Save the Front Porch!

I read an article a few weeks ago that pretty much declared front porches a thing of the past and no longer a necessary feature for any new construction. The developer, subject of the article, was going to fully eliminate it from its elevations. Front porches, it argued, were originally designed as a gathering place during the summer, to hang out and wait until the house had cooled down enough to be bearable again. In the day and age of triple pane windows, insulation and air condition, front porches are obsolete.

Now, I don't know about you, but I say Save the Front Porch! It may not be a necessary gathering place anymore but in my opinion, it is still very much a desirable one. There's just something about a well kept front porch, from architectural detail and charm to a very homey feel.

I love a front porch - so much so that it is on my must-have list for our next home. Front porches can be an extension of your living area, a place to share stories with family and friends and to write new ones, a place to unwind, to make that clock just tick a little slower and to watch the world pass by.

Just look at these front porch pictures .. they are full of personality! They are like the smile of a house, greeting friends and strangers alike with a warm welcome. I say, Save the Front Porch!

The Pink Cabbage's annual Funky Flea is not only one of the best flea markets in Howard County Maryland, it also supports a great cause. It's designed to raise money for the American Cancer Society in honor of those lost to cancer and to support and offer hope to those battling the disease.

The Pink Cabbage is located at 11707 Frederick Rd in Ellicott City, MD and the Funky Flea will take place on the green space next to it. Since discovering it a little while ago, it's become one of my favorite shops in all of Howard County.

For the first time, the 2012 National Memorial Day Parade On The Mall will include a special tribute to Iraq and Afghanistan War Veterans. All Veterans were invited to participate to honor their fallen brothers-in-arms.

I'm a back road kinda gal. Whenever possible I like to stay off the highways, especially when I'm just a passenger. Although (sometimes) more convenient I find highways just too noisy and crowded but most of all, incredibly dull. So back roads it is for me .. gently rolling hills, Small Town USA, historic properties, barns and Farmland Forever and the occasional and unexpected surprise, a.k.a. photo opp!

Today's back road surprise was a real-life Mater, yep, Mater as in Lightning McQueen's buddy, spotted somewhere en route to Gettysburg, PA:

It takes teamwork to clear the contract hurdles and sometimes a shovel

I liken contract contingencies to hurdles. We take them in stride, some with ease and all smiles and others by biting our lip and working against the odds. Sometimes it takes repeated attempts but sheer determination and creative thinking will eventually send us flying over them.

A couple of years ago my buyers and I got stuck clearing the final hurdle underwriting. Come to think of it, that seems to be a common theme nowadays but that's a topic for a different blog.

The problem: the buyer's very thorough home inspector had made a suggestion for their information only to further improve the grading of the back-yard. Somehow this suggestion made its way to the lender ... into the appraisal and onto the underwriter's desk. Just like playing Grapevine, at its final (unintended) destination the suggestion was suddenly a condition which needed to be satisfied before the loan could be declared clear-to-close.

The condition required the regrading of the back-yard to the tune of $2,500. Needless to say my First Time Buyers were not thrilled and did not have $2,500 laying around. The sale was an Estate sale - as-is and the sellers were not going to pay for the regrading of an already graded yard. According to the underwriter, no grading = no loan approval. That hurdle suddenly seemed incredibly tall...

There were multiple people involved on the selling side and one of them remembered that grandma had had a French Drain put in around the whole house 10 years or so ago! Woohooo, right?! Not so fast. Ms. Underwriter can't just depend on a memory and demanded the original invoice from the contractor who completed the work! Once provided she would clear the loan to close! However, this was still an Estate Sale - all belongings had been cleared from the house, donated, sold, dumped and shredded! There was no invoice, not even a name for the contractor.

Frustrated with the situation but not willing to give in and regrade a graded back-yard the listing agent and I continued brain-storming about what to do next. I blurted out that I would just get a shovel, dig a hole and Ms. Underwriter could see with her own eyes that a French Drain was in fact present ... light-bulb ON!!

After much back and forth, it was agreed that it would suffice to prove existence of the French Drain by digging a hole and having the appraiser reinspect and verify. If our inspector was willing to write a statement that said French Drain would negate his suggestion of further improving the grading of the already graded yard, we would get the clear-to-close!

The inspector was willing, the hole was dug, the appraiser reinspected and we closed! Woohoo! It pays to dig deep sometimes!

"Can you recommend this Silver Spring neighborhood?" sounds like an innocent question and it's also a frequent one, especially if you are new to the Silver Spring area. I can't answer that question, however. Whether one likes a particular neighborhood or not is a very personal choice. What may be the right fit for some may not be the case for others.

I cannot steer you to or away from a particular neighborhood, nor do I want to. But I can assist you in your decision making process by providing neighborhood sales statistics, showing you homes in different communities and pointing you to the right resources, ie. the police department for crime statistics and www.greatschools.org for school ratings. I also suggest driving through the area(s) of interest during different times of the day while paying attention to how well the community is maintained.

I can research and show you homes in a particular area if you have narrowed it down to one but I cannot make that choice for you. Instead of relying upon a Realtor's®, neighbor's, friend's, colleague's ... recommendation let the following be your guides: price-range, preferred home-style, proximity to public transportation, schools, neighborhood amenities, proximity to shopping and your gut feeling. Do you have concerns or can you see yourself happily living there?

Can I recommend moving to Silver Spring, MD in general? Yes, most definitely because I love everything Silver Spring has to offer - its location, special events Downtown, the diverse housing styles and the many public parks, just to name a few. Can I recommend a particular subdivision? No, only you know which one is the right one for you!

The Plyers Mill Estates is a well-maintained townhouse community in Silver Spring, MD. Its 'old' section was built in 1980 and features traditional 2 story town homes with a finished basement and small fenced-in yard. The new section was built in 2004 - the townhouses are of the 3-levels-up style with no basement but a double-garage and den on the ground floor.

Plyers Mill Estates has a HOA (Homeowners Association) with a monthly fee ranging from $125 to about $150 (as of May 2012) which includes a community pool, common ground maintenance, snow and trash removal.

The community appeals to home buyers and renters because of its well-maintained appearance and proximity to public transportation, shopping, restaurants and parks. It's a short commute to Holy Cross Hospital, the FDA and Downtown Silver Spring.

A commuter bus is operated by Walter Reed National Military Medical Center from Downtown Silver Spring to the base thus making the Plyers Mill Estates and any other community along Georgia Ave a good choice for military stationed at WRNMMC/NSA Bethesda.

Schools:
Elementary - Oakland Terrace
Middle - Newport Mill
High - Downcounty Consortium (includes Blair, Einstein, Kennedy, Northwood, Wheaton), choice process based on academies of interest

Public Transportation:
Plyers Mill Estates is in close proximity to public transportation, the Metro's Red Line stop at Wheaton is less than a mile away and a Metro bus stop is right outside the community on Georgia Ave.

There are more than 160 stores at The Westfield Mall, the complex also includes a Target, Bally Total Fitness, a movie theater and a Giant Grocery Store. A new Safeway is currently under construction on Reedie Dr next to the Wheaton Metro and a Costco store is scheduled to open in the Fall of 2012.

Parks:

Renting your Silver Spring, MD Home - 5 Important Reminders

1. Don't forget your landlord's license!

When you convert your home into a rental property you are required to obtain a Rental Housing License, or landlord's license, through the Montgomery County Department of Housing and Community Affairs. The application needs to be accompanied by the annual registration fee: $56 for Condos and $98 for Detached Homes, Duplexes and Townhouses. The license year runs through June 30th, 2012. Regardless of the date on your application, the fee is due in full.

2. Moving out of State? Designate a "Legal Agent"

If you are moving out of Maryland (yes, that includes Washington DC and Northern Virginia) you must designate a "Legal Agent" who can accept documents on your behalf. You do not have to hire a property manager for that purpose and can designate a family member or friend as long as he/she resides within the State of Maryland. Your legal agent has to sign your rental application!

3. Security Deposit

The security deposit (1 month rent is considered "the norm", 2 months rent the max allowable amount) must be deposited into a designated account at a Maryland banking institution within 30 days of receipt. Interest on the security deposit is not voluntary and rates are set: since 2004 the interest is 3% annually (yes, even if that is more than your bank is paying you, you still have to pay the 3%!) The security deposit must be returned within 45 days after the tenant has vacated the property. It can only be withheld for actual damages (itemized list must be provided) and unpaid rent. Ordinary wear & tear is not considered a "damage"!

The Montgomery County Department of Housing and Community Affairs has published a number of helpful handbooks to assist landlords and tenants alike (this should be required reading): Landlord-Tenant Handbook, Ordinary Wear and Tear Booklet, Security Deposit Information among others.

4. Lead Poisoning Prevention

If your property was built prior to January 1st, 1950 you are required to register it with the Maryland Department of Environment. Your registration must be renewed annually and costs $15. You will also have to get a lead inspection done and provide a copy of your certification with your Landlord License application! If your house does not pass inspection, the specific lead hazard reduction treatments must be performed and a verification inspection by an accredited inspector must be completed.

5. Home Sweet Home

Every rental property should be in compliance with building codes, safe and sanitary with all major systems and appliances in working condition. However, these are just the basic requirements. Most renters are looking for more than just shelter, they are looking for a home! Renters appreciate bright spaces, upgrades and a touch of personality, too.

A bland space that lacks personality will not attract the same interest, neither will outdated houses. Consider having the walls painted in neutral colors vs. just white, changing out the vertical blinds for some modern shades, replacing the worn carpet vs. hoping it will last one more tenant and upgrading appliances, counters, flooring etc. when they need replacing anyway.

A happy and comfortable tenant will be more likely to maintain the property and be more inclined to renew the lease.

Congratulations to my new First Time Maryland Home Buyers!

The Wilkins Family has been trying to buy a house for a couple of years. Today, they finally became First Time Maryland Home Buyers!

Their home-buying journey started long before I met them. First, they were caught up in a Short Sale for many, many months that was just not meant to be. Then they had trouble finding a dedicated and responsive agent and unsuccessfully tried to find another home for a few more months ... In January of 2012 they were referred to me by a past client & friend and I was determined to make their home buying dreams come true.

Love and Heartache at First Glance - A Mother's Day Story

The very moment I held my daughter in my arms for the first time was one of mixed emotions. It was love at first sight combined with the instant and strong need to protect her always, to hold on tight and to never let go. But, deep inside, those very feelings were also causing a heartache.

It was at that moment that I understood how incredibly hard it must have been for my mom to let me go and to allow me to follow my heart. You see, I didn't just leave the nest, I moved half-way around the world to a country she had never visited, a language she didn't speak. She did it with unwavering support for me, my hopes, my dreams, and my then-fiance - without ever once doubting my decision. The magnitude of it didn't fully hit me until I held my own daughter in my arms for the very first time and feeling that instant mother-daughter-bond.

So, here's to my beautiful and amazing mom. I am forever grateful for all you have given me. I now understand the strength it took to help me pack and see me get on that plane. I now understand that all you really wanted to do is run after me and hold on tight. I now understand and I admire you for it. No day goes by that I don't wish you could be here with me. Maryland Residential Contract of Sale: Time is of the Essence

Time is of the Essence

The Maryland Residential Contract of Sale clearly stipulates that Time is of the Essence. It is of such importance that it is not only on page 1 of the Sales Contract but at the very top, framed and all. But what does it mean?

"Time is of the essence of this Contract. The failure of Seller or Buyer to perform any act as provided in this Contract by a prescribed date or within a prescribed time period shall be a default under this Contract and the non-defaulting party, upon written notice to the defaulting party, may declare this Contract null and void and of no further legal force and effect."

Simply put, it means that all contingencies should be removed within the time periods agreed upon otherwise the Contract may 'fall through'. The most common contingencies are home inspection, appraisal, financing commitment and a clear title to the property.

The problem is that there can be delays that are out of our control. The appraisal may take longer than expected, or repairs and a reinspect may be necessary. Condo or HOA docs may not arrive in time, the condo fee delinquency rate may suddenly be too high, there may be a cloud on the title ...

Underwriting can be another big time sucker. It's incredibly frustrating for everyone involved when conditions are tacked onto the final review... 3 days before your scheduled closing date. Such conditions need to be satisfied before you get to hear the magic words Cleared to Close!

Underwriters are supposed to scrutinize the file, however, occasionally we'll end up with ridiculous requests to the tune of dig up your dog's bones so we can verify that you do not have to pay any vet bills (fiction) or getting a roof certification done because the appraiser noted a nail sticking out of the gutter (non-fiction).

Sometimes it's just a matter of clarifying something and submitting supporting documentation for the umpteenth time. Other times everyone scrambles to get whatever the request is, done. No matter how ridiculous it seems, it is what it is. You had better dig up your dog's bones or no loan.

Delays are not unusual in today's Real Estate World. A contract may be declared null and void by the other party, but it doesn't have to go there. It all boils down to communication and performance. Are listing and buyer's agent communicating? Are buyer's agent and lender communicating? Are loan officer and underwriter communicating? Is everybody doing what and when they promised to? Hopefully the answer is always yes.

Contingencies can be extended and as long as communication is good, updates are provided and the other side sees that you are working hard, chances are everyone will agree. However, it can become an issue when one person has gone AWOL.

Ideally, there are no issues to resolve and no bones to dig up. Ideally, everything can be done within the agreed upon time frames. Ideally, the title is clear, the appraiser turns it around quickly and your file does not go back to the bottom of the stack on the underwriter's desk. Yes, the ideal happens, too, and more often than not it is because Title Co., lender and Realtors® are working together like a well-oiled machine.

Time is of the Essence always but you should prepare for the worst (remember those bones) while hoping for the best!

4 years ago I (as were a few hundred others) was invited to celebrate Military Spouse Appreciation Day on the South Lawn, complete with a Thank You from the President and First Lady and a tour of the White House. It was a pretty spectacular event and a day I will remember for a long time.

However, nothing can top a little note from your hubby (sorry Mr. Bush) like the one I got first thing this morning:

I'm very very proud of MY military spouse. It's extremely hard to put aside some of your goals and visions at times, the frustration wears you down and each success is a battle. Thank you for what you sacrifice and tolerate for the benefit of our family and me Drea. Happy Military Spouses Day! Love you.

A little reminder to live life to its fullest

It's so easy to fall into a daily routine and to just take care of all the things that need to get done without really stopping. How often do we just rush through the day... week... month .. and then wonder where all that time went?

Thankfully I have 2 girls who remind me daily how precious life is and that there is tremendous joy in just blowing bubbles or lying in the grass watching the clouds pass by or admiring the delicate wings of a dragonfly.

Supposedly, the dragonfly is a reminder to live life to its fullest because its life span is short. I believe in signs and I believe our little visitor yesterday morning stopped by to remind us to slow down a bit.. blow those bubbles and watch the clouds.

The dragonfly has different meaning for different cultures, some good, some not so good. However, since there is some Native American in my family (my husband's grandmother) we'll understand it as a good omen that it landed at our house.

It also symbolizes courage, strength and happiness ... a fitting description for a military family.

SOLD before listed! Shadow sales, a new trend and problem!?

"Impatient Buyers Target Homes Before They Go on Sale" by Jim Buchta, (MCT) - "House hunters frustrated with the market's supply of homes have shifted their search from the streets to underground. More buyers are targeting homes that haven't yet hit the market, a trend agents say will grow as inventory shrinks and the mismatch of what's available and what's desired continues." (full story)

This story, highlighted by RISMedia, immediately caught my attention. Just a few months ago I wrote a blog "Have Buyer, Need House: Where Did the Inventory Go?" describing the dilemma of shrinking inventory in certain areas and price ranges and waiting for the right listing to come along. Our pot did boil not too long after. My buyers and I jumped on a listing as soon as it hit the market, literally wrote an offer in the middle of the night, thus being the first ones in and beating out 2 other offers.

Very recently, a condo listing of mine was solicited by interested buyers long before I officially entered it into the MLS and an offer was presented as soon as I did. It's a small community with little to no active inventory, word traveled fast and good ol' fashioned networking procured the contract.

It's no coincidence, however, the last sale in that same community was such a "back-pocket deal" as described in the article. The buyer was waiting for a new listing and wasted no time as soon as he learned about it got the Intel! That condo never even hit the market! And therein lies a major problem with those shadow sales, something that the article failed to mention: APPRAISALS!

I had to learn the hard way, "behind the scenes" sales, or shadow sales, are not qualified comps! It does not matter if both, buyer's and listing agent, understand the dynamic of that particular market. Pleading the case lead nowhere and all appeals were rejected. Under no circumstances were the lender and appraiser willing to consider that sale as a comp!

The end of the story: a sale that will close below its market value in our opinion and a subdivision that will continue to be classified stigmatized as a declining development - never mind that buyers are waiting in the trenches, ready to pounce on any new listing like prey! Case in point, the next condo to hit the market in said development, under contract in 2 days as well!

Shadow sales - they may become the new trend and as such, a new problem!

PCS to WRNMMC Bethesda: Commuting Options

PCS to Walter Reed National Military Medical Center Bethesda: Commuting Options - Where is the best area to buy or rent?

The base realignment of Walter Reed Army Medical Center and the former National Naval Medical Center Bethesda, MD came with some big parking woes. Only about 25% of all troops and civilians working at WRNMMC have a parking pass to park on base.

Base housing is non-existent and Bethesda itself is a pricey Real Estate Market which the majority cannot afford. When the new parking policy was first implemented not many options were available. The best advice was, and still is, to find housing close to the Metro's Red Line since it stops across the street from WRNMMC/NSA Bethesda.

The Red Line loops all the way from Shady Grove in Rockville through Washington DC and up north through Silver Spring and Wheaton, it's last stop being Glenmont. A trip from Silver Spring to WRNMMC on the Red Line can take about an hour, not the shortest commute.

However, WRNMMC has added a commuter shuttle bus from the Downtown Silver Spring Metro Station to the base which only takes about 15 minutes. That makes Silver Spring, MD a great choice (again) for anybody PCS'ing to the area or already stationed here and looking to ease their commute. Commuter buses to the Red Line operate throughout the city, however, the residential areas along Georgia Ave are also in close proximity to several Metro Stations.

Silver Spring, MD has a lot to offer and is a great place to call home. It was a popular choice for troops before BRAC. The shuttle bus from Downtown to the base ensures that it will continue to be a great option. The Silver Spring Metro Shuttle operates from 5.30 AM until 6.30 PM daily and stops in front of the America Building.

I've helped many military families relocate to the area and buy or rent their new home in Montgomery County in general, Silver Spring and along Georgia Ave specifically. As a military spouse I not only understand the process, I've been there and done it myself.

Fine Art Festival Downtown Silver Spring, MD May 5-6, 2012

May 5th and 6th, 2012 are going to be all about the Fine Arts in Downtown Silver Spring. The Fine Art Festival is expected to draw about 130 artists who'll exhibit and sell their work ranging from ceramics, sculptures, paintings, jewelery, digital art, glass, fiber and metal art to photography.

Downtown Silver Spring is the perfect back-drop for a Fine Art Festival with its numerous public art displays throughout:

Brookeville, MD Market Trends and Homes For Sale

Brookeville, MD, a charming town just north of Olney and Silver Spring, MD dates back to 1794. Its appeal to home buyers can be summed up by its historic significance and properties, its location (9 miles to the nearest Metro Station and about 20 miles to Wash DC), its setting (surrounding by spectacular parkland) and recreational opportunities, great schools and a quaint community feel. Many properties also come with a generously sized lot and plenty of privacy which living in close-in Silver Spring, MD, for example, is lacking.

Brookeville, MD Market Trends

The chart shows the average SOLD price over the last 10 years. The years 2005 - 2007 clearly reflect the Real Estate boom, the average sale price was also fueled by the development of new subdivisions and estate homes.

Brookeville's Real Estate Market largely attracts and depends on 2 types of buyers: the niche buyer looking for historic properties and the move-up buyer. Naturally, move-up buyers can only purchase if they are able to sell their current homes - lost equity and the economic situation have slowed down that segment of the market considerably. The improvement of the market (we've seen an encouraging trend in the lower price-ranges) will enable move-up buyers to actually move up! Perhaps the stabilization of the average sales price of the last 2 years as well as the first quarter of 2012 is a first indication.

1st Quarter Sales Activity

During the first quarter of 2012 10 Brookeville homes sold for an average sold price of $566,300 after an average of 63 days on the market.

This is considerably less than the average sold price during the 1st quarter of 2011 but higher than that of 2010. However, the first quarter of 2011 saw 3 sales above $1 Million whereas the highest sale during the first 3 month of 2012 was $775,000. 4 homes sold thus far in the 700s. In comparison, 2010 saw a max sold price of $620,000.

The one million+ properties also influenced the days on market which averaged 115 during the first quarter of 2011 versus just 34 during the same time frame in 2010.

Brookeville Homes For Sale

April 23rd, 2012: 32 homes are currently listed For Sale in Brookeville with an average list price of $754,428. The lowest priced property, offered at $329,000, is an A-Frame style home in the Brookville Knolls subdivision and is listed in as-is condition as a short sale.

The highest priced property currently on the market is a custom Estate Home on 6.24 acres which is offered at $1,500,000.

The Town of Brookeville, MD

The Town of Brookeville, MD:
a great place to visit and a great place to call home

Brookeville, MD is a quaint little community in the northeastern part of Montgomery County. The town proper is just north of Olney but its boundaries extend to New Hampshire Ave and the Howard County line to the east.

Brookeville, its roots dating back to 1794, is proudly referred to as the "Capital for a Day". President Madison found refuge at the historic Bentley house during the burning of Washington in 1814.

In 1979 Brookeville was added to the National Register of Historic Places and designated a Historic District in 1986. Its historic houses can be admired by going on a walking tour - courtesy of the Town of Brookeville - or by renting the Brookeville Academy. Built in 1810 the Brookeville Academy was purchased by the town to preserve its historic character and serves as its community center.

Visit the Sandy Spring Museum at 17901 Bentley Rd, Sandy Spring, MD 20860 to find out more about the area's history and its significance as part of the Underground Railroad.

Transportation

Georgia Ave and New Hampshire Ave connect the town to Olney, Silver Spring and Washington DC. Unfortunately, Georgia Ave cuts right through the historic center of Brookeville and any efforts to build a by-pass have been unsuccessful for years due to a lack of funding. In order to preserve the historic character and charm of Brookeville one can only hope that the by-pass will become a priority sooner rather than later.

The town of Brookeville is promoting a pedestrian and cyclist friendly environment and is hoping to incooperate this aspect into the planning of the by-pass as well.

Route 108 is just south of Brookeville leading to Columbia and Ellicott City, MD. The town also benefits from the new MD-200, the ICC, exits on New Hampshire and Georgia Ave provide a faster commute to the 95 and 270 respectively.

The closest Metro Station is the last stop of the Red Line, Glenmont, on Georgia Ave in 20906 Silver Spring - about 9 miles from the town's center. A Ride-On stop is located at the intersection of Gold Mine Rd and Rt. 97.

Quality of Life

Clocks just seem to tick a little slower in Brookeville, MD. Surrounded by plenty of park land, the area is peaceful and serene but also provides plenty of recreational opportunities: Reddy Branch Stream Valley Park, Hawlings Park, Patuxent River State Park (hunting, fishing, hiking and horseback riding), Rachel Carson Conservation Park (hiking trails), Triadelphia Reservoir (fishing, kayaking), Mount Zion Park (playgrounds, ball fields, tennis courts, picnic areas) and the newest addition Powers' Woods Park.

Plenty of shopping is available in nearby Olney as well as Wheaton and Silver Spring but the Brookeville area also has a number of local businesses worth a visit and/or your support:

My First Active Rain Meet-Up

I'm still very much an Active Rain grasshopper (when does one graduate?), trying to find my voice and place. Although I've connected with a number of bloggers and even met a couple in person, I had yet to attend an Active Rain Meet-Up. Today's Spring Meet-Up at G&M Restaurant in Linthicum Heights, MD was my chance. All I can say is that it was exactly like AR promises it to be and then some.

It was great to meet AR legends such as Margaret Rome, to see Bridget McGee again with whom I've held a mini-meet-up before and to get to know some other long-time Rainers. I was a wee-bit worried about being the new kid on the block but I was greeted with open arms and enjoyed chatting with many.

My only regret is that the group of about 15 was split up by being seated at 2 large tables and I didn't get to talk to everyone. Well, that and that our waitress couldn't say whether or not my soup was made with beef stock or not .. she 'didn't think so' but that's not quite the answer a vegetarian wants to hear.

Active Rain is not only the platform that got me into blogging and a treasure trove of knowledge, it's truly a wonderful community as well.

Thank You everyone - Margaret, Margaret, Rich, Martha, Bridget, Diane, June, Ellie, Helen, Denise, Hillary, Lucy and Valerie - I enjoyed meeting you all and hope to see you again soon!
