Sara-Ann grew up in Kanab, Utah. She enjoyed exploring the outdoors from a young age, but yearned for new experiences. She decided to graduate High School early: at age 16, in the year 2006. Her journey for higher education would take her to several cities and towns across the West as she studied Psychology at an eclectic mix of schools and universities… Obtaining an Associates of Science in Psychology from SLCC, before pushing on with her studies at Evergreen State College in Olympia, WA. But her time in the Pacific Northwest was short-lived. The previous summer in Kanab, she had met Roger Mortensen at the Zion Mountain Ranch. She and Roger were married on June 6th, 2015 in Johnson Canyon. They bought a home together in Logan, Utah, where she completed her Bachelor of Science in Psychology with a business minor in Entrepreneurship at USU. The couple returned to Kanab in 2017. In 2021, Sara and lifelong friend Meghan Quinn Gobin hit the ground running together with Adobe Real Estate- carrying on the legacy their mothers (Sue and Sally) first began for Kanab in ‘96. It isn’t a wonder, then, that when Sara decided to begin 2026 with getting her Arizona license and expanding her services into the Fredonia side of these borderlands… She was inspired to join forces with another mother-daughter Real Estate duo in the region: Heather & Ashley at Rankin Realty Southwest.
Now approaching 11 years married, Roger is running a Private Chef business and also recently took up cooking with the crew at the Buckskin Tavern. Sara spends a great deal of time volunteering for the Kane County Hospital Auxiliary Thrift Store, where she serves as the Secretary of their Board. She has an art welding hobby at home that she first acquired at SLCC. Together, Sara and Roger love off-roading and hiking in these red hills with their blue heeler “Apollo”.

Born and raised out there in “Big Sand ~ No Water”, a daughter of Rankin Realty’s Owner/Broker Heather Rankin… Kanab first took off with a piece of my heart in 2017. My career in Graphic Design had led me to begin working in a building that felt like a forest: Juniper Ridge Restaurant and Saloon. My time in that space and with the people there showed me plainly that there was a future for myself and my children in the Kanab Community.
In 2022, I decided the time was nigh to follow my Mother’s footsteps and channel my lifelong passion for Marketing into a full-fledged career in Real Estate. I obtained my Utah Real Estate License in November with my brand-new baby girl Susanna in tow, then completed Arizona a short while later (in March of 2023).
Still feeling that pull towards Kanab and Fredonia, I decided in October of 2025 to enroll both of my boys (Noah: 13 & Archer: 11) into the Kanab Schools. I’ve found a wonderful in-home daycare for little Susie-Bee (now 3), as well as a quiet space to spend my days working on all things Real Estate.
But what about… *gasp*… the commute?
The truth of it just is that the kids and I are loving our scenic drive to Kanab every day: bantering, listening to audio books, and sitting with our awe and appreciation for the lifestyle, educational, and professional opportunities our little family is being shown in western Kane County. The best of both worlds, indeed- given we love to return home to our Big Water house at sunset, too.
2026 has plenty of hikes in store for Noah, Archer, Susanna, and Royal the Australian Shepherd; plenty of Arizona Trail Guests; as well as attending Broker School in both states. I hope to have the chance to get to know you, and to learn more about how I can serve you on a Real Estate Journey.

“Drawn by its stunning landscapes, strong sense of community, and the largest animal sanctuary in the country: Angie Woodberry moved to Kanab five years ago from nearby Page, Arizona. Her connection to Kanab had been slowly deepening ever since she founded Page Animal Adoption Agency, which worked closely with Best Friends. As time went on, it became clear that a life in Kanab and a career at Best Friends was the next step on her journey.

Two years later, Angie joined the local rock band “Mesozoic” as a lead vocalist armed with a pink tambourine. She immediately set about to broadening the groups radius and reach: lining up shows in places like Brianhead, Price, Helper, Colorado City, and, of course- Page, at the iconic Balloon Regatta. This year, she also began performing in a musical duo called “Blue Marble”. In her free time: Angie loves kayaking, hiking, traveling, hanging out with friends over coffee, and doing her best to manage a household that is, in truth… ruled by the Cat.

In addition to her ongoing work at Best Friends: in August of 2023, Angie became a licensed Realtor in Utah. Real Estate made sense to her, because she feels that emotions run high both in animal welfare, and in changing homes. Something is going on out there in Big Water (big sand).
In the midst of the familiar boat storages and that magnificent visitor center: a few new structures have appeared, their silhouettes paying homage to the Kaiparowits Plateau that rises beyond the town limits. Surrounding them are plenty of colorful canopies, picnic tables, and charcoal barbecuers. And what about that golden sign glowing in the air at night?
A dream so many years in the making has reached completion. A new RV Park and Campground is now open in the Grand Circle~ Lake Powell Gateway RV Resort...

Family Owned and Operated

The Rankins’ first began settling in Big Water in the early 90s. Included in our bunch was Raymond, who came on scene with his young family in 1993 to raise them in a place where grandparents, aunts, uncles, and cousins were the neighbors. A General Contractor, Ray set about building many of the structures still in use in Big Water today: the addition on Big Water School, The Visitor Center, the Fire Department, and many of the boat storages and homes around town. He would later go on to open Glen Canyon Construction, which saw him traveling heavily throughout the greater Grand Circle Region building hotels.
In 2015, sorely missing his rural lifestyle in Big Water: Ray went to the drawing board with a new project in mind: an RV Resort. He was dealt a devastating blow when, a year and a half into the process of designing it, the largest landowner in Big Water (State Trust Lands / SITLA) declared they would not sell him the land he had been negotiating on. The hunt for a location was reignited, and soon yielded promising results. The new spot offered highway 89 frontage, and was even better suited for an RV park. Back to the drawing board, Ray began a fresh new design with the land in his possession. Construction on Lake Powell Gateway RV Resort broke ground, and by late 2021 was fully underway.

Today

All 32 spaces are now complete and available for nightly rent. They offer full hookups, picnic tables, shade canopies, and charcoal bbq / smokers. There’s free wi-fi throughout the Resort. The bathrooms and showers building is really something- featuring beautiful stonework along with murals of Antelope Canyon painted by the artist Erik Hoogen.
The Campground Store and Game Room opened to the general public in February, 2025. The store has a little bit of everything: a beer cave, outdoor supplies for camping, fishing, and rv’ing; basic first aid kits, basic automotive supplies, staple grocery items, plus a good variety of snacks and drinks. The Game Room offers billiards, air hockey, and a 1980s-1990s era game table with 3000 of the best 80s and 90s arcade games. Admire another of Erik Hoogen’s murals- this one of The Wave, on the wall over the air hockey table.
Our guests who book a space with us at Lake Powell Gateway RV Resort get exclusive access to the swimming pool, spa, playground, and horseshoe pits that will all be ready just in time for the warmer months (around the last week of March, 2025).
We’ve got so much more in store. The coming years will see a mini golf course, dog run, and music stage implemented, as well as occasional Farmers Market / Vendor Fairs in the summer months.

Now approaching 40 years in Big Water, our family is more motivated than ever to create jobs and activities for the community we prize. Imagine 50+ colorful balloons ascending into the clear Arizona sky against a backdrop so wondrous and unique. The entire event is a visual so spectacular that it becomes truly awe-inspiring. There is something mystical and magical about watching hot air balloons peacefully rise into the sky and float above you. Eye candy defined… this is the Page, Lake Powell Balloon Regatta.“

The 21st Page and Lake Powell Balloon Regatta event is set to kick-off on October 31st, 2024. The Rankin Realty team is hopeful that weather won’t interfere with morning flights, the Saturday night Balloon Glow illuminating Lake Powell Boulevard, or the Chamber of Commerce Street Fair that overtakes all of Page’s 17th block. We (Heather + Ashley) have attended the event each year since its inception, witnessing in real-time as it grew more and more powerful: eventually becoming our region’s signature event as we know it today. And when it comes to that growth, this year is no exception. 2024 will see several excellent upgrades. Most notably:
#1: The 2024 event will run an additional day– 10/31, 11/1, 11/2, 11/3
This change is great news. We definitely want more of the Nation’s second-largest Balloon Regatta. Rankin’s would often discuss in previous years that it felt like the weekend was too short, that the great memories were ending too soon.
#2: The 2024 event will double as a bit of Halloween Festival: “Nightmare on Elm Street”
Given the Regatta’s close proximity to Halloween, many people would attend in costume in previous years anyway: so this change is only fitting. In partnership with the Page Public Library (note: voted Best Small Library in America) Nightmare on Elm Street will offer a Trunk or Treat and a Costume Contest on the night of Thursday, October 31st. Horror House shipping containers will run through each night of the Chamber Street Fair.

A memory comes to mind. In 2015, a man dressed as Darth Vader approached me (Ashley) during the Saturday night balloon glow and took hold of my Radio Flyer wagon, which held my sons Noah Rankin (age 3) and Archer (age 1.5). As he walked away pulling the wagon, he rasped “Take a picture”.
(The moment was made all-the-more hilarious because Noah was wielding a light saber.) After the photo was taken, the Sith Lord graciously returned the children…

Would You Like to Ride in a Beautiful Balloon?

The November 2023 Event was the largest ever: with an estimated 16,000 attendees. Rankin Realty Southwest was a Balloon Sponsor, which meant we were connected with a specific balloonist to spend time with. It was Keith Takach, with his balloon “Takach Another Breeze”, hailing from Albuquerque, NM. The weekend started off right with a Dinner at the Elk’s Lodge, where we got to spend time with Pilot Keith, his family, and friends: getting to know them. Then early the next morning, our Noah Rankin (11) and Archer Rankin (9.5) got to go for a ride in the balloon. It was both thrilling and strangely curious to participate in the inexact science of chasing the balloon from the ground, as it soared through the air above the town my family has called “Home” for 3 generations. They landed in the Page Lumber parking lot. The boys learned a lot about ballooning: set up, flight, and landing.

If you’d like to ride in a Balloon, your best bet is to sign up as a Balloon Sponsor for the 2025 Balloon Regatta. Contact the City of Page for more information.
If you’re hoping for this year, try to show up early to the Golf Course one morning during the upcoming Regatta and offer a Ballooninst help with “crewing”. If you’re lucky, they might offer you a flight (no guarantees).
