Currently in the Brickell Area of Miami there are 202 condos under contract.  Using a map search is not an exact science but as you can see below, this is the area that I defined as the “Brickell” area.

Over the last 60 days there were 81 units sold.

When potential buyers (or renters)  initially contact me they are a little surprised to find out that many of the most desirable buildings in Miami Beach, specifically South Beach in the luxury area South of Fifth, are not located directly on the ocean.  In fact some of Miami Beach’s most desirable condos are located on the Biscayne Bay side of Miami Beach.

On the map that I made above, the pink line is 5th street and down from there you will find surrounding the Biscayne Bay from north to south:  ICON, Murano Grande, Yacht Club at Portofino, Murano at Portofino, Apogee, Portofino Towers, Continuum I & II buildings.

Over the last 30 days there were seven sold properties within these buildings.  The lowest price sold unit was an 840 square foot one bedroom in Continuum II and it sold for $520,000.  The most expensive was a unit at Continuum II, a three bedroom and it sold for $3.25 million.  All seven deals are listed as closing with cash.  Over the last six months there were 63 closed sales, 41 were listed as closed with cash.

In terms of renting, over the last 30 days there were 22 rentals posted as rented within these buildings.  The lease expensive was a furnished one bedroom in the Yacht Club and it rented for $2400 per month. One of the most expensive was a three bedroom unit at Continuum and it rented for $12,000 per month.

Last night my friends and I headed out to Lincoln Road to celebrate Halloween 2009. I have to say that this year was by far the best and the organizers completely outdid themselves! It was pretty incredible and everyone is talking about it today.

The video below totally sums up our city and shows the diversity of the people who live here.  In all we are really FUN people and all ages know how to have fun!

Yesterday I had this master plan to write a really nice blog post in dedication to my husband in celebration of our 15th wedding anniversary.  However the night before I attended a board meeting for our condo association.  The nuts showed up which left me with a twitch in my neck the following day.  Who knew condo nuts could cause a twitch in your neck?  I should sell tickets to our board meetings and I bet I would make a fortune or better yet how about a reality show?  Hello TLC do you hear me?   In any case I couldn’t write the post because the twitch was really a pain so this comes one day late. 

The Happy Anniversary post to my husband. 

I met Ognjen at a club called the Bus Stop in Richmond, Virginia in 1992.  We were both going to school at VCU.  He was an international student from Croatia.  He barely spoke any English (I was intrigued).  He was really nice on the eyes and very, very romantic.   Since the first day we met, we rarely spent a day apart except for the times we travelled overseas at different times.  It’s mushy, I know.  Sometimes you need a little mushiness in life. 

Ognjen has always had a very ambitious spark in his eye and he has always dreamed of pursuing the entrepreneurial spirit that is the American Dream.  Ognjen has been in charge of my marketing for the last three years.  He has done a fantastic job.  In a really bad market, our business has actually grown! 

Three months ago he joined me full time.  He is now working with me side by side and in addition to our marketing he works directly with our clients.   If you have had the fortunate opportunity to work with Ognjen (or OJ as he tells everyone to call him), you know that he is super passionate about our business, his clients and he has ALOT of energy.  He is probably the most positive & optimistic person that I know.  He works really, really hard.  If you are his client, I cannot tell you how hard he works for you behind the scenes.  He is pretty incredible. 

Ok, ok we get it….  you love him, he works hard that’s enough. 

Sorry.  Now on to some more fun programming.  How about a picture of Ognjen with hair?  (I hear the applause…  I knew you would want to see that!)  Below is a picture of me and Ognjen on the first/second day of meeting.  Note:  Princess Bride & Indiana Jones pictures in the back.  Or how about the super permed teased hair?  Awesome…..

Miami Beach Luxury Rentals

Over the last 30 days in Miami Beach there were 264 properties rented.  Twenty three of these properties rented for $5000 or more per month.  The highest at $15,000 per month.  In both Continuum buildings they had 8 of the top 10 most expensive rentals last month.  From $15,000 per month to the lowest $7000 per month.

A four bedroom four and a half bath, 3010 square foot unit rented for $12,000 a month.

Each week I get numerous inquiries from buyers interested in purchasing real estate in Miami Beach.  Unfortunately a lot of them are pretty unrealistic in terms of what you get for your money in this area.  I don’t really know who is the phantom reporter going from city to city and country to country spreading the “you can buy Miami Beach real estate for pennies on the dollar”, but whomever he/she is, needs to be stopped.

So what do you get for your money?

For me, the only true data is recent closed sales, I like to back about 90 days.  Over the last 90 days in the 33139 area of Miami Beach 207 condominiums sold.   This data is not all of Miami Beach only from about 23rd street down to 1st street, the 33139 area.

27 Studios sold from $62,000 up to $210,000  (18 of these were cash deals)
69 One bedrooms sold from $90,000 up to $1.15 million (46 of these were cash deals)
70 Two bedrooms sold from $125,000 up to $2.15 million (49 closed with cash)
23 Three bedrooms sold from $425,000 up to $4.3 million (13 closed with cash)
there were others with more bedrooms…

The most common request I get from buyers is:

A South Beach condominium,  two bedrooms, parking, washer & dryer in unit, nice view & swimming pool.  So I did a general search in the MLS of properties with these criteria that have sold over the last 90 days and the closed sales prices were from least expensive $240,000 up to $2.15 million.

A few notable sales:

Absolute Lofts at 245 Michigan listed for $559,000 and sold for $539,000.
2 bedroom/ 2 bath 1469 square foot property.

The Courts located at 125 Jefferson listed for $549,000 sold for $470,000.
2 bedroom/ 2 bath 1155 square foot property.

The Yacht Club at Portofino located at 90 Alton Road listed for $380,000 and sold for $350,000.
2 bedroom/ 2 bath 1090 square foot property.

In reality there is just no way to “generalize” the Miami Beach real estate market.  There are still multimillion dollar properties that are selling as well as properties that are more affordable for many buyers than before.  The most important thing to remember is that it’s a very unique and special place to live, on an island, in one of the most popular places on the planet.

Publix at 5th & Alton

Not really much of a grocery store kind of gal but all of my friends are crazy about this new Publix soon to open late October.  I will need to test it with a real grocery cart but these grocery isles do look to be pretty wide.  One thing you have to get used to living in Miami Beach is tight isles when grocery shopping.  It looks like the new Publix may alleviate this tight shopping experience.

Popular Miami Beach buildings that are now a little closer to Publix are:  ICON, Murano Grande, Yacht Club, Murano at Portofino, Apogee, Portofino, South Pointe Towers & both Continuum towers.
