Here's the quick version (Redfin, August 2026): • Median sale price: $312,950, down 2.2% from a year ago • Homes sold: 245, up 7.5% • Median days on market: 64, five days faster than last year • Sale-to-list: 96.3%, up 1 point • Homes with a price drop: 38.9%, down 3.7 points What I take from it: more homes are closing and fewer sellers are cutting their price, but buyers are still careful and expect some room to negotiate.
