This site is directly south of &lt;a href="http://lasvegascondoexperts.com/Panorama_20_Towers.html"&gt;&lt;strong&gt;Panorama Towers &lt;/strong&gt;&lt;/a&gt;and it should have a positive impact for &lt;a href="http://lasvegascondoexperts.com/Panorama_20_Towers.html"&gt;&lt;strong&gt;Panorama Towers &lt;/strong&gt;&lt;/a&gt;in the future.&lt;br /&gt;&lt;br /&gt;Station Casinos banking on biggest being best&lt;br /&gt;Plan for huge complex in play despite economy&lt;br /&gt;By Liz Benston&lt;br /&gt;&lt;br /&gt;Wed, Apr 23, 2008 (2 a.m.)&lt;br /&gt;&lt;br /&gt;Station Casinos owners Lorenzo Fertitta, left, and brother Frank explain their vision Tuesday for Viva, which, at $10 billion, would become the most expensive casino complex ever built. &lt;br /&gt;&lt;br /&gt;At a time when businesses across the country are cutting back in the face of economic turmoil, the brothers at the helm of Station Casinos are accelerating plans for an enormous Las Vegas resort larger than CityCenter.&lt;br /&gt;&lt;br /&gt;Frank and Lorenzo Fertitta, who took their company private last year with help from private equity giant Colony Capital, said in an interview Tuesday that they are going forward with plans to redevelop the site of the Wild Wild West motel and casino on Tropicana Avenue and Interstate 15.&lt;br /&gt;&lt;br /&gt;The Fertittas said they have a detailed plan for the first phase of their Viva resort that includes three casinos and at least three hotels with as many as 5,200 rooms. The entire project, built on 110 acres over many years, would cost more than $10 billion and be larger than MGM Mirage’s $8 billion CityCenter, now under way on the Strip and expected to open in 2009 on 66 acres between Monte Carlo and Bellagio. Ultimately, the Viva complex could have 10,000 rooms.&lt;br /&gt;&lt;br /&gt;Station Casinos’ timing would seem amiss, given the weakening national and local economies. But the Fertittas have defied skeptics here and on Wall Street by buying or building a 14-casino empire in 13 years.&lt;br /&gt;&lt;br /&gt;Because the company is no longer publicly traded, the Fertittas do not have to answer to jittery shareholders worried about declining demand or falling share prices. But they still have to line up lenders, which they have not yet done. They said they hope the capital market will rebound before they are ready to start construction, sometime in the next two years.&lt;br /&gt;&lt;br /&gt;Originally conceived as a single casino hotel built on a few dozen acres, plans for Viva grew exponentially as Station quietly bought or obtained rights to develop the 110-acre site, currently home to squat, nondescript warehouses and retail stores.&lt;br /&gt;&lt;br /&gt;“It started to build upon itself, like putting together pieces of a puzzle,” Lorenzo Fertitta said.&lt;br /&gt;&lt;br /&gt;In its expanded form, Viva will establish the Fertittas as “Strip players” and cement their legacy as casino entrepreneurs beyond their success in the neighborhood casino business — a track record long admired by their counterparts on the Strip.&lt;br /&gt;&lt;br /&gt;“In a lot of ways, it will change the face of the company,” Lorenzo Fertitta said.&lt;br /&gt;&lt;br /&gt;The complex will cater to tourists while also trying to lure locals, as all Strip casinos do.&lt;br /&gt;&lt;br /&gt;The goal will be to try to strike a balance in which both tourists and locals feel comfortable, Frank Fertitta said. Other properties have attempted the same balance, with varying degrees of success. When built, Viva will top Red Rock Resort as the most expensive off-strip casino complex in history. Some Wall Street analysts said Red Rock’s $1 billion price tag was too rich for a mostly neighborhood crowd of gamblers. But the Fertittas have been happy with their long-term investment in Red Rock.&lt;br /&gt;&lt;br /&gt;Viva, likewise, is a long-term bet on Las Vegas that they believe will help the market grow, as have previous resorts.&lt;br /&gt;&lt;br /&gt;Viva seems certain to draw criticism from skeptics who say Las Vegas is building beyond its market. The same was said at the announcement of CityCenter and later projects, including Boyd Gaming Corp.’s $5 billion Echelon complex.&lt;br /&gt;&lt;br /&gt;But the Fertittas, who have seen business cycles come and go, say Las Vegas will ultimately withstand the test of time.&lt;br /&gt;&lt;br /&gt;“It’s very hard to predict cycles in the short run and know what is going to happen in the next six months or the next year,” Frank Fertitta said. “Where we’ve always placed our bets is over a five- to 10-year time horizon. When you have a solid strategy and look at the supply-demand dynamics in the Las Vegas Valley, the fact is, the population is going to continue to grow over the next 10 years and there are limited places to build locals casinos,” he said. “Ours is really a strategic plan over the long run (rather) than trying to time the market in the short run.”&lt;br /&gt;&lt;br /&gt;Station has arguably been one of the hardest hit by the economic downturn among Las Vegas gaming companies because of its disproportionate effect on housing — an industry that to some extent drives locals casino growth. Locals operators say business has been weak because customers, though still patronizing their neighborhood casinos, are spending less money.&lt;br /&gt;&lt;br /&gt;But the Fertittas are looking a year to two years ahead. After Aliante Station opens in North Las Vegas this year, Station hopes to break ground on Durango Station, at Durango Drive and the Las Vegas Beltway, early next year.&lt;br /&gt;&lt;br /&gt;The company ultimately plans to build on hundreds of undeveloped acres it owns across the Las Vegas Valley, following a similar, if not more aggressive, timetable than it has followed in the past, they said. The lobby has chandeliers that are the same type used in Mar-A-Lago and the finest marble and woods and wallpaper in subtle gold and taupe tones.  The hallway corridors are not double loaded, with doors on both sides of the hallways, but rather are single loaded for extra privacy. &lt;/p&gt;I have a client who told me that you can never go wrong buying into a &lt;a href="http://www.lasvegascondoexperts.com/Trump_20_International_20_Hotel_20__26__20_Towers.html"&gt;&lt;strong&gt;TRUMP Building&lt;/strong&gt;&lt;/a&gt;, because over the long term - you will always do well and as I walked the lobby &amp; saw every attention to detail that was given to the moldings and opaque doorway glass, his words echoed in my thoughts. I also like the fact that there is relatively little traffic on Karen Road, where the twin high rise towers are located, the proximity to the monorail, and the innovative flow thru floorplans with bi-directional balconies, and large site with tropical landscaping and every amenity possible including a high tech computerized valet &amp; reservation system - sort of a concierge at your fingertips. &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;As of yesterday, Tower 1, the east &lt;a href="http://www.lasvegascondoexperts.com/Turnberry_20_Towers_20_Condos.html" title="Turnberry Towers Sales Info for High RIse Condos" target="_blank"&gt;Turnberry Tower&lt;/a&gt;, had 106 resale units on the market which exclude any remaining developer inventory. These luxury high rise condos were purchased at the peak of the market &amp; for the buyer of 2008 - the price conscious Las Vegas condo predator(tm)  - the price per square ft. is just not that attractive, despite the amazingly stunning lobby, innovative condo design. In today's market, price is key.&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;The West Tower, Turnberry Towers 2, will open as soon as next month at even higher prices per square ft. than Tower 1. &lt;strong&gt;We are now seeing MANY Turnberry Tower East units selling for as much as $100k under what the owners paid in the preconstruction stage.&lt;/strong&gt;  These owners had to put 30% down, interest free, during the preconstruction stage, then incur closing costs &amp; mortgage payments?  From an investment viewpoint, the preconstruction purchase of units in Turnberry Towers was a really poor one, despite how gorgeous these condos were. &lt;strong&gt;(We did not place even ONE of our clients in these towers during the preconstruction stage&lt;/strong&gt;- little wonder we have such a loyal clientele base!). &lt;/p&gt;&lt;p align="left"&gt;The panic that the Federal Reserve showed today regarding the meltdown of the derivative markets was evident as they dramatically lowered rates again after they lowered rates last week by an unprecedented 75 basis points.  Helicopter Ben Bernanke is at it again.  He is disregarding inflation with current monetary growth of over 15% per annum, throwing additional money at a credit crunch crisis that needs time, at least several years, in our opinion, to play itself out and heal itself correctly.  The Fed is placating Wall Street where both the Federal Reserve and Wall Street are co-conspirators of the mess we find ourselves in today.  No inflation? Anybody pay their insurance premiums lately, pay for college tuition, go to a restaurant lately, pay for medical care - have you've seen lower prices? Anybody go shopping for food or gasoline lately? Oh, I forgot - those 2 items are not included in the inflation numbers the Federal government spews out each month.&lt;/p&gt;&lt;p align="left"&gt; What the Fed has done is devalue the dollar again, and in their statement today, they said there were further risks to the downside, which means that more interest rate cuts are probably on the way.  Every American's wealth is at stake here, right now.  We are at a critical moment in our nation's financial well-being, in our individual personal wealth and the destruction of it.   There was a reason why Ben Bernanke was chosen to replace Bubble Alan Greenspan as Fed Chairman.  He wrote in an article that he would fly in a helicopter and drop money to solve financial problems - that's where he got his nickname.  &lt;/p&gt;&lt;p&gt;The Bush Administration knew they had a major financial problem because of the huge deficits they were accumulating to fight the War on Terror, so they chose Helicopter Ben to replace Bubble Alan Greenspan.  Helicopter Ben was not a current member of the Federal Reserve when he was chosen, but was in the academic field - you know - those guys who sit in universities and write papers all day long about how they're going to save the world.  Well - Helicopter Ben is dropping money all right and our wealth is being destroyed just to keep Wall Street in the business of selling worthless subprime paper and other worthless junk paper such as CDO's, SIV's, and other exotic derivative paper which by the way add up to an astonishing and amazing $500 trillion dollars.  You heard it right - $500 trillion dollars with a capital T.  What was the market action on Wall Street's today regarding the Fed's panic?  The Dow Jones average rose by about 160-170 points on the news and then dropped like a leaf to close down around 40 points.  &lt;/p&gt;&lt;p&gt;The Federal Reserve, having gone from one bubble to another these past 8 years and losing ground rapidly to the real estate bubble has only 1 card left to play.  It's to protect the stock market and Wall Street at all costs.  Forget about inflation, forget about Main Street people who require a decent interest yield on their savings to get by.  It's full steam ahead.  We need to save Wall Street - the folks who got us into this worldwide credit debacle we now face. How ironic it seems that the Secretary of the Treasury, by the way, the third Treasury Secretary of the current White House administration, is the former Chairman of Goldman Sachs.  Wasn't it curious to anyone why Goldman Sachs didn't lose much money on the sub-prime mess that all other Wall Street firms and banks from around the world lost multiple billions of dollars and continue to do so?  UBS, the largest Swiss banker, just wrote off a measly $12 billion in sub-prime junk paper today.  As Goldman was selling this worthless junk sub-prime paper, CDO's  (collateralized debt obligations), and SIV's (structured investment vehicles) - don't you just love those names Wall Street makes up for this paper, to other financial institutions around the world, they were shorting the paper they were selling.   That is, Goldman was betting that the sub-prime paper, CDO's and SIV's would go down in value and they would handsomely profit from it, which they did to the tune of billions of dollars.  Anyone think they have a hotline into the Treasury Department where the current Secretary is the former Goldman Sachs Chairman? &lt;/p&gt;&lt;p&gt;Anyone think the game is fair out there?   If anyone was watching the commentary today on Bloomberg News regarding the Fed's decision, there was discussion regarding the fact that interest rates are now below the rate of inflation.  Well, that's inflationary, my friends.  And there was talk that we may stave off formal recession this year, due to lower interest rates and the $150 billion stimulus package, which by the way will put us further into debt.  It is our opinion that the stimulus package is like taking aspirin to cure pneumonia.  It is a bogus one-shot deal that will help for 1-2 months and won't cure anything.   Formal recession is when we have 2 quarters in a row of declining production or growth, but we all know the housing, banking, mortgage, automobile, retail, and other industries are already in recession (beyond the 2 quarters of negative growth for these industries) - it's just a formality when we get the "real" negative growth figures from the "always truthful federal government ". &lt;/p&gt;&lt;p&gt;The scary part of the Bloomberg discussion was that the analysts see a bad recession hitting us in 2009.  And that in order to stave this off, they feel that the Federal Reserve may have to go back to 1% interest rates and some were saying that we may even see 0% interest rates.    &lt;/p&gt;&lt;p&gt;So how does all of the above affect the Las Vegas High Rise Market and real estate in general?  The Stark Team feels very strongly that the economic forces being thrust upon us now will have far-reaching ramifications for property owners.   The Stark Team is now advising those who want to sell their Las Vegas High Rise real estate to be extremely realistic about the price you will receive when you attempt to sell your unit.  Sellers will not get 2007-2008 prices for their high rises.  Expect 2004-2005 prices. But over the long term, housing is still a good investment. In fact, it's more than an investment; it's a home. Plus, you're not really saving anything by renting, as the costs of renting and owning are about equal (well, owning may be a little more). The tax benefits of home ownership far outweigh renting, too. With good housing prices in many great areas, this may indeed be the time to buy.&lt;br /&gt;&lt;br /&gt;So now that I've convinced you this is a good time to buy a home, the next question is, Where do you buy one? No matter where you look, you should check out some basic economic fundamentals before buying. Is job growth stable in the area? Is income keeping up with inflation? Is crime above the national average? Is there a higher-than-average rate of foreclosures? These issues and others play a factor when deciding where to buy a house.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt; &lt;br /&gt;As a real estate investor and analyst, it's my job to provide buyers with qualified information on where to buy -- and where to stay away from. Here are my thoughts for 2008 based on the indicators noted above.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;The Top Places to Buy&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Whether you're an investor like me or you're looking to purchase that next move up, here are my picks for the best areas to buy a home:&lt;br&gt;&lt;br&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Killeen, Round Rock, Austin, Texas&lt;/strong&gt;: Killeen has the lowest average home price in any market in the nation while still maintaining quality. Round Rock and Austin have seen incredible job growth and very stable home prices despite the downturn nationwide. Jobs continue to grow here -- a factor for keeping inventory low and prices stable. &lt;br&gt;&lt;br&gt;&lt;br /&gt;&lt;strong&gt;Mission Viejo, California&lt;/strong&gt;: Mission Viejo has the lowest crime statistics in the nation. With no murders in 2007 and a low rate of violent crime, this is a good place to raise a family. Prices are relatively stable, and the job market in the nearby cities of Irvine and San Diego means there is consistent demand from job seekers. &lt;br&gt;&lt;br&gt;&lt;br /&gt;&lt;strong&gt;Palm Beach, Florida&lt;/strong&gt;: I'm taking a risk here because this area has been pummeled by foreclosures in 2007. But there are also a lot of boomers retiring, and Palm Beach is looking mighty attractive. If you don't like this high of a risk (which translates to great prices), check out Tampa or Clearwater in the same state. &lt;br&gt;&lt;br&gt;&lt;BIG&gt;&lt;B&gt;&lt;br /&gt;Las Vegas, Nevada: &lt;/big&gt;&lt;br&gt;&lt;br&gt;&lt;/B&gt;Yes, Las Vegas has been hit hard by incoming investors, who watched their home values disappear and then left those homes empty. Las Vegas comes in quite high on the national foreclosure list, almost always within the top three metro areas. But there's an upside -- a very strong job market. In 2007, Las Vegas experienced a 12 percent increase in population, partly driven by retirees looking for Sunbelt states to move to. Coupled with low prices, we could see inventories reduced here, which would also stabilize prices.
