I have a great job...have some money towards down payment, I have improved my credit scores but can&#39;t seem to get financing. What options do I have? There must be some way for someone like me to buy a home! &lt;br /&gt;

You have a few options-&amp;nbsp; If you had a short sale without any late payments- (Very Rare), then you can get and FHA mortgage within 1 year of the short sale-&amp;nbsp; You&amp;nbsp; are good to go now-&amp;nbsp; If you have had late payments, you will need to wait 3 years with FHA.&amp;nbsp; You can wait only 2 years but you would then get a conforming mortgage and would need to put 20% down.&amp;nbsp;&amp;nbsp; &lt;br /&gt;

According to the newest FHA letter, the current seller concession is still 6%.&amp;nbsp; There was talk of lowering the concession to 3% but that has not happened as of yet.&lt;br /&gt;

The house is on a street facing a large bay.&amp;nbsp; Main house is&amp;nbsp;3/1.5, 1400 sq. feet, detached guesthouse/accessory dwelling unit/second unit, 2/1, 670 sq. feet, separate utilities.&amp;nbsp; I know that the appraisal will determine how this second building is classified and then, what different financing options we have.&amp;nbsp; But we don&#39;t want to pay for an appraisal for a mortgage type we wouldn&#39;t qualify for (based on the subject property) only to have to turn around pay for another appraisal for a different type of mortgage.&amp;nbsp; Also, the property will require some repairs.&amp;nbsp; We are first time home buyers, no barriers to financing, with enough for 3.5% down ourselves, possibly 5% with relative gifts.&amp;nbsp; Here are the options we are considering, and I&#39;d love feedback and other suggestions as well:&amp;nbsp; &lt;br /&gt;
&lt;br /&gt;
1)&amp;nbsp; Rural development loan.&amp;nbsp; &lt;br /&gt;
2) FHA loan.&amp;nbsp; &lt;br /&gt;
3) Local bank&#39;s &quot;first time homebuyer program.&quot;&amp;nbsp; If the property appraises as having an accessory dwelling unit, this would be a possibility.&amp;nbsp; It requires 5% down, but can include gifts, lower financing charges, no PMI, and also no mortgage payment for the first three months.&amp;nbsp; Definitely the best option for bottom line.&lt;br /&gt;
4) FHA 203k.&amp;nbsp; &lt;br /&gt;

You additionally indicate repairs.&amp;nbsp; I think your only option is the 203K loan-&amp;nbsp; Either&amp;nbsp;streamline with limited repairs, or 203K Consultant with larger repairs.&amp;nbsp; I say this because&amp;nbsp;I doubt highly a local bank with finance this loan with the terms you indicated.&amp;nbsp;&amp;nbsp;It just does not make any sense as they would not be able to sell&amp;nbsp;this loan to Fannie and would have to hold it on their books.&amp;nbsp; &lt;br /&gt;

The answer is not that simple-&amp;nbsp; First and foremost, you must have quite of bit of equity to get a HELOC especially since you indicate, you have a current mortgage.&amp;nbsp; Additionally, if you were to get a HELOC now, you may have difficulty refinancing later on due to the fact the new HELOC you attained will need to be subordinated- ((meaning- take 2nd position again.))&lt;br /&gt;
I would suggest you refinance first and get a new first mortgage.&amp;nbsp; You can then apply for your HELOC with no worries or time delays as you will not have to deal with subordinations&lt;br /&gt;
In any case-&amp;nbsp; In order to get a HELOC you will need to have at least 50% equity to get a 20% equity HELOC.&lt;br /&gt;

We have about a 15% saved for a downpayment. Potentially even 20% if we get a less expensive house or take a loan out on a 401K.&amp;nbsp; That said, we also have a chunk of creditcard debt.&amp;nbsp; Does it make more sense to pay down the debt, and put less money down on the house or vice versa.&amp;nbsp;&amp;nbsp; Even with the debt, our debt to income ratio is pretty good, but would obviously be better without it.&amp;nbsp;&amp;nbsp;With a rate of 14% APR on the cards it sounds like a better deal, however I dont know what that might do to our PMI rate if we put less money down.&amp;nbsp;With the mortgage, I it will take at about 3 years to pay off the debt.&lt;br /&gt;
