The Gallery lofts in The Marina Arts District of Marina Del Rey are the longest awaited properties  in the history of real estate!  Okay, The Palm Islands in Dubai might have taken a bit longer to finish, but The Gallery Lofts are a close second. I have to say, if was worth the wait!

I was so excited to take a group of clients to The Gallery Lofts last weekend.   My clients were two young professional sisters who brought their mom along to tour the property.  The Gallery Lofts have been marketing themselves as the perfect place for young professionals and first time buyers, so I thought it would be the perfect place for my clients.

I knew my clients wanted a loft with some outdoor space, so we took a look at a first floor loft that had a nice sized patio that opened to the interior courtyard.  The loft was gorgeous with 11 foot ceilings, floor to ceiling windows, sliding wall systems, a stainless steel modern kitchen and bathrooms with very high end finishes.

The model unit we saw at The Gallery Lofts was set up as a one bedroom with a second room that was used as a den or office.  Because of the sliding walls, the rooms could be completely open or closed depending on the homeowners needs.   The rooms were placed at opposite ends of the loft, with the kitchen,  dinning, and living areas all open to one another and in the center of the loft.

After we toured the model unit, we continued our tour through the community areas at the center of the property.  Between the music playing and the outdoor fireplace, I felt like I was in a hip New York rooftop restaurant lounge.  My clients said they felt like there should be a handsome bartender making cocktails.  Maybe when all of the lofts are sold the homeowners will decide to hire one!

I really love the way Fannie Mae is making it easier for people to buy a home in The Marina Del Rey, Venice and other cities.  Not only does Fannie Mae have a ton of properties to choose from, now they are offering up to 3.5% back to the buyers for closing costs.  Of course there are some criteria that you have to meet to get the incentive.

Lovely Venice Walk-Street Home

I was walking my Dog Cooper through the Venice Walk-Streets the other day and was feeling so thankful that we have the opportunity to live in such a unique area.  It was a gorgeous, sunny day, the birds were chirping ( i know totally cheesy) and other than a couple other residents walking their dogs, we were all alone to enjoy the famous Venice Walk-Streets.

The Venice Walk-Streets are truly unique.   Instead of a loud, busy street running in between the homes, there is a peaceful walkway.   All of the garages are located in the alleys behind the homes.  Instead of backyards common in other neighborhoods, the homes in The Venice Walk-Streets have large front yards, many of which have beautiful lush gardens.  Some of the gardens are so lovely, they are featured on the yearly Venice Garden and Home Tour.  This year the tour is set for Saturday May 7, 2011.

One of the other unique features of the Venice Walk-Streets just west of Lincoln Blvd. is that the properties are almost all single family homes.  The homes range from small bungalows from the early 1900′s to charming Craftsman homes  to newly built architectural compounds.  The lot sizes are generally 3,100 to 3,400 square feet. However, there are a lucky few homeowners that have double lots up to 7,000 square feet.

Looking for property, especially near the beach should be fun.  When you are looking in Marina Del Rey the amount of possibilities to enjoy can sometimes make the process seem overwhelming.  After all, there are very few cities where you can have the option of living in a Loft, Condo, Townhome, Multi-Unit, or a single family home.  With this volume of options, where should you start?

Instead of pouring through endless listings and trying to determine what is available vs. what is sold, I invite you to consider the following tips.  Beware: only follow these tips when you want to save time and money with your search for Marina Del Rey Real Estate:

1. Type of Property – Deciding on what type of property you will focus your search on is one of the most important steps.  Condos and Lofts provide for much different living than a single family home.  The style of property you decide to focus on will affect everything from the type of loan you choose to what properties you will view in person.  Write a “pros and cons” list if you are in doubt on which type of property to focus on.
2. Loan – While looking at properties is much more fun than doing paperwork, loans are still a reality for the majority of buyers in Marina Del Rey.  Before you set foot in a property have your loan ready.  A simple “pre-qualification” won’t help much; consider taking the time to do a full loan approval which means the lender will evaluate everything from your pay stubs to your income tax returns.  Taking this step will help you to feel confident with your search and know that each property you walk-in could be yours.  Keep in mind that at some new developments you could be asked to qualify with their in-house lender as well.  Check with them to see if you can use the lender you already met with to save time.  If you have your hearts set on a new development, like Latitude 33, and then get approved as quickly as you can.
3.
