Compared to the first half of last year, home sales in the January-to-June period rose nearly 17 percent, according to the report from the Utah Association of REALTORS®. REALTORS® statewide sold 15,895 homes during the first six months of the year, compared to 13,615 sold last year.

Although the report showed a strong first half of the year overall, sales in June dropped 12 percent compared to June 2009, with REALTORS® selling 2,927 homes this year versus 3,311 last year. Nevertheless, the slowdown in sales was expected, since many home purchases occurred earlier in the year than they otherwise would have because of the government’s temporary tax credit, which expired at the end of April for buyers who were not under contract to purchase a home. Economists expect more moderate sales levels during the next few months, with overall sales in 2010 higher than in 2009.

Even with the slowdown from the expiring tax credit, not all areas saw a decrease in sales. In Washington County, for example, 43 more homes were sold this year compared to last June, a 16 percent sales increase. Sales in Uintah County were particularly strong, skyrocketing 167 percent or 30 sales more than June 2009. Cache County saw a nearly 9 percent gain, with REALTORS® selling nine more homes compared to last year.

In Utah overall, the most positive news was the decline in inventory, which was down more than 5 percent statewide, compared to last June. Last year, it would have taken nearly 13 months to sell the supply of existing inventory. This June, it would take about 10 months to sell the existing inventory at the current sales pace.

A mining boom changed Summit County from a ranch-based society to a gold and silver-based one. Prospectors discovered silver and lead ore in Park City in 1868 and 1869, and a number of mines opened.

In 1872, silver was struck in the Ontario Mine, which for many years was felt to be the greatest silver mine in the world. With the Ontario Mine, the big boom started in Park City. The Silver King Mine was discovered in 1892. Many soon made their fortunes from the Park City Mines.

Unlike in other mining communities, families moved to Park City and set up businesses. Though Park City had twenty three saloons and plenty of prostitutes, shootings, and rabble-rousing, it was generally a quieter and more respectable place than the other mining towns of the period. Mine owners did not control all the business, which made Park City more balanced than other mining towns. Many miners had families, and the city operated a decent water system and a well-controlled government.

After Park City was incorporated in 1880, the local government assessed an annual $1,200 licensing fee on saloons, and those saloons able to pay stayed opened. They were not allowed to sell alcohol to a man whose family was in need or to one who had already had too much to drink. The town government also regulated prostitution, which remained legal well into the twentieth century, even through Prohibition.

A number of different religions were practiced in Park City, but Mormonism was greatly discouraged. Mormons had to meet in secret in cellars. A Loyalty League was established in the town with the sole purpose of wiping out Mormonism by lawful and peaceful means.

Park City had fires in 1882, 1889, and 1898. The 1898 fire started in a boarding house near the center of town and quickly spread until the flames had consumed 260 homes and businesses. The city sustained more than a million dollars in losses. Some felt Park City would never recover, but people from all over the nation and all local denominations, including the Mormons, contributed to rebuilding the town. This united effort went a long way toward mending differences between religions.

Mining in Park City lasted well into the 1940′s, much longer than it did in most other Utah mining towns. By the 1950′s most of the mines had shut down. Park City was becoming a ghost town until the ski industry started recognizing the town as a ski haven. Lifts were first built at Park City in the 1960′s, and have been on the rise ever since. Today Park City relies on money brought in by skiers, tourists, and part-time residents.

Park City is now one of the fastest growing cities in Utah. Growth has been so rapid that the city and county have had to experiment with building moratoriums and fees to control the area’s overwhelming increase in population.

Salt Lake, Provo / Orem, and the Ogden area all made the list.

The Provo-Orem area was Utah’s hardest-hit metro in the first half of 2010, with about 3,000 foreclosure-related filings by the end of June, the RealtyTrac report said. That number is an 8.37 percent improvement from the last half of 2009.

Salt Lake City was 36th on the list, with more than 8,000 properties undergoing foreclosure. That amounts to about two homes for every 48.

Ogden-Clearfield also made the chart, which was made up of metropolitan areas with populations of 200,000 or more. In Weber and Davis Counties, about 2,600 foreclosure filings have entered the system this year. Despite the disheartening figures, RealtyTrac points out that foreclosure activity decreased in nine of the 10 metro areas with the highest foreclosure rates.
