A forte expansão, contudo, está acarretando problemas como a favelização, devido à migração para algumas regiões. Há, ainda, obstáculos ao crescimento: apenas duas estradas ligam as praias do Litoral Norte à capital e à infra-estrutura da região, principalmente saneamento básico, está aquém do necessário.&lt;br /&gt;
Sem fornecer muitos detalhes, a assessoria do Departamento Estadual de Proteção aos Recursos Naturais de São Paulo disse que o órgão está atento à questão ambiental e às licenças das obras.&lt;br /&gt;
Já a assessoria da prefeitura de Bertioga afirma que não há problemas de migração na cidade. "Há o trabalho de evitar invasões de áreas com ultraleves, barcos e também por terra, principalmente na região de rios. O município tem 85% de sua área preservada e por isso há um constante monitoramento para evitar invasões", informa a assessoria.&lt;br /&gt;
De acordo com a prefeitura de Bertioga, a cidade foi a primeira a aplicar o Estatuto da Cidade - entrega de títulos regulares de posse. Regularização de moradias, cadastramento de famílias e melhorias na região também são preocupações da administração pública em relação aos migrantes.&lt;br /&gt;
A tendência é que os investimentos imobiliários na região continuem em alta. Segundo Paulo Melo, diretor de Incorporação da Odebrecht - que tem um empreendimento de alto luxo em Ilhabela programado para 2009 -, a expansão atual do mercado imobiliário no Litoral Norte de São Paulo é coerente com o que acontece com o setor em praticamente todo território nacional. "A queda nas taxas de juros, maior disponibilidade de recursos para financiamento e maiores prazos, aliados ao momento atual da economia brasileira com crescimento consistente e recuperação de renda criam condições ideais para aquecimento do setor", explica.&lt;br /&gt;
