Charleston housing market still active (from Post and Courier)

Recent figures from a California-based research firm place the Charleston area at the top statewide in home prices and close to it in permits.

Greater Charleston has the highest median home price by a wide margin among eight metro areas, according to John Burns Real Estate Consulting’s “Local Building Market Intelligence” released this week.

The midpoint price in the Charleston area was $229,750. That compares with a $144,004 midpoint for Myrtle Beach, which is second highest. The least expensive area is Sumter with a median price of $95,933.

Also highest in the greater Charleston was housing costs as a share of income, with 31 percent of income devoted to home expenses. Myrtle Beach placed second at 28 percent and Spartanburg third at 24 percent. Anderson was most affordable with 19 percent of income going to home costs.

By building permits, the Charleston area ranked second at 2,945. It trailed Columbia, which had 3,026 total permits. The lowest numbers of permits were in Sumter at 354 and Florence at 375.

Greater Charleston and Columbia reported the lowest unemployment rates at 9.1 percent. Greenville was third with a 9.3 percent jobless rate. The highest rate was in Sumter at 12.2 percent.

Two new hospitals for Mount Pleasant SC are opening soon

East Cooper Regional Medical Center is building a 140-bed acute care hospital to serve as a replacement for the current facility. This new replacement hospital will better serve the needs of our community. The facility will be situated on 52 acres adjacent to the current campus and located at the intersection of Mathis Ferry Road and Interstate 526. There will be 10 surgical suites, a 10-bed level II neonatal nursery, 16 bed medical surgical unit for womens services, expanded emergency department and comprehensive Obstetrical services.

The new five-story hospital will have approximately 250,000 square feet of space. The construction will feature the newest design elements that provide patient and visitor friendly entrances and waiting areas. The new facility will include plenty of convenient parking and roads that improve traffic patterns in and around the campus. It will be designed to meet the latest hurricane and earthquake building code requirements. The new hospital will be “green-friendly.”

Here are some other features of the new hospital

The 250,000 sq. ft. facility will be located on 78 acres of land at the intersection of Highway 17 North and Faison Road in the Carolina Park Development.

The new Roper St. Francis Mount Pleasant Hospital will include:

24-hour Emergency Care
Women's Services including high tech, comfortable Labor and Deliver Suites
Inpatient and Outpatient Surgery

There are lots of new restaurants coming to the town of Mount Pleasant SC . Some of our favorite restaurants have opened and all of Mount Pleasant is a buzz.Two downtown favorites Mellow Mushroom and Basil are opening establishments in Mount Pleasant. Mellow Mushroom , a pizza place but yet so much more than a pizza place, has opened to rave reviews. The new location in Northern Mount Pleasant is conveniently located off of Highway 17 across the street from the New Super Wal-Mart. Basil , the best Thai restaurant ever has plans to build a second location in Seaside farms shopping center. Neil Jordans , a steak and seafood restaurant, opened a few months ago in the Oakland Plantation Shopping Center. Neil Jordan's is opened seven days a week from 11 am to midnight. I recently tried the brunch and it was delicious. and for the kids Oakland plantation recently opened two new fast food favorites, Chick-Fil-A and Mc Donalds.

Potential South Carolina home buyers or those seeking to remodel a home built before 1980 should check for potential asbestos materials. This is not to say that you should be extravagantly worried because with the proper precautions, asbestos exposure can be easily prevented.

Even if asbestos shingles are on your home, if they are in good condition and left undisturbed, they are not a serious problem. The mere presence of asbestos in a home or a building is not hazardous. Damaged asbestos may release asbestos fibers and become a health hazard, leading to the development of asbestosis and pleural mesothelioma. These illnesses result from asbestos exposure alone are serious lung ailments. Mesothelioma treatments vary from patient to patient, depending on age of diagnosis and disease latency period.

If you suspected asbestos materials are in your home, most home inspectors and contractors advise to leave it un-disturbed as asbestos in good condition does not pose any health risks. The South Carolina Department of Health and Environmental Council promotes the health and safety of the public and environment. These public organizations assist the disposal and removal of asbestos and other harmful materials. If asbestos removal is deemed necessary, it should be performed by licensed abatement contractor who is trained in handling hazardous materials.

Once the removal process is completed, green insulation alternatives should be given serious consideration. These alternatives include: cellulose, cotton fiber and lcynene. The United Nations Environmental Program states that the use of recycled building materials such as cotton fiber insulation can reduce energy use by 25 percent. The numbers continue to improve as more options become available.

With a lackluster economy, these kinds of figures have attracted those who were unaware of eco-friendly construction. Not only will these asbestos alternatives reduce energy costs, they allow a lifestyle that promotes a clean, free of health damaging materials.

Because Mount Pleasant grew so fast, the Charleston county school district had to make plans for new schools. Even before the new Wando High School was finished, the need for a second High School was already being felt.

Moultrie Middle School and Mount Pleasant Academy are currently under construction and should be open by fall 2009. The district plans to start construction on a new Whitesides Elementary School slated to open in 2010.

A new Jennie Moore Elementary School and Laing Middle School and the creation of a second high school are also in the district's future capital improvement plans.

According to the Post and Courier,

"Bill Lewis, school district chief of operations for capital programs, said additional land has been purchased at the Jennie Moore Elementary site to make room for a new Laing Middle School. The schools would share campuses, just as Cario Middle School and Charles Pinckney Elementary School do in Park West. But the district has yet to identify funding to build a new Laing".

Moultrie Middle School and Mount Pleasant Academy students are currently using the old Wando High School campus. When those students move into their new buildings next fall, old Wando would be available for swing space, making way for the Jennie Moore and Laing campus to be built.

The annual Children's Day festival will be held at the Mount Pleasant Parks and Recreation Fields in Park West Subdivision. The festival is free except for food purchases. The food booths are ran by local schools and all proceeds go towards their PTA. Last year over 25,000 was raised. This year's theme is "GO green and be patriotic". All rides, crafts, face painting, pony rides, inflatables are free. There will also be dance and music performances.
This year's event is scheduled for Sunday, October 19Th, 12 noon - 5:00 p.m. So bring your family and have a good time. We hope to see you there.

Mount Pleasant, SC has a hidden gem of a neighborhood. It's called Horlbeck Creek. Horlbeck Creek is a community of custom homes with some waterfront lots with docks. Because I love to eat, the annual taste of Charleston event at Boone Hall Plantation is my one of my favorite Charleston events. Taste of Charleston has been named one of the “top 20 events in the southeast” by the Southeastern Tourism Society. And when asked visitors of Charleston name the food and the history as the main reasons they visit the area.

This year the event will be held October 10-12. This will be the 28th year Charleston has had this award winning event. The main event will be at Historic Boone Hall plantation, with two other events including a "Iron Chef" competition being held Downtown. Forty of Charleston's best restaurants will be showcased at the event.

The main event will be held on Sunday October 12. Advance tickets ($10) can also be purchased at all Charleston area Applebee's Restaurants, the downtown Visitors Center, or by visiting Boone Hall's web site Day-of tickets can be purchased at the event for $12.00. Food tickets will be sold in $1.00 increments at the event. Souvenir "Taste" t-shirts will also be available for purchase. Free parking inside Boone Hall Plantation. Rain or shine.
