<p class="MsoNormal">The certificate, which will be valid for 10 years, rates the energy efficiency of a property on a scale of A-G. A good number of energy efficient homes are in a band A.</p>

<p class="MsoNormal">Landlords will not be following any recommendation in the EPC or carry out work in progress the energy efficiency of their property.</p>

<p class="MsoNormal">The EPC is necessary by law when a building is constructed, sold or build for rent.EPC&#8217;s can only be formed as a result of a review by an official Domestic Energy Assessor. They collect usual information on the property including its size, how it is constructed and its hot water source and heating systems.</p>

<p>This act is in place to direct the rental of both residential and commercial properties and is based on common law which is very necessary to know.
