      <title>Before You Fly The Flag: Should the USA Flag Be Used for Advertising?</title>
      <description>Please don't misunderstand, I am absolutely thrilled when I see well cared for American Flags on homes in good weather during the day, or on appropriate flag poles with lights at night.  It's the small flags that businesses attach their cards to and stick in the ground near everyone's mailboxes that I am talking about...  And this is about the time of year when REALTORS® and other businesses purchase flags for advertising purposes.  I hope some of them will read this and change their plans.Call me old fashioned if you like, but I am repulsed by businesses that use the American Flag as a marketing tool.  I would love to tell them that the symbol of our nation was not created to increase their bottom line.  Check out the US Flag Code or visit the VFW Website and AMVETS Website for more info on the flag history and etiquette.  My biggests pet peeve is the use of the American Flag for advertising.
From the US Flag Code:(i) The flag should never be used for advertising purposes in any manner whatsoever. It should not be embroidered on such articles as cushions or handkerchiefs and the like, printed or otherwise impressed on paper napkins or boxes or anything that is designed for temporary use and discard. Advertising signs should not be fastened to a staff or halyard from which the flag is flown.
Last July 4th, small American flags were distributed in my neighborhood with business cards attached to them.  That night, most of them were still there, in the dark.  A two days later, I noticed flags lying in the street all tattered and dirty, some were in garbage cans, and others were laying in mud puddles.
A word to my fellow REALTORS® and other business people who think it is OK to use our American Flag for business purposes...  There are many Americans who consider such uses of the American Flag to be disrespectful.  How many of them could be potential customers?  Sometimes minor things can drive customers away.  Please think before you decide to distribute American Flags.
If you don't feel like reading the whole US Flag Code, here are a few more highlights:Flags should not be left outside at night or in inclement weather.
Flags should NEVER be thrown in the garbage.  Most VFW and AMVETS posts hold ceremonial flag buring services.  Give them your used flags and they will dispose of them properly and with dignity.
Tattered and worn flags should not be flown.
The flag should never touch anything beneath it, such as the ground, the floor, water, or merchandise.
The flag should never be fastened, displayed, used, or stored in such a manner as to permit it to be easily torn, soiled, or damaged in any way.
The flag should never have placed upon it, nor on any part of it, nor attached to it any mark, insignia, letter, word, figure, design, picture, or drawing of any nature.
flag represents a living country and is itself considered a living thing.
The flag, when it is in such condition that it is no longer a fitting emblem for display, should be destroyed in a dignified way, preferably by burning.  See item #2.
And yes, it bothers me that many car dealerships and most Perkins restaurants fly overly large and/or numerous flags.  One is sufficient to show your patriotism.  Also, the size of the flag needs to be proportional to the height of the flag pole.  According to the standard, Perkins should fly smaller flags or install taller poles.

Maybe it is because I used to be a Girl Scout or maybe it is because my Grandfather (who fought in both WWI and WWII) instilled these values in me as a child, or maybe it was because my Great-Grandfather passed down stories about the lack of freedom in the "old country", but I really don't understand why people who claim to be patriotic are so unaware of flag etiquette and civics in general, especially when there is such easy access to this information on the internet.
Citizenship has responsibilities as well as rights.  We should take pride and educate ourselves on the concepts of Flag Etiquette, Voting, Jury Duty, and the Principles of Democracy.
That's my 2 cents worth!

      <title>Before you Fly the Flag: Should American Flag Be Used for Advertising?</title>
      <description>[Update:  Please don't misunderstand, I am absolutely thrilled when I see well cared for American Flags on homes in good weather during the day, or on appropriate flag poles with lights at night.  It's the small flags that businesses attach their cards to and stick in the ground near everyone's mailboxes that I am talking about...  And this is about the time of year when REALTORS® and other businesses purchase flags for advertising purposes.  I hope some of them will read this and change their plans.]Call me old fashioned if you like, but I am repulsed by businesses that use the American Flag as a marketing tool.  I would love to tell them that the symbol of our nation was not created to increase their bottom line.  Check out the US Flag Code or visit the VFW Website and AMVETS Website for more info on the flag history and etiquette.  My biggests pet peeve is the use of the American Flag for advertising.
From the US Flag Code:
(i) The flag should never be used for advertising purposes in any manner whatsoever. It should not be embroidered on such articles as cushions or handkerchiefs and the like, printed or otherwise impressed on paper napkins or boxes or anything that is designed for temporary use and discard. Advertising signs should not be fastened to a staff or halyard from which the flag is flown.
Last July 4th, small American flags were distributed in my neighborhood with business cards attached to them.  That night, most of them were still there, in the dark.  A two days later, I noticed flags lying in the street all tattered and dirty, some were in garbage cans, and others were laying in mud puddles.
A word to my fellow REALTORS® and other business people who think it is OK to use our American Flag for business purposes...  There are many Americans who consider such uses of the American Flag to be disrespectful.  How many of them could be potential customers?  Sometimes minor things can drive customers away.  Please think before you decide to distribute American Flags.
If you don't feel like reading the whole US Flag Code, here are a few more highlights:
Flags should not be left outside at night or in inclement weather.
Flags should NEVER be thrown in the garbage.  Most VFW and AMVETS posts hold ceremonial flag buring services.  Give them your used flags and they will dispose of them properly and with dignity.
Tattered and worn flags should not be flown.
The flag should never touch anything beneath it, such as the ground, the floor, water, or merchandise.
The flag should never be fastened, displayed, used, or stored in such a manner as to permit it to be easily torn, soiled, or damaged in any way.
The flag should never have placed upon it, nor on any part of it, nor attached to it any mark, insignia, letter, word, figure, design, picture, or drawing of any nature.
flag represents a living country and is itself considered a living thing.
The flag, when it is in such condition that it is no longer a fitting emblem for display, should be destroyed in a dignified way, preferably by burning.  See item #2.
And yes, it bothers me that many car dealerships and most Perkins restaurants fly overly large and/or numerous flags.  One is sufficient to show your patriotism.  Also, the size of the flag needs to be proportional to the height of the flag pole.  According to the standard, Perkins should fly smaller flags or install taller poles.

Maybe it is because I used to be a Girl Scout or maybe it is because my Grandfather (who fought in both WWI and WWII) instilled these values in me as a child, or maybe it was because my Great-Grandfather passed down stories about the lack of freedom in the "old country", but I really don't understand why people who claim to be patriotic are so unaware of flag etiquette and civics in general, especially when there is such easy access to this information on the internet.
Citizenship has responsibilities as well as rights.  We should take pride and educate ourselves on the concepts of Flag Etiquette, Voting, Jury Duty, and the Principles of Democracy.
That's my 2 cents worth!

      <title>Your FSBO house isn't being blackballed...it's invisible to agents.</title>
      <description>For Sale By Owner (FSBO) properties are very often targeted by investors who are looking for a "steal of a deal".  Often, FSBOs have only a sign in the front yard and maybe a newspaper ad or flyer.  Without the skill and marketing experience of a REALTOR®, they get very little attention from owner/occupant buyers.  So when an investor comes knocking at their door, they are tempted to Sell at their rock bottom price.&lt;img src="https://activerain.com/image_store/uploads/1/7/8/7/7/ar133953181177871.png" style="float: right;margin:3px;"&gt;I recently had an interaction with a FSBO seller who just wanted to complain about Realtors not showing her home for sale. She handed me a flyer, and as I glanced at it, I noticed that her price was already somewhat high for that sub-division. What she said was that Realtors were blackballing her listing. I don’t often hear that term in regards to selling real estate. I asked her why she thought that and she said that no agents were showing her home that had been on the market for several weeks. Are you offering a co-op to agents? No. She read on the internet that she didn’t have to do that. The agent’s buyers can pay their commission. While that may be the case in some areas, it’s not the standard of practice here. I guess her expectation is that agents will work for free.Is your house in the MLS? No. When you’re an unrepresented seller and you don’t know how to do these things, you’re going to be at a disadvantage.Is your house being syndicated? No, and what’s that?Do you have a website? No, too complicated and expensive.Are you doing any advertising, even newspaper? No. Just the flyers I printed. Directional signs? No, but I have a sign in front of my house.Twenty questions was over for me. That’s when I told her that her house wasn’t being blackballed by Realtors...IT WAS INVISIBLE to Realtors. It seems that the only way anybody would know her house was for sale was a drive by. We all know just how effective that is.Real estate is a competitive undertaking these days. If you’re not prepared to do the job of selling your house completely, you should really consider hiring a professional Realtor.

      <title>Twin Cities Housing Market Transitioning in a Positive Direction</title>
      <description>Economist Ben Bernanke reports the Twin Cities housing market is rebounding.  Supply is dwindling as the demand is rising.  Houses are more affordable now than ever and mortgage interest rates are at all time lows.  From the 2012 National Association of Home Builders show in Orlando Florida.
The Twin Cities real estate market is experiencing a very similar transition phase in the housing market as recently reported by Ben Bernanke, Chairman of the Board of Governors for the Federal Reserve System. Ben spoke at the 2012 National Association of Home Builders International Builders' show in Orlando Florida.
He says that the economic recovery began more than two years ago, however most Americans would say that they didn't feel or experience the recovery. Particularly those Americans who's livelihood depends on the housing sector of living.
Twin Cities housing market has revealed parallel trends and conditions associated with the balance of supply and demand. For the past few years, the actual supply of single family homes greatly exceeded the effective demand of home buyers. The supply and demand ratios are reversing at a relatively blinding pace here in the Twin Cities. Numerous factors have impacted these transitions and they include: Record Housing Affordability Indexes, Record Low Interest Rates, increased amount of investors and investor activity (over 40% Cash Buyers), reduced number of pending foreclosures associated with the most recent re-finance programs for homes in a short equity position. The Federal Reserve and other bank regulators have utilized tools and programs to ensure that the banks have enough capital to cover mortgage losses while continuing to lend at such great rates.
The national recovery picture appears slower than the Twin Cities. The primary factor involves mortgage credit recovery. In the past, recovery periods tool more than four years. Today, that has changed/improved significantly. Also, the Twin Cities market is experiencing climbing rental rates and falling home sales prices. It has very quickly making much more sense to investors to turn single family homes into rental properties. Ben Bernanke goes on to say that many Bank Owned Properties may not hit the market, because the rising rental rates might make more sense to hold and rent during these times.
