&lt;br /&gt;
The aim is to standardize the way appraisals are done and is being required by Fannie Mae and Freddie Mac. This most assuredly will cause massive confusion, delays and cost more.&lt;br /&gt;
&lt;br /&gt;
Property conditions will be rated utilizing a number system. This is based on what the appraiser knows and sees in his experience. My question is, who is to say that all are qualified to make these judgments. In explanation, a wet spot on a ceiling could mean many things and may not be a negative for the home. Does this mean to say that we are all subject to something other then the numbers an appraiser may work with?&lt;br /&gt;
&lt;br /&gt;
The above is not to say that appraisers are not adept and good at what they do, but now we bring into the fray more of an objective idea than a subjective numbers crunch and knowledge of the market. They say the reason for this is that real estate agents are not prepared for the market we are in at this time and that there is a need for standardization in that profession.&lt;br /&gt;
&lt;br /&gt;
Just more stuff to deal with, more rules, regulations. When will it stop?&lt;br /&gt;

According to a report by &lt;a href="http://rismedia.com/2011-06-16/expiring-loan-limits-mean-weaker-housing-demand-in-the-fall/"&gt;RISMedia on June 17, 2011,&lt;/a&gt; the NAHB is predicting that the cost of credit will increase. Beginning October 1, 2011 there will be a decrease in the GSE-Government Sponsored Enterprises such as Fannie Mae and Freddie Mac (Freddie?) or any loans insured by the FHA. This means that there will be tighter conditions for credit requiring higher down payments and higher interest rates.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
Okay so the simple question is, how does this affect us in &lt;a href="http://century21eudan.com/"&gt;Bergen County&lt;/a&gt;? NAHB’s analysis of this will “…affect 204 counties, containing 1.38 million owner-occupied homes in the affected price ranges.” These affected price ranges and 204 counties affect 27% of the homes in the nation. &lt;br /&gt;
&lt;br /&gt;
&lt;a href="http://century21eudan.com/"&gt;How does this affect Bergen County&lt;/a&gt;? While we are in a bad situation, it affects everyone, including Bergen County Home sales tremendously. While the County has remained stable in pricing, on average as compared to the rest of the state, it means nothing. Prices have not stabilized as yet. Realty Trac has stated that they expect prices to stabilize by the end of 2011 and then we can start moving forward.&lt;br /&gt;
&lt;br /&gt;
&lt;a href="http://www.avoidforeclosurebergencounty.com/"&gt;Foreclosures&lt;/a&gt; are going to be released into the market shortly as all of the problems have finally been resolved here in New Jersey. This makes matters worse even worser (&amp;nbsp; :-)&amp;nbsp; ). Our friends at Realty Trac have confirmed that New Jersey is the worst state when it comes to litigating these foreclosures. That’s one reason, it will be harder than it should be or should have been. It can take &lt;a href="http://www.avoidforeclosurebergencounty.com/"&gt;900 days to finalize a foreclosure in New Jersey&lt;/a&gt;&lt;br /&gt;
&lt;br /&gt;
What this really means is that our government, you know the ones we elected, don’t get it. They are ignorant. Ignorant to the fact that the housing market, that is real estate and the purchase and sale thereof, makes the world go round! When will they start doing something that will help rather than tightening up restrictions, they should be figuring out what will help rather than hurt. How about get the bums out Washington and put some of these high priced executives and politicians in jail for getting fat over the last 10- years. Let’s get businessmen to run the country rather than pontificators. They broke the law, but we don’t see any of these people going to jail. Madoff went to jail, big deal!&lt;br /&gt;
&lt;br /&gt;
Oh, I forgot, they gave us the tax credit thing last year. That hurt us more than helped us. How, you ask? Simple, it accelerated the buying decisions for the year of home buyers as well as incentivized sellers to sell faster than they normally would have. The effect was that the majority of home purchases happened before and in the first 2 quarters of 2010. No more homes were sold in 2010 because of the tax credit-NONE. It cost us, the taxpayers, a LARGE fortune. &lt;br /&gt;

I get the question from people all the time all around &lt;a href="http://www.century21eudan.com/"&gt;Bergen County, New Jersey&lt;/a&gt;: short sale or foreclosure, which is the better option? My knee-jerk reaction is always “Are you kidding? Short sale, of course!” This has been mostly because I was always under the impression that a short sale, although still a ding on your credit, was gentler on the score than a foreclosure.&lt;br /&gt;
&lt;br /&gt;
But according to a recent blog post by FICO Banking Analytics, there is no real difference in the affect a short sale or a foreclosure has on your credit score. Both the impact in points and the time to fully recover is about the same for both events.&lt;br /&gt;
&lt;br /&gt;
This put me in a precarious situation. All this time I had lauded the short sale as vastly superior to foreclosure, largely because of its less adverse affects on credit. So I was forced to do further research into which was the better option. In doing so I learned about benefits of a short sale I wasn’t even aware of, and found that the FICO blog was way off.&lt;br /&gt;
&lt;br /&gt;
Each borrower’s credit situation is different, and the way that a creditor reports a short sale to bureaus is different. The reality is that hundreds of thousands of distressed homeowners who have chosen a short sale have experienced a lesser impact on their credit than those who have chosen foreclosure.&lt;br /&gt;
&lt;br /&gt;
In a short sale, a distressed homeowner may be able to obtain another mortgage sooner than someone who has a foreclosure on his or her record. Also, more and more employers pull credit before hiring a potential employee, and a foreclosure can keep you from getting a job. Some employers pull credit reports on existing employees, and a foreclosure may not bode well in certain industries.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
These benefits stacked against the negatives of foreclosure, including the embarrassment of public announcement and literally being kicked out of your home, make, in my opinion, &lt;a href="http://www.avoidforeclosurebergencounty.com/"&gt;short sale the reigning champion.&lt;/a&gt;&lt;br /&gt;

When it comes to &lt;a href="http://www.century21eudan.com/"&gt;Bergen County&lt;/a&gt; real estate, I ask everyone if they really care.&amp;nbsp; I know I care.&amp;nbsp; The ones that really understand what is going on in the economy, care!&lt;br /&gt;
Here is the thing:&amp;nbsp; When the politicians, worldwide, not just in the United States,&amp;nbsp;finally figure out&amp;nbsp;that housing makes the world go 'round, then life will be so much easier economically.&amp;nbsp; They just don't get it.&lt;br /&gt;
It just seems to me that the government officials just don't get it.&amp;nbsp; With this Dodd-Frank bill including the "&lt;a href="http://blogs.wsj.com/developments/2011/03/24/five-questions-on-the-qualified-residential-mortgage/"&gt;Qualified Residential Mortgage&lt;/a&gt;" I want to say ARE YOU KDDING ME?&lt;br /&gt;
A lot of people will say I'm nuts for saying it's a bad thing.&amp;nbsp; Well think about it this way:&amp;nbsp; Not many people like the designated hitter in baseball, but now that it's here and has been here for so long, you ain't never getting rid of it.&amp;nbsp; It is to much ingrained in our baseball society, from little league on up to MLB.&lt;br /&gt;
Okay, so change the qualifications and make it tougher to get a mortgage.&amp;nbsp; I agree.&amp;nbsp; Everyone should have good credit, money and a job in order to buy a house.&amp;nbsp; Don't make such drastic changes.&amp;nbsp; The Dodd-Frank overhaul is like taking&amp;nbsp;10 steps back in what some are calling an economic recovery.&lt;br /&gt;
These two need to actually do some research rather than reading their own headlines and stay away from the mirror.&lt;br /&gt;

Here in &lt;a href="http://www.century21eudan.com/"&gt;Bergen County New Jersey&lt;/a&gt;, we find a situation where the market, on average, has been stable. This is simply because we have such a broad price range in Bergen County real estate from lows of $50,000 a unit to highs of millions. We find that people with money are spending it for the higher priced homes and other people with money, a job and good credit are buying in the mid range. This doesn’t mean that the “stable” word is a good thing.&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
The word I use-stable- is simply the average is stable. There are towns doing well and there are towns doing poorly, which averages out to stable on the whole. &lt;a href="http://youtu.be/d8-IN_3Blpw"&gt;Confused? Most are!&lt;/a&gt;&lt;br /&gt;
&lt;br /&gt;
While we can not utilize many of the market statistics this writer usually uses to determine what is happening in the &lt;a href="http://www.bergencountymarket.com/"&gt;Bergen County real estate market&lt;/a&gt;, we can look at the overall factors. The reason for this is the great debacle known as the tax credit the government gave the country last year which ended on April 30 of 2010. This was a debacle simply because it did absolutely nothing for the housing market or the economy. All it did was accelerate the buyer’s decisions to buy sooner, than later in the year to get that 8 grand! It is then possible to look at the usual statistics to make a statement on the state of the market.&lt;br /&gt;
&lt;br /&gt;
Core Logic says that January, 2011 was the 6th month in a row that showed a year over year decline in prices. Remember, Robert Shiller of Case/Shiller came out a couple of months ago and said he wouldn’t be surprised if prices dropped 25% this year. Enough of this guy!&lt;br /&gt;
&lt;br /&gt;
Here are some true facts: &lt;br /&gt;
&lt;br /&gt;
• 23% of American homeowners owe more on their homes than the mortgage amount;&lt;br /&gt;
&lt;br /&gt;
• 11.1 million properties were in a negative equity position;&lt;br /&gt;
&lt;br /&gt;
• 2.5 miilion homeowners have less than 55 equity in their homes.&lt;br /&gt;
&lt;br /&gt;
So here it is. Home loans get harder to get because of tightening of funds and tightening of qualification rules. Inventory is up due to foreclosures and short sales. And the most important factor is that the equity position of homeowners, has limited the mobility of some because they simply can’t sell their homes and move up, down or laterally to a new home. The equity they had, they ain’t got no more.&lt;br /&gt;
&lt;br /&gt;
These facts are no different in Bergen County as they are in the rest of the country. The bright side is coming. Jobs growth is happening and unemployment is down a little. While we need to beware of the shadow inventory(distressed properties yet on the market), we also need to be confident that things are happening in a positive direction.&lt;br /&gt;
&lt;br /&gt;

In a recent study, the Chicago Booth/Kellogg School Financial Trust Index found that a full 36% of Americans would consider “strategic default”—another term for walking away from your mortgage—if they were underwater (owed more on their home than what it was worth).&lt;br /&gt;
&lt;br /&gt;
&lt;br /&gt;
&lt;a href="http://www.avoidforeclosurebergencounty.com/"&gt;Avoiding foreclosure in Bergen County&lt;/a&gt; should be the goal of anyone with difficulty, especially now. Now that more than one in four American homeowners is “underwater,” I feel that it’s important for the community to know the truth about strategic default.&lt;br /&gt;
&lt;br /&gt;
The truth is the foreclosure process carries with it credit issues, current and future employment challenges, issues with security clearance and possible debt collections.&lt;br /&gt;
&lt;br /&gt;
That’s why it is vital to explain the 3 reasons why the term “strategic default” is misleading:&lt;br /&gt;
&lt;br /&gt;
1. There’s nothing strategic about defaulting on purpose, especially when you have options like short sales, mortgage modifications, and refinance (just to name a few) that may keep you from foreclosure.&lt;br /&gt;
&lt;br /&gt;
2. The waiting periods to apply for a new mortgage loan are at least five years less in a short sale vs. a foreclosure.&lt;br /&gt;
&lt;br /&gt;
3. A foreclosure will show up on your credit report every time you apply for a home loan, car loan, new job, etc., and will affect your financial situation for many years to come.&lt;br /&gt;
&lt;br /&gt;
While in the first quarter of 2011, more than 60% of the closed sales in &lt;a href="http://youtu.be/d8-IN_3Blpw"&gt;Bergen County&lt;/a&gt; were distressed sales, that doesn’t meant they were sold foreclosures. Many short sales are included in this percentage. One should note that avoiding foreclosure is not only possible, it is probable depending on what stage you may be in. Short sales in Bergen County should be aided by an expert. A good point to remember here is that with time really isn’t on your side. While the Bergen County market is stable on the whole, one has to remember it’s a pocket game. Simply put, some towns are doing well and some towens are not doing well in Bergen County. The headline: &lt;a href="http://www.northjersey.com/realestate/119994709_Short_sales_come_with_long_waits.html"&gt;“Short Sales come with long waits”&lt;/a&gt; which I am sure invigorates a lot of people…NOT!&lt;br /&gt;

The truth is not as complicated as it seems and this newspaper continues to publish poorly documented information. To avoid foreclosure in Bergen County or anywhere, an option is a short sale. Simply put, a short sale occurs when your house is worth less than your loan/mortgage amount, you have a hardship and are having difficulty if you are paying the mortgage at all. The bank is asked to accept less than the&amp;nbsp;mortgage amount as a final payoff, hence short sale. Another fact that is rarely explained properly is the many possibilities of how this can affect a credit score of the person short selling the home. It may not be a credit score nightmare.&lt;br /&gt;
&lt;br /&gt;
First off, short sales stink for real estate agents. They require much time and much more effort. This article pointed out a real; estate agent that actually will “dissuade” her buyers from looking at short sales. The process can be long and tedious, no question, but for an agent to actually say this is inexcusable. &amp;nbsp;What this article doesn’t tell you or suggest to you is that there are trained agents that are actually certified in short sales in our communities. Yes, that’s right, trained and certified.&lt;br /&gt;

There are several designations out there, one is a Certified Distressed Property Expert CDPE(I have that)and the Short Sale and Foreclosure Resource Certification&amp;nbsp;–SFR (A National Association of Realtor designation) .&lt;br /&gt;

Avoiding foreclosure and deciding to sell a home short is a very important decision. Should you love your home and can afford it, don’t sell it. Macro Markets forecasts that within a few years, there will actually be some appreciation. Many homeowners throughout New Jersey may not know the advantages of a short sale in comparison to a foreclosure. The Short Sale is only possible when a homeowner can meet their mortgage lender’s criteria for a short sale to be able to avoid foreclosure by selling the property for an amount less than the amount that is owed against the mortgage loan. &lt;br /&gt;

A more complete description of Short Sale is as follows: &lt;br /&gt;

A short sale is a sale of real estate in which the sale proceeds fall short of the balance owed on the property’s loan. It often occurs when a borrower cannot pay the mortgage loan on their property, but the lender decides that selling the property at a moderate loss is better than other alternatives available at the time. Both parties (the homeowner and potential buyer) consent to the short sale process, because it allows them to avoid foreclosure, which involves hefty fees for the bank and poorer credit report outcomes for the borrowers. This agreement, however, does not necessarily release the borrower from the obligation to pay the remaining balance of the loan. &lt;br /&gt;

PART 2</title><description>Over the second quarter of 2010 (April, May &amp;amp; June), there was no terrific spike in home sales in &lt;a href="http://century21eudan.com/index.htm"&gt;Bergen County&lt;/a&gt;. Yes there were more in April 2010 then in 2009. In April of 2009, things just started getting back to a little normal in the real estate market. Normal, that's the word people haven't heard in a long time when it was used in reference to the real estate market. When you look at the numbers of the year through June 2009 and compare it to the year through June, 2010, you see an 35% increase in home sales. Significant? Yes. Is it due to the tax credit? No. What we have seen in these time periods in Bergen County New Jersey is that the median price home has increased by 1%. It has taken between 90 and 120 days to sell a house. This is normal!&lt;br /&gt;&lt;br /&gt;Taking a look at several towns in central and southern Bergen County in towns like &lt;a href="http://century21eudan.com/catalog/New%20Jersey/Hasbrouck%20Heights.htm"&gt;Hasbrouck Heights&lt;/a&gt; and &lt;a href="http://century21eudan.com/catalog/New%20Jersey/Wood-Ridge.htm"&gt;Wood-Ridge&lt;/a&gt;, where the price point has made the market saleable once again. Wood-Ridge New Jersey through the first 7 months of 2010 has shown a marked increase in sales of 63% with the price of homes has remained the same from the same period in 2009. Hasbrouck Heights, New Jersey actually showed a decrease of 11% in sales with an insignificant drop in price of 3%. Both Wood-Ridge and Hasbrouck Heights showed a relative non-change in the time it took to sell homes of between 80 and 100 days.&lt;br /&gt;&lt;br /&gt;Carlstadt and Lodi showed 7 to 10 % increase in sales respectively, but with larger losses in average price.&lt;br /&gt;&lt;br /&gt;There is nothing in the numbers to even remotely suggest in &lt;a href="http://century21eudan.com/bergen_county_market_statistics.htm"&gt;Bergen County&lt;/a&gt;, New Jersey, that the tax credit has helped the real estate market. One more tidbit for you: Business in February and March was not good at all...throughout the country. If the tax credit was so wonderful, why was there a 70% drop in mortgage applications during this time period. The reason is simple. Check out the weather throughout the country-cold, snow, torrential rains and flooding. The entire country had bad weather. In June of this year, for our company, CENTURY 21 Eudan Realty in &lt;a href="http://century21eudan.com/localmarkets.htm"&gt;Hasbrouck Heights and Wood-Ridge&lt;/a&gt;, New Jersey was excellent. July, not so good. Why? Weather, not the economy. Massive heat waves hit the entire country for the majority of July. PART 1</title><description>The politicians and media are telling everyone how the tax credit has helped boost the economy, here in &lt;a href="http://century21eudan.com/index.htm"&gt;Bergen County &lt;/a&gt;and the rest of New Jersey and country. They are literally patting themselves on the back for this great thing they did for the American economy. If one looks at all of the statistics, especially in &lt;a href="http://century21eudan.com/bergen_county_market_statistics.htm"&gt;Bergen County New Jersey&lt;/a&gt;, it’s easy to see these politicians and media moguls should actually just shut up!&lt;br /&gt;Their opinions are based on statistics. Okay, so let’s look at them. The National Association of Realtors® told us that in the first quarter of 2010, there was an increase in home sales in the Northeast in the first quarter of 35% over that of the first quarter of 2009. That is true with the same increase in Bergen County and towns like &lt;a href="http://century21eudan.com/catalog/New%20Jersey/Hasbrouck%20Heights.htm"&gt;Hasbrouck Heights&lt;/a&gt;. What they don’t tell you, from a real estate market perspective is that the real estate market in the first quarter of 2009 was so bad, that if there wasn’t an increase, the suicide rate for real estate agents would be the highest of any profession.&lt;br /&gt;Here is what this great tax credit did for us: It took people that would normally have bought a home and accelerated their decision time in order to get the offer or contract accepted by April 30, 2010. What it also did is give the future politicians-attorneys- the opportunity to put others off because they were “so busy” that they couldn’t return phone calls or do any other business so they could get these transactions completed by June 30, 2010, which was the originally date transactions had to be completed. (This deadline has since been extended to September 30, 2010, so we await more no return phone calls from attorneys around the last week in September). Of course it is important for them to grab your attention with their knowledge of products.  This goes for real estate sales people as well.  To perform in a presentation for a home seller is the manner in which the salesperson will show that they have the right stuff to sell the house&lt;br /&gt;Having the knowledge to discuss real estate or products is essential to the “sales process.”   Let’s face it, the process of selling and being able to convince someone to part with money for a feature that will benefit them  is the basics of sales.  So why do sales people talk so much?  They have to or maybe they are insecure or maybe they want to impart the knowledge they have worked so hard to memorize.&lt;br /&gt;The simple fact of the matter is that if someone keeps talking to you trying to sell you something, they have missed the point of sales.  They are too busy trying to be interesting than interested in what you the customer-client really needs and wants.&lt;br /&gt;When one is interested in the other’s desires, relationships get built.  Being interesting is not the important part.  Listening and caring is the most significant part of the “sales process.”  &lt;br /&gt;In discussions in our skills sessions with the sales people I work with, I ask the question, “What percentage of the time are you talking in a presentation?”  If you are discussing pertinent facts,  the customer should care and that is important.  Listening and caring about  what the customer is saying is extremely important.  The salesperson’s reaction and answer will and should impart the knowledge of the market, the product and then be able to do the right thing and perform their job extremely well.&lt;br /&gt;If you are interesting with your knowledge of the product or market, great-you should be.  However, never over estimate the value of the relationship between the salesperson and customer.   Be more interested than interesting if you want to exceed in sales.  In other words, more ears than mouth. I was unaware that any educated person in this&gt;  country, particularly those working in the property area,&gt;  would not know that Louisiana was purchased, by the U.S.,&gt;  from France in 1803, the year of origin identified in our&gt;  application. &gt;  &gt;  For the edification of uninformed FHA&gt;  bureaucrats, the title to the land prior to U.S. ownership&gt;  was obtained from France, which had acquired it by Right of&gt;  Conquest from Spain. The land came into the possession of&gt;  Spain by Right of Discovery made in the year 1492 by a sea&gt;  captain named Christopher Columbus, who had been granted the&gt;  privilege of seeking a new route to India by the Spanish monarch,&gt;  Isabella. The good queen, Isabella, being a pious woman and&gt;  almost as careful about titles  as the FHA, took the precaution of &gt;  securing the blessing of the Pope before she sold her jewels to finance &gt; Columbus' expedition. Now the Pope, as I'm sure you may know, is the &gt; emissary of Jesus  Christ, the Son of God, and God, it is commonly&gt; accepted, created this world.&gt;  &gt;  Therefore, I believe it is safe to presume that God also&gt;  made that part of the world called Louisiana.. God,&gt;  therefore, would be the owner of origin and His origins date&gt;  back to before the beginning of time, the world as we know&gt;  it AND the FHA. I hope you find God's original claim to&gt;  be satisfactory. Reporters seem to be reveling in stirring up as much "doom and gloom" news as they can – after all it's been proven that bad news sells better than good. Our addiction to news tickers and 24 hour coverage was solidified during horrific news events of the last decade. But there IS positive news to be found if you dig hard enough.&lt;/a&gt;&lt;a href="http://digg.com/"&gt;&lt;br /&gt;&lt;/a&gt;28 Metropolitan areas showed increases in median (Not a good Benchmark-Median means middle not average.  Average would be better.  Who are they fooling-these experts.) existing single-family home prices from the same quarter in 2007. Areas such as Elmira NY, Tulsa OK, Wichita KS and Urbana IL. But even in areas where average home sales have dropped drastically, there is good news. Buyers who have been shut out of the home ownership market, are now finding that they can afford to buy. And they ARE buying. Three states where the ‘housing bubble' has burst are seeing some of the highest increases in sales. The largest sales gain during the third quarter was in Arizona, up 28.3 percent from the second quarter, followed by California which rose 28.1 percent and Nevada, up 26.2 percent. These areas have seen some of the strongest sales gains with some reports of multiple bidding. Remember the bad started here, so it would be fair to say it should rebound here first!And there's also good news for sellers. The typical seller purchased their home six years ago and is still experiencing net equity gains, even in today's depressed markets. The national increase in value since the third quarter of 2002 is 18.3 percent, which is a median gain of $31,000. Even with the current downward price distortion, 90 percent of metro areas are showing six-year price gains.So while we are definitely in turbulent economic times, there is GOOD NEWS to be found if you look for it. Hopefully, some home buying incentives will be passed soon to stimulate even more home ownership. Lawrence Yun, the chief economist at the National Association of Realtors, said that, "A pattern of sharply higher sales in areas with large price declines is well established," Yun said. "Affordability conditions have consistently been a major factor in driving sales. At our company, it is all about CONTACT!&lt;br /&gt;Every real estate company and every real estate agent have many tools at their fingertips to utilize to help their clients.  Our question at CENTURY 21 Eudan is: Why don't they use them?  It's simple.  They either don't know about them, don't have the patience to learn about them or they just don't want to spend the money to represent their clients in the utmost and best manner.&lt;br /&gt;CENTURY 21 Eudan utilizes many tools that no other company or agent uses in Bergen County and I would say most of the State of New Jersey.&lt;br /&gt;We use: 24 Hour On Demand Marketing with our hotline extensions for every listing.  We use specific web sites for each of our listings.  We enhance our listings by showcasing them on Realtor.com. We make videos of our listings and upload them to You Tube and 30 to 40 other sites to attract attention and eyeballs.  Our website, &lt;a href="http://www.century21eudan.com"&gt;Century21Eudan.com&lt;/a&gt; is the quickest website in the East, by having our visitors only clicking once to see homes available in the town they want!&lt;br /&gt;All in all, these tools get us more leads for our buyers and our agents. That is to get business.  Do we ever do a CMA on us, our businesses, the company we work for?  For the most part, the answer is no.&lt;br /&gt;As owner of &lt;a href="http://ww.Century21Eudan.com"&gt;CENTURY 21 Eudan Realty&lt;/a&gt;, a 3 office real estate sales organization in Bergen County New Jersey, with offices in Hasbrouck Heights NJ, Washington Twp NJ, and Wood-Ridge NJ, I perform this “look in the mirror’ frequently.  This is done to make sure the company has the utmost in competitive advantages for all of our agents to succeed.  It is then up to our agents to take the tools and systems and use them in their own real estate businesses to succeed.&lt;br /&gt;As real estate people, we understand the premise of a CMA.  It is to compare similar homes in the same market to arrive at a price where we feel the house will sell at...and then sell our services and intelligence to the people selling the home.  Let’s face it, unless one has a great competitive advantage that outshines all other companies, then it’s the charisma of the agent and the price for the home they have come up with, that will get or not get the agent the listing.&lt;br /&gt;&lt;br /&gt;&lt;a href="http://ww.Century21Eudan.com"&gt;CENTURY 21 Eudan Realty &lt;/a&gt;has that competitive advantage that allows us to succeed.  Yes, for the most part in some of our market areas we are new.  That is why we are like that rental car company that says “We Try Harder.”  We not only try, we perform.&lt;br /&gt;&lt;br /&gt;Let’s compare us with everyone else.  OR here are some facts that one should use when doing a CMA on their very own real estate office or company:&lt;br /&gt;Does management compete with you for business?&lt;br /&gt;Is there support staff?  Do they help with input of listings? Make sure that you have at least 10 pictures to upload to the many sites...that work?&lt;br /&gt;Does your manager insist on business planning with frequent review and help to make it really work or is this just an exercise you go through?&lt;br /&gt;Do you use the tools that are available?  Does your company provide the tools or do you have to pay for them?  Would you use them anyway?&lt;br /&gt;Does your company promote you first?  Does your company always look for an extra competitive advantage to help its agents?&lt;br /&gt;If you have the right answers for above stop reading this now.
