      <title>Tucson January 2017 Residential Market Statistics</title>
      <description>Highlights from the January Residential Sales Statistics from the Tucson Association of Realtors:Total Sales Volume of $237,338,796 is a decrease of 14.78% from December’s number of $278,489,391 but an increase of 13.60% over January 2016. The Average Sales Price of $217,144 decreased 4.17% from last month. Average List Price of $222,156 is a decrease of 4.75% from last month’s number of $233,223. Total Under Contract increased this month by 19.46%. Total Unit Sales of 1,093 is down from 1,229 in December resulting in an 11.07% decrease but is up from January 2016 by 13.26%. The Median Sales Price jumped 2.79% going from $179,000 in December to $184,000. This is also an increase of 8.30% over January 2016. New Listings of 2,282 rose from 1,261 in December, an increase of 80.97%. Total Active Listings of 3,777 increased from 3,752 last month but have decreased 25.87% from January last year. Average Days on Market for January is 50, up 1 day from December’s 49. Conventional loan sales of 47.0% exceeded Cash Sales of 24.9%.Below is the average sales price in January compared to years before - the numbers remain stable from this time to a year ago - and making steady increases since 2011.&lt;img src="https://activerain.com/image_store/uploads/agents/talkstory/files/jan.jpg"&gt;&lt;img src="http://signatures.mylivesignature.com/54486/399/9C3D0686405993245660B3A9B3F613F6.png"&gt;

      <title>The Fallout Of Being Overly Attached To Your Home.</title>
      <description>A friend of mine listed her Mom's house nearly a year ago - only one low offer, not accepted, two big price drops and relatively few showings since.&lt;img src="https://activerain.com/image_store/uploads/agents/talkstory/files/3808.jpeg"&gt;It is listed with another agent - another of her good friend's.  I received a message from her the other day - can you help? Should we paint? Upgrade? Anything to sell it?  My response? Stop waiting for the right buyer and just price the home right.Why hasn't that been done? Because:1) The son, my friend's brother, tells mom that the right buyer will come along2) Son says Mom's house is worth more than what it's listed for - just wait it out.3) Son says the agent is just not doing their job - it needs marketing, open houses, etc.Why is this type of thinking a mistake?1) Nobody is going to love your home or be attached to it like you are.  2) The "right" family still won't overpay for a home.3) As for the agent - I wouldn't spend money to market an overpriced home either - the job of the agent should have been to facilitate pricing the home correctly from the beginning.Mom makes all the decisions about the house - it is her right to be overly attached and keep it overpriced.  Because the agent is a friend of the family - perhaps her emotions are getting in the way of having a price talk with Mom.Back to my friend's question - what can be done - anything to sell the house?  Nothing - until Mom changes her mind about the price.  And what is the fallout from this?  Depends on how you look at it - Mom clearly thinks there is no fall out (even though she complains that the house hasn't sold and someone should do something about it!)But there are fallouts to think about if you are overly attached and overpriced to a house that is not selling:1) Consider what it is costing you to continue owning a home that sits vacant on the market - at some point it will turn "negative" and will cost more than a price drop would.2) The longer it sits on the market - the less appealing it becomes and the fewer if any showings it will get.3) If you are lucky - lowball offers will come - especially after nearly a year on the market - so be emotionally prepared for that to happen.4) Vacant homes, with out of state sellers and no caretaker or relatives to check on the house?       <description>I have been missing in action on Active Rain for a while - but one thing is for sure - when I have real estate referral needs - this is the first place I start!  As I did about a month ago - a longtime friend intended to relocate to the greater Phoenix area and needed a Realtor.  &lt;img src="https://activerain.com/image_store/uploads/agents/talkstory/files/Rich.jpg"&gt;While there are many fantastic agents on the Rain in our sister city - the first person I thought of was Richard Bazinet because of the past year or longer on the rain - we developed an email relationship just checking in from time to time with each other.  In getting to know Richard, I knew that he would be perfect for my friends.Richard was quick to respond to my friend's call and I believe within two days my friend met Richard in Phoenix, he showed them several subdivisions and - had an offer written and ready to go before they left town!  They closed on the home at the end of December and could not have said more wonderful things about Richard.This post really is just about how friendships develop in the Rain - personally and professionally.  I look forward to getting up to Phoenix to actually meet Richard in person - and thank him for taking such good care of my friends!   &lt;img src="http://signatures.mylivesignature.com/54486/399/9C3D0686405993245660B3A9B3F613F6.png"&gt;

      <description>If you wakeup early enough in the Tucson summer's - especially after a long night of summer monsoon rains - often you can catch the prettiest pictures of the desert after they have had a long drink of water.I tend to be out by 5am getting exercise in before the heat hits - and it hits hard by 8am!       <description>&lt;img src="https://activerain.com/image_store/uploads/agents/talkstory/files/2013ETTRouteMap-page-0%20(2).jpg"&gt;In conjunction with the City of Marana - the El Tour de Tucson - the largest cycling event in the country - is adding another distance to it's event this year!  Currently, the Tour offers a 106, 76, 54 and 37 mile course - and this year will offer a 28 mile course.  The tour also offers an 11, 5 and 1/4 mile course in their Fun Ride (not timed) scheulde of events. According to officials - between 500 and 1,000 riders are expected to participate in the new 28 mile route which will start at the northwest corner of Heritage Park Drive and Gladden Farms Road, roughly 3 1/2 miles west of Interstate 10 on the Tangerine Road exit.The overall tour offers a scenic peremiter ride around Tucson with lots of rest stops, entertainment and fun - all with the benefit of exercise - and to include the City of Marana in this years event will certainly add to it!The Tour is my favoriate ride and I look forward to seeing more cyclists in the event this year!&lt;img src="http://signatures.mylivesignature.com/54486/399/9C3D0686405993245660B3A9B3F613F6.png"&gt;

      <description>According to a recent article in the Arizona Daily Star, "low interest rates and higher home values have more Tucson-ans taking out loans against their houses — a move mortgage lenders and financial planners warn can be risky."&lt;img src="https://activerain.com/image_store/uploads/agents/talkstory/files/statsjune2016-page-001.jpg"&gt;I just posted a market update a few days ago that shows significant increases in "sold prices" - in terms of percent about a 9.5 percent increase - or roughly $20,000 that could be "cashed out" on a refinance.Of course, people can do what they want with their money and, according to the article, at least one local lender cautions borrowers from cashing out their home equity to purchase cars, do cosmetic surgery, or go on luxury vacations, etc., and quickly reminds potential borrowers about the crash in 2008.Personally speaking, cashing out on home equity can be the quickest way to get poor - because if one needs to borrow against their home - they likely do not have the money or the means to get funds another way.For the lenders out there - are you seeing an increase in home refinance requests like Tucson is? &lt;img src="http://signatures.mylivesignature.com/54486/399/9C3D0686405993245660B3A9B3F613F6.png"&gt;

We are seeing increases in sales and significant increases in sales prices - with median sales prices up nearly $20,000 over last month. Below are some highlights from the June Residential Sales Statistics:&lt;img src="https://activerain.com/image_store/uploads/agents/talkstory/files/statsjune2016-page-001.jpg"&gt;Total Sales Volume increased to $384,524,826 this month, a significant increase of 17.36 % from May’s number of $327,650,182, and an 18.36% increase since June 2015.       <title>July 4th In The Town Of Sahuarita Arizona!</title>
      <description>&lt;img src="https://activerain.com/image_store/uploads/agents/talkstory/files/20160704_204025.jpg"&gt;Every once in a while it is nice to venture out and check out other towns around Pima, County.  This year, my daughter and I decided to go to Sahuarita Arizona for their annual July 4th Fireworks and Celebrations.  I was a little apprehensive at first because, it is a small town but the population that includes it and surrounding areas like Green Valley and Vail - would bring in huge crowds for the fireworks.  But I was pleasantly surprised and impressed with the town - and the evening that included entertainment, food trucks and a huge venue offering viewing sites right from the parking lot in your truck bed if you prefer - which I did! - to several lawn and grassy areas - to the park's play area.  All in all - it was worth the hour drive and plan to visit the town again - here are some current states about Sahuarita Arizona:&lt;img src="https://activerain.com/image_store/uploads/agents/talkstory/files/20160704_212233.jpg"&gt; Medium home price:  $158,000 Average rent price:  $1100/month Population:  About 25,000 Facts about the schools - ranked an "A" overall:The average school test scores in Sahuarita are 6% higher than the national average.
