Don't forget the true meaning of Memorial Day! It’s not just another day off from work, it means so much more. Memorial Day is a day to observe and commiserate the people who have died in our Nation’s service. These men and women have sacrificed it all to protect our country and made the Ultimate sacrifice. Through the years Memorial Day has somewhat diminished over the years. Graves of soldiers have become neglected and bare. Instead of just eating hot dogs and going to the beach or pool, why not take some time to honor those who have sacrificed so much for us? A great way to honor and remember those brave soldiers who have died protecting our country is to visit cemeteries and place flags on the graves of those fallen soldiers. Even if you don’t particularly know the soldier you can always pay your respect to them. Another way to celebrate the true meaning of Memorial Day is to visit memorials built to honor fallen soldiers. In Cy Champ Park here in Houston there is a lovely Memorial dedicated to those from Texas who have given their lives defending the United States of America in Iraq (Operation Iraqi Freedom & Operation New Dawn) and in Afghanistan (Operation Enduring Freedom). On Memorial Day be sure to fly your US Flag at half staff until noon. Also, participate in a National Moment of Remembrance at 3pm to pause and think what the true meaning of the holiday is all about. The idea for the Moment was born when children touring the Nation’s Capital were asked by the Commission’s Director what Memorial Day means. They responded, “That’s the day the pool opens.” Let’s not let a day when we are to honor the valor of so many soldiers, turn into a holiday with no meaning. Pay your respects and dig deep and think about what the day truly means. I you have children be sure to reiterate what the day means and let them be a part of your celebration. Now this being said, I am never against having fun and enjoying a day of relaxation but do make time to pay your respect to those brave women and men that risked it all to protect our country. Wow did it RAIN!!!! It was a wild ride lastnight here in the Clear Lake City Area in Texas. I was woken up with wind howling and rain pounding on the windows not to mention the FOUR emergency alerts on my phone. Driving into the office this morning I saw numerous cars on the median and many stranded. This gives me a reminder of how powerful Mother Nature really is. There are many things to be reminded of if you absolutely have to drive through flooded waters. THE NUMBER ONE BEST PREVENTOR OF CAR FLOOD DAMAGE IS TO JUST WAIT IT OUT ON HIGHER GROUND!!! Now this isn't too appealing when you have worked an nine hour day and all you want to do is get home to your bed but imagine the heartache of having your only way to get to work completely ruined!!! ****** DO not drive through standing waters on roads or parking lots. Now this sounds like common sense but when all we want to do is get home sometimes we ignore this very easy precaution. If you MUST drive through high waters (which in my opinion isn't a good idea) do your absolute best to estimate the depth of the water. If other waters are driving through take note of the depth of the water. Drive slowly and steadily through the water. Do not think that faster is better!! Do not drive through water with downed power lines. Watch for items floating downstream. If you have driven through the water and you are now on dry land be sure to test your breaks before entering into any busy roads. STAY OFF YOUR PHONE. Now as we all know this can be hard to do especially when panic starts to set in. You need to remain clear headed in case the worst happens. If you do find yourself in high water ABANDON your vehicle immediately. Do not let the water become so high you have no way out. It can happen fast and in no time you are underwater car and all!!! How to write an effective email subject line As the times move forward and spammers are the top list of everyone’s email “delete” button, getting an email through to potential clients can be a bit tricky. Below are some simple rules when coming up with the perfect email subject line. 1. ★First and foremost, ask yourself the question, “Would I open this?” If the answer is no then DO NOT SEND IT. Chances are that if you wouldn’t open it then the receiver wouldn’t open either. Remember the Subject line should invite the intended reader to actually want to open the email. 2.) ★ Keep it short! Let’s face it, people have a very short attention span. If you don’t convey the intent of your email in the subject line in as few words as possible, it most likely will be deleted. The subject line should be the summery line of the email. Summarize what the email is about and keep it short and sweet!3.) ★Use lists to make the email more inviting. People seem to be drawn to lists because often times we can read the first sentence of each list number and feel satisfied. People like the idea of lists and often times it will draw your reader in.4.) ★ Always avoid Spammy Words. Chances are if the email provider suspects your email as being “Spam” it won’t get to the reader anyhow. DO not use gimmicks like “Get Rich Quick”! If it looks Spammy to you, it will to the email. I have just started adding symbols to my email subject line. I have begun receiving emails with symbols in the subject line and on my cell phone I am drawn to these messages. I am not sure how others feel but I am going to start testing this method out. The Houston and Dallas Metro Areas were the only two nationwide to add more than 100,000 people between July 2013 and July 2014. (Source US Census Bureau) Houston has added 156,371 new residents! The Lone Star State is booming economically and jobs are plentiful. Houston and Dallas weren’t the only cities growing exponentially. Austin is seeing a huge growth in population as well. Odessa, Texas and Andrews, Texas were also on the list for growth. This is not only a fun adventure on the water, it’s also a perfect learning experience for you and your family and friends. Make it a fun family day of learning and exploring. Tour A includes a boat ride on the Houston Ship Channel. This tour begins at 9:00 AM and ends at 2:00 PM. Tour B covers a much broader area with visitations at the Barbours Cut Container Terminal, the Bayport Container Terminal, and stops along the Channel and Galveston Bay in multiple cities. It begins at 10:00 AM and ends at 3:00 PM. On each tour, you will learn about the Port's history and its contributions to the present economic life of Houston and the nation. Each tour takes you: over the I-610 Houston Ship Channel bridge, over the San Jacinto River, on the Lynchburg Ferry crossing the Houston Ship Channel, and by the San Jacinto Battlefield, San Jacinto Monument, and the Battleship Texas. Port of Houston Tour and Ship Channel Tour A — 9:00 AM - 2:00 PM This tour includes a boat ride on the Houston Ship Channel. The Port of Houston Authority provides the Sam Houston boat for port tours. It departs at 10:30 AM. The narrated tour on the water lasts for approximately 90 minutes. This tour should be booked and paid for at least two weeks in advance to better assure the ability to make a reservation. An exact count with everyone's name must be provided at the time of reservation. Everyone must bring and provide official photo identification on the day of the tour. Backpacks and oversized purses are prohibited on the boat. Purses are subject to inspection. The tour will also show you the location of the first railroad in Houston. The unloaded port freight was primarily transported by rails in the 1800s and first half of the 1900s. We'll take you to Harrisburg, the oldest part of Houston. Lunch is at Brady's Landing, on an island, where one can watch ships going into and out of the Port of Houston. Brady's Landing has a superb all you can eat buffet that will cost in the range of $18 to $25. We will go through Channelview, La Porte, Deer Park, and Pasadena, also. Beginning in 1956, most freight has been delivered in containers so that it can be taken by truck across America by land instead of by rail. We will drive through Channelview, La Porte, Deer Park, Baytown, Morgan's Point, El Jardin del Mar, Shoreacres, Pasadena, Seabrook, Kemah, and El Lago, in addition to Houston. Things to do in and around Houston for Spring Break 2015! Well it’s that time of the year once again. We are getting settled in to the time change finally! Next week starts up Spring Break for the kiddos in and around Houston City Limits. There are so many fun things for them to do over this break and if you can take a few days off of work or if you already have time allotted to some fun times, NOW is a great time to do it. Family time at its finest without having to leave the City! The trend this year and from years past is the “Stay Cation.” Instead of packing up the car with suitcases and or getting on an airplane, spend your time the wisest and stay put! There are so many things to do in and around Houston. Spend your day out of the house then get to come home and sleep in your own beds!Schlitterbaun Galveston. What is cooler than going to a waterpark in the middle of the cool and dreary weather outside? Well it is awesome because Schlitterbaun Galveston has opened their indoor waterpark during the Spring Break week. Spend a day sliding down slides or relaxing while the kids have a ball! Valentine's Day for little ones is a fun time to hand out personalized goodies to all his/her friends. Below are a few ideas I found on the internet that would be sure to make your little ones enjoy this Valentine’s just that much more! Strawberry wafers dipped in chocolate then covered with sprinkles! Easy as pie. Follow instructions on the chocolate and once dipped add sprinkles. This would be a fun activity to do with the kids. Go to your local home improvement store. Grab some paint samples that are red & pink. Hole punch the top, add string and make them into a bookmark!!! Marshmallows on a stick dipped in chocolate topped with sprinkles. Much like the wafers just with a stick added! Who doesn’t LOVE cookies or brownies!!! Spend some time in the kitchen with your love bugs and make some Valentine’s themed brownies and/or cookies. Add pink frosting, sprinkles and wrap in plastic. Add a heartfelt note and be sure to have your little ones (if able) to write the names of the children. Seems EVERY kid is into Frozen! What better way to share the love than with these cute Frozen themed Valentine’s. The kids will love making these and then eating them!! Is an HOA right for you? When looking to purchase a new place to live do you invision a maintinaed subdivision with parks, pools and other amenities? Homeowners associations help protect property values and create a pleasant living environment, but they also impose certain rules on residents. Here are four questions to ask before buying property in an HOA: Can you afford it? HOAs are funded by member dues paid monthly, quarterly, or annually. Be sure to ask the seller how much dues are and when they’re assessed so you can factor the cost into your purchase. Will you follow the rules? All members of an association must adhere to a set of rules known as the covenants, conditions, and restrictions (CC&Rs). These rules regulate many facets of homeownership, such as lawn maintenance, architectural design, and where you can park vehicles. Review a copy of these guidelines before you decide to buy. Will you use the amenities? HOA dues are often used to maintain common areas and amenities, such as swimming pools or hike and bike trails. These can be selling points for some buyers, while others may not expect to use them. Even if you don't swim, these features could add to the property’s future resale value. Do you work well with others? You may be able to get involved in the association by volunteering for a committee or by serving on the board of directors. Organizing your Fridge De-cluttering and organizing can help you feel more productive and actually save some useless time. Why stop at your office, bedroom or any other place in your home or office. Why not extend that organization to something you most likely use daily; the keeper of all THINGS GREAT, your FRIDGE!! Here are a few ideas on how to organize that big box sitting in your kitchen! 1. Put important things that you may forget about on the middle rack at eye level. This way you won't forget you had those tasty left overs and a great excuse not to cook the next night!! 2. Don't put things in the refrigerator that do not need to be chilled. For instance any fruits or vegetables that are not in the cold portion at the supermarket do not need to be in the refrigerator such as apples. Un-opened condiments, spices, unopened drinks only take up fridge space. 3. Never put tomatoes in fridge, or they’ll get mushy; onions will soften and you will cry twice as much cutting them! Keep onions and potatoes in separate paper bags and store in a cool, dark place such as the pantry or a drawer.4. To keep cleaning down, use plastic place mates as lining. This way if something spills you can just wash the mat and not the entire shelf. 5. Always keep meats on the bottom shelf and be sure to cook those meats soon after placing them in the fridge or you will be in NO CONDITION to organize much of anything! Option Period - What is this? In Texas Buyers have the blessed option of opting out of a contract for any reason they choose during the 10 Option period allotted on the contract. If the buyer backs out of the contract during the option period, the buyer loses the money to the seller. During the option period is when buyers will arrange for an inspection. Remember the buyer can opt out of the contract for any reason during the option period and only be out the typical $100 to the seller. This is a great advantage to buyers here in Texas. A downfall is the seller has to be aware of the fact that just because there is a contract on the home, it doesn't necessarily mean that the sale will ultimately happen. This is where the option check comes into play. If a seller wants to up the amount of money for an option period they are allowed to do so and all is negotiable. SO when you here the words "Option Period" think of it as the buyers option to "Opt" out of a contract without having to explain why they choose to opt out. At this point Earnest money will be given back to the buyer and the home will then go back on the market. Why Pay a Realtor when I can do It ALL Myself??? The title of this blog may be a little misleading but often times sellers ask themselves this question when they are toying with the idea of putting their home on the market FSBO. If you think putting your home on the market is a good idea then be sure to answer these questions before you decide to take the leap into uncharted waters.Do I have the knowledge and ability to market my home/Do I have access to what buyer agents have access to?- Short and sweet the answer to the second questions is NO I can assure you this. In order to have your home accessible to your cites MLS you MUST be a Realtor with a Realtor License. Putting your home on the MLS attracts buyers that are working with agents. If your home isn't on the MLS agents are most likely going to have zero knowledge your home is for sale. DO you have access to a professional camera or photographer who can take photos of your property? Do you have knowledge of how to create a visual tour, flyers, webpages, etc. for the property? Keep in mind a good Real Estate Agent with have all the systems, programs, etc to make this happen. Do you have TIME?Since your home isn't in the MLS and not set up for a showing service (one who makes and cancels appointments to view the home) do you plan to make your home accessible ALL the time? How will you open the home for agents and their clients, will you be allowing buyers to come in without an agent? DO you plan to change the locks every time an unrepresented buyer come in? DO you plan to open your home each time someone wants to see it? After all the only way to get your home sold is to allow people to actually look at it. Agents have access to Supra Key boxes. When you list your home your agent with place a keybox on it and in order for anyone to come through the home they will have to go through a showing service or your agent. This way you will always know who has been through your home. Do you REALLY know the market value of your home? Yes you painstakingly put so much love in that master bedroom bath but did it add value to your home? Is your home any different than homes that have sold around you? A Real Estate Agent like myself will do a comparative market analysis on your home and will be able to guide you in the correct price to list your home for a sale. Are you ready to work with a buyers agent? Are you read to spend ALOT of time on the phone and in person with the Buyers Agent? Now, you may have decided not to use an agent but you can't make that decision for a buyer. If the buyer has an agent as a seller you should offer the buying agent the typical commission of 3% of the sell. If you are not offering the Buyer Agent a commission then you Will most likely see a shrink in the pool of potential buyers. Are you ready to negotiate? Are you ready and willing to negotiate the sell of your home? NOW this isn't just the price of your home, you may have to negotiate repairs, closing costs, etc. Are you ready to take on the responsibility of negotiations? If listed with an agent you will not be alone in this process! These are just a FEW of the many things to consider when opting to put your home up-for-sale ALONE.
