			<content:encoded><![CDATA[<p>“Talk about herding cats!”  This is what my client just said to me as she got the news that her property just closed escrow.  I’d not heard that one before.  Many times, buyers do not know what their Realtors do to get to close of escrow.</p>
<p>When I explain the escrow process to buyer clients, I usually use the analogy of landing a plane…several things have to happen simultaneously, or in sequence.  I tell them that there could be some turbulence along the way.  Usually we get all get a nervous chuckle out of knowing that the worst case is the plane crash (i.e. the deal falls apart).</p>
<p><a href="http://mariansbennett.com/files/2012/05/airplane-landing_123rf.jpg"><img class="size-medium wp-image-3537 alignleft" title="airplane landing" src="http://mariansbennett.com/files/2012/05/airplane-landing_123rf-300x214.jpg" alt="" width="300" height="214" /></a>I prepare each buyer that the transaction is never a done deal until keys are exchanged.</p>
<p>Any number of challenges or hiccups can occur along the way.  These are the high level issues – if I broke it down, there would be over 100 potential issues that can arise during escrow.</p>
<ol>
<li>  Preliminary Title Report, Inspections, or other disclosures may uncover something unexpected</li>
<li>  Lender conditions, requirements</li>
<li>  Timing issues related to moving money, scheduling, and time difference of the parties</li>
<li>  The style and expectations of the other agent or agents</li>
<li>  The style and expectations of the other principal or principals</li>
<li>  Misrepresentation on the part of any involved party</li>
<li>  Government (city, county, state) point-of-sale requirement glitches</li>
<li>  Organization &#8211; Realtors or Escrow loses or sends out incorrect documents</li>
<li>  Appraiser and/or appraiser issues – comparables, schedule, lack of local market understanding</li>
<li>  Communication issues – preference for how &amp; when documents are sent/received</li>
</ol>
<p>Each team member needs to do their job in a timely manner (Sellers and Buyers, each Realtor, Escrow team members, Lender team members) – there are usually a minimum of 10 people working on an escrow file – there could be more, or less.</p>
<p>So yes, it&#8217;s cause for celebration when escrow successfully closes, to the satisfaction of both buyer and seller!</p>

			<content:encoded><![CDATA[<p>My mom grew up in San Francisco &#8211; Faxon Avenue I believe.  Her parents moved to Marin County when Mom and my Aunt attended Dominican College in San Rafael.  Some time later, after college, a Stanford MBA, and the Navy Waves in WWII, when it was time for the newlyweds to buy their first home in the 50&#8242;s, Mom and Dad settled in Marin also.  While Dad went off to work in San Francisco, Mom raised four children and started her own business from home.  Dad passed away almost 20 years ago, and Mom passed peacefully last year, January 1, 2011, after a full life of passion for her family, her education, her work and her volunteer activities.  Happy Mother&#8217;s Day to my Mom and ALL of my Mom readers.<a href="http://mariansbennett.com/files/2012/05/Mom.jpg"><img class="aligncenter size-full wp-image-3487" title="Mom 2009" src="http://mariansbennett.com/files/2012/05/Mom.jpg" alt="" width="448" height="336" /></a></p>

			<content:encoded><![CDATA[<p>As you know, I rarely take others videos to post on my site.  I&#8217;m posting this one because this is the only video I&#8217;ve seen where the guest is sharing an accurate summary of our current national housing market.  (sorry in advance for the ads, it came from a search site).    To summarize, the guest addresses what is one everyone&#8217;s mind:  Are We at the Bottom of the Market?  He also touches on all the major factors that are currently a force in the housing market and how buyers now need to view their home purchases.  Once you have seen the video, I&#8217;ve attached a couple links on the local San Mateo County Coastal housing market.  This site is ALL about the Half Moon Bay area housing market (and more).  In a nutshell, our market is clearly in transition.  This may be the best time for you to sell, or to buy, or do nothing; however, those current homeowners and prospective homeowners clearly need to do their homework.</p>

			<content:encoded><![CDATA[<p>Where are the real estate sales dollars being invested in the Half Moon Bay Coastal (including El Granada, Moss Beach and Montara) neighborhoods?  The Multiple Listing Service (MLS) chart below is based on <strong>sales volume</strong> in the last 12 months &#8211; May 2011 to April 2012 (so far).  At a glance, you can tell the neighborhoods with the highest prices &#8211; Ocean Colony, Miramar, East of Highway 1 in Half Moon Bay, and El Granada.  These are the areas with many big lots, big views, big houses.  The other neighborhoods may have had a similar number of sales, but the average price point will be smaller.</p>
<p>The Coast is made up of small cottages and a few A-frames, some charming mid-century designs, 20th century ranchers, two or three-story eclectic or Mediterranean styles, and spectacular one-of-a-kind/custom ocean view homes &#8211; with varying prices.</p>
