<p>Let me tell you how this became possible for one of my clients and how you can take advantage of the same type of opportunity going forward.</p>
<p>The Las Sendas home I speak of was in a bit of trouble. So, we were able to arrange for a bank approved sales price of 410k. Now this home was purchased a few years ago at 815k! So as an investor interested in this home, you are looking to take advantage of what Warren Buffet calls a huge MOS or Margin of Safety.</p>
<blockquote><p>MOS Defined: This is just a fancy way of saying the home is currently well below market highs and stands a strong chance of returning to its former price levels as market conditions improve. In other words the downside price risk is minimal.</p></blockquote>
<p>Given that the price is so depressed currently, it could certainly be a great home to step into and live for a few years and look to take advantage of future appreciation. But, that wouldn&#8217;t create a 7.5% cash on cash return&#8230;</p>
<p>Here&#8217;s what happened to create the cash flow on this Las Sendas home&#8230; We listed the home and had a buyer the very first day on market, however, the original buyer had to pull out because they were unable to finalize the sale of there existing property in a timely manner.</p>

				<content:encoded><![CDATA[<p></p><p>Sometimes I think we have people who just like to name market phenomena. For example, we have a new term&#8230; &#8220;Strategic Default&#8221; and I&#8217;ll explain what that is in just a moment.</p>
<p>Unfortunately, for the downright miserable, there is not a lot that they can do to rectify their situations. These are the home owners who are now facing a foreclosure. Ideally, they would choose their best option and avoid foreclosure altogether by opting for a short sale in Arizona, but statistics are telling us that 66% of those foreclosed upon didn’t even try going the short sale route!</p>
<p>That statistic is mind boggling to me when a short sale is usually attainable.</p>
<p>But, for the other group… those who are merely frustrated; here’s another statistic that you may find very interesting: FICO researchers have discovered that people with higher credit scores are more likely to choose a “strategic default” over paying on their underwater mortgage.</p>
<p>What? That is a twist, right? Usually, a higher credit or FICO score is an indication of creditworthiness. However, what a higher FICO score is coming to mean is that you are more savvy when it comes to money and finance.</p>
<p>So what is this “strategic default” thing anyway? Basically, a strategic default is a process by which a person who can still afford to pay their mortgage and is not yet behind on their mortgage strategically plans to miss payments and goes delinquent on purpose with the goal of initiating a foreclosure or short sale intentionally to get out of an upside down mortgage situation.</p>
<blockquote><p>“People making the decision to strategically default tend to be more savvy. Most of the people who walk away from a mortgage are saying, ‘This is not a contract that makes sense anymore.’” – Andrew Jennings of Fair Isaac, the company that created the leading FICO credit score.</p></blockquote>
<p>And, the funny thing is… Statistics are now showing that the “savvy” people are choosing to go this route!</p>
<p>Today, somewhere in the neighborhood of 66% of mortgage defaults is classified as a “strategic default”. Those strategic defaulters are more likely to stay within their credit limits, use less credit, have low account balances, and historically possess better credit histories that their counterparts who stop or are unable to continue paying their mortgage.</p>
<p>This isn’t a bullish sign for national home prices in my humble opinion, but it does give us another phenomenon to name and it can really be a help to those who want out of an upside down  situation in a somewhat quick and somewhat less damaging way that choosing to allow a foreclosure.</p>
<p>So there it is: “Strategic default”… it even sounds smart when you say it out loud in a dubious sort of way.</p>
<p>No matter your position in the marketplace you must look into the options available to you that will create a more positive future outcome for yourself or your family. Arizona short sales are much less damaging than just walking away from your house and taking a foreclosure.</p>
<p>So whether you plan a short sale (strategic default) or are forced to look into a short sale… Just get the facts on short sales in Arizona before you allow your lender to decide for you.</p>

				<content:encoded><![CDATA[<p></p><p>It&#8217;s true. Yes, really it is. Las Sendas and East Mesa area home inventory levels are low.</p>
<p>What do I mean by that you ask? Well, it simply means that there isn&#8217;t a great deal of property on the market for sale in this area. And, it&#8217;s shocking news for a lot of buyers looking to take advantage of the soft market. Some who find themselves now looking to pick up the perfect or ideal home at record low prices are finding it difficult to do so at present.</p>
<p>In the last year, active listings in the Las Sendas and East Mesa area have dropped anywhere from 25% to 50% (depending on the zip code you choose to investigate) creating an &#8220;interesting&#8221; situation for buyers as you can imagine.</p>

<p>For many real estate brokers, including myself, we see this creating a classic &#8220;supply and demand&#8221; scenario. As I am sure you know&#8230; When demand is constant as it has been in Las Sendas and a constraint is put on supply like low available inventory; prices are effected. The effect in this case is that I see prices bottoming and potentially turning the corner.</p>
<p><em><strong>THIS IS NOT GOOD NEWS FOR FENCE-SITTERS WAITING FOR A GOOD DEAL OR THE PERFECT HOME! </strong></em></p>
<p><em><strong>Unless&#8230; Those same fence-sitters don&#8217;t mind paying up for the same house going forward.</strong></em></p>
<p>This price action can almost be guaranteed when supply is constrained as it is now. Does that mean the national markets are bottoming and in turn around mode? No&#8230; I&#8217;m not arguing that. You have to remember that real estate markets are largely a local phenomenon. I am simply arguing that the current state in Las Sendas is pointing to a bottom and potential turnaround unless and until more sellers decide to list their homes.</p>
<p>But here&#8217;s the catch 22&#8230; If prices are stabilizing and home owners see that they can hold there properties and eek out a few extra dollars buy selling at some point in the future they may decide to do just that! Then, you have a market that becomes self actualizing. That is to say that sellers who may be considering listing their home may decide to wait due to the lure of a bigger pay day upon evidence that a higher price can be attained in the near future. This of course, would lower inventory that much more and begin to push prices a bit.</p>
<p>I certainly don&#8217;t have a crystal ball, but if I were looking to buy a <a title="Las Sendas Homes: 3 Types Of Las Sendas Homes Reviewed" href="http://www.lassendashomesaz.com/las-sendas-homes/">Las Sendas home</a> today in East Mesa I wouldn&#8217;t wait around.</p>

				<content:encoded><![CDATA[<p></p><p>It&#8217;s not just a clever song lyric from The Clash&#8230; Its the question many homeowners are asking themselves when they are upside down on their mortgages&#8230; The video below showcases two Vegas couples as they consider foreclosure and short sale options.</p>

<p>If being upside down on your mortgage to the tune of 200k doesn&#8217;t phase your outlook on what you can build for your financial future, then yes by all means you should stay in your home.</p>
<p>It seems that really this is a question of responsibility. These home owners are assuming responsibility for their call to buy in a heated market. That is understandable. I was raised in a conservative household and responsibility is not lost on me.</p>
<p>However, who should these families be responsible to? The lenders or their families?</p>
<p>No one has been more irresponsible than the lenders themselves. They have taken bail out money in an effort to salvage their balance sheets from the Federal Reserve when they should have been allowed to fail. That is what capitalism is about. But, they have been propped up in a phoney financial system. </p>
<p>Then, with the bail out money they received, they didn&#8217;t loan back into the marketplace as was their mandate&#8230; They loaned it back to the government at interest! They are now able to show profits for their shareholders on taxpayer funds that they received from Uncle Sam. </p>
<p>How then can a home owner be held to a standard of &#8220;responsibility&#8221;? I feel that the upside down home owner should show responsibility to their families and do what is best for their financial future. The government is protecting the banks, but who is protecting you?</p>

<p>I mean, its easy to look at a community like Las Sendas and assume that these people have it all figured out. After all, most of the population here is doing pretty good financially&#8230; or so it would seem on the surface.</p>

<p>The fact is I have seen the numbers. I know that the majority of home owners who bought 5 or 6 years ago are upside down and could possibly lose their homes REGARDLESS of where that home is located. Las Sendas is no exception to the rule.</p>
<p>These homes are in danger of foreclosure. One way of avoiding the foreclosure process is by using a short sale.</p>
<p>Nearly 70% of Arizona home owners are upside down on their mortgages and while the percentage in Las Sendas may be slightly lower, many short sale transactions are being closed in our community.</p>

Take Las Sendas for example; the low barrier of entry to the internet gives anyone with a few bucks the ability to throw up a website and put some content online.
