SELLERS – THIS IS A MUST READ

“NOTE: if you are currently listed with another broker, this is not intended for you”

If you are going to list your home and hire a Broker, this is one question you need to ask!

DO YOU USE IDX?

When you are considering listing your home, or any Charlottesville Real Estate you need to be sure you understand what IDX is and if the company you are listing with uses IDX. Ask this specific question!

IDX – defined in Charlottesville stands for “Internet Data Exchange” commonly called Broker Reciprocity.

What this means is that if you list your home with company A and company A is part of the IDX, then company B,C,D etc…. can show the home on their websites too and you get a multiple amount of ”eyeballs” looking at your home for sale.This is very powerful for marketing your home!
Now if you list your home with company A and company A is “NOT” part of the IDX, then your home will only be available on the Internet on company A’s website. This is really limiting your pool of buyers.Like 1 vs 100!!! - Actually more….

Why would you want to list with a non-IDX company? I am not really sure of a good answer…

Why would a company not be part of IDX…. I can only think of one reason that makes sense. The company wants to capture both the listing and the selling sides of a transaction (dual agency).

My question is this: Is this company looking out for the best interests of the seller?

So why is my Agent so Vague???

It seems like my agent is dancing around my questions. Why is this?

Schools – It may sound vague when an agent talks about schools but Buyer and Listing

agents can not “steer” a client to or from a school.

Crime – I hear it all the time, how is the crime in this area. Again an agent will be vague and refer you to a website or the police dept.

Race and Religion – Who lives in this neighborhood. This is a biggie. Think about this for a minute, agents can not give you a cross reference of nationalities or religion in an area. We can not even tell you if there are a lot of kids in a neighborhood. We will say something like “well, when we drive around, let’s see if there are play-sets and bicycles”.

Sex-offenders/Megan’s Law – We actually write this one into our contracts, giving you a place to look for this information, but as an agent, we can not do this for you.

Segway Comes to Charlottesville

Segway comes to Charlottesville

Well actually to Old Trail, located in Crozet Virginia.

The town center has opened and Segway is open too! Located in the Old Trail town center.

This is great!

If you have read my blog regarding real estate and the Charlottesville and Crozet area, you already know that this development has both sidewalks and trails.

Many people have already discovered that Segway PT’s are a fun, ultra-economical and environmentally friendly way for today’s urban commuter to get around town!

Not to mention GOLF!!!

We are already seeing folks zipping along on their Segway with ZERO emissions!

Have you seen the off-road versions of the Segway?

What fun! I want one too!!!

Now that our beautiful new home is complete and we are about to move in, we wanted to take the time to thank you for everything you have done to help make this possible.
Your service has gone way beyond anything we could ever have expected, or have ever experienced, from a real estate professional. You spent many hours driving us around Charlottesville, over several different weekend visits, and patiently showed us different neighborhoods and houses.
As we worked together, you figured out what we were looking for, and brought us to the development where we ultimately put an offer on our new house. Homebuyer Tax Credit Update (bullet points)

Couple key changes so far are

The income limit has been raised to 125K for single and 250k for married couples
You have to be in contract by April 30^th, 2010 and close by June 30^th 2010.
Also there is a credit now non-first time homebuyers of 6500 dollars had to owned a house for 5 out of 8 years

Those are some key highlights but we feel confident that Obama will be signing the bill shortly.

Blast at Disney

Yes we were at Disney and the shows are great. This photo from the fireworks show at Epcot is just a small sample of the events we were able to see. While we were enjoying the show I realized that we are truly blessed to live in a country that offers such wonderful places for families to enjoy. Call Agent X…what a waste of time… (Sellers pay attention)

I am out showing Real Estate with out of town clients and all appointments are setup and everything seems fine. Then we drive in a neighborhood and see the perfect home (with a for sale sign in from of it) that was not on our tour.

I check into the MLS (while in my vehicle) and get the price and stats on the home. Things are looking great!

Then the showing says “Call Agent X”

So of course I make the call and I get a voicemail…. I leave a message for Agent X.

Then I call the back up number to the main office…. Amazing I get an answering machine…. Another message is left.

We keep looking at homes and no call back from Agent X.

My clients are leaving Charlottesville tomorrow and will stay over to see the home. I call again and get Agent X’s voice mail…

This event does happen and the issue is that the listing agent does not have a good system in place. Some agents put “Call Agent” in our MLS as a habit. I have had the agent say,

“The home is Vacant go ahead and show it”

why do this? We have an electronic lockbox system at CAAR and we know who has shown every home.

TIP: Here is a tip for Clients trying to sell their homes: If you can not get your agent on the phone within a reasonable amount of time. No one else can either…. If they are that busy and do not have a system in place to handle calls, you need to consider a different agent!

The activity in Charlottesville is increasing and your agent needs to be “Your Agent”
