REALTORS® Support Obama's Efforts to Assist Housing Market and Help Homeowners Refinance &lt;/h1&gt;

The National Association of Realtors®  commends President Obama for pledging to assist homeowners and the  struggling housing market, because restoring the health of the housing  market is critical for the nation’s economic recovery.&lt;br /&gt;
“As the nation’s leading advocate for homeownership and housing  issues, NAR knows that stabilizing the housing market is key to the  health of our economy and communities across the country,” said NAR  President &lt;a href="http://www.blogger.com/goog_1812137134"&gt;Moe Veissi&lt;/a&gt;,  broker-owner of Veissi &amp;amp; Associates Inc., in Miami. “We are pleased  that the President released a plan to help America’s struggling housing  market and homeowners. Improving access to simple, low-cost refinancing  and streamlining the process will help hardworking families who have  stayed current on their mortgage payments and will go a long way to  helping keep more families in their homes.”&lt;br /&gt;
President Obama’s plan would help eligible, underwater homeowners who  are current on their mortgage payments to refinance or modify their  loan into safer, more affordable mortgages and take advantage of  historically low interest rates, helping homeowners save hundreds of  dollars each month and reduce default rates.&lt;br /&gt;
“Realtors® are eager to work with Congress and the administration to  put the plan into action and help significantly reduce monthly mortgage  payments by reducing the barriers to low-cost, streamlined refinancings  for millions of homeowners as an alternative to defaulting on their  mortgage loans, and begin stabilizing the housing market by reducing  additional foreclosures,” said Veissi. “We hope that the president and  Congress will work together to pass the necessary legislation. Now is  the time to work together and look for new ways to help struggling  homeowners and the housing market.”&lt;br /&gt;
The president’s plan also announced a Federal Housing Finance  Administration pilot program to transition Real Estate Owned (REO)  properties into rental housing. NAR urges the FHFA to proceed cautiously  with the REO-to-rental program since housing markets are complex and  varied. NAR believes an overly aggressive REO-to-rental program that is  not privately administered by local entities and does not involve  substantial participation of local market experts, especially licensed  real estate professionals, could be disruptive and counterproductive to  communities already suffering from high foreclosure inventories and  lower housing values.&lt;br /&gt;&lt;br /&gt;The National Association of Realtors® “The Voice for Real Estate,” is  America’s largest trade association, representing 1 million members  involved in all aspects of the residential and commercial real estate  industries.&lt;div class="blogger-post-footer"&gt;&lt;img width='1' height='1' src='https://blogger.googleusercontent.com/tracker/3749031663546157638-7102021012124057443?l=domusrealtors.blogspot.com' alt='' /&gt;&lt;/div&gt;

Attic bedroom &lt;/strong&gt;(converting unfinished attic space into a bedroom with bathroom and shower)&lt;/p&gt; &lt;p&gt;Estimated cost: $50,148&lt;/p&gt; &lt;p&gt;Cost recouped at resale: 72.5%&lt;/p&gt; &lt;p&gt;&lt;strong&gt;3. Many
 women try to lead healthier lives during their pregnancies. To promote 
the health of their baby, they may clean up their diets, take vitamins 
and eliminate alcohol and caffeine. &lt;br /&gt;
&lt;br /&gt;
Unfortunately, all those efforts may be for naught if they are still 
being exposed to unseen chemicals in their daily lives. Dr. Doris Rapp, 
an experienced physician and expert on all the hidden household and 
environmental hazards, dishes on the details about the many insidious 
and dangerous threats to their unborn babies. These exposures can cause 
serious harm and damaging birth defects to babies in the womb, and they 
are right under our noses.&lt;br /&gt;
&lt;br /&gt;
“One of the most dangerous groups of chemicals to pregnant women is 
known as PCBs,” says Rapp, author of 32 Tips That Could Save Your Life.&lt;br /&gt;
&lt;br /&gt;
“PCB stands for polychlorinated biphenyls, and they are commonly used in
 industrial pesticides. While they may not be in your house, they may 
exist in your office, your water or your food, especially if you live 
near the Great Lakes or consume seafood caught there. These chemicals 
pass through the placenta into the unborn, and some exposures have been 
known to cause devastating birth defects.  These chemicals have also 
been found in the breast milk of women.”&lt;br /&gt;
&lt;br /&gt;
According to Rapp, some of the dangers of these pesticides include, but are not limited to:&lt;br /&gt;
• Lower birth weight&lt;br /&gt;
• Smaller head size and developmental delays&lt;br /&gt;
• Movement, mental, and behavioral problems&lt;br /&gt;
• Increased or decreased activity levels&lt;br /&gt;
• Slowed thought processing and “less bright” appearance&lt;br /&gt;
• Lower reaction times&lt;br /&gt;
• Compromised nervous systems&lt;br /&gt;
“Moreover, a group of pesticides known as organophosphates also poses a high risk for pregnant women,” Rapp adds.&lt;br /&gt;
“These include Bisphenol-A and phthalates,” she says. “They are derived 
from World War II nerve agents and are highly toxic. Even at low levels,
 organophosphates can be toxic to the developing brain, and studies show
 that they can affect brain and reproductive development in unborn 
animals. While most pesticides categorized as organophosphates have been
 banned for household use, they are still permitted for commercial use, 
including in fumigation for mosquitoes.  Malathion, a common toxic 
organophosphate, is still allowed for use as an industrial and household
 insecticide.  In the US, approximately 15 million pounds of Malathion 
are used each year by the government, as well as by businesses and 
homeowners.”&lt;br /&gt;
Her advice for women is to do all they can to avoid contact with these chemicals, starting before conception.&lt;br /&gt;
&lt;br /&gt;
“Stay as far away as possible from pesticide-treated areas,” Rapp says. 
“Do not eat pesticide-laden food or any fish from the Great Lakes. Try 
to eat only organic foods. Further, if your job requires you to be in 
contact with any chemicals or pesticides, insist that other tasks be 
given to you for the duration of your pregnancy. Half the battle is 
knowing these dangers exist, but the other half is being informed and 
conscientious enough to be able to avoid contact with these dangerous 
and toxic agents.”&lt;br /&gt;

The recent cold weather has caused people to turn up their furnaces and, for
some, be exposed to potential carbon monoxide poisoning. Southern California
Gas Co. is urging customers to ensure home heating equipment is operating
safely by having their appliances checked by a licensed, qualified
professional.&lt;br /&gt;
&lt;br /&gt;
"While carbon monoxide poisoning incidents are rare, we usually see a rise
in the number of occurrences when the weather gets really cold," says Bret
Lane, vice president of field services for SoCalGas. "Often, the cause of
carbon monoxide in a home is due to a faulty furnace, so we're urging customers
to be safe and have their furnaces inspected if they have not yet done
so."&lt;br /&gt;
&lt;br /&gt;
The utility also warns against using ovens, ranges or outdoor barbecues for home
heating. These appliances are not designed for such use and pose a severe and
potentially fatal risk of carbon monoxide poisoning if used for space
heating.&lt;br /&gt;
&lt;br /&gt;
Carbon monoxide is a colorless, odorless, tasteless gas that is formed when
carbon-based fuels, such as kerosene, gasoline, propane, natural gas, oil,
charcoal or wood, are burned with inadequate amounts of oxygen, creating a
condition known as incomplete combustion. When incomplete combustion occurs,
carbon monoxide is produced, and this can potentially lead to carbon monoxide
poisoning to a family.&lt;br /&gt;
&lt;br /&gt;
The early stages of carbon monoxide poisoning produce unexplained flu-like
symptoms, such as headaches, dizziness, nausea, vomiting, shortness of breath
and mental confusion. Since carbon monoxide displaces the oxygen in the blood,
prolonged exposure to carbon monoxide can lead to death.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;Signs that may indicate the presence of carbon monoxide: &lt;br /&gt;
&lt;/b&gt;• A yellow, large and unsteady gas appliance burner flame. &lt;br /&gt;
• An unusual pungent odor when the appliance is operating. This may indicate
the creation of aldehydes, a by-product of incomplete combustion. &lt;br /&gt;
• Unexplained nausea, drowsiness and flu-like symptoms.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;What to do if someone suspects carbon monoxide is present in their home: &lt;br /&gt;
&lt;/b&gt;• If safe to do so, immediately turn off the suspected gas appliance. &lt;br /&gt;
• Evacuate the premises and call 911. &lt;br /&gt;
• Seek medical attention if anyone in the home experiences possible carbon
monoxide poisoning symptoms. &lt;br /&gt;
• Contact a licensed, qualified professional immediately to have the appliance
inspected. &lt;br /&gt;
• Don't use the suspected gas appliance until it has been inspected, serviced

You do the Math!</title><content type="html">&lt;div&gt;Owning a home has never been more affordable than in today's market, according to NAR's Housing Affordablility Index.&lt;/div&gt;&lt;div&gt;The Affordability index compares median income, median home price, and mortgage rates. An index value of 100 means a famiy with the median income has exactly enough income to qualify for a mortgage on a median-priced home, assuming 20 percent downpayment.The Index rating has fluctuated within 180 to 200 range since the begining of this year. An HAI of 180 means that a family earnng the median income has 180 percent of the income needed to qualify for a mortgage on a median priced home. For deeper perspective, consider a family with an annual income of $60,000 renting at $1000 per month. By comparison, a 30 year mortgage payment on a $170,000 home at the current rate of 4.5 percent, assuming a 20% downpayment, would be $700 per month. It is no wonder with the economy as it is, many people are losing their homes. Rather than going into foreclosure, many have opted for the short sale approach.&lt;br /&gt; What is a short sale? It is when someone can only sell their house for less than what they owe on the property. What causes a person to fall short? Often times a family suffers from some sort of hardship; loss of job, illness, death, divorce, and many other unforeseen events.&lt;br /&gt; People do not want to fall short but with the economy; and real estate market having turned, it often happens to people who have never before missed a mortgage payment. My heart goes out to them; after all it could be anyone of us, who has a sudden turn of events that could cause to walk in their shoes. &lt;br /&gt; What do you do if you find yourself unable to afford your home? The first thing I always recommend is that you request a loan modification, or refinance from your bank. Some banks would rather lose a little in the interest payments, and still keep a customer in their home. Contrary to what many people might think, banks do NOT want to foreclose and become the owner of homes. They become vacant, damaged, and still have a cost associated with holding them.&lt;br /&gt; If your bank will not give you a re-modification then the short sale route is a better option than foreclosure. It has less effect on your pride, credit, and finances. When you are foreclosed on, the bank can then sell the home. If they do not get a sufficient amount to cover the loan amount they can come after you with a deficiency judgment and make you responsible for the difference!&lt;br /&gt; When negotiating a short sale however, I negotiate that the deficiency be forgiven. You will walk away from the home; without making any money, but it will not cost you anything either.&lt;br /&gt; Negotiating a short sale is not something you want to do yourself. It is essential that a professional does it on your behalf.  Not only do we have experience, but we also have inside contacts, and a few tricks up our sleeves. You do not pay us for this service and be very concerned if some asks you to pay them for this service!&lt;br /&gt; After collecting some documentation from you, we put the home on the market, get it to contract, and then begin our work with the bank(s). At this point you just have to worry about finding a new place to move into. We can help you with that as well. After the bank approves the short sale the closing usually takes place rather quickly (within a month). It is best to have us pull your credit and find you a new place before the home is even under contract. We are paid by the bank, as is the attorney who handles the closing on your behalf. That is all part of our job to negotiate with the bank. The entire process takes an average of three months, although I have negotiated many within a month’s time. So after our first meeting, start packing!&lt;br /&gt; After the closing, we wire the funds to your bank and they release the loan on your home. Title transfers to the new owners and you can sleep tight for the first time in a long time!
