I don&#39;t think so.</title><description>&lt;a href=&quot;http://www.ctv.ca/CTVNews/Canada/20101026/real-estate-101026/&quot;&gt;According to The Economist, housing prices in Canada are overvalued by almost 24%.&lt;/a&gt;&lt;br /&gt;&lt;blockquote&gt;The Economist magazine&#39;s latest survey of home prices around the world claims that the Canadian real estate is overvalued by 23.9 per cent.&lt;/blockquote&gt;I will agree that there are some markets that are overvalued - Vancouver is one that comes to mind - but overvalued by 24%?&amp;nbsp; Seems a bit high, actually.&lt;br /&gt;&lt;br /&gt;Part of the magazine&#39;s conclusion appears to be based on the fact that prices have risen 70% from 1997 to 2010.&amp;nbsp; That seems like a big number, right?&amp;nbsp; And in a way it is, but it doesn&#39;t take into affect the actual math behind that growth.&amp;nbsp; To grow an investment - or home value - by 70% over 13 years, you need to grow it by 4.17% per year.&amp;nbsp; That&#39;s it.&lt;br /&gt;&lt;br /&gt;According to the Bank of Canada, the average 5 year personal term rate was just over 3% from January 2000 to October 2010:&lt;br /&gt;&lt;br /&gt;&lt;a href=&quot;http://www.bankofcanada.ca/en/rates/interest-look.html&quot;&gt;V122515: 5-year personal fixed term &lt;/a&gt;&lt;br /&gt;&lt;blockquote&gt;Low 02/2010 1.63 &lt;br /&gt;Average 01/2000 - 09/2010 3.07 &lt;br /&gt;High 05/2000 5.60 &lt;/blockquote&gt;I know it&#39;s not quite the same period, but it indicates that 4% wasn&#39;t that far out of reach.&amp;nbsp; &lt;a href=&quot;http://www.bankofcanada.ca/en/rates/inflation_calc.html&quot;&gt;Inflation itself was just under 2% from 1997 to 2010&lt;/a&gt;.&lt;br /&gt;&lt;blockquote&gt;A &quot;basket&quot; of goods and&lt;br /&gt;services that cost: $100.00 in 1997&lt;br /&gt;...would cost: $129.03 in 2010&lt;br /&gt;Per cent change: % 29.03&lt;br /&gt;Number of Years: 13&lt;br /&gt;Average Annual Rate of Inflation/ % 1.98&lt;br /&gt;Decline in the Value of Money: &lt;/blockquote&gt;So, with those two pieces of information, one can conclude that housing prices have increased&amp;nbsp;at a relatively average pace.&amp;nbsp; Concluding that &quot;Canadian real estate is overvalued by 23.9%&quot; is a bit ridiculous.&amp;nbsp; If their conclusion is correct, then it means that the growth of 4.17% should have been closer to 2.45%**.&lt;br /&gt;&lt;br /&gt;What the magazine is suggesting, as far as I can tell, is that housing prices should have only grown by approximately the rate of inflation.&amp;nbsp; While on paper that seems reasonable, in reality it&#39;s not.&amp;nbsp; No one buys an investment - housing or stocks or mutual funds or whatever - just to match inflation.&amp;nbsp; You buy that investment because you think you&#39;re going to do &lt;em&gt;better&lt;/em&gt; than inflation.&lt;br /&gt;My conclusion?&amp;nbsp; Every market is different.&amp;nbsp; Applying an average over millions of homes isn&#39;t realistic.&amp;nbsp; The average is good as a reference tool, but not for much else.&lt;br /&gt;&lt;br /&gt;I think the best way to determine a proper value of your home&amp;nbsp;is to take a look at the property tax value.&amp;nbsp; Add 10-20%&amp;nbsp;to that.&amp;nbsp; If you can reasonably sell your home for that amount, then your home is most likely appropriately valued.&amp;nbsp; If you can&#39;t sell your home for that amount, then you might have a concern.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;hr /&gt;**Here&#39;s how I got my numbers:&lt;br /&gt;&lt;br /&gt;On a financial calculator, input n=13, PV=1, FV=1.70, PMT=0.&amp;nbsp; the ability to find middle ground</title><description>&lt;p&gt;I had a great conversation the other day with a friend, and we discussed at long length the idea of freedom of choice and freedom of expression.&amp;#160; The conversation eventually centred around religion for a while, and then switched to politics.&lt;/p&gt;  &lt;p&gt;As we talked, I raised a concern of mine.&amp;#160; In my view, it seems more and more these days people are becoming polarized around any issue.&amp;#160; Political issues, religious, economic, education; you name it, people have very strong opinions and they are rarely swayed.&amp;#160; The concept of compromise seems to be in the past.&amp;#160; People view their opinion as the only one, the only point of view that should be considered.&amp;#160; They are not willing to compromise in anyway, to find a middle ground so that both sides can learn about the other.&lt;/p&gt;  &lt;p&gt;Take, for example, the long-form census.&amp;#160; People were very polarized about that issue.&amp;#160; When I suggested to another friend of mine that a perhaps a compromise could be found, the response I received was “Nope, there is no compromise.”&amp;#160; When I’ve discussed religious issues in the past with others, it’s the same thing: you’re a wacko if you believe; you’re a wacko if you don’t.&lt;/p&gt;  &lt;p&gt;Now comes, yet again, &lt;a href=&quot;http://life.nationalpost.com/2010/10/14/moose-jaw-halloween-fundraiser-cancelled-for-inviting-evil/&quot; target=&quot;_blank&quot;&gt;another issue about Hallowe’en&lt;/a&gt;.&lt;/p&gt;  &lt;blockquote&gt;   &lt;p&gt;It was not long after sending out the fall issue of its newsletter announcing a Halloween fundraiser that the Western Development Museum in Moose Jaw started receiving complaints; pastors came to the museum in person, emails and phone calls rolled in and concerns from church groups and community members were expressed to politicians saying the planned séance and ghost walk was “inviting evil” into the community.&lt;/p&gt;    &lt;p&gt;The museum board quickly issued a mea culpa and the event was scuttled, but far from quelling controversy the decision brought a backlash that is making the ambitious Saskatchewan museum, best known for its old transportation equipment, the unexpected focus of debate between mainstream religion and alternate beliefs.&lt;/p&gt; &lt;/blockquote&gt;  &lt;p&gt;This is unfortunate, and is the perfect example of what I’ve come to believe about this country.&lt;/p&gt;  &lt;p&gt;No one in the religious community was willing to live and let live.&amp;#160; It was a fundraising event for the museum, for crying out loud.&amp;#160; This was not some cult event aimed at dredging up demons and devils and whatnot from another plane of existence.&amp;#160; It was supposed to save the Short Line 101.&amp;#160; But because of a handful of narrow-minded individuals, and their inability to look beyond their own four walls, the Short Line 101 is finished, kaput.&lt;/p&gt;  &lt;p&gt;The bid for the UN Security Council seat is another example.&amp;#160; The government took the point of view that we deserved the seat; we had earned it.&amp;#160; The Opposition took the opposite point of view.&amp;#160; When the seat was lost, the finger pointing started.&amp;#160; As far as the government was concerned, it was everyone else’s fault but theirs.&amp;#160; The Opposition took the stance that it was the government (and by default, the Prime Minister’s) fault.&amp;#160; No one suggested that we had lost the seat because the government, once again, was at odds with itself.&amp;#160; Canada did not present a unified front in its bid.&lt;/p&gt;  &lt;p&gt;It’s stuff like this that’s causing me to be concerned about the future of this country; where we’re going, how we’re getting there, and what happens when we arrive.&lt;/p&gt;  &lt;p&gt;The friend and I both agreed that a generation ago – when I was a teenager – this polarization of issues didn’t exist.&amp;#160; Well, in reality it may well have, but the people who had the extreme, strong views were usually on the fringes, and didn’t have a lot of influence.&amp;#160; Today, things are different.&amp;#160; It made us wonder why they are.&amp;#160; Twenty plus years of immigration?&amp;#160; The massive influence that celebrities have?&amp;#160; The current generation of 20-somethings that care for nothing other than the newest smart phone?&amp;#160; The apathy that’s grown in my generation when it comes to political issues?&lt;/p&gt;  &lt;p&gt;I don’t know the cause, but it needs to be found.&amp;#160; We – not only Canada, but perhaps western society in general (after all, look at the US if you want to see a polarized country these days) – need to start respecting the middle ground.&amp;#160; Howe panel called for another quarter-point increase to 1.25 per cent next week. A sixth was against a further tightening of monetary right away, but thought Carney should make the quarter-point increase at the bank&#39;s meeting in December. The other five want him to further increase to 1.5 per cent by then.&lt;/blockquote&gt;Another increase next week?&lt;br /&gt;&lt;br /&gt;If rates hadn&#39;t already been increased three times this year, I would probably agree with increasing rates next week and into next year.&amp;nbsp; After all, I have said that rates shouldn&#39;t have been increased until 2011 anyway, so part of their recommendation works for me.&lt;br /&gt;&lt;br /&gt;But to increase again this year?&amp;nbsp; That&#39;s not a good idea, I think.&amp;nbsp; Here&#39;s why:&lt;br /&gt;&lt;blockquote&gt;Some expressed reservations about the impact on the dollar, especially with &lt;strong&gt;the U.S. Federal Reserve likely to be heading in the opposite direction on Nov. 3&lt;/strong&gt;&lt;/blockquote&gt;- - &lt;br /&gt;&lt;blockquote&gt;The Canadian dollar has hovered within a whisker of parity with the U.S. currency the past two days, and &lt;strong&gt;many analysts fear a hike by the Bank of Canada, followed by the Fed moving to inject more liquidity into the U.S. system, could send the loonie shooting through parity by as much as five or 10 cents.&lt;/strong&gt;&lt;/blockquote&gt;- - &lt;br /&gt;&lt;blockquote&gt;The &lt;strong&gt;strong loonie has the effect of depressing exports of manufactured goods to the U.S. and other countries, thereby undercutting a fundamental pillar of the economy.&lt;/strong&gt; &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;That is the last thing Canada needs&lt;/strong&gt;, said [Derek] Holt, [vice-president of economics with Scotiabank], given that the economy is already braking. After an initial burst from recession, growth has slowed from 5.8 per cent in the first quarter of this year to two per cent in the second and is expected to have further slowed to 1.5 per cent in the just completed third.&lt;/blockquote&gt;There has to be a &quot;wait and see&quot; approach, I think, before additional rate increases are considered. The CIBC economist said it best: &quot;there are too many unknowns... When you don&#39;t know what to do, you don&#39;t take chances&quot;.&lt;br /&gt;&lt;br /&gt;As&amp;nbsp;the economy continues to grow, and, except for data from July, it is growing (albeit a slower growth than earlier this year), then a further increase can be considered.&amp;nbsp; 12000 pieces of mail over a 7 year period works out to 1714 pieces per year.&amp;nbsp; Adjusting for vacation time (say, 5 weeks) and stat holidays (another 2 weeks), he&#39;s working 45 weeks per year.&amp;nbsp;  &lt;p&gt;I bought a &lt;a href=&quot;http://na.blackberry.com/eng/devices/blackberrybold/&quot; target=&quot;_blank&quot;&gt;BlackBerry Bold 9700&lt;/a&gt; earlier this year.&amp;#160; It’s a great phone – better than a lot of phones I’ve had in the past, and a lot more useful.&amp;#160; I’ve got a bunch of apps on it, ranging from the full Google suite of apps to a few games.&lt;/p&gt;  &lt;p&gt;But, like your home computer, the operating system needs to be updated.&amp;#160; This morning there was an update.&amp;#160; I normally update &lt;a href=&quot;http://demos.blackberry.com/9700/na/us/gen/&quot; target=&quot;_blank&quot;&gt;the 9700&lt;/a&gt; through the desktop manager on my laptop, but since my laptop wasn’t on at the time, so I did the update wirelessly.&lt;/p&gt;  &lt;p&gt;Holy cr&amp;amp;p, it took a long time.&amp;#160; The download didn’t take long; what took long was the backup &amp;amp; restore.&amp;#160; I figure from start to finish, about an hour for the full update.&lt;/p&gt;  &lt;p&gt;And then all the apps had to be restarted, logged in…&amp;#160; But all’s good now.&lt;/p&gt;  &lt;p&gt;(Too bad I own a laptop though… the &lt;a href=&quot;http://na.blackberry.com/eng/&quot;  &lt;p&gt;I discovered this evening that Feedburner – a service I use already via Google – has a Twitter plug-in.&amp;#160; So I’ve activated that service and deleted the Twitterfeed one.&lt;/p&gt;  &lt;p&gt;Let’s see if it works.&lt;/p&gt;
