Baltimore Neighborhood Housing Services (NHS) offers up to $15,000 Down Payment Assistance
Neighborhood Housing Services of Baltimore is a part of the CityLIFT program in partnership with Wells Fargo Bank and NeighborWorks® America.
The CItyLIFT Program provides eligible homebuyers with up to $15,000 of down payment assitance on qualified properties.  The program also provide homebuyer education to prepare the homebuyer for finding and financing a home and managing all of the financial responsiblities that come along with owning a home.
This program is not limited to first time buyers
There are household income limitations.   The home must be located within the City of Baltimore and be your primary home.  You must live in the home.   The home can be detached, townhouse, condo, 1-4 unit property or a Planned Unit Development
In addition,
NHS of Baltimore is currently making $1,000,000 in down payment assistance available.
Potential home buyers ready with the necessary qualifications and documents will be able to register on line for first-come, first-served appointments.
"CityLIFT down payment assistance funds may be used for any eligible purpose including closing costs assistance, down payment assistance, or borrower minimum out-of-pocket investment if allowed by the first mortgage loan program. CityLIFT funds may not necessarily cover the closing costs or out-of-pocket requirements of an FHA first mortgage or other type of first mortgage loan. You should consult directly with your first mortgage lender and the NHS of Baltimore to determine how CityLIFT program funds may be used in connection with your home purchase."

As Realtors, we all like to believe that we are pretty good at doing our job.  We all like to feel that we serve our clients to the best of our ability.  We all like to think that we bring a unique set of values and skills to the table.  These values and skills are unmatched by anyone else in the industry.&lt;img src="https://activerain.com/image_store/uploads/7/7/1/2/7/ar135816834272177.jpg" style="margin:10px;float: right;"&gt;
Recently, I started receiving emails from former colleagues who work for an un named Bold real estate company.  The interesting thing about these emails is that they were all exactly the same.  I mean word for word, punctuation for punctuation.  Only difference.....the signature block.
Another interesting point was that I was a former colleague......yet I was sent the email as if I was a prospect.  After this happened several times.    I eventually realized that these agents were sending these mass unsolicited emails to everyone  they could find.  I was also automatically signed up for their newsletters
(I always thought you had to opt in for a subscription....but I digress).
Recently I received the following letters from two insurance agents in my area.

The interesting thing is that I thought these were exactly the same letter until I looked closer.  These are two agents who both have an office on the same street in the same town.  If you were looking for insurance and you received these letters, which would you choose?  The guy on the left, the guy on the right or neither?
I would like to know...
AS A REALTOR, WHAT MAKES YOU DIFFERENT THAN THE NEXT GUY?
And what are you opions on these mass identical mailings.  Do you use them?  Do they work for you?

Usually when you tell someone you are a realtor,  the following question is.....
How's The Market?
This should follow with a response that is not really an answer.......
It Depends?
This sounds like you are avoiding the question, but you are really not.  It depends on what area you are talking about.  Are you asking how's the market for buyers or sellers?  Would you like to know how the market is for empty nesters that are looking to downsize or.....expanding families looking to upsize.   Are you asking about someone who purchase their home at the top of the market or someone who purchased 50 years ago?
It really does depend.
That is why we as professional Realtors are here to answer those questions for our clients.  We study the market. We spend time looking at new and old listings.  Which homes are selling. Which homes are not selling. We attempt to determine what successful home sellers did so we can advise our selling clients to follow suit.  We study why homes didnt sell as well.  If you are looking to purchase, we are studying the hot areas.  We are are also studying the up and coming areas as well as the hidden gems.
Sure, anyone can do an internet search and find homes for sale.  However, not anyone can advise you that the home 321 Barndoor drive has a septic issue (which has been disclosed) or that the home at 456 Harmony is owned by a family that has been relocated and they must sell quickly because of the relocation. Or that the home at 4385 Tinsdale Lane is a bank foreclosure in a great neighborhood and has been well taken care of.
Below are the November 2012 Real Estate Market Statistics for Cecil &amp;amp; Harford County Maryland.  Overall, the real estate market looks good in my service area.

There was an error early on in the survey that said you will get 500 points instead of 1000. But never fear, if you filled it out and saw that error you will still get 1000 points as we go through the process of manually awarding the points.

I was watching a YouTube video one day and as an aside, the guy said.....
Everyday Is A Fishing Day
That sounds great if you like to fish right?  But what if you don't like to fish?  What if you can't stand the thought of standing on the shore all by yourself early in the morning waiting for a fish to take the bait which you have cast into the water? What if you hate the idea of raw bait and fish guts??
Well the fact of the matter is that the guy wasnt talking about fishing at all.  I purposely left off the end of his saying.  What he really said was
"Every day is a fishing day.  But not every day is a catching day"
As soon as he said it, those words stuck with me and instantly motivated me.  What was he talking about?
I will explain it to you.
No matter what your business is, in order to be successful, you MUST fish every day.
Realtor, Car Salesman, Researcher, Computer Programmer, Small Business Owner, Home Builder, Mortgage Lender, Restaurant Owner, Etc.
We are all in the same ultimate business of FINDING and SATISFYING our clients.  Will you find (catch) new clients every day? Maybe, Maybe Not.  But every day, it should be y our number one job to prospect (fish) for new business.
YOU must make up in YOUR mind whether or not you are going to fish daily.   This whole fishing idea reminds me of another great quote...
"Give a man a fish, and he will eat for a day. Teach him how to fish, and he will eat for life"
So Let's get out there and do some fishing!!

Ok the calendar has now flipped over to a brand new year.  And many people have decided to work on some self improvement project for the new year.  The gyms will be full, weight loss hotlines will ring like crazy and the fruit and vegetable aisles will be decimated.
I too like everyone else decided to do something good for the new year!
As Realtors, we deal with many people, facts and figures on a  daily basis.  If you are like me, the gears are always turning in my head.  &lt;img src="https://activerain.com/image_store/uploads/2/9/8/4/6/ar135712249564892.jpg" style="margin:10px;float: right;"&gt;
Sometimes those facts and figures get jumbled up.......
Was that 123 Main Street or 231 Main Drive??
Was that new clients name Matt Johnson or John Mattson?
I know what your response is going to be.... but Leander, I have my handy dandy (Insert Favorite Electronic Device Here).
We all have them.  One of the secrets to being a great Realtor is the ability to recall facts, figures and details without looking like you are trying.  When you master this ability,  it builds your clients confidence in you. They begin to think that you are really on the ball.
(most times we are.....sometimes we fall off)
Luckily for us, there is help (NO this is not a paid commercial, but I will gladly accept a check :).   A San Francisco Web-based company called Lumosity has developed the first "brain training program" designed to actually help people improve and regain their mental sharpness.
Does it work?
Apparently so.  In randomized, controlled clinical trials, Lumosity was shown to significantly improve basic cognitive functions. One study showed students improved their scores on math tests by 34 percent after using Lumosity for six weeks, significantly greater gains than those made by other students in the same class, who were not training with the Lumosity program.
The Lumosity program is like playing a game on your computer.  For 15 minutes a day, you complete the puzzles and games.  Lumosity says its users have reported clearer and quicker thinking, improved memory for names, numbers, directions, increased alertness and awareness, elevated mood, and better concentration at work or while driving.

Since I live and work in Cecil County Maryland, I have the opportunity to come across many businesses both small and large that service the community.  We tend to hear about those providing bad service.  I mean just Google "bad service Cecil County" and you will get over 3 million results.  I have found that there are many real "Gems" in Cecil County when it comes to people, places and services.  What I plan to do with this series is provide an insight to some of Cecil County's greatest treasures.

Have YOU hesitated taking it to the big box store for fear of how much it would cost to repair?
Well if you can answer yes to at least one of these questions, have I got news for you!
I was just like you.  I had an old laptop, that stop working altogether and a newer one that was running as slow as molasses going uphill in February.  I didn't want to spend a lot to fix the old machine, but I did want to continue to use the machine.  The newer machine belonged to my wife and..........no more needs to be said :)
So I called Dan at JDR Computer Services, Elkton, MD 443-553-3807.
I figured since he was local, I would give him a try.  Not only did he fix both machines sooner than he promised, he picked them up from my home and his price was fair and reasonable.  Both machines have been running smooth without any problems (knock on wood).
In the future, if I have any computer problems, I will be calling Dan at JDR Computer Services 443-553-3807.  Dan has no idea that I am writing this post and no, I won't be getting paid.  But if you call him, let him know how you found out about his excellent service.

As we go through life, we inevitably will run into situations where we have to deal with difficult people.  If we have an option, we can choose to not deal with these people.  These folks are a challenge.  They can be:
Arrogant,
Hard Headed,
Strong Willed,
Ignorant,
Highly Intelligent,
Unintelligent, etc.
Certainly if we can avoid these annoying folks, our lives will be better.  However, what do you do when you don’t have that option?  What do you do when these people are a part of your team?
When that happens, the challenge becomes yours.  As a team, you are only as strong as your weakest link.  If you have a team member who keeps dragging the anchor chain, your team will never be successful unless you deal with the weakest link.  If you hold onto the thought that they are the problem and once they are removed everything will be better……
YOU ARE SORELY MISTAKEN!
Great leaders know that we all need help.  We all have strong points and weak points.  Great leaders know how to get excellence out each team member.  Remember, the member that is weak in one area, could be your strongest asset in another area.
The key is to match the task with the talent.
So many times I myself have said “It is what it is”.  We have to take on a new attitude if we want things to improve.  We must say to ourselves “Things Can and Will Get Better…..but it takes lots of hard work for that to happen”.
So the next time you run into someone who is a real PITA to work with, think to yourself – how can I help this person reach excellence.  It won’t be easy.  I for one think you are up to the challenge.  If you never run into difficult people…..look in the mirror. It might be you  J .

Time To Vote For Your Candidate

Election day is upon us. Time to make the decision first to vote and second who to vote for.  I included a little of the voting history laws below because many people don't know what their ancestors had to go through just to get the right to vote.  I am african american  and most people have heard about the struggle that my people have gone through for the right to vote. But what about women, asians, mexicans, non-land owners, illeterates......the list goes on.
Yesterday, I heard a statistic that there are 6 million eligible african american voters that are &lt;img src="https://activerain.com/image_store/uploads/8/4/2/6/5/ar135212563156248.jpg" style="float: right;margin:5px;border: black 2px solid;"&gt;unregistered.  I think this is a shame when there is over 200 years of history.  200+ years of a fight and 6 million of my people are eligible and unregistered.  I shake my head.
Now it doesn't matter who you vote for, just get out and vote for your guy.  Some people think President Obama is the worst president we ever had.  Others think he is the best.  Some people think that Governor Romney has the best plan for America and it the man for the job.  It doesn't matter who your guy is......
GET OUT AND VOTE

Last year a friend called me with some devastating news.   She was a relatively healthy 48 year old African American woman.  Over time she started feeling more tired than usual.  She ignored it for awhile, but when she began to lack the energy to get out of bed in the morning, she went to the doctor.  Many tests were performed and a diagnosis could not be made. Then she started experiencing bone and joint pain to go along with the weakness.  More tests were performed before there was a diagnosis
Stage 4 Breast Cancer
Imagine the shock and the horror when she told me that the cancer was an aggressive form of cancer which had spread to her back and hip.
What followed was
Surgery
Chemotherapy
Radiation
Those of us who don’t have cancer don’t know the struggles that cancer patients face.  Besides the pain and nausea there is the mental anguish.  First is the thought that you are going to die.  Imagine what that feels like.  One day you are well and the next day you are facing mortality…..your own.  Then there is the mental trauma that goes along with the treatment.  Imagine having never had surgery and now you are going under the knife to &lt;img src="https://activerain.com/image_store/uploads/1/9/7/8/6/ar135171242468791.jpg" style="float: left;margin:5px;border: black 2px solid;"&gt;remove a cancerous tumor.  Then the chemo….let no one fool you, but the drugs used to kill the cancer cells are poisonous.  Next is radiation.  The radiation &lt;img src="https://activerain.com/image_store/uploads/3/5/2/7/5/ar135171251257253.jpg" style="float: right;margin:5px;border: black 2px solid;"&gt;machine and the room is a scary place for some.  Imagine having survived surgery and chemo only to think that the radiation is going to kill.  Think of how it feels to be afraid of this machine and then it malfunctions.  Can you imagine having a panic attack so severe, that you would rather die than go on one more day with treatment?
Well my friend survived.
Today, all of those things are in her past.  Breast cancer awareness month has come and gone.  She is feeling better.  Color has returned to her face.  She no longer has dark circles under her eyes or around her lips.  Her hair which never completely fell out is growing back strong even though it now sports some grey patches.  She has gained some weight and generally looks pretty healthy.
However….
The need for support continues.  Fluid intake must be monitored.  Dietary habits have changed.  There is a daily &lt;img src="https://activerain.com/image_store/uploads/6/8/6/9/1/ar135171273919686.png" style="float: right;margin:5px;border: black 2px solid;"&gt;regimen of medication.  There are trips to the dentist, doctors and hospital that must continue.   There are tests and body scans and x-rays and injections and monitoring that happens sometimes weekly, sometimes monthly.   There are still days when she is not sure that the nightmare of cancer is over for good.  And once again she faces her own mortality.
Now that breast cancer awareness month is over, I urge all of you to continue getting your checkups (both men &amp;amp; women).
Support cancer research
Eat healthy
Exercise
And above all enjoy life.  Life is a precious gift that we sometimes take for granted.
If you know someone who has cancer or is a cancer survivor, take some time to listen and imagine how you would feel if you were in their shoes.

If you are looking for a quick and easy solution, stop reading now.  What I am going to tell you is not easy to implement, but it is effective.
As we go throught life, we all come across some annoying people.  If you are a Realtor and you have never encountered an annoying person.....it may be because the annoying person is you.  But I digress.  So how do you deal with these annoying people?  The easiest way is not to deal with them at all.  Walk away from the situation, get some air, do something that you enjoy. I am typically not the best Realtor for every person that walks into my office.  And that is ok.  In order for us to work together, you must trust me, like me and want to work with me.  If all of that is true, you won't annoy me.  But I digress once again.
IT IS NOT ALWAYS POSSIBLE TO AVOID ANNOYING PEOPLE
Especially if you are in a business where you constantly deal with the public.  So Leander, what do I do?
Put yourself in the shoes of the annoying person.  Most people who are annoying have no clue that they are annoying.  Life deals all of us harsh blows at times.  An annoying person may be dealing with a situation which causes them to act the way they do.  That is not your fault.
Focus on the needs of the annoying person.  Say something like "it looks like you are having a bad day, is there something that I could do to make things better".  It does not matter what business you have with them.  The fact that you took the time to notice they may have an issue will go a long way.
Excuse yourself from the situation.  Say something like this..."if now is not a good time, maybe we can meet at another time or place that would be better for you.  Again, you are focusing on the needs of the annoying person.
The key is to take the focus off of yourself
This is not easy to do.  Annoying people aggravate, upset and irk you.  This happens because you are focusing on how they make you feel.  Once you take the focus off of you, I believe the results will change drastically.  Try it and tell me what you think.

Now What??
I know - I will interview brokers :)
Seriously though, most people who know me know that I dont always follow the well beaten path.  The real estate game is in a unique state right now.  The market is showing very little sign of recovery in the near future.  Yet, brokers must keep their offices filled with agents in order to keep the lights on.
The funny thing is that a majority of people with real estate licenses don't make any money.    They pay fees year after year and make
ZERO, ZIP, NADA, ZILCH, NOTHING, A BIG FAT GOOSE EGG!
Well the truth is that some brokers are much better than others.  Especially when it comes to training the sales staff (oh you didnt think Realtors were in sales?).
Some brokers are much better than others when it comes to implementing new technology.  If I walk into your office and you ask me "whats an internet", I will politely show myself to the door.
Some brokers are better than others when it comes to understanding that we all have other priorities other than work.
Some brokers are better than others when it comes to providing administrative support.
Some brokers are better than others when it comes to agents that are licensed in multiple states.
Some brokers are better than others when it come to helping agents develop sales leads.
Some brokers are better than others when it comes to having a welcoming personality.
So Leander, you say all of this to say what?
I WANT IT ALL!
You want its all?  Yes you are damn I right I do and so should you (but that's a story for another day).
SO - if any of my ActiveRain friends are licensed in Maryland and think that your office may have what I am looking for, let me know.  You have never let me down before :)

A few of you know that one of my other business ventures has caused me to move my practice from NJ to MD.  It has been a busy year.  Selling a house in NJ in a down market, building a house in MD and last but not least......MOVING.
