lots for sale. This year, almost every single month, we&#8217;re hovering around the 40s, like 43 or 47 lots for sale. That’s kinda why it feels that the the market for lots is pretty tough.</p>
<h4><strong>Lots Deep Dive: Lake Martin June 2025 Market Report </strong></h4>
<p>To delve a little deeper on the lot side because even though there&#8217;s only like 26 or so sales, I wanted to kind of dig a little deeper so we could see what&#8217;s happening there.<span class="Apple-converted-space"> </span></p>
<p>Price wise lots are selling for about $500K. That’s going to be my answer if you ask. This is because we had three sales that were $0 to $200K, eight sales from $200K to $500K, and nine sales from $500K to a million. That&#8217;s where most of these sales are happening.</p>
<p>That&#8217;s why I&#8217;m saying if somebody asked me what they should expect to pay, I&#8217;m going to probably tell you $400K to $600K. That is going to be the bulk of where these waterfront lot sales are happening. But again, when only 26 are selling through the whole first 6 months of the year, then there aren’t a lot of lots.<span class="Apple-converted-space"> </span></p>
<p>Also, 10 of these 26 are home sales where it&#8217;s in neighborhoods with no architectural restrictions. Prior years have been dominated by neighborhoods such as The Heritage that have a pretty heavy architectural review control. I think maybe five of these sales were by Alabama Power. But, a high number of these sales so far this year are in non-ARC neighborhoods.<span class="Apple-converted-space"> </span></p>
<p>Only 15% of the lots that sold had price drops. So, that to me is a pretty strong indicator of a strength. This year, it feels like we&#8217;re in a seller&#8217;s market for lots for sure.</p>
<h4><strong>Worst Metric is Per Square Foot </strong></h4>
<p>One of the worst metrics that I think you can use on Lake Martin is price per square foot. It will trip you up every time, and it is a strong siren. I&#8217;m a math guy. I would love to have some great price per square foot theory, but it just doesn&#8217;t hold up.</p>
<p>We had a sale for $4.447 million in a 5400 square foot house that came out at $813 a square foot. We also had a condo for $350,000 sale at 866 square foot which was $390 per square foot.<span class="Apple-converted-space"> </span></p>
<p>So, if you say what is the highest and the lowest? Well, it ranges. Lake Martin ranges from $400 a foot to $813 a square foot. My point is that&#8217;s such a wide range. That just goes to show you, don’t start at per square foot.</p>
<p>You need to start with what I&#8217;ve said a million times which is view first, privacy second, location third, and then the bricks and sticks are fourth. That&#8217;s how you price Lake Martin property.</p>
<h4><strong>Top Neighborhoods For Waterfront Lake Home Sales 2025</strong></h4>
<p><a href="https://lakemartinvoice.com/neighborhoods/the-ridge/">The Ridge</a> is one of Russell Land&#8217;s larger developments. It has a marina inside there and a lot of different amenities. So, The Ridge is the top neighborhood.<span class="Apple-converted-space"> </span>Also, <a href="https://lakemartinvoice.com/neighborhoods/trillium-on-lake-martin/">Trillium</a> is another example and is on the Kowaliga side of the lake. It’s a really flat, woodsy neighborhood.</p>
<p>Another top neighborhood was <a href="https://lakemartinvoice.com/neighborhoods/stillwaters/">StillWaters</a>. It&#8217;s over on the east side of Lake Martin in Dadeville in the Blue Creek area. Therefore, it&#8217;s close to Auburn and all those sort of things. It too is a gated neighborhood and has a lot of amenities inside of it. It&#8217;s got <a href="https://youtu.be/Tln1WFHmo6w?si=uOXzNHsZvqsZE7DV" target="_blank" rel="noopener">Harbor Pointe Marina</a> and <a href="https://youtu.be/3RY6LdeO9cI?si=6XAu70Lu8LK9HcJk" target="_blank" rel="noopener">The Landing at Harbor Pointe</a>.<span class="Apple-converted-space"> </span></p>
<h4><strong>Cash Sales: Lake Martin June 2025 Market Report </strong></h4>
<p>I also get asked the question of what are the cash sales or is cash really heavy at Lake Martin? Generally, yeah. I mean, because we&#8217;re a second home market, 80% of our waterfront homes are second homers for people.<span class="Apple-converted-space"> </span></p>
<p>This year, about 41% of sales have been cash. Compare that nationally to 28%. You think, well, that&#8217;s only 13% difference. Well, 13 over 28, that’s almost 50% greater than the national average. Maybe 20% more sales are almost cash.<span class="Apple-converted-space"> </span></p>
<h4><strong>Architects at Lake Martin Alabama</strong></h4>
<p>Also, another thing that I&#8217;m seeing is an increase in homes sold that were designed by architects. That&#8217;s a big difference. We see a lot of different types of lake houses on the lake. Some are old cabins that are fixed up, some new houses were maybe built in the last 10 years, but from a plan that somebody kind of picked from a magazine somewhere or something like that.<span class="Apple-converted-space"> </span></p>
<p>When I say an architect designed home, I mean a home that was designed by an architect for that lot for that client. So, that’s where architect comes and looks at the lot, the sun, and they talk to the client.</p>
<p>There’s a definite premium for homes that I see that are custom designed by architects for each lot. For example, one of the ones I closed this year was done by Bobby McAlpine. Certainly one of the most famous architects around here and certainly nationally.<span class="Apple-converted-space"> </span></p>
<p>With an architect designed house it takes advantage of the views, the natural topography, and you can just tell. I’m noticing a premium of homes that are designed like that and selling on the lake. I think that may be affecting our high home sales numbers this year.</p>

<h3><strong>2024 Waterfront Real Estate Sales Report for Lake Martin Alabama</strong></h3>
<p>I&#8217;m John Coley, a full-time real estate agent here at Lake Martin. In this blog, I will be sharing my 2024 Waterfront Real Estate Sales Report for Lake Martin Alabama.</p>
<p>I&#8217;m going to review home prices that happened in 2024, lot prices, and what happened with condos. I’ll also tell you the top home sale (just as a teaser it was over $5 million) and which neighborhood sold over $80 million worth of waterfront homes.</p>
<p>Whether you&#8217;re buying, selling, or just love staying up to date on lake life, I&#8217;ve broken down everything you need to know about last year’s market in this 2024 Real Estate Sales Report!</p>
<h4><strong>2024 Market on Lake Martin</strong></h4>
<p>In 2024, out of about 400 agents here, we sold 263 homes on the entire lake. That actually was an 8% increase year-over-year to 2023, which surprised me a little since I thought we were going to tie the year.</p>
<p>If we compare it to our 5-year average, then we&#8217;re actually 25% below yearly sales. We&#8217;re still down about 19% off of our 5-year average if you ignore that anomaly of the COVID year of 2020.</p>
<h4><strong>Inventory Increase</strong></h4>
<p>The bigger market effect for 2024 was the increase in inventory. We averaged about 50% more homes for sale in the entire year and month to month.</p>
<p>Every single month I looked at homes for sale from year to year and compared it. It was an average of about 49% higher than 2023. Therefore, home sales were up 8%, but the 49% on the inventory affected supply and demand much more.</p>
<h4><strong>Pricing and Sales for Homes and Condos in 2024</strong></h4>
<p>Let’s talk about pricing in 2024. There were no sales under $250,000 during that year. There were no big jumps from 2023 to 2024 in pricing. The total of waterfront homes sales in 2024 was about $319 million on the entire lake.</p>
<p>The top neighborhood was “None” at $80 million. This just means a geographic area instead of a specific neighborhood. The second top neighborhood with waterfront sales was <a href="https://lakemartinvoice.com/neighborhoods/the-ridge/" target="_blank" rel="noopener">The Ridge</a> at $44 million with about 16 sales. <a href="https://lakemartinvoice.com/neighborhoods/stillwaters/" target="_blank" rel="noopener">StillWaters</a> was third with 35 sales for $24 million.</p>
<p>All of The Willows had 9 sales for $24 million. I was honored to have two of those sales. <a href="https://lakemartinvoice.com/neighborhoods/the-heritage-on-lake-martin-alabama/" target="_blank" rel="noopener">The Heritage</a> had 6 six sales at $21 million and will likely move up with more homes being added to this neighborhood. Wind neighborhoods such as <a href="https://lakemartinvoice.com/neighborhoods/windermere/" target="_blank" rel="noopener">Windermere</a> had 9 sales at $15 million. <a href="https://lakemartinvoice.com/neighborhoods/windermere/" target="_blank" rel="noopener">The Village</a> had 7 sales at $8.5 million. This brings the total to over $319 million in sales.</p>
<p><a href="https://lakemartinvoice.com/neighborhoods/blue-creek/" target="_blank" rel="noopener">Blue Creek</a> had 41% of waterfront homes and condos sold in 2024. 38% was <a href="https://lakemartinvoice.com/neighborhoods/north-lake/" target="_blank" rel="noopener">North Lake</a>, which is a huge geographic area. West of Kowaliga Bridge had 15% of sales. <a href="https://lakemartinvoice.com/neighborhoods/kowaliga-bay/" target="_blank" rel="noopener">Kowaliga Bay</a> in the center or east of Kowaliga Bridge had only 6% of sales with 16 home sales.</p>
<h4><strong>Overall Stats</strong></h4>
<p>Out of 263 sales 20% were new homes with cash sales making up a third of sales. One trend I’m seeing is semi-cash closings. As far as condos sales, they made up 17% of all sales.</p>
<p>The average home sale price was $1.216 million which is up a little from 2023. The top home sale was in The Ridge for $5.86 million dollars. The lowest sale at $324,000 was a one bedroom condo in the <a href="https://lakemartinvoice.com/neighborhoods/sunset-pointe-condos-on-lake-martin-alabama/" target="_blank" rel="noopener">Sunset Pointe Condos</a> inside StillWaters.</p>
<h4><strong>Lot Prices and Sales in 2024</strong></h4>
<p>In 2024, all agents and brokers sold about 83 lots on Lake Martin. Compared to 91 sales in 2023, we are down about 20%. When inventory was compared month to month, it had increased about 10-15% almost every single month.</p>
<p>How did that affect prices? I think prices went up in 2024 because of the big shifts in the upper price range. The Heritage lots dominated the sales.</p>
<p>The North Lake had 72% of all lot sales, Blue Creek had 18% of lots that were sold, and Kowaliga Bay had only one lot sale. Everything west only sold about 4.8% of all lots sold in 2024.</p>
<p>As far as prices, the highest lot sold was $2.705 million in The Heritage, and the lowest was $90,000 in Holiday Shores.</p>
<h4><strong>Things You Should Know</strong></h4>
<p>If you are a lot buyer, then you need to be aware of the ARC. They tell you what you can design and give you parameters. Out of all the lots sold, 62 were in ARC neighborhoods, and only 14 were in areas with either no or light ARC regulations.</p>
<p>When you are trying to price a lot or house, you need to ask these questions: What’s my view like? What’s my privacy like? What’s my location like? Those questions drive prices not the size.</p>

<p>If you are looking to buy, then you need to know your parameters and that prices did go up a little last year. However, there’s still many great lots out there.</p>
<p>We still have only 30% of the shoreline developed, so there are miles and miles of shoreline that are undeveloped. Lake Martin is still the place to be. <p>The relationship between presidential transitions and the Lake Martin real estate market has intrigued both seasoned analysts and casual observers alike. Historically, many wonder whether changes in national leadership cause ripples in local real estate trends. In this blog, I will delve into this by reviewing past election cycles and their impact on the Lake Martin market, drawing insights that might shape our expectations for the future.</p>
<h4><strong>2005: Bush&#8217;s Second Term</strong></h4>
<p>The transition from George W. Bush&#8217;s first to his second term saw a surprising result. Despite 2005 being a strong year for real estate nationally, Lake Martin&#8217;s market experienced a 7% decline in sales.</p>
<p>At the time, the decline didn&#8217;t seem significant, but retrospectively, it marked the tail end of a housing boom that would culminate in the 2008 financial crisis. This early warning wasn&#8217;t apparent to us until two years later.</p>
<h4><strong>2009: From Bush to Obama</strong></h4>
<p>The shift from Bush&#8217;s second term to Barack Obama&#8217;s first term brought dramatic results. In 2009, Lake Martin&#8217;s real estate market saw a staggering 40% increase in numbers of homes sold compared to 2008. However, I don&#8217;t think this spike was solely tied to Obama&#8217;s presidency. It&#8217;s crucial to remember the broader context: the 2008 financial crisis caused the Lake Martin market to hit rock bottom in July of that year.</p>
<p>By 2009, the market was recovering from the depths of despair, making any improvement seem monumental. As the saying goes, &#8220;the scoreboard doesn&#8217;t lie,&#8221; but context is key to understanding such dramatic shifts.</p>
<h4><strong>2013: Obama&#8217;s Second Term</strong></h4>
<p>When transitioning from Obama&#8217;s first to his second term in 2013, the Lake Martin real estate market remained almost unchanged. Waterfront home sales numbers were nearly identical to the prior year, offering little insight into how national politics might influence local markets.</p>
<h4><strong>2017: From Obama to Trump</strong></h4>
<p>The 2017 transition from Obama&#8217;s second term to Donald Trump&#8217;s first term brought a 20% increase in real estate sales at Lake Martin compared to 2016. Interestingly, this growth was concentrated in the first quarter of 2017. What fueled this surge?</p>
<p>Remembering when I was talking with buyers back then, my anecdotal evidence suggests it wasn&#8217;t &#8220;presidential optimism.&#8221; Buyers appeared more focused on fulfilling personal dreams of owning lakefront property than reacting to political changes. This reinforces the idea that local factors often outweigh national trends in influencing real estate activity.</p>
<h4><strong>2021: From Trump to Biden</strong></h4>
<p>In 2021, the transition from Trump&#8217;s first term to Joe Biden&#8217;s first term saw a 22% drop in waterfront homes sold in Lake Martin&#8217;s real estate market. On the surface, this might seem like a direct reflection of a new administration. However, the real explanation lies in the anomaly of 2020.</p>
<p>During the pandemic, real estate markets across the country, including Lake Martin, experienced unprecedented growth. I think the 2021 decline was more a correction to this anomaly than a reaction to Biden&#8217;s presidency. In this case, broader economic and social factors played a larger role than political transitions.</p>
<h4><strong>Key Takeaways</strong></h4>
<p>Reviewing these historical transitions reveals a mixed bag of results. In my opinion, the data doesn&#8217;t provide a clear correlation between presidential transitions and significant shifts in the Lake Martin real estate market. Instead, broader economic factors-such as financial crises, pandemics, have had a far more pronounced impact.</p>
<p>So, what does this mean for the market as we approach 2025, following the 2024 election cycle? After selling real estate here for about 20 years, I think the answer lies less in who wins an election and more in local and personal factors. Buyers and sellers alike should focus on their individual situations rather than political changes.</p>
<h4><strong>Local Factors Matter More</strong></h4>
<p>For those contemplating buying or selling property at Lake Martin, it&#8217;s critical to assess local market conditions. Inventory levels, interest rates, and personal financial circumstances are far more influential than election outcomes. For example, while rising interest rates may have had a secondary impact in 2023, I don&#8217;t think that they weren&#8217;t the primary driver of market trends. Therefore, it doesn&#8217;t really pay to try and perfectly time something as erratic as the interest rate market.</p>
<p>In other words, I advise concentrating on what&#8217;s happening around your own kitchen table, instead of who is sitting in the Oval Office.</p>

<h3>Election Effects on Lake Martin Alabama and Market Report for September 2024</h3>
<p>Are you curious about how the Presidential election will impact the Lake Martin home market, or would you like to know more about the market report for September 2024? In this blog, I will share the real estate sales market numbers through September 2024 for Lake Martin in Alabama and will also give my prediction of what the recent election will mean for the housing market on Lake Martin.</p>
<h4><strong>Market Report for Lake Martin Through September 2024</strong></h4>
<p>Before we get to the election effects on Lake Martin, I have been getting tons of questions about an updated market report. In this section of the blog, I will bring you up to date through the end of September.<span class="Apple-converted-space"> </span></p>
<p>So, what&#8217;s happened for waterfront properties this year through the end of September 2024? The home sales are actually almost even with 2023. l&#8217;ve been saying this for 18 months or more, but inventory is the story here. We are 59% up from September of 2023. Also, we are 41% above our 5-year average for inventory. If we compare that to our 5-year average, we&#8217;re actually 26% lower than our 5-year average for home sales. Therefore, home sales are down, and inventory is up.<span class="Apple-converted-space"> </span></p>
<p>Next, what’s happening with lots? With lots, it seems like they always lag about a year. You can go back to some videos I&#8217;ve done in the past on my YouTube page, and you can see that. Lot sales are up about 15% this year, but they&#8217;re 12% lower than our 5-year average. Inventory is actually a little bit lower at 16% down, and it’s about the same 16% down from our 5-year average in inventory. So again, more of the same for 2024.<span class="Apple-converted-space"> </span></p>
<h3><strong>Lake Martin Market After the Presidential Electio</strong>n<span class="Apple-converted-space"> </span></h3>
<p>The election is over now, and I&#8217;m getting tons of questions about what&#8217;s going to happen to Lake Martin real estate after the election. I get these questions all the time because I&#8217;m a full-time real estate agent here. I get a lot of my clients through my <a href="http://www.youtube.com/@LakeMartinVoice">YouTube</a> videos and blogs, and so I do them to help my buyers and my sellers. If I can help you out, then I&#8217;d love to.</p>
<p>What is the first year of the second Trump Administration going to look like? I wanted to look in the past and see what the transfers of power have done to Lake Martin real estate over the years. Before I get into this, I just want to say that there won’t be any big mic drop against whatever party you&#8217;re with. I&#8217;m just going to show you the raw numbers and then give my opinion on where we&#8217;re going in the future.<span class="Apple-converted-space"> </span></p>
<h4><strong>Lake Martin Real Estate in 2005</strong></h4>
<p>During the transition between Bush’s first term and Bush’s second term in 2005, home sales were down about 7%. So, there was a little bit of a swing actually. 2005 was a really good year, so I was kind of surprised a little bit to see that.<span class="Apple-converted-space"> </span></p>
<h4><strong>Lake Martin Real Estate in 2009</strong></h4>
<p>What happened in 2009 is a little bit more more interesting to me, because it&#8217;s a political shift from Bush’s second term to Obama. In 2009, the market went up 40%. The first inclination is to go whoa Obama kicked it 40% above Bush&#8217;s second term in 2009. Not so fast my friends.<span class="Apple-converted-space"> </span></p>
<p>Do we remember what went on in the banking industry in 2008? I remembered I was trying to sell real estate back then. I had just bought a house, and I was worried to death. In July 2008, the housing crisis was actually the worst. It was the exact bottom of our market. I don&#8217;t know where it was for you, but at Lake Martin that year was the bottom. So, in 2009, anything less than suffocating is 40% higher. But given the scoreboard, it’s 40% above.</p>
<h4><strong>Lake Martin Real Estate in 2013 and 2017</strong></h4>
<p>In the transition of Obama’s first term to his second term during the year of 2013, it was almost dead equal. Maybe one or two houses different, so no big lessons there.<span class="Apple-converted-space"> </span></p>
<p>What happened in the transition from Obama&#8217;s second term to Trump&#8217;s first term in 2017? Actually, that year was 20% higher than 2016. The bulk of that 20% gain came the first several months: January, February, and April of 2017. I don&#8217;t really know what that means. I don&#8217;t know if it was presidential optimism. When you go back and look at these market reports since 2017, | wasn&#8217;t hearing presidential optimism from people buying lake houses. I was just hearing that they wanted lake houses, but the first quarter basically made that year of 2017 better than 2016.<span class="Apple-converted-space"> </span></p>
<h4><strong>Lake Martin Real Estate in 2021</strong></h4>
<p>What happened during the transition of Trump&#8217;s first term to Biden&#8217;s first term in 2021? Home sales dropped 22%. Again, I&#8217;m a scoreboard guy, so what did Biden do that made 2021 be 22% less than the previous year?<span class="Apple-converted-space"> </span></p>
<p>Well, I can&#8217;t lay that on Biden. I’m sure you remember that Covid-19 really hit in 2020. That is the year that real estate went crazy. We can see it when we look in our charts. Go back and look at some of my prior stuff, and you will see that&#8217;s the anomaly year here at Lake Martin. It&#8217;s the anomaly year everywhere in real estate, so I don&#8217;t think it&#8217;s really fair to hang that one all on Biden.<span class="Apple-converted-space"> </span></p>
<h4><strong>Prediction of the Future of Lake Martin Real Estate</strong></h4>
<p>Home sales decreased 22%, so what does that mean looking forward? It looks to me like a mixed bag. When you subtract the craziness in 2020, | was selling real state. Also, in 2008, it was way crazier then and was crazy to the downside. In my mind, I mentally block those years out, because world shaking things literally happened in those two years.<span class="Apple-converted-space"> </span></p>
<p>That leaves us the transition of Biden’s first term to Trump’s. What kind of information can we draw? You can go back and look at what I said in 2017 or 2009. l&#8217;ve got to see that my overall thought and my overall thesis is that it is way more important to look locally. It&#8217;s way more important what happens at your kitchen table than what happens in the Oval Office.</p>
<p>These numbers cannot really predict where the Lake Martin real estate market is going to go. I hear some of you say interest rates maybe. I think I saw interest rates have a secondary reaction in 2023. l agree, but that&#8217;s a secondary reaction. That&#8217;s a little bit of a correction steer, and so I think they can&#8217;t control them anyway.<span class="Apple-converted-space"> </span></p>
<h4><strong>Conclusion to Prediction</strong></h4>
<p>When I&#8217;m talking to buyers and sellers who say they are waiting until after the election, I usually say that&#8217;s fine if it makes sense for you. Look at your personal finances and look at your personal goals. If that makes sense, then go for it. However, don&#8217;t hang your hopes on prophets, priests, and kings in this world. This is not what is going to drive Lake Martin real estate. I&#8217;ve never heard anybody say that they really enjoyed their lake house except for that one term or that president.<span class="Apple-converted-space"> </span></p>
<p>If you’re a seller and think now is the right time for your family to sell your house that you’ve had for 20 years or 2 years, then that&#8217;s way more important than what president is going in or out of office.<span class="Apple-converted-space"> </span></p>
<p>l hope this blog gives you a little bit of historical context about the election effects and market report, and I hope it gives you a little bit of backup of why I would say not to worry about these numbers. If I thought it had some kind of relation to the microeconomic situation at Lake Martin, then I would tell you. l&#8217;m not afraid to give my opinion, but when I do I try to back it up with facts.<span class="Apple-converted-space"> </span></p>

<h3><strong>A Seasonal Market on Lake Martin</strong></h3>
<p>How long has Halloween candy been out at your local grocery store? My guess is since just after Labor Day.<span class="Apple-converted-space"> </span></p>
<p>Did it surprise you? It did me.</p>
<p>I will also admit that just after Labor Day, when the lake level started dropping like Justin Bieber’s Non Fungible Token, I was surprised. Despite my obsession with Lake Martin, having my livelihood here, being “from here” on both sides of the family, and generally watching the water level like a hawk, I was surprised at its rapid descent.</p>
<p>And it happens every year. This place is seasonal. It should not have caught me off guard.</p>
<p>I should be used to the rhythm of the seasons. Lake Martin is a seasonal market. Most of our real estate sales happen between the months of March and October. When I say most, I mean a lot &#8211; the figure is actually about 80%. I have been telling my clients this for years, and I finally looked it up to make sure I was thinking correctly. Bearing this in mind, here is the advice that I normally give to buyers and sellers here at Lake Martin, this time of year.</p>
<h4><strong>Advice To Sellers </strong></h4>
<p>If a potential seller is wondering how many homes will come on the market after October and how many sales will happen, you only have to look at past history. We don’t have really a steady flow of sales in the cold months. If you’re a seller, that means it’s most likely that your house is going to sell in between March and October.<span class="Apple-converted-space"> </span></p>
<p>A common question I get from sellers should I just wait until spring?<span class="Apple-converted-space"> </span></p>
<p>Usually I tell them that unless they have any big projects they need to do, let’s go ahead and get it on the market.<span class="Apple-converted-space"> </span></p>
<p>In other markets, one statistic that everyone fears is a high number of days on market (DOM). The DOM is the number of days the house has been for sale. Some sellers think that if a house has a really high DOM, buyers might perceive there is a stigma around the house. The fear that some sellers have is that if the house does not sell in November and December, you might have accumulated 100 days on market by February. Whereas, their competitors might only have five.<span class="Apple-converted-space"> </span></p>
<p>Personally, I don’t think the savvy buyer is too worried about days on market here at Lake Martin. They can look at the dates where the listing began and understand that many of those days were during the holidays.<span class="Apple-converted-space">  </span>I don’t really count it against a home, and most buyers realize how seasonal our market is on Lake Martin.</p>
<p>Another obvious, big disadvantage of waiting until spring is that the house is not on the market. In other words, if it’s not in the Lake Martin Multiple Listing Service, no one knows it’s for sale. Therefore, there is an almost zero chance it will sell. If you do have it listed and on the market, you at least have a non-zero chance to actually sell it.</p>
<h4><strong>Advice To Buyers</strong></h4>
<p>If you’re a potential homebuyer here at Lake Martin, you have to know the available inventory follows the sales trend as well. Inventory starts ramping up in February, peaks in August, and starts tapering off after that.<span class="Apple-converted-space"> </span></p>
<p>Does that mean that buyers should wait until spring to start looking? I don’t think so.<span class="Apple-converted-space"> </span></p>
<p>Another thing to consider on the buying side is that you have less competition from November to March. There are fewer instances of multiple offers and other hurdles to the buying process.</p>
<p>Also, from a buyer standpoint, with the water down, you really get to see what the lake is like around the house and pier. There are no mysteries when the water is down. You don’t have to wonder how deep the water at the end of the dock is. This is because you can see it with your own eyes. You don’t have to wonder if there are any huge rocks where your kids might be swimming. You can see it. <span class="Apple-converted-space"> </span></p>
<p>Buyers can also see what type of repair the dock, floating dock, or personal watercraft float might need. Again, there is no mystery at all when it is laid bare. Not that that’s a bad thing. No dock is perfect. Personally, I like that you can see what you’re dealing with. This way you can see any potential improvements that you might have to make. I counsel my buyers to use that information to your advantage when you negotiate a purchase.</p>
<p>Now, can we all make a pact not to be surprised when we see Christmas stuff out in the stores before Halloween?</p>

<h3><strong>How Much Does Property Taxes Cost in Lake Martin &amp; Pro Advice</strong></h3>
<p>What are property taxes at Lake Martin? How much does it cost annually for property tax here in Lake Martin Alabama? It&#8217;s a good question, but the first thing you need to know is that Lake Martin is actually made up of three different counties. It is made up of Tallapoosa County, Coosa County, and Elmore County. Based on shoreline, Tallapoosa is the largest of the three counties on Lake Martin.<span class="Apple-converted-space"> </span></p>
<h4><strong>Lake Martin Property Examples of Property Tax</strong></h4>
<p>When looking at Lake Martin properties, you need to know that you will be in one of those three counties. The good news is that the property taxes on each different county are pretty much the same.</p>
<p>In this section of the blog, I will give examples of what it costs to pay property taxes on a lot, a condominium, a cabin style home, and a castle style home. Therefore, I can lay out what you might pay if you&#8217;re going to own property here at Lake Martin.</p>
<h4>Example #1: Condominium Property Taxes on Lake Martin</h4>
<p>For this example, I have taken a couple of condos that are sold on different sides of the lake. The first condo is located in Dadeville, AL, at <a href="https://lakemartinvoice.com/2023/11/28/crowne-pointe-condos-at-lake-martin/">Crown Pointe</a> Condominium in <a href="https://tallaco.com/">Tallapoosa</a> County. This was a two bed and two bath condo, and it sold for about $439,000. The assessment was about $375,000. In 2023, the tax bill was about $1,200.<span class="Apple-converted-space"> </span></p>
<p>Our second condo example comes from Harbor Pointe, and it&#8217;s also in Tallapoosa County. This was a two bed condo that sold for about $600,000. At the time, its tax assessment was about $406,000. In 2023, its tax bill was about $1,217. As you can see, it&#8217;s pretty similar assessments and taxes for that year.<span class="Apple-converted-space"> </span></p>
<h4>Example #2: Taxes on Waterfront Lots in Lake Martin Alabama</h4>
<p>Here is what an example of a lot around Lake Martin in different counties would cost you per year if you just held them. A lot that sold in 2023 was located in <a href="https://www.coosacountyal.com/">Coosa</a> County, which is on the <a href="https://lakemartinvoice.com/neighborhoods/parker-creek/">Parker Creek</a> side of Lake Martin. This lot sold for $235,000, and the assessment was also $235,000. In 2023, the tax bill for that lot was $611.</p>
<h4>Example #3: Home Taxes in Lake Martin Alabama</h4>
<p>For homes, let’s compare cabin style homes and castle style homes. The first example I have is a cabin style home that sold in <a href="https://www.elmoreco.org/">Elmore County</a> in the <a href="https://lakemartinvoice.com/neighborhoods/kowaliga-bay/">Kowaliga Bay</a> area. It sold for about $615,000 last year, and its assessment was $525,000 at the time. Its property tax bill for last year was $1,270.</p>
<p>Our last example also comes from the Elmore County in Kowaliga Bay. This was one of the higher sales in this area last year, and is what I consider to be a castle style home. This house sold for about $2.8 million. However, it&#8217;s assessment at the time was around a million. In 2023, its property tax bill was $5,246.<span class="Apple-converted-space"> </span></p>
<h4><strong>Rule of Thumb for Property taxes at Lake Martin Alabama</strong></h4>
<p>It doesn&#8217;t really matter what part of Lake Martin you&#8217;re on or what county it is. A very general rule of thumb is for every $100,000 of your real estate value you can expect about $300 to $400 per year in property tax.<span class="Apple-converted-space"> </span></p>
<h4><strong>Conclusion of Property Taxes in Lake Martin Alabama</strong></h4>
<p>I hope this has helped you out, because hey property tax is part of owning real estate anywhere. Lake Martin is not any different, but we are here in Alabama and are blessed with lower property taxes than other vacation areas say in like Florida or certainly California.</p>

<h3><strong>Summer 2024 Market Report For Lake Martin in Alabama</strong></h3>
<p>For my summer market report, I&#8217;m going to first tell you about the top home and lot sales on Lake Martin and where they are located. Then, I will explain to you the overall market and what&#8217;s going on with the numbers of sales. Lastly, I will tell you what this might mean to you. There might be a trick in those numbers if you only look at the headlines and do not look a little bit more deeply.</p>
<h4><strong>Introduction</strong></h4>
<p>I&#8217;m John Coley with Lake Martin Voice Realty, and I do these market reports all the time. <h4><strong>Highest Lake Martin Alabama Homes Sales for July 2024</strong></h4>
<p>First, let&#8217;s go over the home sales. There are three home sales that were the highest for the months of June and July. This is important because Lake Martin is a waterfront home sales market, and so most of our sales happen in the warm months. Therefore, we pay close attention to what&#8217;s going on in June and July.</p>
<p>So, what were the top three home sales at Lake Martin in the months of June and July? Number one was a $5.8 million sale in <a href="https://lakemartinvoice.com/neighborhoods/the-ridge/">The Ridge</a> on the central side of Lake Martin near Chimney Rock. Number two was a $3.75 million sale in <a href="https://lakemartinvoice.com/neighborhoods/willow-glynn/">Willow Glynn</a>. Willow Glynn is on the Northwest side of the lake near Russell Crossroads. Number three was back in The Ridge. It was a $3.6 million sale.<span class="Apple-converted-space"> </span></p>
<h4><strong>Top Lake Martin Lot Sales for July 2024</strong></h4>
<p>Lots in the month of June and July were some of the most interesting places to look for market activity. The top three lot sales all happened in the same neighborhood called <a href="https://lakemartinvoice.com/neighborhoods/the-heritage-on-lake-martin-alabama/">The Heritage</a>. The Heritage is a new subdivision by Russell Lands. The top sale was $2.7 million for a lot in the Heritage. Number two was sold for $1.5 million. Number three was $1.4 million.</p>
<h4><strong>Locations of the Top Summer 2024 Home and Lot Sales</strong></h4>
<p>To give you a little bit better closeup, The Ridge was first and third for home sales. Willow Glynn had the number two spot for home sales, and then The Heritage had all of the waterfront lot sales.<span class="Apple-converted-space"> </span></p>
<h4><strong>Comparison of Lake Martin Waterfront Home Sales and Inventory in Summer 2023 and 2024</strong></h4>
<p>In the month of July, we had 26 home sales. This is all agents and all brokerages all over the Lake Martin Multiple Listing Service. If you compare that to last year of only 15, then we had a 62% increase in waterfront homes sold. That&#8217;s a a little bit different of a trend that we&#8217;ve seen from last year. How does that compare to year-to date? This month put us up about 10% as compared to the prior year. Therefore, sales-wise we&#8217;re tracking above 2023.</p>
<p>However. the counterpoint to that is inventory. Looking at the inventory number, we had 200. If you compare that to 133 last year, we see that inventory is up about 54%. July had about 163 waterfront homes for sale last year, and this year we had 205. That&#8217;s 26% above our 5 year average. This is the fourth or fifth month in a row where we&#8217;ve been above our 5 year average. We haven&#8217;t beat our 5 year average in inventory probably since 2017 or 2018. That&#8217;s why this is notable, and that&#8217;s why I think the slight increase in our sales are counterbalanced.</p>
<p>Right now, the market does not feel hot. It feels like a balanced or maybe even a back buyer market in some segments. I also want to point out that in 2023, August was a huge month. I don&#8217;t think we&#8217;re going to have that huge of a month. We&#8217;re probably going to lose to the prior year for the month of August, so this is going to average it out. Obviously, only time will tell, but we have one thing we didn&#8217;t have back then which is increasing inventory numbers like these. So, it&#8217;s going to be interesting to see how that works out.</p>
<h4><strong>Comparison of Lake Martin Lot Sales and Inventory in Summer 2023 and 2024</strong></h4>
<p>For the month of July, 25 waterfront lots were sold. If we compare that to 6 last year, then that is a huge increase. For July 2024 year-to-date, we have 54 waterfront lots sold. We had 33 this time last year, so that’s a difference of about 64%. As compared to the inventory, we had 82 versus 73. This is an increase of about 12%. When you have sales numbers that jump year-to date, 64% inventory is only up 12%. That&#8217;s what makes this month so interesting with waterfront lots.</p>
<p>What happened in July? The Heritage at Russell Lands released, sold, and put a lot of phase lots in the MLS in the month of July. That&#8217;s what caused this big aberration of things hitting the sales all at once. These are all phase three sales in The Heritage that&#8217;s sold by the developer, so these aren&#8217;t civilians selling these lots. As a matter of fact, I took a look at the numbers of the 25 sales in July and found that 17 were from Russell Lands, 4 were from Alabama Power, and the remaining 4 were from other or civilians. So, 17 of that 25 are in phase three of The Heritage. 4 is from Alabama Power, which are not a developer but really the only land owner.</p>
<p>I&#8217;ve said before, the land ownership situation at Lake Martin is very strange. Really we only have two big land owners. That&#8217;s Alabama Power, a utility company, and a company called Russell Lands. These two land owners sold 21 lots last month. I’m glad as an independent real estate agent that they put in the data like that, because we can see what&#8217;s happening. Also, you know more data is a good thing. However, you just have to remember and realize that, in July of 2024, they put in 17 phase three developer sales. That caused this data dump which caused this huge aberration.</p>
<p>If you&#8217;ll remember from earlier, 3 of these top sales came from The Heritage. If you look at days on market for these 17 lots they sold, they all have zero days on market in there. This is because they put them in for data purposes which is fine. There&#8217;s nothing wrong with it, but if you&#8217;re just looking at the headlines or skimming the top level information, then you don&#8217;t realize that. Alabama Power’s for sale have 70 days on the market, which is normal. When you have 17 of 25 with zero, it throws your averages way down. That&#8217;s why I always caution people to look beyond the headlines, because you have to figure out if this is what is going to apply to you when you’re thinking about selling your property at Lake Martin. If you don’t, then you can make some radically different decisions.</p>
<p>This is also true if you are thinking about buying a lot at Lake Martin or buying a home at Lake Martin. If you&#8217;re looking at only these headlines and think that 17 out of 25 sold at zero days on market and were well above a million dollars, then you could get a totally wrong picture. <h3><strong>Waterfront Home Views on Lake Martin</strong></h3>
<p>Does the view still matter on Lake Martin in Alabama when buying a house? A lot has changed in real estate lately. With all the new construction around the lake, does the view still matter? How do you price Lake Martin homes? In this blog, I will try and answer these questions and more that you might have when buying or selling a house.</p>
<h4><strong>Does View Still Matter?</strong></h4>
<p>Lake Martin is a second home community with many beautiful lakefront homes. As the real estate market evolves, many wonder if the emphasis on views remains as significant as ever. With recent changes in property sizes and amenities, the debate between prioritizing the view or focusing on the interior of the house is more relevant than ever.<span class="Apple-converted-space"> </span></p>
<p>How do you price Lake Martin real estate relative to the view? <a href="https://indianshoreslakemartin.com/">The Indian Shores</a> neighborhood of Lake Martin, located on the south central side of the lake in Dadeville, has a good example of two homes that are in the same neighborhood but are radically different as far as the structure and the view of the house. These are both waterfront houses. However, one has a much bigger view but has been renovated over the years. The other house is brand new but with a smaller view. This house was one or two years old when it sold and is on the water in a slough. Which house sold for more? The house with the bigger view sold for $769k, while the newer home sold for $775k. Therefore, view is still a really important factor when purchasing a home. That is why it is important to have a local agent to help you out.</p>
<h4><strong>Real Estate on Lake Martin</strong></h4>
