If you’re looking for something you can build on right away, and not have to worry about the cost of bringing power in, or having to have someone dig a well before you can live there, this may be a good one for you to consider. The land is 24 acres, has a well and pump installed, and power is already on the “drop down”.  This land also has paved frontage, and is approximately 9 miles from Snowflake.

As you can tell there aren’t a lot of trees on this property, but the views are spectacular. This is one of the most fundamental things to think about when buying land. The view will always be something you enjoy, and it’ll be the first thing someone see’s if later you decide to sell.

Someone in the past built a concrete slab here, and I don’t know what it’s supposed to be for, but it would probably work pretty good for a small shop, or a large tool shed.

There’s also a septic on the property. I don’t know anything about this septic system, and it should be inspected, but if it’s functional that would be another expense you wouldn’t have to think about.

I believe at one point there used to be a manufactured home on this land, and so you’ll see there is already a transformer and drop down on the property. APS seems to be charging for *ALL* these things right now, so that will probably save you in the neighborhood of $8,000. This I don’t know for sure, but their prices do seem to continue to increase.

So If you figure the cost of the well and pump to be somewhere around $16,000 and the power to be say $8,000, that comes to…..$24,000 right off the top! This doesn’t take into account the views, paved frontage, or the concrete pad.

Here’s a new listing with some very nice features. This is a 20 acre lot, about a 1/4th of a mile from the pavement, with some great views of Black Mesa, and the White Mountains. Power is only about 385′ from the corner of the property, and it’s fenced on three sides.

Getting here is very easy with all paved roads except for the last 1/4th of a mile, and located only about 9 miles from Snowflake. It’s a great spot!

Access is directly from a paved road. When you leave Hay Hollow Rd and start up the drive to the home, you can’t see the house until you get to the top of the hill, and when you’re standing in the 5 acre yard around the home, it’s very peaceful and private.

The home & property are very clean, and all buildings including the home have been well kept up. There is an attached two car garage. In the main house there is an attic fan and there are ceiling fans in all rooms. There are European fixtures in both bath tubs, and in the Arizona room there is a porcelain tile floor.

Power is from a 1500 watt wind generator, and a large set of solar panels on an automatic azimuth and elevation direction control, all harnessed and controlled by two late model inverters and a good bank of batteries. If for some reason you need to use more power, APS power will automatically kick in. And if you don’t want to use APS for a backup there is also a 10KW, 25HP generator which is fueled by propane.

There is a 40′ tower windmill with a lift pump that keeps a 4500 gallon water tank full. A boost pump pulls off of the tank to keep two bladder tanks full for good water pressure. But again there is a backup. There is also an electric deep well pump in the same well, in case you need more water. Very nice setup.

There are six outbuildings, a bunkhouse, power house, garden house, greenhouse, chicken house, and workshop. These buildings are all color coded to match the main house, except the greenhouse of course. The bunkhouse and power house are both insulated, and the workshop has approximately 1000 square feet of work space.

When the owners bought the home they had it checked for termites, and have had it treated bi-monthly there after. The exterminator also bombs underneath the house twice a year for insects .

There are two propane tanks that go with the property. One is 575 gallons and the other is 500 gallons. Both go with the property. The 575 gallon tank is dedicated to fuel the generator, and the other one supplies the house. The home is heated either by a nice wood stove (see the pictures below), or by propane.

Around the home there’s a fence that encompasses approximately 5 acres to keep pests and predators out. It’s kind of unique, and I don’t know if I can adequately explain it here, but the owners told me it was meant as a safe place for children to play and for keeping wild life away from the garden, and I understand it’s worked very well for that purpose.

The 20 acres is fenced on three sides, but this property used to be a 40 acre parcel and the whole 40 is fenced, so open range cattle have to eat somewhere else. :))

The house and property are both very clean. There’s a 20′ x 30′ shop that’s been built in an area where it’s not visible from the house, and is probably 5 or 6 hundred feet from the house. This makes it nice when you want to go out to the shop and make some noise, without disturbing the rest of the family.

There is wheel chair access to both the front and the back of the home, as well as to the shop. This is a very nice feature if you or someone in the family, or someone you love, uses a wheel chair, it’s already set up. The owner has installed Trex on the front ramp which is a strong low maintenance material. A nice thing about the ramp at the shop, is you can use part of the ramp as a loading dock. That’s pretty nifty for heavy loads, or just for loads with many trips to & from the back of the pickup.

Everything is powered by alternative power. Solar panels and a backup generator. The owner said he only uses the generator when he pumps water into one of the 1550 gallon tanks, of which there are three. The well was installed in October of ‘06. Water pressure seemed real good to me when I turned the faucet on.

The property is about 5 miles from the highway, but the roads getting here are surprisingly good. It’s my understanding that the owner and surrounding property owners get together and hire someone to blade the road once a year, which really makes a big difference.

This makes it probably 28 miles from Snowflake, 9 from Concho, and 39 from Show Low.

This land has no trees on it, but it does have some nice views. Its flat meadow type land that sets on a slight rise, higher than the surrounding territory, and it borders state land. Bordering state land is desirable to many people in this area, because when you buy a piece of land here, many times you’re buying a view. So when your land borders state land, you have a pretty good idea your view isn’t going to be obstructed with a new development next week.

Getting here isn’t tough, but depending on which way you go, it’s a ways away. The best way in is on the pavement approximately 55 miles from Snowflake, 25 from Concho, and 50 from Show Low. You can cut off about 25 miles going to Snowflake, by using approximately 10 miles of dirt road, so using this route you would be around 30 miles from Snowflake.

There is no power here, and alternative power would be about the only option. The owners association does have a water haul station, so if you don’t mind hauling water till you get a well drilled, or if you just want to haul water, you can.

Property owners association membership is mandatory here. Association dues I’m not too sure on yet, but on the last listing I had in here, the owner was paying in the neighborhood of $160 per year for a piece half the size. So by *guestimation* I would think it’s around $320 per year for this plot.

If you’re looking for something with lots of rocks and trees, and killer views, this is the one. There are some good places to build on this property as well. The price is right too. At $25K for 19 acres, this is going to be *tough* to beat.

The roads getting here are good until you get to about the last half mile. El Dorado is now a County maintained road, so that part is good. About 4 tenths of that last half mile though, are not great, but they’re not that bad either. It was passable even for me in my 2WD Ranger. I didn’t notice any washes that would make it tough for getting in and out in bad weather either, but about the last 1000 feet of the road to the property, is either going to need some work, or a good 4WD. I stopped at that last 1000 feet and walked the rest of the way in. I may have been able to drive it, but I’m not all that adventurous when there’s the possibility of breaking my ride.

This is probably about 12-13 miles from Snowflake, and 30 from Show Low. It’s 2.9 miles on El Dorado from Concho Highway and another half mile to the East. So all together that’s about 3.5 miles from the pavement.

There is phone service, but no power. So alternative power is probably going to be the best option here. Where can you still find a large lot like this with power for $12,600? I just did a search on our local MLS (Multiple Listing Service) and found this lot to be the lowest price for this neighborhood. The next property up on the search is asking $16,500 for a half acre piece.

This land is approximately 1 mile from the highway, on good roads that are well maintained. This area is growing quickly, and there are some nice homes coming up here. This is probably eight miles from the Snowflake municipal golf course, that’s always a plus right? There is also a wood molding mill approximately a half mile away, but I didn’t notice any noise from there, and you can’t really see it either. Another thing about the area is that the paper mill is probably 5 or 6 miles to the West, which would make it an ideal spot for someone who works at the paper mill.

The Golf course runs along the North and East sides of the property. Concho Valley Golf Club is a regulation 18 hole course. To see a good review of the course go here.

This lot sets in a cul-de-sac away from the main roads, which gives it a quiet atmosphere, approximately 24 miles from Show Low, but easy to get to.

• Directions: In Concho Valley take Cinder Drive East to Tee Lane left to Green Drive right to Integrity Realty sign on the right.

There is no Home Owners Association here, but I believe if you put a manufactured home on the lot, it has to be a double wide. There is no deadline for building, you could hold the land until you were ready to build, or for investment purposes until you wanted to sell it again.

This property has good roads getting to it. Once you get there you can see that it may take some work to actually drive onto the land, depending on your vehicle. Right where the corner survey pin is, there’s a wash that would be possible to navigate in a good 4 wheel drive, but it may be an issue for a 2 wheel drive vehicle. Now there may be a better way to get on the land, I just haven’t found it yet. This is a new listing for me at this point, but I hope to be doing some more exploring in the area in the near future.

I would say this is approximately 35 miles from Snowflake, 5 from Concho, and 35 from Show Low - the big town.:D The pavement is approximately 2.1 miles away, and the gravel road is good road. Concho and Concho Valley have a couple of food stands, a gas station, a bar, and a nice 18 hole golf course with a restaurant and lounge. There are also schools in Concho Valley for the kids to go to, in a small town atmosphere. This isn’t all that Concho has to offer, just what came to mind. There is no power in the area, and I think we’re talking a few miles to where the closest power source would be. So this would be another great place if you like the idea of using alternative power. Sun and wind power generation have always appealed to me, I think because of the independence it would bring, but also for the reliability.
