When To Buy A French Property

France still remains a popular place to buy a second home or retirement home. During the summer months of July and August is NOT the best time to hunt for a property! July and August are the months that the French holiday - there is a mass exodus to the South of France.

So the roads are busy, the temperatures can be very hot, and more imprortantly the Estate Agents (Immobilier) go on holiday too! Flights and holiday accommodation are expensive. Some estate agents close completely whilst others operate on skeleton staff. To make matters worse, many vendors are on holiday and access to the property can be prohibited. So your choice of viewing can be limited.

When is the best time to buy? We would recommend September and October. The weather will still be good in most parts of France. Accommodation is readily accessible and much cheaper too! The budget airlines such as Ryanair, Easyjet, Flybe and even BA are offering hugely discounted fares to most destinations in France. The budget airlines now fly to all corners of France so getting there should be no problem!

The estate agents are back from their vacation and very enthusiastic to do business. They will be very happy to show you properties and the selection should be better! Vendors will be beginning to think that the Summer season is over and will be anxious to sell. So there should be room for negotiation - do not be afraid to haggle. The French will bargain aggressively so do not be nervous about making an offer. Do remember in France that when you sign the Compromis de Vente you are committed to the purchase.

In the South, the holiday-makers will be back home from their holidays and the location may look tranquil and peaceful. However, in the Summer these coastal playgrounds can be alive, vibrant and very busy. Do not be misled if you intend to use your holiday home in the Peak Summer Season. It may be wise to opt for properties within driving distance of the coast - they will be more peaceful, and much cheaper. If you want to sample rural France, then do not buy on the coast!

Although weekend viewing trips are popular, many estate agents will be not be open on Sunday so your viewing opportunities will be restricted. In addition, many estate agents who advertise on the internet, will be busy with advance bookings. We advise booking viewings well in advance of your trip. If you can travel mid-week, then the estate agent will probably have more time to show you around. A common problem in France, for international property buyers, is booking up to see too many properties in one day. France is a large country, and prospective buyers are unrealistic about travel times. Although the main roads are excellent, the minor roads can be busy and the opportunities to get lost increase. We recommend viewing about 4 properties a day - you will have extra time to evaluate the location - and also enjoy the experience! If you have a video camera take it with you - at least you will have a valuable resource to review the properties you have seen.

So why not combine your house hunting in France with a holiday or better still, to get a true feel for your desired region, a long term rental property in France!

Server Upgrades - Enquiry Problems

Due to some unseen complications with a recent server upgrade all of the contact/enquiry forms and listing submissions forms have not been working correctly.

I can confirm that enquiries should have been submitted to the intended property owners as normal. The problem has been that upon successful submission of an enquiry the user should be redirected to a Thank you page. It is this redirection that has been out of service.

However, if you have submitted an enquiry during the last few days and heard nothing back please re-try contacting the property owner.

After spending several hours battling with the hosting company the issue has now been fixed.

My apologies to anyone for any confusion at seeing a blank, white page after sending an enquiry.

Scam Alert!!! Please be aware of a recent scam artist that has tried to make enquiries.

If you receive an enquiry from Dr. Steve Johnson possibly with a yahoo email address stevee_johnson@ (note the double e) please ignore it. Follow up emails demand the usual as is typical of these scams ie paying the full rental up front by wire transfer etc etc

The email is written to the standard of someone who didn't spend much time at pre-school, let alone medical school.

There is a story of a Chinese girl who moves to the United States and goes to kindergarten for the first time in her new country. Secondly, after a very nice and for once, extended festive break I was delighted to open my email this morning and find the following email from a very happy client.

The client only listed their property in the Pays de la Loire towards the end of last year and he has been overwhelmed with enquiries to the point of asking me to temporarily withdraw his listing!!!

I am literally getting 2 or 3 emails a day about our place in France so I think we may need to withdraw the advert and perhaps put it back up in the New Year when we start to think about options for tenants after June (when the agreed tenancy ends). Touring The Wineries Of France

Where to start with the wineries of France? After all, this is the country where the soil, climate, terrain and vine have all magically combined to produce a multitude of terroirs, and where the variety of wines is only surpassed by their excellence - wine truly is the lifeblood of France.

There are seven classic wine growing regions in France, although many interesting and sadly neglected appellations may be found outside of them. They are, in no particular order, Champagne, Alsace, the Loire Valley, Burgundy, Bordeaux, Provence and the Rhone valley. Each brings something different to the table, so lets run through some of them.

The wide dry chalk plains of the Champagne region, east of Paris, are home to that most famous of sparkling white wines. Here you will find wineries dedicated to the luxurious lightness of Moët et Chandon, Ruinart, Krug, Pommery, and Dom Pérignon.

The capital of the area, Rheims, is home to most of the champagne houses and several are free to visit, and taste, including Maxims, Taittinger and Piper-Heidsieck.

In Burgundy, in the eastern valleys of France, you'll find the many small vineyards that grow the famous Burgundy red of Pinot Noir and the even more famous Burgundy white of Chardonnay. There are many excellent wine tasting cellars in the historic town of Beaune, which also houses the Burgundy Wine Museum.

Running down into the warmer climate of the Rhone Valley, you will discover appellations where the red varieties of Grenache, Syrah and Viognier grapes dominate; less grand and more affordable than some other regions, but still eminently drinkable. Wineries are relatively few and far between in the Upper Rhone Valley, but the welcome received more than compensates for your exertions; in the town of Mauves, on the sweeping left bank of the Rhone, you'll be able to taste the superb St. Joseph appellation from Pierre Coursodon's winery.

Then there is the winery constellation that spills across the broad region of Bordeaux, where most appellations are classic reds derived from the Cabernet Sauvignon, Cabernet Franc and Merlot grapes. This area produces some of the finest and most delicately nuanced wines in France, such as Mouton Rothschild, Château-Margaux, and Haut-Brion, and it is supremely well furnished with classic wineries.

In Medoc, two fantastic estates are Chateau Palmer and Chateau Margaux; in St-Émilion, try the Chateau Belair. But whereever you travel in Bordeaux, you will be spoilt for choice, with every town and village winery hanging out invites to dégustation.

For those who love the nectar of the vine, the idea of being able to tour the wineries of France is less a holiday, more a pilgrimage, in which the essence of France is swilled around a glass and experienced with ardour; a votre santé!
