    Still…a 12 month supply of homes for sale is well OVER balanced real estate market conditions and the level of available Beverly Woods real estate listings continues to exceed the under contract and recently sold real estate activity.

   72 single family real estate listings in SSW Charlotte are currently under contract, and those have an average list price of $275,221.

   The overall single family real estate supply for the SSW Charlotte NC region is at a 10.5 month supply of homes for sale - with supply continuing to exceed recent demand.   In the past month, real estate inventory for the region has INCREASED.

   By far, the highest amounts of available, under contract, and recently sold real estate activity are in the $100k, $200k,and into the $300k price ranges for the SSW Charlotte region.

     The level of real estate inventory in SSW Charlotte NC rises over balanced real estate market conditions at the $100,000 threshold and remains between 9 months and 20 months worth of homes for sale through the $400,000’s.

   Interestingly, the real estate inventory levels take a sharp drop back to normal and balanced real estate territory at the $500k-$600k price points before rising again at the $700k level.  Though not really visible on the graph, the $900k range is also right at a 6 month supply of homes for sale right now.

   The lower supply of real estate at the $500k-$600k and $900k levels is really a function of the amount of available real estate at those price points being quite close to the pace of recent successful sales.   In fact for the past few months to $500k and $600k ranges have been hovering in the 5-6 month real estate supply range.

    Under contract and available real estate listing activity have both been on the rise but the level of real estate supply continues to outpace demand in the overall south Charlotte NC real estate market as of February 2010.

    The 216 under contract real estate listings have an average list price of $507,501, below the available listing average price.

   By price range, the highest amounts of real estate activity are in the $200,000 - $300,000 ranges, though at every price point over $100,000 there are a number of available real estate listings for home buyers to consider.

    The level of real estate inventory is firmly over balanced real estate market conditions for all price points over $100,000, hovering in the 8-9 month range through the $200,000’s then rising (and remaining) over an 11 month supply above $300,000.

   Overall, the current single family real estate inventory in Southeast Charlotte is at a 12.9 month supply of homes for sale, HIGHER than a month ago.

   As of February 2010, under contract activity in the Southeast Charlotte NC region has been on the rise, but the level of available homes for sale has also increased from a month earlier.

   The 101 under contract real estate listings in the Southeast Charlotte NC region have an average list price of $372,414.

   Real estate activity continues to be highest at the $100,000 to $300,000 price ranges for available, under contract and recently sold single family real estate listings.

     The level of real estate inventory (supply) remains above balanced real estate market conditions for all price points in the Southeast Charlotte region.

   At the entry level price points, there’s currently a 9-10 month supply of homes for sale, and from that point conditions quickly shift into even higher inventory levels.  

   Overall, the past month has brought a higher supply of real estate inventory in the Southeast Charlotte NC region.  The level of available homes for sale has been on the rise and the pace of successful real estate sales hasn’t matched the rise in active real estate listings for the region.

  Southeast Charlotte NC includes neighborhoods such as Elizabeth, Landsowne, Stonehaven, Beverly Crest, Providence Plantation, Cotswold, Chantilly, Eastover, Providence Commons, Bishops Ridge and many more.  In addition to Charlotte, the town of Matthews is also included in this area of Mecklenburg County NC.

   Under contract activity in the Landen Meadows neighborhood has been on the rise, the recent real estate sales pace has remained consistent and the amount of available Landen Meadows homes for sales has been decreasing, all leading to LOWER real estate inventory levels for the neighborhood.

   In each Landen Meadows neighborhood price point, under contract and recently sold activity is outpacing the available homes for sale, so the low level of real estate inventory is consistent for all price points within the neighborhood.

   Over the past month, under contract activity has increased just slightly to 6 under contract homes, BUT at the same time the level of available homes for sale has also increased.

   There are currently 23 available Cameron Wood real estate listings with list prices ranging from $185,000 to $399,900.

    The highest amounts of available Cameron Wood homes for sale continue to be in the mid-level price points, from the upper $200’s to the low $300’s.

   In a shift from a month ago, the under contract activity is now spread out through a wider variety of price ranges.  

     Available Cameron Wood homes for sale are outpacing recent successful sales at every price point, though most significantly below $200,000 and in those mid-level price ranges of the upper $200’s and low $300’s.

    The 9 successfully SOLD Cameron Wood real estate listings since late August of 2009…

- had an average sales price of $294,644 (range was $226,000 to $379,900)

- spent an average of 66 days on the market before going under contract (range was 8 days to 303 days)

- sold for an average of 95.9% of the Original List Price (range was 87.5% to 98.5%)

- seller paid closing cost contributions were fairly common, with 6 of the 9 recent Cameron Wood real estate sales including from $3,500 to $7,100 in seller paid closing costs

Cameron Wood is a South Charlotte neighborhood of single family homes, located between Park Rd and Carmel Rd.  Home were built from the 1980’s to early 2000’s and include Ranch, 1.5 story as well as 2 story homes.  Cameron Wood also has a swim and racquet club membership option (membership fees apply) with pool, clubhouse and tennis courts.

   There are still the same 3 available Beverly Woods East homes for sale, priced from $350,000 to $399,000 (all are 1.5 and 2 story home styles).

   The Beverly Woods East neighborhood real estate inventory is at a 4.5 month supply of homes for sale - and that’s due to the relatively low number of available real estate listings compared to the past 6 months of closed sales.

   As of late February 2010 there are still 2 Beverly Woods East real estate listings under contract, and now that another month has gone by with any closed sales, the 6 month sales rate has dropped to a total of 4 recently sold Beverly Woods East real estate listings.

   All of the available Beverly Woods East neighborhood homes for sale are still in the $350,000-$399,999 price range and there have been 0 price adjustments over the past month.

   The 4 successfully SOLD Beverly Woods East real estate listings since late August of 2009…

- had an average sales price of $286,475 (range was $166,900 to $336,00) though that average is definitely pulled down by a single foreclosure, the majority of recent sales prices were in the $320k-$330k range

- spent an average of 75 days on the market before going under contract (range was 6 days to 190 days)

- sold for an average of 88% of the Original List Price (range was 78.9% to 97%)

- seller paid closing cost contributions were not the norm, with only 1 of the recently closed Beverly Woods East sales including any seller paid closing costs

The Beverly Woods East neighborhood is located minutes from South Park and in the heart of South Charlotte NC. Homes were built in the 1960’s and 1970’s and home styles include ranches, 1.5 story, 2 story and tri-level single family homes.

   As of February 25, 2010 there are 47 available real estate listings in SSW Charlotte NC’s Madison Park neighborhood. 

   There is currently a 9.8 month supply of homes for sale in the Madison Park neighborhood, which is definitely an excess of supply and actually higher than the real estate inventory from the past few months.

      By price range right now the largest surpluses of real estate inventory are focused from $150,000-$199,999 (12 months real estate supply) and from $250,000-$299,999 (10.4 months real estate supply) where available Madison Park homes for sale are well above recent demand.   Both of those price points currently have inventory higher than the overall neighborhood average.

     Under contract activity in the Madison Park neighborhood has increased just slightly from a month ago to the current 6 under contract real estate listings, but that’s still a relatively small increase.

    Since late August of 2009 the 29 successfully SOLD Madison Park real estate listings…..

- had an average sales price of $225,391 (range was $134,000 to $275,000)

- spent an average of 92 days on the market before going under contract (range was 1 day to 369 days)

- sold for an average of 91.4% of the Original List Price (range was 74.5% to 99.9%)

- seller closing cost contributions were fairly common, with 17 of the 29 recently closed Madison park real estate sales including seller paid closing cost contributions from $493 to $6,028

    There are currently 40 available Providence Plantation real estate listings, ranging in price from $239,900 to $899,000.

   Real estate inventory for the entire Providence Plantation neighborhood is now at a 10 month supply, a slight increase from a month ago and remains over balanced real estate market conditions with available homes for sale exceeding the recent pace of closed sales.

    The majority of available Providence Plantation homes for sale are in the $300k and $400k price ranges, while the current under contract activity is all focused in the $400-$600k price points.  

    Since the under contract Providence Plantation real estate listings haven’t yet closed, it remains to be seen whether those sales prices will be in the same price points as the final list prices. 

   The 24 successfully SOLD Providence Plantation real estate listings since late August of 2009…..

- had an average sales price of $438,325  (range was $287,500 to $880,000)

- spent an average of 117 days on the market before going under contract (range was 29 days to 468 days)

- sold for an average of 90.4% of the Original List Price (range was 78.5% to 100%)

- seller paid closing costs were not very common, only 4 of the 24 recently sold Providence Plantation real estate listings included seller paid closing cost contributions, which ranged from$3,000 to $9,000

   The Providence Plantation neighborhood in Charlotte NC is located between Providence Rd and Weddington Rd in Southeast Charlotte NC.  Homes in the Providence Plantation neighborhood were built from the 1960’s through the 2000’s.  

  Conveniently located between the Arboretum and the Promenade on Providence shopping centers, the Providence Plantation neighborhood offers easy access to dining, entertainment and shopping amenities as well as access to I-485 and Providence Rd which leads to Uptown Charlotte NC.

   Those are all tools and PARTS of the Charlotte NC home buying or home selling process, but the one MUST HAVE for every single home buyer and home seller is…. stress relief.

    Stress, anxiety, apprehension, tension in some form or another can seem like a constant companion during the home buying or home selling process.  They silently creep in and will escalate (seemingly) out of nowhere at various points in the process.  Though it may be more prevalent to talk about the nuts and bolts of “what to expect” or what makes up the process of home buying or home selling in Charlotte NC, acknowledgement of the stress factor is (in my opinion) sometimes overlooked.

     For anyone navigating the home buying or home selling process it’s critical to have some stress relief tools and to USE them when the and pressure starts to escalate - it’s not a matter of “if” it’s a matter of when and how often. 

     Whatever works for you, whether it’s going for a walk, disconnecting for 30 minutes, playing with your kids or pets, going for a workout, having a cup of coffee, even just talking about something completely unrelated to the home buying/selling process and shifting your focus to give yourself a break. 

    You can’t escape stress during the home buying/selling process but you CAN choose your response to it.   There will be a lot of factors outside of your control, things will come up that are unexpected and can easily overwhelm you if you’re not careful.

    It’s ok to take time for yourself and take care of yourself when the stress of buying/selling a home sets in.  Taking the time to do something that brings you joy, calms or relaxes you can help tremendously with the stress that tags along on every single home buyer or home seller’s journey to a closing table.

   Stress is an inherent factor in the home buying/selling process.  It’s present at various levels regardless of season, real estate market, location, or price range.  So if you’re in the process of buying or selling a home in Charlotte NC, don’t ignore the stress factor!   Have some stress relief tools at your disposal and don’t be afraid to use them!!!

*Note - dropping off the face of the earth or burying your head in the sand about challenges in your home buying/selling process are NOT recommended responses to stress   Those tactics will only add to and create more challenges for you and increase your stress level.
