&lt;b&gt;Enterprise, Goldman Sachs, Nonprofit Finance Fund and Stonehenge Community Development Partner in New Markets Tax Credits Financing of Facility Expansion  &lt;br /&gt;
&lt;/b&gt;&lt;br /&gt;
Bronx, NY April 14, 2011 – Urban Health Plan (UHP), a network of federally qualified community health centers based in the South Bronx and Queens, today announced plans to build a six-story, 54,000 square-foot community health clinic, expanding its services to medically underserved communities in the South Bronx, including Hunts Points, Mott Haven and Morrisania. The $55.5 million transaction will nearly double the number of annual primary care visits (medical, dental, vision and mental health) to more than 400,000 by 2016.&lt;br /&gt;
&lt;br /&gt;
“The planned expansion of our facilities and services will enable us to provide quality, affordable care to at least 20,000 new patients,” said Paloma Hernandez, president and CEO of Urban Health Plan. “It will make it possible for us to continue to impact and improve the health outcomes of our community,” she added.&lt;br /&gt;
&lt;br /&gt;
Enterprise Community Investment, Inc. (Enterprise), Goldman Sachs Urban Investment Group, Nonprofit Finance Fund and Stonehenge Community Development recently closed on the financing of the expansion of Urban Health Plan. UHP’s new clinic facility will be built to the U.S. Green Building Council’s LEED Rating System™ Silver standard. Construction of the new facility is scheduled to being in May and expected to create 110 permanent full-time jobs and 250 direct construction jobs.&lt;br /&gt;
&lt;br /&gt;
The New Markets Tax Credit (NMTC) transaction was structured in part with a $15.0 million allocation of NMTCs from Enterprise, a national leader in community development and one of the largest allocatees of NMTC, a $15.7 million allocation of NMTC from Nonprofit Finance Fund and a $7.1 million allocation of NMTC from Stonehenge Community Development. Goldman Sachs provided substantially all of the outside financing for the project, including more than $20 million in debt financing and $10.5 million in NMTC equity to the project.&lt;br /&gt;
&lt;br /&gt;
“Our allocation of $15 million in New Markets Tax Credits for Urban Health Plan, and our partnership with the other funders of this project are true testaments to how communities can be transformed with the use of this innovative financing,” said Joseph Wesolowski, senior vice president, Diversified Financial Products, Enterprise. “Once completed, the center will have the ability to expand its health care services and provide jobs to one of the most severely distressed congressional districts in the country.”&lt;br /&gt;
&lt;br /&gt;

&lt;br /&gt;
Founded in 1974, Urban Health Plan offers a full spectrum of primary and specialty medical care for men, women and children including obstetrics and gynecology, pediatrics, adolescent medicine, adult primary care, urgent care, dental health and mental health. UHP serves residents in the Hunts Point, Mott Haven and Morrisania communities of the South Bronx, where there are substantially higher rates of diabetes, asthma, obesity, HIV, AIDS and mental health problems compared to the rest of New York City.&lt;br /&gt;
&lt;br /&gt;
“NMTC is a useful federal incentive to attract capital to low income communities, allowing projects such as this one to be financed,” said Norah McVeigh, Managing Director, Nonprofit Finance Fund. “Access to health care is a critical need in these communities, and so helping existing and successful centers expand capacity is invaluable.”&lt;br /&gt;
&lt;br /&gt;
UHP’s new facility has been brought to fruition in large part due to a $12 million Facilities Improvement Program grant from the Health Resources and Services Administration of the U.S Department of Health and Human Services, covering 22% of the $55.5 million project cost. The FIP grant was awarded as part of the American Reinvestment and Recovery Act. Additional financing for the project was made possible through the generous support of the New York City Council, Bronx Borough President Ruben Diaz, Jr. and State Senator Ruben Diaz.&lt;br /&gt;

Alex is a student at Dartmouth College and has dual interests in Pre Med and Business. No stranger to MCCG, Alex has grown up around its virtual office and is the son of Managing Director Jason Martin.&lt;br /&gt;

He is on rotation and started off assisting the closing team on Urban Health's Simpson Street Extension Project, financed by ARRA funds and New Market Tax Credits, immediately on his return to the City in December and will be re-assigned to the Commercial Real Estate Team upon completion of the financing. He is simultaneously pursuing his real estate salesperson's license at the New York Real Institute Institute while assisting the MCCG team on the UHP project.&lt;br /&gt;
&lt;br /&gt;
MCCG's 2010 intern was Oren Herzenberg a junior at the Stevens Institute of Technology in Hoboken, New Jersey majoring in Project Management. Oren also had a background with MCCG where he completed his high school work requirement at Scarsdale High School, his rotation included working with architects and professional engineers working on MCCG projects. In 2010 Oren returned and was assigned to the Facilities and Projects units at Urban Health Plan where he worked under the supervision of Managing Director Lewis Spann who is on long term contract assignment to UHP. &lt;br /&gt;
&lt;br /&gt;
The 2009 intern was Camille Jones now a Senior at the University of Bridgeport in Connecticut majoring in Industrial Design. Camille is also part of the MCCG family and is the daughter of Managing Director Ian Jones. While at MCCG Camille worked on website redesign, marketing materials and project management support. She was also a member of the development team for the Bedford Stuyvesant Family Health Center Health Center Project.&lt;br /&gt;
&lt;br /&gt;
MCCG is committed to the development,training and exposure to a new generation of consultants from within and without MCCG circles. &lt;span style="color: black; font-family: arial; font-size: x-small;"&gt;&lt;b&gt;Mayor Michael  R. Bloomberg&lt;/b&gt; and&amp;nbsp;&lt;a href="http://www.nyc.gov/immigrants" target="_blank" title="http://www.nyc.gov/immigrants"&gt;Immigrant Affairs&lt;/a&gt;&amp;nbsp;Commissioner   Fatima Shama today kicked off Immigrant Heritage Week, a citywide  celebration  honoring the experiences and contributions of the millions of immigrants  who  have shaped our City for generations. The weeklong celebration runs from  April  15- 21 and will feature over 170 free multi-cultural events hosted by  museums,  community organizations, public libraries and educational institutions  throughout the five boroughs, including many new partners such as  Lincoln Center  and El Museo del Barrio. The week was kicked off with a breakfast  reception at  Gracie Mansion, where the Mayor presented the newly established American  Dreamer  Award to five New Yorkers dedicated to improving the lives of  immigrants.&amp;nbsp; The Mayor was joined at Gracie Mansion by  Deputy  Mayor for Legal Affairs Carol Robles- Román, The New York Times  Executive  Director of Community Affairs and Media Relations Diane McNulty, and  civic,  religious and business leaders from across the City’s immigrant  communities.&lt;br /&gt;
“Immigrant Heritage Week is about honoring our city’s long  history as the world’s second home,” said Mayor Bloomberg. “Our future  depends  on making sure New York also remains a place that welcomes new  immigrants and we  will continue helping more immigrants learn English and turn  low-wage jobs  into middle-class careers. At the same time, we’re cracking down on  service  providers who try to exploit immigrants, and continuing to fight for  comprehensive immigration reform in Washington.”&lt;br /&gt;
“Since 2004, the City  of New York marks Immigrant Heritage Week to celebrate the important  contributions that immigrants make to our great city,” said Deputy Mayor  Robles-  Román. “Our schools, universities, businesses and museums all benefit  from our  dynamic immigrant communities. Jurisdictions throughout the country  should  follow our lead&amp;nbsp;and celebrate Immigrant Heritage Week across the  U.S.”&lt;br /&gt;
“While the contributions of immigrants to our City can be seen every  day, Immigrant Heritage Week gives New Yorkers the opportunity to  explore and  celebrate the diversity in our backyards,” said Commissioner Shama. “My  office  has one mission, and that is to support our City’s greatest asset: the  many  generations of immigrants who have and continue to build and improve our   City.&amp;nbsp; No other city in the world is as welcoming to  immigrants, and that is why New York remains the capital of the American   Dream.”&lt;br /&gt;
&lt;b&gt;&lt;i&gt;The American Dreamer Awards&lt;/i&gt;&lt;/b&gt;, created to  celebrate the significant accomplishments and contributions made by an  individual or organization to better the lives of immigrants and  immigrant  communities in New York City, were debuted at this year’s reception. The  Mayor’s  Office of Immigrant Affairs received nominations from a number of  community  organizations, elected officials and individuals from across the five  boroughs  in March and five winners were selected from an outstanding group of  candidates.  The honorees are:&lt;br /&gt;
&lt;/span&gt;&lt;/div&gt;&lt;div align="left"&gt;&lt;/div&gt;&lt;div align="left"&gt;&lt;span style="color: black; font-family: arial; font-size: x-small;"&gt;&lt;span style="background-color: yellow;"&gt;&amp;nbsp;&lt;/span&gt;&lt;b style="background-color: yellow;"&gt;Business Leader Award -  Roy Hastick&lt;/b&gt;&lt;span style="background-color: yellow;"&gt;, president and CEO of the Caribbean-American  Chamber of  Commerce &amp;amp; Industry, is being honored for his significant  contributions to  the advancement and support of immigrant owned businesses.&amp;nbsp;  He  has been a leader for the Caribbean community to establish two-way trade  between  the US and the Caribbean and was instrumental in crafting the language  which was  included in sixty recommendations on trade submitted to the US  Congress.&lt;/span&gt;&lt;br /&gt;

&lt;b&gt;Ambassador Award&lt;/b&gt; - &lt;b&gt;Liz OuYang,&lt;/b&gt; president of the  Organization of Chinese Americans (NY Chapter), is being honored for her  work as  a spokesperson and role model throughout New York City. Liz has been a  civil  rights advocate, teacher, and spokesperson for the Chinese-American,  Asian  American, and immigrant communities for nearly a  quarter-century.&amp;nbsp; She has been a leader who has inspired  generations of activists, and has made a tremendous impact as an  ambassador for  her communities.&lt;br /&gt;
&lt;br /&gt;
&lt;b style="background-color: yellow;"&gt;Community Builder Award - Helena Arteaga,&lt;/b&gt;&lt;span style="background-color: yellow;"&gt;  founder of Plaza del Sol Health Center, is being honored for her work as  a  community organizer who has developed innovative ways to support and  assist in  the integration of newcomers. A native of Corona, Helen has always been  active  in her communities of Queens and the Bronx.&amp;nbsp; Her dream and  quest was to open a health clinic in Corona that could provide low cost  health  services to immigrants/undocumented persons. At a conference in DC she  met  Paloma Hernandez, President of Urban Health Plan in the Bronx, who  believed in  Helen’s dream and together they found the funding to open Plaza del Sol  Health  Center in Corona, Queens.&amp;nbsp; The clinic opened last  year.&lt;/span&gt;&lt;br style="background-color: yellow;" /&gt;&lt;span style="background-color: yellow;"&gt; &amp;nbsp;&lt;/span&gt;&lt;br /&gt;

&lt;b&gt;Visionary Award - Caroline Stoessinger,&lt;/b&gt;  founder and director of The Mozart Academy of New York&lt;b&gt;,&lt;/b&gt; is being  honored  for her significant contributions to the cultural tapestry of New York  City. She  has been an outstanding teacher and advocate of immigrants for many  years.&amp;nbsp; Her organization provides high quality classical  music  instruction at no cost to immigrant children who have limited access to  such  opportunities and whose families could otherwise not afford such  lessons.&lt;br /&gt;
&lt;br /&gt;
&lt;b&gt;New York’s Uniform  Award - Sgt. Lizbeth Villafane&lt;/b&gt;, an officer in the NYPD’s New  Immigrant  Outreach Unit for 16 years, is being honored for providing cultural  services  throughout the City. She leads a team of six officers assigned to  various  communities throughout the five boroughs.&amp;nbsp; She is a leader  who  is constantly engaging her team while developing innovative and creative   solutions to enhance police and community relations with new immigrant  communities.&lt;br /&gt;
The theme of Immigrant Heritage Week this year is “The Flavors  of the World in Five Boroughs,” a nod to the culinary diversity that  defines New  York City and is owed to the many cuisines which have been brought here  by  people from 192 countries that now call New York their home.&amp;nbsp;   A new walking tour series was added to this year’s calendar of events to  give  New Yorkers and visitors the opportunity to explore the cuisines and  hidden gems  in diverse neighborhoods around the City.&lt;br /&gt;
Immigrant Heritage Week explores  our City’s diversity through a rich collection of community events and  cultural  activities created to highlight the immigrant experience in New York.  Established in 2004, Immigrant Heritage Week was made an annual  celebration by  Executive Order 128, signed by Mayor Bloomberg last year. This citywide  event is  celebrated around April 17&lt;sup&gt;th&lt;/sup&gt;, the day in 1907 when more  immigrants  entered through Ellis Island than any other date in the City’s history.  The  weeklong celebration will feature over 170 free events hosted by a  number of  community organizations in 19 languages in all five boroughs. The events  include  family programs, film, theater, exhibitions, and multi-day workshops.&lt;br /&gt;

&lt;/div&gt;With the economy in the state it’s in — with people losing jobs and their healthcare benefits — it is imperative that there be health reform that grants access for all in need. In New York, hospitals are losing money, some are closing, and the circumstances don’t bode well for our people. While there will always be concern over the dollars and cents, it’s not just the financial bottom line we have to worry about — we also have to look at the social bottom line. When services are slashed in hopes of cutting costs, our communities get caught in a downward spiral. &lt;br /&gt;
If we are going to talk about rebuilding the economy, we have to make sure people stay healthy to take advantage of job opportunities when they come back around. While addressing financial short falls, we need to remain committed to meeting the needs of our communities. We have to step up to the plate and welcome all those who enter our doors — ensure they’re treated fairly, and give them access to care as if they had the means. &lt;br /&gt;
We believe in taking a holistic approach to health care, looking at both physical and mental health issues. If you have a patient with high blood pressure who is recently out of a job, you can’t just give diet advice or a prescription, because those remedies don’t fix their unemployment. It’s that unemployment that is the generator of stress in the first place. In our community, folks are under incredible stress in this economy, and it’s daunting for clinics like ours. But we must emphasize it is a transitory situation and the economy should improve and that people need be ready for it by being in a good state of health.&lt;br /&gt;
For too long, the view has been that the doctor has the final responsibility for the health of the patient. But if an average patient sees the doctor only four times a year, what’s happening every other day of that patient’s life? What types of decisions are they making around diet and exercise? It is important that we recognize it is the patient that must ultimately assume responsibility for wellness and healing. The education component is extremely important because there is no way a physician can effect change through prescriptions alone or by performing a check up a few times per year. We must get inside a patient’s head so that health is a matter of consciousness.&lt;br /&gt;
We have a free six-week, diabetes education and self-management course that has been in place at our clinic for over two decades. The course involves educational training, healthy cooking demonstrations and a hands-on approach to care that has proved to be incredibly effective. As patients progress through the course, you watch them become transformed — some are taken off medications, they discover the joy of movement and exercise, and feel good about themselves. Over the past 20 years, not one of our patients with diabetes has required an amputation, no patient has lost vision, and most have lost weight. They understand it is in their hands to make a difference in their lives. Through the Developing Health program, GE’s support has helped us expand access to the program when the dollars were tight.&lt;br /&gt;
Our success is centered on patient education and putting the patient in the driver’s seat to be responsible for the choices they make. It’s these choices that are the key determinants to health and longevity. It is our view that success is not the end of the road; it is the road. It is a matter of believing in people. Improvement is a constant, so we cannot move into a comfort zone — we must always try to be better. There’s much work to be done, and we strive to identify opportunities to improve and do things in a smarter way. By continuing to take advantage of technology, and think innovatively, we are able to get the biggest bang for every dollar spent and keep our doors open to all that need care. &lt;br /&gt;

“Developing Health” is a new, three-year $25 million program providing grant funding and GE employee volunteer support to non-profit health centers across the United States. &lt;br /&gt;
&lt;br /&gt;
Recognizing the urgent issues related to cost, quality and access of health care for underserved populations in the United States, GE Foundation has launched Developing Health, a new grant program that aims to increase access to primary care for underserved populations in targeted communities. &lt;br /&gt;
&lt;br /&gt;
Created by GE Foundation and the GE Corporate Diversity Council, Developing Health will be lead by GE’s Affinity Networks, which include the Asian Pacific American Forum, Women’s Network, Hispanic Forum and African American Forum. The Affinity Networks will partner with non-profit health centers and offer volunteer support and business best practice sharing, in order to help clinics reach underserved populations and enable access to primary care. &lt;br /&gt;

On October 21, 2009, Developing Health launched in New York City with more than $1 million in grants awarded to four clinics: &lt;br /&gt;

On August 6, 2009, Urban Health Plan submitted a comprehensive grant application to the Department of Health and Human Services for a Facility Improvement Program Grant Under the American Recovery and Reinvestment Act (ARRA). Urban Health Plan is designated as a FQHC by the Bureau of Primary Care of the US Department of Health and Human Services and is JCAHO certified.&lt;br /&gt;
&lt;br /&gt;
The grant would be to assist Urban Health Plan in defraying the cost of construction and financing of the proposed 54,000 square feet new wing of the Nuevo San Juan Health Center on Simpson Street.&lt;br /&gt;
&lt;br /&gt;
The new facility would allow Urban Health to provide an additional 120,000 patient visits annually and to reduce waiting periods before seeing a doctor and upon making an appointment.&lt;br /&gt;
&lt;br /&gt;

Borough President Helen Marshall and several other city and state legislators as well as community leaders and executives from the  health care and non profit community attended the ribbon-cutting ceremony that launched the grand opening.&lt;br /&gt;&lt;br /&gt;One of the newest primary care health centers in New York City, Plaza Del Sol is an extension site of the South Bronx-based Urban Health Plan, Inc. (UHP)—one of New York’s, largest and most respected federally-qualified health centers in New York State—which provides primary health care to more than 26,000 patients in the South Bronx.  MCCG provided project management and real estate consulting services to UHP, including the leasing, planning, financing and construction project management for the 15,000 sq. ft. Corona facility.  &lt;br /&gt;&lt;br /&gt;Plaza del Sol has 20 examination rooms, five treatment rooms, electronic medical records, digital X-Ray, and physical therapy. It is staffed by a team of five doctors, two nurses, and 15 medical assistants, as well as an administrative team of five.  The facility, which brought 20 new jobs to the local community, is a $5 million dollar investment by Urban Health Plan with financing from Citicorp’s Non Profit Group, and grants from the NYC Council and NYS Assembly. The Center has also a stimulus grant of $1.3 million to offset startup operations.&lt;br /&gt;&lt;br /&gt;Located at 35th Avenue and 108 Street, a few blocks from Northern Boulevard and Shea Stadium, the center is on the lower level of a commercial building.  According to Lewis Spann, MCCG managing director responsible for the construction of the facility, “The original plan called for the use the space on half of the first level and part of the basement, but when the whole ground floor became available, UHP’s management quickly adjusted the plan by renting and then building out the first floor while keeping the basement for employee use and storage”. &lt;br /&gt;&lt;br /&gt;Plaza Del Sol was designed by the architectural firm of Delgado, Gilbride and Keenan and legal services was provided by Brooklyn Legal Services Corporation A.&lt;br /&gt;&lt;br /&gt;Paloma Hernandez, the president and CEO of UHP, the Corona Plaza Del Sol called the project “a dream come true for Corona, Queens residents “There was a clear need in this community for a primary care center since Corona residents depended primarily on Emergency Room services area hospitals.”  Hernandez agreed to develop and operate a health center in Corona in cooperation with North Shore and the New York City’s Health and Hospitals Corporation’s local hospital – Elmhurst after being approached by Helen Arteaga a health care advocate and now Director of the Queen Clinic.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;UHP (www.urbanhealhplan.org) is a not for profit, multi-site, JCAHO accredited, Federally Qualified Community Health Center licensed under Article 28 of the New York State Hospital Code.  It has been serving the South Bronx community since 1974 with primary, specialty, ancillary, and support health care services and operates a 36,000 square foot main site facility, financed and constructed in 2001 with an appropriation of $2.5 million from the New York City Council and a $11.5 million loan from the New York City Industrial Development Agency, as well as two satellite facilities, five school based health centers, and four part-time clinics in at-risk population settings.  On an annual basis, UHP serves over 31,000 community residents and in 2007 had a visit volume of over 170,000. Its mission is to provide underserved communities with affordable, comprehensive, and high quality health care services.&lt;br /&gt;&lt;br /&gt;MCCG has served as the project manager and real estate consultant for UHP and other clients  for this and other health care, non-profit and other commercial facilities, including UHP’s main 36,000 sq. ft. site in the Bronx and its satellite facility in Hunts Point.  MCCG is also the Project Manager for Bedford Stuyvesant Family Health Center’s 40,000 square foot health center under construction in Brooklyn. His start-up company, Excelan, developed and sold the computer hardware that allowed distributed computing to flourish, helping to usher in the age of the network. Dr Rekhi eventually sold Excelan to Novell and then eventually became a venture capitalist, helping to fund more than 50 companies in Silicon Valley. Six of them went public.&lt;br /&gt;&lt;br /&gt;Michigan Technological University had the honor of hosting this very distinguished alum. Dr. Rekhi received his masters in electrical engineering in 1969 from Michigan Technological University.&lt;br /&gt;&lt;br /&gt;(Professor David Orozco)had the unique pleasure of hosting Dr. Rekhi in his Entrepreneurship class. During this speech he spoke about the virtues of bucking the trend, and starting your own business during tubulent times.&lt;br /&gt;&lt;br /&gt;These are Dr. Rekhi’s top 10 traits for an entrepreneur. They readily apply to anyone who aspires to innovate:&lt;br /&gt;&lt;br /&gt;Top Traits of an Entrepreneur&lt;br /&gt;&lt;br /&gt;1.    Intellectual honesty. Brutal honesty. You can never fall in love with your business. If you do, you will fail to make the hard but necessary decisions.&lt;br /&gt;&lt;br /&gt;2.    Humility.&lt;br /&gt;&lt;br /&gt;3.    Accountability to yourself and your team. You ultimately have to be able to say that you accomplished something or that you did not. If not, why not? You cannot ever blame others. If you fail, it is on your shoulders — no excuses. If there is no accountability at the top, others below also will not feel accountable.&lt;br /&gt;&lt;br /&gt;4.    Fairness. You have to be able to make sure the rewards are proportional.&lt;br /&gt;&lt;br /&gt;5.    Economics. You have to be able to determine values and prioritize these values. You don’t have enough money when you start out to hire specialists.&lt;br /&gt;&lt;br /&gt;7.    Execution intelligence. Investors pay a premium for this rare skill. For every great idea that you have, there are 10 very smart people with the same idea. What will make the difference is the ability to execute. Ideas are a dime a dozen.&lt;br /&gt;&lt;br /&gt;8.    Leadership. When times are tough, pull everybody up. Inspire others to look beyond today. When times are good, keep everybody grounded; don’t get too exuberant.&lt;br /&gt;&lt;br /&gt;9.    Self-reliance. Entrepreneurs do not need any approval. This comes from within. Also, there is little daily satisfaction; success comes in the long run.&lt;br /&gt;&lt;br /&gt;10.    Confidence.
