<p>Even though December is month where most people may not be out house hunting as much, December turned out be not a bad month compared  to November and October which were somewhat slower. There were 24 closed Coconut Grove homes ( single family) homes that closed.  The highest sale was $ 2,850,000  at<span style="color: #0000ff"><a title="Listing Info on 3333 S. Mooring Way" href="http://sef.mlxchange.com/DotNet/Pub/EmailView.aspx?r=364289524&amp;s=SEF&amp;t=SEF" target="_blank"><span style="color: #0000ff"> 3333 S. Mooring way</span></a>   <span style="color: #333333">Originally, this property  was listed in early 2010 for almost 4.5 which seemed high.  The bonus that this house had was that it had a boat dock and nice view to Biscayne Bay even though it was not considered waterfront property. Of</span> <span style="color: #333333">course being located in</span> </span><a title="Gated community in Coconut Grove" href="http://www.miamiluxuryhomesmatch.com/neighborhood/the-moorings"><span style="color: #0000ff">The Moorings did not hurt either</span>.</a> <span style="color: #0000ff">  <span style="color: #333333">Waterfront properties in Coconut Grove still sell for a handsome premium compared to other Miami real estate markets.</span></span></p>
<p>The lowest sale price was located at <span style="color: #0000ff"><a title="Info on this listing" href="http://sef.mlxchange.com/DotNet/Pub/EmailView.aspx?r=1681289225&amp;s=SEF&amp;t=SEF" target="_blank"><span style="color: #0000ff">3639 Williams Ave</span></a>,<span style="color: #333333"> it sold for $35,000.</span></span></p>
<p>Of the 24 Coconut Grove homes sales, 4 were short sales and one was a foreclosure.  Foreclosures really have dropped out of the market. There is only one Coconut Grove foreclosure on the market.  However, there are 16 short sales on the market and that is up a bit.  Possibly more short sales and less foreclosure may be the trend.</p>
<p>There are currently 130 Coconut Grove  homes for sale, 65 of which are over 1,000,000 and 2o those listings are under 1.5 million.</p>
<p>The $600,000 to $800,000 price range and also $999,000 to $1.5 have been the most active going under contract.  Other price ranges are selling as well ,however, the above mentioned appears to be the most active in the last few months in Coconut Grove.</p>

			<content:encoded><![CDATA[<p>Ok.  This has nothing to do with Miami real estate.  The other day Facebook file with the SEC their wanting to raise 5 billion dollars in cash ( only 5 billion)  If you are thinking of possibly by a piece of Facebook here are several articles that may help you decide.</p>
<p>I am still dumbfounded by how fast  and how many users Facebook has. Also when you think of social media Facebook is the fist to come to mind.   Jsut think in less than 10 years social media has caused governments to fall,  presidents to be elected some politicians to fall in disgrace.</p>

			<content:encoded><![CDATA[<p>Even though we were in the holiday season homes for sale in Coral Gables have been moving along. There currently 312  Coral Gables Homes for sale. Of the 312 homes for sale that number includes 8 short sales and 2 foreclosure ( this number has been slowly coming down)</p>
<p>There were 31 closed sales that figure includes 4 short sales and one foreclosure.  There were 34 Coral Gables Pending home sales 7 of which were short sales and 5 Coral Gables foreclosures.  That is fair amount properties going under contract for December. Note that the the inventory of Coral Gables homes is 50 % less than it was  in Jan 2011.  This is good for sellers not so good for buyers since their choices are less.</p>
<p>The interest rates will remain low although financing and appraisals continue to be a problem for both buyers and sellers. Both sides need to be flexible.</p>

Remember, these homes were built before the use of air conditioning and may have passed through several owners and each owner may have put their touches on their home at the time of ownership.</p>

170 Coral Gables Condos for sale. This figure includes 21 <span style="color: #0000ff"><a title="Free Reports on Short Selling Your Property" href="miamihousingfacts.com" target="_blank"><span style="color: #0000ff">short sales </span></a><span style="color: #000000">( asking prices range from $ 58,000 to $871,000) and six foreclosures. The number of Coral Gables foreclosures has stayed very low compared to many other communities. There were ten condos that successfully sold and closed, of these 10 closings  two were foreclosed condo and 4 short sales. Most of the sales were under $149,000 and may have been reduced a few times before arriving at these prices. There were only four pending sales in November.  </span></span></p>
<p><span style="color: #0000ff"><span style="color: #000000">The good news is  ( for sellers anyway) is that the amount of inventory  of<span style="color: #0000ff"><a title="Information on Coral Gables" href="http://www.miamiluxuryhomesmatch.com/area/coral-gables-fl"><span style="color: #0000ff"> Coral Gables </span></a></span>condos has dropped off by more than half and monthly sales were steady until November. We will just have to watch the market and see where were go from here. November and perhaps December are a bump in the road.   Remember purchasing a condo is harder to finance these days because of the new guide lines.</span></span></p>

			<content:encoded><![CDATA[<p>I always see something going on at Kennedy Park in Coconut Grove, pretty much any day of the week. Many people come with their dogs and let them loose in the enclosed  area on the  north side of the park. Kennedy Park sits between Biscayne Bay and Bayshore Drive. North of <span style="color: #0000ff"><a title="Monty's Raw Bar Menu" href="http://www.menuism.com/restaurants/montys-raw-bar-miami-307971" target="_blank"><span style="color: #0000ff">Monty </span></a><span style="color: #000000">Trainers Restaurant, Dinner Key and North of Grove Isle and Brickell. There is parking available, however, not much so come early or just bike in. There is always a cool breeze coming off of Biscayne Bay.  Coconut Grove has few parks however I like this one the best because you can run, walk , bike and do other exercises.  Also there are tables and chairs to  have lunch on.  This part of Coconut Grove is North Grove and is 10 to downtown and 15 minutes to Miami Beach.</span></span></p>
<p><span style="color: #000000">If you are so inclined, and if you are on bike you can go further on to Key Biscayne on bike however I suggest that you do this early in the morning because there is less heat and traffic</span></p>
<p><span style="color: #000000">One other thing,  Every Monday at 6:30 PM And Saturday at 9:30 AM  The Free Yoga Foundation holds free yoga classes that anyone can attend for class confirmation text 305-733-8626</span></p>
<p><span style="color: #000000">The lemonade stand has been there for  33 years serving  lemonade, organge juice and hot dogs.  That alone is worth the visit.</span></p>

The Grove is known for its eclectic  architecture and in some cases lean tos.  Coral Gables is know for its beautiful Old Spanish and mediterranean homes.  Modern architecture does come on the market in different price ranges and sizes. You may be more apt to see them in Coconut Grove than Coral Gables. Over the last 6 years or so I have notice homes being torn down and a modern ones taking its place. Below is what is currently on the market in Both Coconut Grove and Coral Gables.</p>
<p>If you give up your search , your next bet would be to find a nice lot to build on and find an architect. There are several good ones out there.  <span style="color: #0000ff"><a title="Max Strang Website" href="http://www.strangarchitecture.com/" target="_blank"><span style="color: #0000ff">Max Strang comes to mind. I have seen some of his work and in Cocont Grove and I think that his work is outstanding. His is also listed in the AIA and </span></a></span>is a recepient of many awards. His frim also received the Firm of The Year award from the<span style="color: #0000ff"><a title="AIA website" href="http://www.aia.org/index.htm" target="_blank"><span style="color: #0000ff"> American Institute of Architecture.</span></a></span></p>
<p>He is worth checking out. Also , if you are thinking of changing the lines or your ranch home he and his firm may be able to help you with that.</p>
<p>Or, you can consider some of the following:</p>
<p>The home below at 3690 Stewart Ave is( listed with Barnes International Property) is in  Gated community in South Coconut Grove. It has over six thousand square feet , five bedrooms and 6.5 bathrooms. Asking price is $2,495,000.  They did a good job with the photos</p>
<p>The next one is located at 5030 Davis Road ( I kind of cheated on this one because it is not in Coral Gables or the Grove but it is near Coral Gables, great area all the same) This house is listed with the Keyes Company and has almost 9,ooo square feet , 7 bedrooms 7 bathrooms , 2 half bathrooms and sits on 39, 000 square feet of land. Asking price is $4,690,000</p>

<p>Coconut Grove real estate sales of single family homes slowed down some in November, however, that may be due to a slight drop in inventory of single family homes in<span style="color: #0000ff"><a title="About Coconut Grove" href="http://www.miamiluxuryhomesmatch.com/area/coconut-grove-fl"><span style="color: #0000ff"> Coconut Grove </span></a></span>or just buyers being more cautious about the economy in general.  <a title="The economy is improving improving ,however, there are concerns about the Euro" href="http://www.bloomberg.com/news/2011-12-12/forecasters-miss-by-most-in-nine-months-amid-improving-u-s-data-economy.html" target="_blank">World events can impact </a>our local real estate market for good or for bad.</p>
<p>There were 14 closed sales 0f Coconut Grove single family homes. This includes just one short sale and no foreclosures.  As always in the Grove there was vast difference in the sales price.  4095 Park Ave sold for $1,250,000  and the 3241 Florida Ave sold for $60,000.  There were 10 pending sales in November. These are properties that are under contract but have not yet closed or transferred title.  This number is down a little as well. As you  can see the most active price range was the $500,000 to $550,000 price range.  Also almost 54% of the homes sold were on the market for more than 4 months and 25% of that number had at least one price reduction.</p>
<p>There are currently 125 active listing on the market, this does not include condos and town homes. However, does include  10 short sales and 2 foreclosures. Short sales continue to be part of the real estate make up and unfortunately impact sellers in some areas.</p>

			<content:encoded><![CDATA[<p>November Coral Gables homes salese  slowed down from previous months.  There were 28 sold homes., of those 28 homes that sold 2 were foreclosures ( bank owned listings) and 2 short sales ( one short sale was under contract for X days and the 2nd short sale took X days to close)</p>
<p>Half of the Coral Gables Homes that sold took more than 120 days to sell and close.</p>
<p>23 homes went under contract. This means that the seller and buyer have an agreement however the contract is subject to various contingencies. That is a litle on the low side for pending sales. There are three pending sales  that are short sales however there are no foreclosures under contract.</p>
<p>Currently there are 331 Coral Gables homes for sale.  In that number of homes there are 18 short sales and four foreclosures ( Bank owned lsitings.) This number of homes for sale remained pretty much constant.</p>
<p>The number of foreclosures in Coral Gables is very low and the price range is wide. For example I was looking at<span style="color: #0000ff"><a title="Photos and Details of 9001 Banyan Drive, Coral Gables" href="http://sef.mlxchange.com/DotNet/Pub/EmailView.aspx?r=1004268228&amp;s=SEF&amp;t=SEF" target="_blank"><span style="color: #0000ff"> 9001 Banyan Drive </span></a></span>on Hammock Lakes , asking price is $3,500,000</p>
