Home sales numbers for the Tri Valley were off from September numbers compared to October. The number of homes sold in Pleasanton, Dublin, Livermore, San Ramon and Danville were lower, but San Ramon was the only city that posted a lower months supply of homes compared to September.

Dublin Ranch Condos pricing and homes for sales in Pleasanton, CA are on the rise.

For the past year or so we have had a lot of home buyers telling us something along the lines of “We want to buy a home, but are not in a rush, we really want a good deal.” That is a fair statement to make, but unfortunately, the ship of deals may have sailed… Here are a few examples of what we mean. In the past few months we have seen a surge in the number of offers being placed on homes as they come on the market. Homes come on the market and receive offers within a few days.

This link is for Pleasanton homes that were listed in the last 30 days and are now pending. The days on MLS is located about half way down the page. Pleasanton Homes DOM. We have seen pricing from the beginning of the year on the rise. Dublin Ranch Condos have seen an increase in pricing from $330,000 in March to $385,000+ now. Up the hill in the Lennar development a home was sold in January for $600,000 and came on the market last Friday and is pending at $629,000 (accepted offer was likely higher). In Pleasanton the Jensen/Amador neighborhood had home sales in March at $500,000, now comparables are above $550,000. Prices are coming up in many areas, there are more multiple offers on homes and the overall confidence is improving. A few examples are below 

Months Supply of Tri Valley Homes:

In October 2008 months supply for Pleasanton homes was 8.19 months, Dublin was 6.93, San Ramon was 6.59.

The latest update we posted September home sales 2009 had Pleasanton home at 2.33 months, Dublin was .86, San Ramon was 1.82 months supply

Stock Market:

In the past year, as you know the  DOW has climbed 13% and is up from its low in March ‘09 of 6,469 to over 10,000. Also as companies report their Q3 earnings many of them beat the streets expectations on earnings, driving the stock market higher.

Consumer Confidence:

 Recent data out shows overall people are becoming more optimistic Julia Boorstin.

As Pleasanton Realtors we love seeing sales improve, and so should any resident of the Tri Valley. Pleasanton home sales for September 2009 were not the only ones on Fire! Dublin home sales, Danville home sales and Livermore home sales were also up compared to August 2009. Only San Ramon saw a slight reduction in the number of homes sold compared to August 2009 sales.

Since early in 2009, home sales have been climbing. September closed home sales were the highest level all year in Pleasanton for example. If you missed the Today show the other day, the frequent guest Barbara Corcoran named San Francisco as one of the top 10 places in the country to buy real estate, and she even mentioned Danville and Walnut Creek as being great places outside the city. Someone 3,000 miles away seeing something in our area is obviously no surprise, but as a buyer this is a great boost of confidence in purchasing in the Pleasanton to Danville area.

Dublin Ranch residents have been waiting for this news for some time. After a huge turn out to support the Promenade development a few weeks ago at a BBQ, the voices of residents were heard. First phase of six will be at the South East corner of Dublin Blvd. and Grafton. This will be home to Club Sport, office, and a parking garage.

Home sales August 2009 in Pleasanton, Livermore home sales & Dublin home sales were strong.

The biggest difference was seen in the supply side. Pleasanton home sales figures from last month show 2.7 months supply compared to 3.36 in July (55 sold homes), 3.6 in June (58 homes sold) & 5.09 in May (44 homes sold). While the months supply is going down, the number of homes sold per month in Pleasanton has held steady which means not as many homes are coming on the market. There is also a tremendous amount of competition in homes under $600,000.

Currently there are 79 pending homes in Pleasanton (not counting short sales) and as of today 151 homes available for sale. We should see strong numbers again for Pleasanton home sales in September.

Ironwood Pleasanton will soon be home to a new 110 unit subdivision of detached, single-family, age-restricted homes for residents 55 and better, as Ponderosa homes says. This new development within the current Ironwood neighborhood in Pleasanton will be primarily single-story homes ranging from 1,900 to 2,700 square feet. This new development has been named The Village and will be a gated, private community.

Homes for sale in Pleasanton are holding strong compared to some neighboring cities… Danville homes and Alamo homes are holding close too. Compare the chart below to recent home sales in the area. Pleasanton Home Sales.

I ran numbers on our area and looked from Pleasanton homes to Walnut Creek homes and here is what the results are when comparing homes and the level of foreclosures and Short Sales. Pleasanton foreclosures, Danville foreclosures and Alamo foreclosures are the lowest percentage of available homes. Available supply of normal homes has the highest percentage in Alamo, Pleasanton and Danville too.

What you can gather from the chart above is that of the current available homes, you will find a higher level of normal homes available in Pleasanton, Danville and Alamo. One could gather that the value is holding better in these cities, while Dublin homes, San Ramon homes, Livermore homes and Walnut Creek homes could offer ‘better’ pricing for buyers. Homes for sale in Pleasanton, CA again hit high numbers. Detached Pleasanton homes sold in July hit 55, just 3 shy of last month. Biggest difference is at the end of the month, only 185 detached homes were available for sale compared to 207 the previous month. This dropped the months supply to 3.36 month, meaning it would take only 3.36 months to sell the current inventory of homes. Theses are numbers we have not seen in quite a while.
