Selling Your Home? 3 Things You NEED to KNOW

I’ve prepared some helpful tips for you (below) as you prepare to place your house on the real estate market. If you have any questions, please don’t hesitate to contact me using the contact information at the bottom of this email.

Disconnect Your Emotions

When conversing with real estate agents, you will often find that when they talk to you about buying real estate, they will refer to your purchase as a “home.” Yet if you are selling property, they will often refer to it as a “house.” There is a reason for this. Buying real estate is often an emotional decision, but when selling real estate you need to remove emotion from the equation.

You need to think of your house as a marketable commodity. Property. Real estate. Your goal is to get others to see it as their potential home, not yours. If you do not consciously make this decision, you can inadvertently create a situation where it takes longer to sell your property.

The first step in getting your home ready to sell is to “de-personalize” it. You should remove all photographs and other small items from table-tops. Buyers should be allowed to imagine their personal possessions in the home, not look at yours. You should also put away your personal collections so that buyers don’t get so interested in looking at them that they forget to look at the house.

Create a Mood

* Is there a mood that you could create? If you’re near a coast, how about breezy fabrics and blue-green colors that remind us of the beach? If you’re in the mountains, maybe you could go rustic. Study the house and brainstorm with friends or family members to come up with ideas.
* Remove heavy drapes that keep out natural light, especially if there’s a great view out the windows.
* Bake bread during showings, or place a fresh loaf in a basket on the counter.
* Classical music playing softly in the background is nice, but choose something that enhances the mood you are trying to create.

Make Sure It’s Your House They Come Back to for a Second Look

Here’s a critical bit of home selling advice: don’t even think of putting your house on the market until you’ve taken a close look at its condition. You usually only have one shot at impressing potential home buyers, so take some time now to prepare the house for showings and you might be rewarded with a faster sale and a higher offer. In order to do so though, you must trust your instincts. Ask yourself what changes would make immediate improvements and what features you want to show off the most. Evaluate your own home as if you were a first time buyer.

You will find some other various home prep advice tips below.

Outdoor Tasks

* Paint the front door and front entrance. The door is the face of the house and one of the first things people notice. Make sure front entrance lights work.
* Keep the lawn and landscaping tidy, even if you have to hire someone to do it.
* Store or organize items that make the yard look messy.
* Outdoor lighting makes the home inviting in the evenings–when many buyers do drive-bys of properties.

Indoor Tasks

* Remove clutter from the kitchen. Keep the sink clean, free from dishes. Clean the refrigerator and degrease the oven. Take drastic action to get a Spartan look.
* Get rid of any odors. Get rid of ashtrays. Use an air freshener if the house does not smell right. Eliminate the smell of dogs, cats, kids, spicy food, etc. Odors are hard to explain away and are always noticed. If necessary, bake cookies or an apple pie – - a good smell for the open house!
* Put away small kitchen appliances and other items that are sitting on countertops and tables.
* Organize closets and cabinets so that they do not appear full and busting at the seams.

NH Green Homes: Advantages of Going Green in Your Home, Trebek-style

The answer is: According to the NAHB (National Association of Home Builders), the design, construction, and operation of this “focuses on energy and water efficiency, resource efficient building design and materials, indoor environmental quality, and must take the home’s overall impact on the environment into account.”

The question is: What is a “GREEN home?”

We hear the questions around the water bubbler, in the coffee shop, and during the holiday family festivities. Our neighbors are interested…we even may find ourselves trying to listen and understand a little more clearly when Good Morning America is highlighting the Green Home tips in their early AM segment. How many of us really know the impact, however, or have readily available the information that would help us to gain a much better perspective on the Green Home boom? There are many advantages to building or remodeling utilizing a Green approach, and there are also simple changes one can make to jumpstart that process on a small budget.

First, it is important to know your resources. There are a few major players in the area of Green building and architecture that can help to answer any questions around the process. Those resources are:

US Green Building Council
National Association of Home Builders
Build Green NH (NH specific)

Second, it is important to understand the “WHY.” Why should one be considering Green building and home improvements? What is in it for the homeowner? How is this going to improve their position? There are a few different reasons.

The move to a more energy efficient home, one which allows for a more sustainable lifestyle, will inevitably be more attractive from a resale perspective, and hence will help to increase market value in the home.
Another major factor to consider is the cost reduction when improving your total household efficiency. If your parents could save money every month on their total energy costs, it would help them to maintain a more comfortable lifestyle as they approach retirement age.
One more thing to high five about is the energy tax credits that are available. There are Federal, State, and local tax incentives for energy efficient improvements made to the home. For a list of NH tax credits and incentives, visit the NH Office of Energy and Planning.

Lastly, it is important to understand that making adjustments to a lifestyle and improvements to help reduce your carbon footprint, does not have to break the bank. There are numerous ways in which one can begin the energy improvement process in their home on a minimal budget. Here is a list of items to help get started:

Target your home’s envelope (walls, attics, windows, and doors) – The easiest and quickest way to determine how to best improve the heat flow in the home is to schedule an energy audit. There are numerous energy auditors in the state of NH, or in your local community, that can assist with this. It is inexpensive and very telling.

Replace old furnaces If the furnace was built before 1992, it is probably wasting 35 percent of the fuel it uses. According to the USGBC, the ACEEE (American Council for an Energy Efficient Economy) recommends early replacement with a condensing furnace with annual efficiency of at least 90 percent. This type of furnace wastes no more than 10 percent of the natural gas you buy, and may save you as much as 27 percent on your heating bill.

Improve Efficiency of the Hot Water System There are a few ways to accomplish this. First, turn down the temperature setting on the hot water heater to 120 degrees. Second, insulate the hot water pipes to minimize cooling in between uses. Lastly, use low-flow fixtures for your faucets and shower heads.

Install Motion Sensor lighting This will help to ensure lights are turned off in between uses. Small children often times forget to turn the lights off when leaving a room, and this is a way to nip that in the bud.

Install Energy Star approved appliances If it is time to replace the existing washer and dryer, opt for the Energy Star rated version as the replacement. Same goes for the refrigerator. Additionally, if you are buying a new refrigerator, reconsider your decision to leave the old one plugged in downstairs as a “second” cold storage box. This is very costly, and most often times not the best option. Lastly, if the old refrigerator is still working well and there is no plan to replace it in the immediate future, one thing you can do is clean the coils. If they are coated with dust, they cannot transfer heat efficiently, so it takes more energy to cool your food.

The long and short of the Green Home boom…is that it is really not long and short. There are plenty of ways in which improvements can be made, and it can be a gradual process if necessary…but either way, it should be something we are all considering and working to implement into our everyday lives. The most important step in all of this is to begin researching. Visit the USGBC website, and read through a few of the articles. Familiarize yourself with the basics, and the rest will come in time.
