Dover Shores, Newport Beach Market Update

Todays median list price in Newport Beach zip code 92660 is $1,595,000. Inventory is tightening and days on market is falling. Prices continue to drop and so it continues to be a buyers market. There is plenty of activity these days but as we come to the holidays sales usually begin to slow down. If you are a buyer this means even better news for you because as desperate sellers become tired of being on the market they are ready to lower their price even more. On the down side many sellers take their homes off the market, therefore you will have less to select from.

In the Dover Shores neighborhood prices are the lowest I have seen in years. Presently the average sales price is around $1,360,000. Dover Shores is a very eclectic neighborhood, prices can range from $1,000,000 to $5,000,000. Just today a new listing came on for $1,099,000 and earlier in the week one for $4,999,000.

Presently there are 33 homes available for sale, 9 accepting back up offers, 5 pending sales and in the past 90 days 9 have sold. The average sales price has been $1,369,000 which makes it $489.00 a square foot! These are great buys! This year the Christmas Company shopping event is on November 13-15. This event is put on by The Junior League of Orange County, California. The Junior League is an organization of women committed to promoting voluntarism, developing the potential of women, and improving the community through the effective action and leadership of trained volunteers. Its purpose is exclusively educational and charitable. The Junior League of Orange County, California, Inc., reaches out to women of all races, religions or national origins who demonstrate an interest in and commitment to voluntarism.

The Christmas Company first started in 1976 and it's JLOCC's largest fundraiser. Traditionally held each October, this year it has moved to November. The Christmas Company shoppers find unique gifts from over 90 vendors from around the country, in addition to many special events throughout the four-day event

One Ford Road Activities Real Estate Market Update

One Ford Road one of my favorite neighborhoods is definitely struggling these days. If living in One Ford Road is something you have desired you may want to take a look at right now, prices are way down.

This is a terrific neighborhood to raise a family, with all the amenities included you really don't have to leave the area. At One ford Road you have 2 gorgeous swimming pools, basket ball, volleyball, a meditation pond, walking trails, a kiddy park, and a full time activities director.

There are year round activities at One ford Road. For example:

Pumpkin carving contest on October 24th, 2009 winner will be announced at the annual Halloween party on October 31st.
October 31st Halloween Party on the front lawn with DJ and costume contest.
Fall swim team September 22- October 15th. Mon-Thurs. 4PM-5PM

Newport Beach Islands Real Estate Update

Daily I get asked about different areas of Newport Beach so today I have decided to write about 3 Islands. Balboa Island, Linda Island, and Lido Island.

Presently on Balboa Island you will find:

35 Active listings ranging from $1,095,000- $10,900,000.

4 Pending sales ranging from $1,295,000-$3,999,000

11 closed sales in the past 90 days, from $1,450,000-$5,030,000

If living on Balboa Island has ever been your dream, as it is mine, take a look at the pricing. I have posted a chart below comparing prices today to 2 years ago. It's a great time to buy a second home. Balboa Island has some of the most expensive homes in Newport. There's nothing like living Bay front on Balboa Island.

On Lido Island we have about the same amount of homes for sale. But not as many sold. Lido has been affected recently. Although we haven't sold as many homes the prices of the listed homes seem to have been creeping up.

34 Active Listings priced from $1,295,000-$9,950,000

3 Pending Sales from $1,849,000-$6,890,000

5 closed sales in the past 90 days. $1,200,000-$4,900,000

Lastly we have Linda Island. Because there are only 106 homes on the island you don't get as much to select from. Presently there are only:

10 Active listings from $4,250,000-$10,995,000

1 Sold home in the past 90 days- $9,500,000. As I recall this home started at $17,000,000 about 2 years ago.

Taste of Newport 2009

It's that time again for the Taste of Newport. This year it will be held on September 18th-20th. This event is held at fashion Island in the street surrounding the parking area near Macy's, and Neiman Marcus.

Tickets at the gate are $25.00 and you must purchase script for food and beverage items. To save $3.00 on your entrance admission contact the Newport Beach Chamber of Commerce 949-729-4400.

Entertainment this year will include Sugar Ray on Friday September 18th, Train September 19th and American Idol winner David Cook on Sunday September 20th.

It's a fun time, but be ready for the crowds!!

Strong Gain in Existing-Home Sales Continues

I love my job so I constantly keep up on the latest information. I just received an email from the National Association of Realtors discussing the strong gain in home sales.

The existing home sales including single family homes, condos and co-ops rose 7.2 percent. The last time sales rose for four consecutive months was in June 2004 and the last time sales were higher than a year earlier was November 2005.

Lawrence Yun, NAR chief economist, said that he is encouraged. The housing market has turned for the better. First time buyers have been taking advantage of the $8,000 credit and great improved afford ability and contributing to higher sales.

The monthly gain was the largest on record for the total existing home sales dating back to 1999.

Every Labor day weekend for the past three decades, the Orange International Street Fair in downtown Orange has been the place where friends, families and neighbors get together to experience a wide variety of food, music and dance from cultures and ethnicities throughout the world. International foods, crafts,folk dancing and music. The street fair has become known for the variety of food reflecting cuisine from around the world . They provide food, drink, entertainment and crafts to the visitors.

The street fair is located in a four-square block area at Chapman and Glassel.

Balboa Island happens to be my dream destination. I frequently walk the island, shop the Island, and have meals on the Island. If I'm having a down day I visit Balboa Island and it makes me appreciate how fortunate I am to live in Newport Beach. Take a look at a tour of the Island.

Presently you will find 40 properties available for purchase, with the average list price of $2,902,706. You can find the least expensive home for $995,000!! That's un-heard of on Balboa Island. The most expensive $10,900,000 on the bayfront.

So far this year 7 homes have sold at an average of $2,895,714. And 6 homes in escrow. I don't know what those are selling for yet because they have not closed.

Balboa Island Market Update

Just a few months ago there were only 16 available homes for sale on Balboa Island. Today there are 38. Looking back at 2007 the average price sold on the Island was $2,729,100. In 2008 it was $2,496,000. Today the average price sold on Balboa island is $2,849,375, and presently there are 5 pending sales. So far this year 8 homes have sold versus 18 in 2007 and 29 in 2008!

Balboa Island is a great investment. If you want to own bay front property or resort property there's only a few places in Newport Beach you will find it.
