<p>    <strong>The 20 available Beverly Woods neighborhood real estate listings are priced from $187,500 (bank owned house) to $389,000.</strong></p>
<p>   Despite the slight increase in available homes for sale in Beverly Woods, <strong>the overall neighborhood real estate inventory has decreased to a 12 month supply,</strong> based on the 6 month pace of recently sold Beverly Woods homes.  </p>
<p>   <strong> Still&#8230;a 12 month supply of homes for sale is well OVER balanced real estate market conditions</strong> and the level of available Beverly Woods real estate listings continues to exceed the under contract and recently sold real estate activity.</p>

<p>   72 single family real estate listings in SSW Charlotte are currently under contract, and those have an average list price of $275,221.</p>
<p>   <strong>The overall single family real estate supply for the SSW Charlotte NC region is at a 10.5 month supply of homes for sale</strong> - with supply continuing to exceed recent demand.   In the past month, real estate inventory for the region has INCREASED.</p>
<p>

<p>   By far, the <strong>highest <em>amounts </em>of available, under contract, and recently sold real estate activity</strong> are in the $100k, $200k,and into the $300k price ranges for the SSW Charlotte region.</p>

<p>     The level of real estate inventory in SSW Charlotte NC rises over balanced real estate market conditions at the $100,000 threshold and <strong>remains between 9 months and 20 months worth of homes for sale through the $400,000&#8217;s.</strong></p>

<p>   Interestingly, the <strong>real estate inventory levels take a sharp drop back to normal and balanced real estate territory at the $500k-$600k price points</strong> before rising again at the $700k level.  Though not really visible on the graph, the $900k range is also right at a 6 month supply of homes for sale right now.</p>
<p>   The lower supply of real estate at the $500k-$600k and $900k levels is really a function of the <strong>amount of available real estate at those price points being quite close to the pace of recent successful sales.</strong>   In fact for the past few months to $500k and $600k ranges have been hovering in the 5-6 month real estate supply range.</p>

<p>   Real estate inventory for single family homes in the south Charlotte NC region is now at a <strong>12.9 month supply of homes for sale,</strong> well above balanced real estate market conditions and slightly higher than a month ago.</p>

<p>    <strong>The 216 under contract real estate listings have an average list price of $507,501</strong>, below the available listing average price.</p>
<p>   By price range, <strong>the highest <em>amounts</em> of real estate activity are in the $200,000 - $300,000 ranges,</strong> though at every price point over $100,000 there are a number of available real estate listings for home buyers to consider.</p>

<p>   Overall, the current single family real estate inventory in Southeast Charlotte is at a<strong> 12.9 month supply of homes for sale,</strong> HIGHER than a month ago.</p>
<p>

<p>   As of February 2010, under contract activity in the Southeast Charlotte NC region has been on the rise, but the <strong>level of available homes for sale has also increased from a month earlier.</strong></p>
<p>   <strong>The 101 under contract real estate listings</strong> in the Southeast Charlotte NC region have an average list price of $372,414.</p>
<p>   <strong>Real estate activity continues to be highest at the $100,000 to $300,000 price ranges</strong> for available, under contract and recently sold single family real estate listings.</p>

<p>   <strong>At the entry level price points, there&#8217;s currently a 9-10 month supply of homes for sale</strong>, and from that point conditions quickly shift into even higher inventory levels.  </p>

<p>   Overall, the past month has brought a <strong>higher supply of real estate inventory in the Southeast Charlotte NC region.  </strong>The level of available homes for sale has been on the rise and the pace of successful real estate sales hasn&#8217;t matched the rise in active real estate listings for the region.</p>
<p>  <strong>Southeast Charlotte NC includes neighborhoods such as Elizabeth, Landsowne, Stonehaven, Beverly Crest, Providence Plantation, Cotswold, Chantilly, Eastover, Providence Commons, Bishops Ridge and many more.  In addition to Charlotte, the town of Matthews is also included in this area of Mecklenburg County NC.</strong> </p>

<p>   Over the past month, under contract activity has increased just slightly to 6 under contract homes, BUT <strong>at the same time the level of available homes for sale has also increased.</strong></p>
<p>   There are currently <strong>23 available Cameron Wood real estate listings with list prices ranging from $185,000 to $399,900.</strong></p>
<p>

<p>   There are still the same 3 available Beverly Woods East homes for sale, priced from $350,000 to $399,000 (all are 1.5 and 2 story home styles).</p>
<p>   <strong>The Beverly Woods East neighborhood real estate inventory is at a 4.5 month supply of homes for sale</strong> - and that&#8217;s due to the relatively low number of available real estate listings compared to the past 6 months of closed sales.</p>

<p>   As of February 25, 2010 there are 47 available real estate listings in SSW Charlotte NC&#8217;s Madison Park neighborhood. </p>
<p>   There is currently a <strong>9.8 month supply of homes for sale in the Madison Park neighborhood</strong>, which is definitely an excess of supply and actually <strong>higher than the real estate inventory from the past few months.</strong></p>

<p>- <strong>seller closing cost contributions were fairly common</strong>, with 17 of the 29 recently closed Madison park real estate sales including seller paid closing cost contributions from $493 to $6,028</p>

<p>    <strong>There are currently 40 available Providence Plantation real estate listings,</strong> ranging in price from $239,900 to $899,000.</p>
<p>   <strong>Real estate inventory for the entire Providence Plantation neighborhood is now at a 10 month supply,</strong> a slight increase from a month ago and remains over balanced real estate market conditions with available homes for sale exceeding the recent pace of closed sales.</p>

			<content:encoded><![CDATA[<p>   The one &#8220;must have&#8221; during the home buying or home selling process <strong>has nothing to do with money in the bank, home inspections, showings, offers, negotiations, financing, or even photos and online listing info. </strong></p>
<p>   Those are all tools and PARTS of the Charlotte NC home buying or home selling process, <strong>but the one MUST HAVE for every single home buyer and home seller is&#8230;. stress relief.</strong></p>
<p>    Stress, anxiety, apprehension, tension in some form or another can seem like a constant companion during the home buying or home selling process.  <strong>They silently creep in and will escalate (seemingly) out of nowhere at various points in the process.</strong>  Though it may be more prevalent to talk about the nuts and bolts of &#8220;what to expect&#8221; or what makes up the process of home buying or home selling in Charlotte NC, acknowledgement of the stress factor is (in my opinion) sometimes overlooked.</p>
<p>     <strong>For anyone navigating the home buying or home selling process it&#8217;s critical to have some stress relief tools and to USE them when the and pressure starts to escalate</strong> - it&#8217;s not a matter of &#8220;if&#8221; it&#8217;s a matter of when and how often. </p>
<p>     Whatever works for you, <strong>whether it&#8217;s going for a walk, disconnecting for 30 minutes, playing with your kids or pets, going for a workout, having a cup of coffee, even just talking about something completely unrelated to the home buying/selling process</strong> and shifting your focus to give yourself a break. </p>
<p>    You can&#8217;t escape stress during the home buying/selling process but you CAN choose your response to it.   <strong>There will be a lot of factors outside of your control, things will come up that are unexpected and can easily overwhelm you if you&#8217;re not careful.</strong></p>
<p>    It&#8217;s ok to take time for yourself and take care of yourself when the stress of buying/selling a home sets in.  <strong>Taking the time to do something that brings you joy, calms or relaxes you can help tremendously</strong> with the stress that tags along on every single home buyer or home seller&#8217;s journey to a closing table.</p>
<p>   Stress is an inherent factor in the home buying/selling process.  <strong>It&#8217;s present at various levels regardless of season, real estate market, location, or price range.</strong>  So if you&#8217;re in the process of buying or selling a home in Charlotte NC, don&#8217;t ignore the stress factor!   Have some stress relief tools at your disposal and don&#8217;t be afraid to use them!!!</p>
<p><strong>*Note - dropping off the face of the earth or burying your head in the sand about challenges in your home buying/selling process are NOT recommended responses to stress <img src='http://www.landise2realestate.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </strong>  Those tactics will only add to and create more challenges for you and increase your stress level.</p>
